From NICE to NIGHTMARE! Don't try to call, email or text any pre-trip questions. They don't answer. My hubby & I stayed 4 nights. 1st 3 happy. No staff, but room clean & we got access code on check in day. Night 3 we return to room 10:40pm tired as heck, room access pad dead. Text, then call emergency # on kitchen board. Straight to full maibox. Within 10mins I get a call. Lady tries to help to no avail. Says will call me back. After 15 mins I text again. Hubby has to pee, no other bathrooms. She texts maintenance will be here 20-30mins! I text that is unacceptable as It's already been an HOUR! I NEVER GET A RESPONSE AFTER THAT. 1.5 hours after I spoke to host, 2 guys show up, retrieve cup of 20 keys in kitchen, none marked, none work. Guy tries to get keypad off with some tool, NOPE! Asks his assistant to "google photo" the lock & now asking google how to get in when keypad dead. Seems to be reading reddit responses, 1 of which is "get a ladder" - they laugh. Out to truck to get crow bar. Takes 2 of them to RIP keypad off leaving HOLE IN DOOR. it's 1:30am. (We called her at 10:40pm) I text host we are in. No answer. Guy says he'll get a slide lock so we can lock door. Comes back with another door handle and key and says, so you can lock it from ouside, leaves key on table. In morning, I attempt to open our door to go for breakfast and IT'S LOCKED FROM OUTSIDE & KEY IS IN ROOM!!! The door handle he put in has no lock button on inside!! I basically pull with all my might since the hole he put in door is so large and door finally opens!! I text the host that maintenance LOCKED US IN ROOM, but we pulled it open and now there is no way to lock the door without getting locked in. No answer! At breakfast, there is sign on dishwasher "BROKEN" and there are no coffee cups, only what was in our room. The spoons in the drawer are not clean (have yogurt left on them). I go upstairs and get my coffee cup from yesterday and use that. We LEAVE OUR ROOM OPEN AND AJAR so we can get back in, and SLEEP WITH A BOOK in door frame so we DON'T GET LOCKED IN AGAIN! Ladies across hall, 2 middle aged sisters and their mom celebrating mom's birthday, said their pull out couch would not pull out, and they got no response when texted the number or called, so just slept on top of skinny couch. Owners CLEARLY DON'T CARE ABOUT THIS INN in a WONDERFUL LOCATION IN A BEAUTIFUL CITY. I NEVER GOT ANY RESPONSE AFTER MY TEXT THAT 30 MINUTES MORE FOR MAINTENANCE WAS UNACCEPTABLE. WE HAD TO LIVE WITH A DAMAGED DOOR WE COULDN'T CLOSE FOR ONE MORE NIGHT AND SLEEP WITH IT OPEN!!! read more

This hotel has deceitful refund policies. We booked thru hotels.com and cancelled on 4/12 for a 6/16 stay. Within the full refund window for cancellation. Now we are out $207.40 and despite numerous emails back and forth, no refund as of late May. Beware as hotels.com gives them very high ratings while google reviews show the true state of this hotel. read more

Front steps: need painting. Sign off major street is too low and too small. Main house is scruffy, unkempt as is the yard. Main house has no office: no one on site at all: text communication serves for all needs/complaints/questions. A pet peeve -- miscellaneous and too little silverware and crockery. However, bathrooms are exceptionally nice, with walk/in shower that has dispensers for soap, shampoo and conditioner. Front room comfortable and simple. Could use an upgraded sofa. read more

The center of our bed was soaking wet. We didn't realize it until we woke up in the middle of the night with wet pajamas. When we reported the issue, the owner basically implied we must have caused the problem. What? The towels were damp and the floors were sticky. read more

