Surprisingly a breath of fresh air amid Greenville's constantly changing "trendy" spots. Makayla makes an amazing fig and maple coffee that truly sets the Fall tone without what's become the expected Pumpkin or Apple flavors of Fall. I had it iced and it was perfect while visiting the downstairs common areas enjoying the featured artist - would actually love this drink year round as a substitute for Chai. Current artist work featured is mixed media from Maggie MacDonald whose pieces can truly take you to places reminiscent of sandy beaches or beautiful natural gardens that the great Frederick Law Olmsted would have created and strolled. Beside each art piece, the artist has included beautifully written poetry. Immaculately clean with very kind staff. Looking forward to returning soon!

Dorm style room

Modal was the hands down the nicest hostel Ive ever stayed in! My partner and I stayed in a 4 person dorm with two friends. Everything was clean, updated, and stylish. We had our own bathroom with a rainforest shower, and they supplied shampoo, conditioner, body wash, lotion, towels, and vanity kits. The beds were ridiculously comfortable, and each had a curtain for privacy and to keep out light. The hostel had a lovely kitchen, common area, and deck. There was breakfast in the morning, snacks and drinks available for purchase, and a cute coffee shop on site. Great location (we walked to dinner) and easy parking. The staff were incredibly helpful and friendly. The walls were full of art. The vibe was immaculate.

Upon arrival, our tv didn't work. Since we were staying only one night, I didn't care but AJ got on the phone and got the maintenance guy to come and check it out. Was a minor issue with the outlet and he had us up and running in minutes. It is THAT attention to detail and customer service recovery that deserves 5 stars. The inn itself is very welcoming and comfortable. Walking distance to downtown is a huge bonus as well. The breakfast is self-serve with a fully stocked fridge plus the bonus of fresh Kringle from Racine, WI daily. Being from Wisconsin myself, I appreciated this touch, even if the scale didn't like the results. I would recommend Swamp Rabbit in to anyone who didn't want to stay in a chain hotel but wanted the same comforts that a mid-priced hotel chain offers. Thanks again to the team and AJ!

Now we are out $207.40 and despite numerous emails back and forth, no refund as of late May. Beware as hotels.com gives them very high ratings while google reviews show the true state of this hotel.

I am a pretty big guy but fit comfortably on the extended twin mattress. The mattress left something to be desired , but ultimately I slept better than I normally do at hotels because after 11:00, lights go out and it is quiet hours, which all of the other residents abide by. With most homeowners prohibited by local zoning to rent out their homes via Airbnb for short term stays, and with limited hotels within the downtown area, Sweet Peas provides travelers with surprisingly affordable lodging for those seeking an alternative to the chain hotels. Sweet Peas is right downtown, in the midst of the all the things that brings one to Asheville: shopping, music, sports, outdoor fun, and...food-you are in walking distance to any and all of these pleasures you seek. I'm a repeat visitor. It's an ideal spot for me when I visit town 3-5 times a year for the price and location. If you have stayed in a hostel before, you know this is a decent hostel. If you haven't, please-don't compare to a hotel. There are varieties of ages present-young, middle, old, all here for different reasons. There will be people to build community with, or, you can hide in your bunk-and that's ok. There is no alcohol allowed, and quiet times between 11 pm and 7 am. The staff are friendly, efficient, and will provide you towels etc. There is a fridge (but know its usually pretty full) and coffee pot and kitchen area. I've found when traveling, its best to travel hopefully, and I've also found then when staying at a hostel, remain hopeful and positive, and you'll love your experience when doing so. My next visit is in a couple of weeks, and I look forward to the respite of Sweet Peas.

They have a capacity for 22 hikers in two bunk houses, two private rooms, and three cabins. The cabins are pet friendly. In the common room they have a variety of self care tools; massage gun, roller, peanut, various balls, yoga mats, and foot baths w epsom salt. They have a pantry for resupply. They offer shuttles twice a day at 2 PM and Dick's creek gap. Outgoing shuttles are on a schedule; pickups can be arranged in advance. They can provide shuttle service for an extra fee to other locations. With their free shuttles you have two slack packing options; Dicks Creek to Unicoi gaps at 16.8 miles and Dicks Creek to Blue Ridge gap at 5.8 miles. The bathrooms are clean, have bidets and weight scales. There are three washers and driers that guests can use. The refrigerator has a section for guest items. Each bunk has a outlet and storage area. The lower bunks have privacy curtains. You can reserve your options on their website. Parking is $5 a day for guests and $10 for non-guests. Parking spots fill up fast so you have to book early during the bubble. They have a mailing center where you can pack stuff to mail as well as recieve mail. There is a $5 fee for non-guests to pick up packages.

