    I was in the area for the 2023 Texas Master Naturalist annual meeting. I don't like to stay in…read morehotels, so I turned it into a camping trip and brought my RV down. I usually stay in State Parks. Unfortunately, the Benson Rio Grande State Park, which was immediately across the street from this lovely RV park, does not have camping. After carefully studying the area for good RV places to stay, I decided on this one. Two other couples from the Alamo Area chapter of the Texas Master Naturalists also stayed there. I can't say a whole lot about the facilities, as I had no time to enjoy any of the luxurious amenities available. I can tell you that this was the most beautifully laid out RV park I have ever seen. The entire place is landscaped with Texas natives. The varieties of flowers that were blooming was nearly overwhelming. The birds flying all over were equally enchanting. I probably could've thrown a rock from my camper to the border wall. That was interesting for me. I watched several border patrol vehicles passing by on the street just outside of the fence. I felt 100% secure the entire time I was there. The park is only 9/10 of a mile from the National Butterfly Center. as I mentioned before, it is also right across the street from the state park. In fact, there is a gate that takes you directly to the visitors parking for the state park. The resort was extremely quiet. I don't know if that would be true when it is filled to capacity with Winter Texans, but I wouldn't be there. The seasonal price is really high. The location is only about 8 miles from downtown McAllen. It was very convenient to get to all of my field trips and the conference at the convention center. The RV park is under new management. The couple that runs it are two of the nicest people you could ever meet. They are extremely accommodating and welcoming. They have a wonderful place, and they really know how to run it. I will stay at this particular location anytime I am in the area in the future. Since most of my time was taken up with conference activities, there is still a lot of exploring I would love to do in that area. The Rio Grande Valley is an amazing place for birding. I would love to do more of that.

I ended up repairing several issues myself just to avoid dealing with management constantly making excuses or promising repairs that never happened. The property has serious issues, including termites and water leaks. One major leak flooded nearly half the home and damaged electronics. Even after reporting it immediately, it still took two days for someone to come out, forcing us to shut off the water and stay elsewhere until it was repaired. I also gave advance notice before moving out, and despite my lease paperwork clearly showing the termination date, I'm still being charged for an additional month after already being out for over a week. I've called multiple times about the incorrect charges showing on the portal, but nothing has been resolved. At this point, I didn't even bother asking about the deposit because I just wanted to be completely done with this place and management permanently. I have a whole album of pictures, documents, messages, ignored maintenance requests, and videos to back up my claims so I'd love it if the company actually saw this and answered.