I have no idea who is running this place, children couldn't possibly be this incompetent so I'm left to believe that no one is. Good luck staying here, you might as well find a nice spot under a bridge because the end result will be exactly the same. After booking, we awaited the access code to gain entrance to the property. You see, there is no staff on site. An hour after check in, that code still hadn't arrived. The inn has a phone number, but they conveniently don't answer or respond to texts. There is no way to reach them, and they have no interest in helping their guests. So much for a B&B. You would be better off setting your money on fire. My third and final stay I didn't receive my code until *after* check-in time and multiple attempts to reach the manager Pam by email, phone, and text. That's the short version. Overall, this stay was OK for us, for two nights. We weren't there in the house/room often, other than to sleep. Any longer and we would not have been happy. We stayed in the Owl Room, downstairs. Positives: Location: this place is very walkable to downtown and Fluor Field. We found ourselves walking everywhere as the trolley service was not being offered due to a driver shortage. This wasn't a problem at all. We felt safe here, too, other than housemates that did not manually lock the door behind them upon entering or leaving. The Inn was easy to find. There is currently construction going on directly across the street, but it was never a problem for us. Ambience: The Inn is very cute. We liked the Ikea styling and chalkboard walls with notes and suggestions. Amenities: The room was as described and the bed was comfortable. There were plenty of clean towels and pillows. We appreciated the robes, ironing board and iron, as well. Ample coffee and creamers were provided in both the room (we had a Keurig, pods and sugar packets) and out in the shared kitchen (several different creamers, milks and half & half). The breakfast offering is help yourself to fruit (bananas, apples and clementines), granola bars, mini boxes of cereal and instant oatmeal. There were frozen pancakes in the freezer, that I saw too. It was replenished while we were there. Assistance: When we needed it, we received immediate help with our entry code not working. Negatives: Expectations: We booked through a third party because of the direct-booking cancelation policy. Because of Covid we needed to be sure that if, for some reason we had to cancel, we wouldn't lose our money (duh). I didn't think this was a problem until we checked in. Our entry code did not work, so I called the number and it was taken care of; no problem. When I booked two months in advance, I contacted SWI, asking if they would reserve two bikes for us. I was directed to their website, where I updated my reservation with the Inn, using the confirmation number provided when I booked third party. This worked seamlessly, and I noted on the direct reservation that I wanted two bikes. There was nothing there that indicated this was a problem, so I thought we were good to go. Fast forward to check in and we see four bikes in the hallway and we think, 'great, some of these must be ours'. I text asking about our bikes. It's a long story but what ended up happening was us being told that yes, there are bikes, but we can't be charged for them because we booked through the 3rd party. We were directed to Reedy Rides for bike rentals (where I should have just booked to begin with). I accepted that answer until I saw the envelope in the attached picture. At the top, bikes are listed. At the bottom, there is a line for you to check if you enclose money... this seems like a pretty simple way for us to pay for bike rental - already set up. SO, we did not rent bikes from here but, as it turns out, we could have. Four unused bikes sat outside our room for two days we were there, by the way. Facilities: There were ants in our shower every time we took one. There are blemishes all over the walls, especially in the bathroom. Hopefully, they already know those are there and won't think we did that. Every. Single. Time. any one of the housemates upstairs flushed their toilet, it sounded like a rushing waterfall directly behind our bed. This is only annoying when you're trying to sleep. I don't know if it's that the house is just old (it is), the walls are thin or the pipes aren't insulated. Maybe it's all three. Whatever the reason, the water is extremely loud right by your head. Also, I couldn't find a thermostat anywhere. There was not one in our room or outside of it. I'm not that person who wants the AC on all the time, but it would have been nice to have some control over the temp in our room. Housemates: I normally don't mind having shared spaces or housemates. I know it's a hit or miss, depending on who you're sharing with. In this case, the housemates sucked, tbh. They were loud both early morning (6am) and late night. They stomped across every inch of their floor, directly over our heads. They talked loudly right outside our door. So, if you book this place, choose an upstairs room, as that may reduce the noise. You have been warned. Based on the items above, I would not recommend staying at Swamp Rabbit Inn, Greenville. I'm left with an overall feeling of "you get what you pay for" with this place. I'll spend more money next time. read more

The worse place to ever stay at! THIS IS a DANGEROUS building, the power went out due to storms, no emergency lighting came on (code violations,) no flashlights, they run the whole heating off of Electrical not gas so the temperature in the house dropped drastically. In addition, they have no generator to make matters worse. On Christmas Eve the Christmas tree that the Inn had in the building, caught on fire, along with wiring in the walls, the circuit breakers outside are not properly indicated & not easily accessible behind bushes, the emergency number is partially written on a blackboard , then we found it in paper work, when we called last night, it took over 1hr to get a response, thank god the fire trucks & police showed up within three minutes and put the fire out! The main chandelier in the kitchen, is hanging by an electrical wire & (another code violation) The whole house is a fire trap! The service is terrible. The house itself is nice, just needs to be brought up to code & fixed ! The bath room are very small, because they tried to squeeze in as many bed rooms as possible The manager is useless! , it's clear they only care about taking your money, not providing safe & good service. My family had to check into a hotel & out, 2 days In row & we won't be going back, the place cost $1,400 a night. We will be expecting a full refund. read more

