I work here, so biased, but I think Andres is fantastic. Most real estate companies, not even specific to NYC, suck a lot. Unresponsive, sleazy agents, and try to scam you all the time. From the agent perspective, most companies don't care about their agents at all, only care about profits, and are quick to move on from you, and don't give you any support. At least from a management perspective, Andres is caring about his agents, open to calls, and always willing to help. Overall, the culture of the company seems to be more mom and pop shop feel, and not the fast-paced, machine nightmare that most companies are in the NYC area. I was working with the broker Angelos Grammatikos toward finding an apartment in Astoria. We'd been texting back and forth about a unit for several days and scheduled a tour of it. He bailed an hour before after I'd taken off work and was already on my way. We rescheduled for 2 days later. The morning of he asked me to meet him at 6 instead of 6:30. I agreed and came at 6, and he didn't arrive until after 6:30. After touring the unit, I told him I'd like to move forward with applying simply asked him "How do I receive the application? By text or email?" To which he responded to my face "I don't know you"...as if I was just a random person off the street who wandered in? Did not answer my question and I'm left without an application, so I ultimately decided to move on and work with another broker at a different company. Unnecessarily rude and extremely unprofessional. It made me feel embarrassed to even express interest in working with this company. There are so many other great brokers in this area who are not shady or rude, it's just not worth going through them. read more

Andy was the realtor showing me a property. He showed up late, was very rushed in showing the property, zero interest in small talk, and was dressed down. The doorman was thrown off because Andy didn't telll them he was showing the unit to anybody, so it was awkward. When he arrived, I was dressed more appropriately than he was. Then, after I submitted all the documents they needed, he pushed for a guarantor, despite having an income x52 of rent when x40 is required. Very odd. read more

Don't work with Alex G. I asked basic questions about a listing and he avoided the questions repeatedly. It took several attempts at asking the question to get a somewhat straight answer. He then argued with me (and did some gaslighting) after I mentioned I'd rather not want to work with him. There's no way I would trust spending hundreds of thousands of dollars with someone like Alex. If someone tries to mislead with the easy stuff, imagine the shadiness when things get more complicated. read more

They are either late, misleading and straight lying to you. -Mary Beth- the worst of the of worst. Gave in to a rental under her and ended up moving out 2 months because of miscommunication and noise levels within the apt. She made sure the owner kept our deposit when the problem came FROM HER. She is a liar. Wasted our time and had to eat up the deposit and pay for moving fees twice. -Carlos Simones - Never followed up on my emails to purchase a property, totally unprofessional. -Mary Torres- Arrives 45 minutes late to an appointment set one week prior. We went to see a condo today. The agent Mary was having super good attitude at first, then she asked about me and my boyfriend job status. I have a pretty ok job but my boyfriend just graduated, her attitude suddenly changed. Saying "we should've get everything clear so we don't waste everyone's time" "you guys better stay in where you are don't even think about condos" words like that. Ok as an agent shouldn't you get everything every questions straight before I check the place? I'm not an agent how on earth am i supposed to know all the requirements? We searched for an apartment for 4 months and Jeremy Ruiz of Modern Spaces showed us the best apartment. We have been living there for a month now and we couldn't be happier. Jeremy was really refreshing after dealing with dozens of other brokers/agents. He was professional and friendly and I mean that sincerely. i.e. he made no comments about what we should or shouldn't accept, didn't ask us to lower our standards and he never had an attitude problem. He answered all of our questions or reached out to other people for us. The lease signing was actually pleasant and for the first time ever, we did not feel coerced into anything. I have had a number of dealings with Modern spaces as a landlord, and with a number of their agents. I have used them to fill both commercial and residential vacancies. My personal experience has been fantastic. I have gotten some wonderful tenants and they know how to close deals. The agents I have dealt with were inventive and came up with unique solutions that worked for both myself and the tenants. Some of the agents have even become personal friends of mine. In doing deals with people you learn about how they operate. The tenants presented to me have always met my preset criteria and modern spaces has saved me many many hours of sifting through potential tenants. As a landlord I often refer other landlords to modern spaces and always get a huge thank you! I would refer them to anyone with absolute confidence. If your answer is yes, then please go ahead and contact this Real Estate company. I recently relocated from another state and I knew that I wanted to live in LIC, so I contacted this Brokerage. To start out, the Broker didn't want to deal with me so he just dumped to some young kid to show me the properties. Everytime I would ask this person to give me some sales data related to properties that have closed, her answer to me would be "This is not available in NY" or "This is not how things are done here" or "For new developements the data is not available until the whole/entire building is sold out and sales have closed". So you all see where this is going. Since I was short of time and in a rush, I listened to her since a Real Estate agent is supposed to provide you all the information and give you truthful and correct and honest information. Now that I bought a place and I am settled in LIC. I talked to a couple of people and found out that sales data on properties that have already closed is public information and available of various websites. So, this Real Estate company frauded me by not providing me the information that I kept asking for and I was constantly lied to!! I made a very uneducated decision, I got screwed by this company..........moving is an extremely stressful experience and these MORONS made it worse for me. read more

