Avoid using this company for any and ALL of your real estate needs whether purchasing or renting…read more the management is awful. Josh Quesada is a liar and swindler. They will make things up in order to keep your deposit. Very spiteful for us not renewing our lease and purchasing a home elsewhere. Charges for nail holes from hanging maybe 6 pictures throughout the house, because they don't consider someone paying a ridiculous rent Well before the due date every single month and sometimes 2 months in advance, and hanging a few pictures as normal wear and tear. We didn't paint anything in this house but we are being charged for the touch up paint that was used before we moved it being a different texture. They go through employees left and right and will not respond to emails or phone calls. I put in several requests for work and no one would call me or respond. Eventually, Kevin contacted me and I was able to get somewhere. The others around there are miserable to deal with. Again, avoid dealing with these crooks. Edited: Kevin said he was calling me right now at around 7:30. It's now 9:20 and I haven't gotten that call.... The review is accurate and his explanations are ridiculous and invalid at best. If we can come to some sort of resolution about the charges for paint and nail holes, and charging me for yard maintenance which was done the day before inspection, and much more, then I may edit or even remove, but as of now, I dont see anything happening to resolve these issues. I never said I expect all of it back. I agreed on a couple of charges, IE diagnosis of an electrical issue, but never agreed for AIM to send a licensed electrician to change light bulbs and charging me $400. If these bills are from AIM's vendors, they should reevaluate the people they hire to do work because charging me $250 for mowing and trimming the yard is utterly ridiculous.

6 Cassina Ln - Some Nice Renovations, But Too Many Other Issues…read more Our group appreciated some of the recent updates in this home--particularly the nicely renovated kitchen and bathrooms. The large kitchen table was a great gathering spot for meals and games, and the multiple porches gave everyone a place to relax. However, one of the porches didn't have any furniture, limiting its use. That said, several issues impacted our overall experience and should be addressed: Pool Area: The listing showed lounge chairs around the pool, but there were none upon arrival. The outdoor table and chairs are rusted, with several chairs having dangerously eroded armrests. After pool maintenance mid-week, the unheated pool became warmer than the heated hot tub. We used the provided instructions to start up the hot tub but were unsuccessful. Management resolved the hot tub problems and later told us the laminated instructions in the house were incorrect. Reviews suggest this is a recurring issue. The privacy fence blocked airflow--some outdoor fans would help make the space more comfortable. Overhanging trees constantly dropped debris into the pool and surrounding area, which hadn't been cleaned recently; a slimy buildup was present near the pool steps. Despite the listing stating that beach towels were provided, none were at the house when we arrived. Management did send over towels the same day we called. Laundry: The dryer had standing water inside. The management attributed it to condensation, but this isn't something we've encountered in many years of owning and renting homes in Hilton Head. Pull-Out Couch Area: The ceiling fan is wired to the main light switch, so it can't be used without also having the light on--problematic for sleeping. Beds & Bedrooms: The master bed had an added cushion that caused the fitted sheets to pop off during the night. Several guests reported back pain from uncomfortable beds; one of the twin beds was wobbly due to a broken leg. The upstairs area was warm and slow to cool; upgrading to LED lighting might help reduce heat. Bathrooms: Only the master bath had sufficient towel bars/hooks. The other bathrooms lacked adequate places to hang towels. One bathroom had a fan that ran constantly and loudly, requiring the door to be closed at night. Kitchen: The ice maker was unreliable, requiring us to buy ice. Management did bring some bags to help. The cookware, while attractive, was not non-stick, making it difficult to use for meals. Porches: The screened-in porch roof leaks during rain, soaking the furniture and making it unusable during bad weather. General Maintenance: While the management company responded to a few of our calls by sending someone over to clean the pool area and check the appliances, no lasting solutions were provided. After several issues, we became reluctant to keep calling. Final Thoughts: The home has great potential with some thoughtful renovations and a spacious layout, but the maintenance and communication issues significantly affected our stay. With more attention to detail and proactive upkeep, this could be a much better experience for future guests.