We were supposed to go to Charlotte to surprise my friend but that trip had some hiccups so we decided to just make the 1.75 hour drive to Greenville during MLK weekend. We were greeted by this cute little lady, Lisa, who was extremely hospitable. She showed us to our room, the owl room, which was very nice. Ikea down to the socks cute. Lisa also shared tips regarding things to do and where to eat in the area, which was nice too. The place, overall, is beautiful. The decor, the pastries in the kitchen, the layout... just lovely. I definitely want to return. The inn is in walking distance from practically anywhere in downtown Greenville, so you don't even need an Uber. I really can't say enough about this place. We've tried the Swamp Rabbit Inn twice now. The first time we liked it, but did not love it. Would have given SRI 2-3 Stars then, due to the lack of services. Now as my wife and I had planned a second trip, the owner sent us a note canceling our reservation just a few days before we were due to arrive. She wanted to extend another guest's stay, at the expense of our trip. When we asked her to reconsider, she responded, "sorry canceling your reservation." Needless to say, I am not a fan of how Swamp Rabbit Inn does business. My experience has shown that the owner is much more concerned about placing her and her friends needs ahead of any customer's . read more

Great location and friendly people. AJ the housekeeper was delightful, making sure that we had all we needed and showing us where all the breakfast foods were. Upon arrival, our tv didn't work. Since we were staying only one night, I didn't care but AJ got on the phone and got the maintenance guy to come and check it out. Was a minor issue with the outlet and he had us up and running in minutes. It is THAT attention to detail and customer service recovery that deserves 5 stars. The inn itself is very welcoming and comfortable. Walking distance to downtown is a huge bonus as well. The breakfast is self-serve with a fully stocked fridge plus the bonus of fresh Kringle from Racine, WI daily. Being from Wisconsin myself, I appreciated this touch, even if the scale didn't like the results. I would recommend Swamp Rabbit in to anyone who didn't want to stay in a chain hotel but wanted the same comforts that a mid-priced hotel chain offers. Thanks again to the team and AJ! read more

We got up and left at 7:30, no breakfast what so ever, I know that it was a continental breakfast, maybe I missed the fine print, but to have nothing out by 7:30 I thought, was not good. We also froze, the thermostat controls 4 or 5 rooms and in the morning I looked at it and it was set to 66 degrees, a little chilly, but who wants to be the one to roast the other rooms out. I also felt like I was on the Vegas strip, there was a motion light in the back of the house and it went on and off all night long and lit up our room like it was daylight. Blackout curtains would help, but there were only blinds on the windows with no covering. read more

Hats off to people who develop and create interesting spaces like this place. We are not bikers, we came through for a concert at the local arena. This place is freshly updated and cleaner than our house! The shared inside/outside space is vast and tranquil. Great snacks and food to nibble and hot fresh coffee. Arriving late at night no porch light on for self check in. next day NO posted amenities were open... midnight came in after ballgame and noisy residents Whom I had to ask three times to be quiet. I stayed here over the 4th July weekend and I loved the location. I was fortunate enough to meet the property manager when I arrived and she gave me great recommendations on places to visit and eat. I made a reservation for a Tuesday night for a business trip. Arrived after 11:30 pm and could not open the door with my code. Called and called the number on the email but could not get an answer. Left two messages. Had to find another hotel room at midnight. Awful experience. It was two days ago and I still haven't received a response to my voice messages, though I did receive two emails with my receipt charging my credit card for the "stay" and asking me to submit a review! read more

I paid for my stay a YEAR in advance. Then a month before the actual stay, my family got COVID. Pam was really nice on the phone and offered me a full refund. I have been trying to get that refund since October 2020. Stay away from this place! Read the reviews! They're terrible. Don't read too far back, because the "good" reviews was from when there was another owner. I have documented months of conversations with Pam (the owner). Sent a certified letter that was not signed, then returned to me. I have contacted the Better Business Bureau. If I'm not going to get my money back, I hope that my review (and the other bad reviews from people) will cost them some business. read more