    Well first of all we moved in 3 years ago to this park and we were greeted by the management to get…read moreour keys to our place and it turns out the home that we were living in would soon be a problem. When we finished moving in, we noticed some interior damages as well as exterior ones too. Interior damages included floors caving in, and exterior included wood rot on all sidings of the house and also the roof edges, as well as the front porch caving in. After 3 years living there we never got any repairs done to that house, even though we've told them many times. They've told us that we would be the first ones, and they started ignoring us and avoiding our house. It was all lies we were told. And the landlady Sandra told us that the floors were like that because they were new. Heck no they weren't new, if they were new why would they be like that. That's straight up lies. And to make matters worse, she had shown us another mobile home that was available in the park, and she said we could move in and everything would be transferred, but like 2 hours later Sandra called and said that if we weren't happy and we didn't feel safe then we move out. What does that tell you right there. She was basically kicking us out but trying to say it in a different way. Well we had to pay our full rent for June because of not she would have put an eviction notice on our door. So I forgot to mention that after a while they did come and attempt to fix the house up but then the next day they never came back. They fixed the sidings and re-leveled but when they were re-leveling the house started to crack. The ceiling in one of the rooms was falling, there was a giant hole in the wall of the kitchen, there was cracks everywhere on the walls and even where the beam was, and the floors became more weaker. We tried to ask for our 500 dollar deposit back and she made up a bunch of excuses just so we wouldn't get it back. And Sandra said she would charge water, light and trash even though we were already out of there. We were living in a dangerously unlivable mobile home that could've caved in at any point. So that's my experience with this so called peaceful and friendly community. The current management of Citrus Valley need to be seriously talked to or removed. That park is going to go downhill. Sandra and Mario Flores have told us all lies ever since we've first moved in. And what sucks about this management is that they are treating us like if we were criminals. We are not allowed back in at all to visit our friends we've made there. Everybody else we've known and that have lived there for years have moved out because of them. Mario and Sandra have favorites. If they don't like you they always find ways to kick you out. One more thing, they had given us the option to buy that mobile home but it would cost 30,000 and we would have to fix everything ourselves, or 40,000 and everything would be brand new and fixed by them.that's when we got kicked out. No, I don't recommend this place. And I should give this place 0 stars because the management which are Sandra and Mario are terrible and they should be removed.     Cons: Note* These are all external observations and website investigation when I was looking for a…read moreplace for my winter texan parents in the fall of 2023 to come down and visit for a while I went during the day and passed by at night to see if they had security lights for tenants ( very scarce ). It floods when there is heavy rain (Facebook) . There are no visible fire hydrants and some units that are rentals ( small and a few stink ) or dependent trailers do not have paved driveways for vehicles to park. Moreover, some of the units look way older than the 10 year limit according to the cities building code and in need of repair. The park bills your electricity and water ( as per rental application online). This indicates one would be at the mercy of the management as to how much you are billed .Some of the concrete slabs that are available for travel trailers are quite dated, cracked, and in need of repair (website and observation). I don't know if a licensed plumber, electrician, or handyman is on site or just contract labor is used. However, a tenant did advise me to be careful of speed because management will issue citations. The very few speed limit signs say 10 mph, so one can't even pedal their bike too fast much less their motorized wheelchairs. The washing and drying facility is very small and unattractive. The washeteria down the road is open 24 hrs 7 days a week and cleaner ( stopped and checked ). Pictures on facebook show that roofs came off some of the trailers during the last tropical storm, tree branches fell damaging the trailers and park. Therefore, the landscaping and maintenance is below average. Definitely a safety issue. There is no swimming pool, tennis court, or walking path. The nearest golf course is 5 miles away as well. Where the park is gated there is no call button to reach the front office and the code box is not functional. In Addition, The park sign was broken off by the last storm and has not been replaced as of yet. So it was hard to locate if not for Google. Facebook shows little participation in park events other than socials (very limited). Same people over and over in the pictures. Many of the lots are vacant. Pros: Gated community, over 55 +, quiet area, small community , dog friendly, has a ample dog park, affordable. (you get what you pay for), close to shopping ,grocery store, and restaurants. Too many issues are present to even think about considering as even a temporary residence.

When it rains the city sewer system overflows into the park and…read morethe owners even pull the sewer caps to allow the sewage to run out of the pipes and into the park and it eventually goes into the lake. It stinks for days because of the sewage. They pull the caps off because if they don't the sewage will back up into the rec Hall. They do not have Wi-Fi, they do not keep the grass mowed, there is no AC in the rec Hall, they do not have a swimming pool, they do not have activities, and the managers are rude. Mosquitoes are absolutely horrible because they don't keep the grass mowed. But the main thing is the sewage. When I was there the sewage ran nonstop out of the pipes and into the lake for more than 72 hours and the smell was horrible! And it did this every time it rained! They do not allow the residents to work on their own units. If work needs to be done you have to choose someone from their approved list of contractors. There are a lot of parks in the area to choose from and the others are much nicer than this one.

The serenity you get is unbelievable calming to walk at all hours of the day or night being able to here all types of birds, cricket chirping. The safety surroundings you feel made us extend our time:) We were dealing with some very difficult circumstances with my mother in law, every time we would pull up to park we would immediately feel the tranquil we so needed. Thank you Kathy&Bill for your warm hospitality upon our late night arrival. And Bills guidance helping us pull our trailer in our beautiful space, after driving three days made a world of difference, we hope to see you guys very soon!