I've had negative experiences in the past with various real estate agents, but David at modern spaces is unlike any other. He picked up my phone on the first call, set up an appointment to see an apartment at 830pm, and mapped out how the whole lease process would happen before it did. He followed up on my moving date to make sure the landlord followed through on renovation promises and was very professional the whole time. I don't know who helped out Kevin below, but Christina from Modern Spaces was extremely helpful in helping my wife and me find a place in Astoria/LIC. We weren't sure at first if we wanted to buy a place right away as we wanted to check out the other areas of Astoria, but she showed us about 8 or 9 different places in one day, all within our price range. We explained we wanted to check out 1-2 bedroom condos all within Astoria, and that is exactly what was showed to us. When we saw the places, we fell in love with 2 of the condos, and our rep was extremely honest with us and very easy to get in contact with. Communication was an important piece in enabling us to buy our first home. She was always punctual and worked with our busy schedule. When the time came to buy our home, she was in constant talks with the developer and gave us astute advice on how to handle the situation. I was renting in LIC and decided, after browsing some real estate listings online, that the time was ripe to buy. On a lark I contacted the listing agent for one ads that had piqued my interest, and I met Yamile P. Yamile was very responsive right off the bat. She listened to my wants and concerns about condo features and price range and took them seriously, and she kept them in mind throughout my search. She made time for me on the weekend to look at units, and while it was clear that I was new at shopping for real estate, she definitely knew what she was doing. She displayed a keen awareness of both ongoing development in the LIC area as well as the condo sales market in that area more generally. She was so familiar with the ins and outs of the individual buildings that it was very easy to compare the advantages of one unit against another's. Yamile is very professional, but she's also got a very funny and engaging personality. It was a real pleasure to spend time with her. Throughout the process, I needed to only ask if I had a question, and she would respond quickly, with such a positive and friendly attitude that I always felt happy I'd asked. I could tell that it was important to her that I feel comfortable with the entire process, and that it was also her priority to see that I was happy and settled in the condo of my choice. It was so easy to work with Yamile -- she was always on time, happy to see me, and very organized -- she always kept a full schedule of units for me to see, but she never rushed me. She made it her business to get to know me, as a person, and that really came out in the units she showed me -- she knew exactly what was important to me, and why, and the units she showed me were all "winners" -- they all met or exceeded my expectations. When it came time for the punch list inspection, she coordinated and guided me through it, and she came to my closing, so happy for me, just as any friend would be. All in all, the experience was so personalized and warm that it seemed at times as if I was Yamile's only client, although I know that can't possibly have been true! read more

avoid this place at all costs!!! We unfortunately bought our condo from them (from Tom B) as we thought they would be experienced in LIC apts. Not only did they get us into a bidding war with offers that never existed (found out from our lawyer that all talk of other offers was a scam), they were very inexperienced with procedures, answering basic questions, and overall professionalism (at final negotiations, they promised items which were never delivered at closing). After talking to neighbors, several experienced the same issues with different agents at modern spaces. I would recommend everyone to stay away and go with a more reputable real estate company for sure just to protect yourselves. read more

Mary Torres is probably the most unprofessional agent I have ever had the displeasure to work with. She simply stopped returning my phone calls and emails about a property, after telling me the application process was a formality. I asked her multiple times to tell me even if I was no longer in the running for the rental unit. She just ignored me, causing me to pass on another property I had considered. I completely understand she has a duty to her client and not me. However, just refusing to respond (while constantly updating her work social media) was incredibly rude. I will never go through Modern Spaces again for a rental. read more