The ceiling is peeling/cracking/sinking in multiple rooms. The bathrooms have broken tiles in the shower/problems flushing. It was suggested that their was free breakfast (and it does say "really, its a VERY SMALL breakfast" but literally what was free was black tea bags, coffee grounds, rice, and maple syrup..... so i don't even know why it was included unless to trick people. -I stayed in the all female room and it was great! Requested a bottom bunk and got one, room was nice and cool temperature wise. -The staff volunteers keep the place very clean but......are really weird. Hate to say this, but I've travelled the world at hostels and have never met more offputting staff. When I checked in (which is on your own, totally fine) I walked into the building to see 2 people sitting on the couch. I said hi to them, and they both just looked at me like I was bothering them, and went back to their phones.....ok...odd...but guests sometimes aren't social no worries.....only for me to learn a bit later that they were the staff volunteers. Others in the hostel had similar experiences, one girl in my room thought the guy didn't even speak English because when she originally checked in he responded in a different language and walked away leaving her confused as heck. Just super odd, and gave me a sour taste about this place. ALSO, when i found out they were staff and had been here for 3 weeks, I had asked for food recs/hikes/ things to do and they literally said "yea, I don't do anything so IDK"....like.....just super freaking weird. -all this to be said, I would still recommend this place, but really you are getting a very isolated experience on just a place to sleep. don't expect anything more.

We continued to follow them the next few years on some of their adventures and actually got to support them for a day when they did a thru hike of the Ice Age Trail in Wisconsin. Their hostel is such a warm and comfortable space, and they are such gracious hosts. They shuttled us around town when we needed it, they told us all about the area, gave great suggestions of places to see, and they even made arrangements for me with a local fly fishing guide! This was such a great stop on our journey and Franklin is such a cool area with lots to do. When talking to them about why they started a hostel, they said they wanted to support the hiking community and wanted to make a hostel that checked all of the boxes of things they were looking for in a hostel through the eyes of a thru hiker. We are not thru hikers but I think they have accomplished that and then some!

However, the biggest issue is that the property does not currently reflect the photos shown online. When we arrived around 1pm, there was no one available to check us in and no answer when we called. We ended up leaving and returning a couple of hours later after finally hearing back. While waiting on the porch, we noticed several items left out--loose baseboard trim, a broom, a bag of cement, and a detached flexible downspout in the walkway--which immediately gave the impression that the property wasn't being actively maintained. The outdoor areas continued that theme. The side yard and fire pit area looked like they hadn't been used or maintained in some time, with weeds growing through the pebble ground, empty or dead plant pots, and older or broken furniture visible around the property. Inside, there are some pieces that reflect the historic character of the home, but the overall decor felt inconsistent. Some furnishings fit the period, while others felt more like standard, dated pieces that didn't contribute to the charm the property is marketed on. For the price, we expected a more polished and cohesive experience--especially when compared to nearby properties like The Black Walnut Bed & Breakfast, which appeared noticeably well maintained. Overall, we left feeling that the listing photos--many of which appear to be from prior ownership--don't accurately represent the current condition. With attention to upkeep and updated photos, this could be a much stronger experience.

And they kindly had our room ready early for my husband and me because our plane arrived several hours before check in. Karen also had helpful advice on things to see in and around Asheville. Our room was spacious, pretty, quiet, and relaxing. My sister had an adjoining smaller room and it was fun in the evenings to keep the door open before we went to sleep. Sitting on the inn porch in the evenings was delightful. We chose to stay in Montford instead of right downtown at the suggestion of a local friend. While you can't walk outside and immediately have a dozen restaurants around within a few blocks, there are a couple of good restaurants within a few minutes walk and downtown starts 10 or 15 minutes walk away. In return, you get a quieter leafy neighborhood with lovely architecture that's nice for a morning stroll. Plus we got restaurant delivery a couple of times and ate on the inn porch! Note that rooms are on the 2nd or 3rd floor, and there are stairs up to the main entrance. None of us are young and we were fine, but FYI I didn't see any elevators or chair lifts, so I believe you do need to be OK going up and down stairs. Steve was happy to help with luggage, though.