I just got back from a vacation at 25 Duck Hawk with my fiancés family and we were pretty…read moredisappointed with our stay. The location itself (oceanfront and in Sea Pines) was awesome. Unfortunately, the location was the only good thing. So many things in the house were broken. The ice maker didn't work. The dishwasher top shelf fell out when trying to pull it out to put dishes in. One of the two ovens did not work properly. One of the toilets only half flushed. A broken off plug was stuck in one of the electrical outlets. The light switch in our bedroom did not connect to any light. The fan only turned on for a short period of time. For a luxury home rental company, the amenities and appliances were far from luxurious. Also, they provided us with nowhere near enough toilet paper or trash bags for our stay. For as much as we paid for our stay, you think they could've provided a few more inexpensive toilet paper rolls and trash bags... On top of that, there were a few spots in the house with visible dark mold. One of which was our bathroom. I have a mold allergy, so this was not something I was thrilled to see. They had someone come to look at it and instead of taking a good look and figuring out how to best remediate it, the guy they sent over just cleaned up the visible mold off the ceiling. This is NOT how you properly clean up mold... He also told us to make sure to keep the vent in the bathroom open, as this is how the mold got there (in a tone as if it was OUR fault). The mold was there when we arrived, as was the closed bathroom vent. Not to mention, the guy they sent over showed up unannounced. No phone call letting us know that they were sending someone over. In additional to this unannounced man, there was another man that showed up on the property. He had a leafblower and was blowing leaves off the property, but he showed up completely unannounced and didn't introduce himself or let us know that he would be cleaning outside. Needless to say, I was in for a shock when I walked up from the beach and was met with a stranger! My mother in law called The Vacation Company (on the first day of our stay) and let them know that we were dissatisfied with our property. The lady on the phone said they had a lot of problems with this property and offered us another one. It was a little bigger, but the location was nowhere near as nice. We decided to stay with 25 Duck Hawk, although it was far from the quality we were expecting. Do yourself a favor and do not stay at 25 Duck Hawk Rd! It is run down and in serious need of some TLC, I would not consider it luxury. Their other properties seem to be relatively nicer, but try to do research on the specific property you want to stay at!

This house was beautiful and had a great layout for our family. So the reason for the rating is…read morethat we had several unresolved issues. I reached out to them everyday of our stay to communicate the problems and was offered no solution. First and most problematic was the 3rd floor AC where the master suite and another bedroom are. Twice a day the breaker for the AC would pop and the ac would be shut off and the way you would find it is the temperature would get hotter and hotter. So each night between 1:30am and 4:30 am I would wake up sweating. I would then need to walk from the third level to the first level while everyone else in the house was sleeping access the breaker box and reset the breaker. I talked with the property managers daily and they offered no solution. They clearly know this is a problem because they post a sign advising you to check the breaker box next to the third floor thermostat. The washing machine was full of mold in the door ring where it is always left closed (front loader door needs left open). Day one the cleaning company didnt clean the master bath which is beautiful, but not when you have have hair and sand in it. Later on the first night in the home, my 4 year old finds a prior tenants dirty sock behind a chair in the living room. So after a week of issues and limited sleep due to the AC issue, I wouldn't recommend this property or renting from this group. When on the phone with the property manager the day before I left expressing my issues; I was told this property was in "impeccable shape" and I got a pretty good deal at over $6k I paid for the week. I told her it was not a good deal when I didn't get one full night of sleep due to these issues. The property manager was very polite but not effective in correcting the problem with the AC.

From the decor to the space to the beachfront local to the gated access of the small enclave to the rooftop and the gorgeous spiral staircase, we were immediately mesmerized by the beautiful of this immaculate property. It was money well-spent and was perfect for our needs for proximity to Burkes Beach, Singleton Beach, and all of the amenities that Hilton Head Island has to offer. My only feedback would be for the company to ensure that all dead bugs are cleaned up before renters arrive because we had to do a great deal of that before our guests arrived for the long weekend and they should also improve the Wi-Fi here. It is very slow and just doesn't seem to be fast enough for a large party of 10-14 people all of whom need Wi-Fi access. Otherwise, we had a great experience and home to return to this property next year.