We had an amazing couple of days in downtown Greenville at the Swamp Rabbit Inn. The property was close to the bike trail and a short walk to Main Street and all of the great restaurants and pubs/bars. The house itself was very clean, with a bright and welcoming atmosphere. There is ample parking in the back. The beds were extremely comfortable. The self-serve breakfast had everything you could want. We were lucky enough to be greeted by AJ, who was a true delight! It was actually very nice to have the self-serve breakfast option, as you did not have any set time to eat. We will return and highly recommend!! read more

Please please do NOT stay here. I am warning you. I booked a 2 night stay at the Swamp Rabbit in after receiving news that my apartment flooded. From the pictures and website information I thought this would be lovely stay. Let me tell you now, it was not. They are supposed to send you the check in code for the keyless entry and all info the morning of your checkin day. I received check in information HOURS after check in. That was after I REPEATEDLY tried contacting the Inn numerous ways (email, phone, website). Once I got to the Inn, the 4 digit check-in code was incorrect. I tried calling the emergency line, once again, numerous times. We stood outside, on Christmas Day, in 20 degree weather for as long as we could before we realized we would have to stay at the hotel next door. I warn you--communication with this property is basically IMPOSSIBLE. I was finally able to get in touch with the owner the next morning and she profusely apologized and promised a refund. After 1 week of not receiving my refund, I sent an email and attempted to call to ask for an update. After 2 weeks, I sent another email and called. Both attempts I could not reach ANYONE. After 3 weeks, I have finally gotten intouch with the owner and she FINALLY issued a refund. Please, save yourself the hassle and stay somewhere else. There are better options around Travelers Rest. I have NEVER had such an awful experience with any hotel/Airbnb. I've also never left a review like this, but after such a hassle I would feel bad not warning others about my experience with the Swamp Rabbit Inn. There are numerous other reviews with the same complaints. I always love supporting local businesses, hence the reason I booked a stay here and not at a major hotel chain. Hopefully others have a better experience than what I did, and many others. read more

Terrible responsiveness - book at your own risk! After adjusting one of our reservations, we never received our $247 refund despite multiple calls and email confirmations. We were also illegitimately charged $75 for a broken lamp with no recourse. We ended up contacting our bank to dispute the charge. Choose a more established and reliable hotel chain like the nearby Hampton Inn. read more

Looking for a weekend adventure? Pack up your bike and head for Swamp Rabbit Inn! Just two blocks off of Main Street, this is a great place to hang your helmet for an overnight adventure. Suggested dinner reservations: Breakwater, American Grocery or Rick Erwin's Grille (all bus casual). After dinner, walk Main Street, check out our amazing downtown park and then head back home for a snooze in their super comfy beds. All rooms have animal theme and are t-totally decked out and furnished from IKEA. Each room also has its own bike rack for lockdown right outside your bedroom door! #bikeinnbikeout There's a great Keurig coffee set up in each room to get you through shower time in the morning before you can get downstairs and raid the cereal pantry for breakfast. There is also a tasty pastry vittle out all the time for noshing. If it's market season, May-Oct, jump on the rental bikes available ( $15 half day!), or your own, and ride to the TD Market for coffee and muffs. Or juice... If that's your thing. Don't recommend for a luxurious romantic getaway, but def high on the fun meter! Great for girlfriends, biking staycation, out of towners who want to check out the Swamp Rabbit Trail! When I am searching for a place to stay online, I usually opt out of shared space with other travelers, preferring entire house situations or private suites. For this weekend, we took the risk and it exceeded our expectations. The bathroom location was a bit inconvenient, but it turned out not to be an issue. The kitchen facilities were top notch, and we were DELIGHTFULLY surprised by the cleanliness. I'd do it again in a heartbeat and am hoping we will! For convenience, everything you might need is within walking distance in a hip part of town. We bought our own food this trip, but the restaurants looked amazing! The Swamp Rabbit Trail is easily accessed and bike rental couldn't have been more than a mile down the road. The best part was that we were centrally located to all the places we had planned to hike and visit that weekend. Communication was great. Wifi was great. Beds were comfortable and we appreciated how each room had its own secure code. The house as a whole was absolutely charming. read more

It's hard to over-emphasize how wonderful the Swamp Rabbit Inn was for us this weekend. We had a large group of international dance instructors staying at Inn from Friday to Monday while they taught at our dance weekend. Each one of them highlighted the Swamp Rabbit Inn as one of the best parts of the weekend. The house is like a small oasis of calm in the midst of Greenville and so easy to get from it to anywhere we needed to go. Staying here made our logistics so much easier. Wendy and Lisa were a pleasure to work with. They helped answer any questions we had and made us feel incredibly welcome (and also stuffed us with delicious danishes!). We took up the entire house, with multiple people in each room, but it felt remarkably spacious and open throughout the weekend. The rooms are all gorgeous, with more than enough bathroom space for the 15 individuals we had staying over. Beyond the Inn's physical characteristics, Wendy and Lisa were incredibly helpful and responsive to anything we needed. We had to arrange late check out for a portion of our instructors as their flights on Monday were leaving in the afternoon or delayed and Wendy helped us coordinate that timing very quickly. I cannot recommend enough staying here, either as an individual or with a large group. You'll be hard pressed to find a better place to stay in the entire state, let alone Greenville. read more

Nice looking place, has a lot of biking perks for to those into biking. Close to several places; but walking to downtown meets with some shady streets. Fell short in too many areas for me. First there is one A/C in the hall for the whole floor; so you can't control the temperature of your room - for the cost each room should really have at least a window unit. Rooms were hot and uncomfortable! Second beds are small and not comfortable. We had 2 couples in 2 different rooms and this was the same for both. Lastly, it's called a bed and breakfast; but, the breakfast is some danishes they just leave on the kitchen counter or whatever you decide to cook for yourself. Other bed and breakfasts I've stayed in actually served a nice breakfast for their guests​ every morning. I agree with another reviewer; this is more a hostel than a B&B. They also don't give you the option of not having your room "cleaned" and instead just come in while you are gone and change out the towels...I'm a private person and trusting my stuff to strangers irked me. While it is a very "cute" place, the looks are not enough to over come the shortcomings. It's over priced for what it is. The ownership tries to claim it is a 'alternative' to the hotels and cheaper - but when you really compare prices you could stay in a nicer hotel with better amenities and probably a real breakfast cooked for you for around the same price. read more

We recently attended a Blues Concert in Greenville SC at the Peace Center. We (along with another couple) booked rooms at the Swamp Rabbit Inn just for the evening. It's the second time we have stayed there and on both occasions we were very happy with our experience. The inn is a converted house with a limited number of spacious rooms each uniquely decorated and instead of a number, your room is identified by the appropriate animal! Rooms are available with an attached bath or you may choose the "shared" hall bath. There are Keurig coffee makers in the rooms and free internet. A complimentary Serve Yourself Breakfast is also available. Although we didn't really fall in this category, the inn offers bicycles for rent and sells biking gear for those interested in biking the nearby Swamp Rabbit Trail. Will definitely stay there again. read more

We stayed at the Swamp Rabbit Inn's Magnolia house TR over Memorial Weekend 2017. It was so nice and clean, and the fridge/kitchen well stocked. The SRI Magnolia House doesn't prepare breakfast for you BUT, Wendy does stock up the kitchen/fridge with plenty of bacon, eggs, bagels, english muffins, juice, milk, creamer, coffee (Keurig) dry cereals, etc. We really enjoyed having the run of the kitchen for ourselves and one other delightful house guest; to make breakfast at times convenient for us, snacks, happy hour etc. Everyone on the property (there is a separate carriage house and studio outbuildings) was friendly...and for us, the SRI,TR was perfectly situated on the trail. Saturday we rode bicycles the whole way out to Ferris Road, Greenville and on the return, purchased food at the Swamp Rabbit Cafe & Grocery, (they make their breads, scones onsite) and brought it back to prep our dinner in the kitchen---ate dinner poolside and had a relaxing evening. The kitchen was well outfitted. The pool out back provided a great place to have our dinner and refresh ourselves after a long-hot-day on the trail. We didn't use the gas grill, but there were 2 of them outside. Sunday for lunch we rode our bikes just up the trail to the whistle stop restaurant. There are several restaurants within a mile or two of the house, easy to cycle to, or walk to. Wendy provides a trail guidebook and maps of the trail...all very helpful to us, since we came specifically to ride the trail. All around, very pleased. Thanks Wendy! read more
