I cannot say enough great things about the experience we had working with Marcus Cooper. We had to make a cross-country move on a very tight timeline, and Marcus went above and beyond to make the entire process smooth and stress-free. From day one, Marcus was extremely knowledgeable, responsive, and proactive. He immediately started showing us available listings, did detailed video tours, and even took the time to walk us through the surrounding streets and neighborhoods on video calls, which was incredibly helpful since we were moving from out of state. The moment something became available, he was quick to tour it, answer all of our questions, and keep us informed every step of the way. Marcus stayed in constant communication throughout the entire process and even checked in before and after our move-in date to make sure everything met our expectations. I URGE anyone working with Highline Residential to take the time to read this: We rented out a newly renovated home and we're introduced to a tenant who was represented by Avishag Iluz. She told us that she was long time friends with the clients and represented them as a good family of husband, wife and daughter who were looking to rent a home for at least a year. What ended up happening was a NIGHTMARE!! She misrepresented the clients and when we tried reaching her she neither returned phone called nor text messages. The client NEVER moved his family in. Instead it became an underground drug ring. There were about 10 grown men coming and going to the property at all hours of the night and day. Multiple times women would come and knock on the doot at 2-4am arguing and screaming while banging on the door. The tenant broke the lease 6 months in and left the home in DEPLORABLE condition. CIGARETTE BURNS in the newly finished hardwood floors (the least said NO SMOKING) and on the new countertops, broken appliances, puddles in the basement and kitchen, clogged sinks and about 50 bags of smelly garbage. Fridge was left unplugged and rotted food was left in the fridge and freezer. Bugs and flies all over due to the rotting meat and stench. The beautiful window trim was torn down and pieces of scrap cloth were taped up to use as "curtains". There were 3 smelly mattresses abandoned. Mass amount of garbage and clothes and furniture. EVEN WORSE!! The marijuana smell permeated the ENTIRE home even after a professional cleaning and repainting it took MONTHS to be able to even try to show the house again. The tenant took off and Avishag Iluz (Avi Iluz) kept covering for him. We never recovered the last months rent (although he is liable for the remainder of his lease), never recovered the over $1200 utility bills and never recovered any cleanup costs. This was a NIGHTMARE experience. I left a review on her Highline profile which she said she would have removed, and guess what.... She did. She had it erased and had 3 other 5 star reviews left by friends. She gave me some nonsense about how she "doesn't want her reputation negatively impacted" but interestingly enough NEVER denied the fact that the tenant was a mass quantity marijuana seller and that the wife and daughter LIVED IN MICHIGAN!! I inquired about an apartment I was interested in with a realtor by the name of Johnathan Ruopp. He gave me a call the day after I applied and tells me 'applying would be a waste of everyone's time' since the landlord wasn't interested in anyone with a voucher (City Fheps) which is illegal. I end up viewing the apartment thanks to reaching out to the NYC Commission of Human Rights, but after the tour Ruopp told me that he'll send me an application for it and then ghosted me. He ended reaching out to me after this review to fill out the application, which he then said the apartment was 'taken', even though the same listing was found by a different broker a few days later. Just about every realtor from this company 'ghosts' once they find out an applicant has a voucher. If any broker/landlord say they 'don't take programs' 'you have to be working' 'you don't meet the income/credit requirements' (even though vouchers/public assistance are a lawful source of income, and having any kind of credit score shouldn't matter)- or anything along those lines, it's against the law. Report them to the Commission of Human Rights. read more

She seemed trustworthy but after the paperwork was signed and the 15% year's rent fee was paid to her and this company- ZERO FOLLOW THROUGH! After moving in and inquiring about moving pieces to storage she said I should contact the owner to find a solution. WTF! Glad I paid more than a months rent to see Madison for literally no longer than 30 minutes and a few texts. To top it off, closets and cabinets were PACKED WITH JUNK from the previous tenant- old underwear, shoes, dead plants and more! Unbelievable. Do yourself a big favor and STAY AWAY! Although the process was very long, Burton was very responsive. Whenever we had any concerns, we felt free to express them and Burton was always able to provide more information or clarification. Securing housing in New York can be a very frustrating process even with the best broker, however, Burton was able to make us feel assured whenever possible, He was a good mediator between us and the landowner and again, always replied to us quickly. Burton was sure that our application looked as good as possible to maximize our chances of being approved and selected as tenants. We are very happy to have secured our apartment and can't wait to move in. Rating 4 stars only because I felt we had to specifically reach out and ask questions a few times to make sure the process was moving along. I have been searching for the right apartment for over a year so when I saw a great apartment for a good price listed in my desired area I was super excited to reach out to the realtor it was listed with. Unfortunately no matter what avenue I went through to get in touch with Burton Weaver (phone, text, email, zillow, facebook etc) I got ZERO response!!!! I tried for multiple weeks to get in touch and still to this day haven't heard back. I also tried calling their main office it basically goes right to voicemail. Honestly so unfair and ridiculous for it to be this hard to get a response especially when things go so quickly. The market is already so bad and there's so few places available that it is incredibly disappointing when stuff like this happens. Burton if you're reading this- a simple "sorry this isn't available" would have been more professional than just literally no response. LANDLORDS AND RENTERS STAY FAR AWAY FROM THIS UNPROFESSIONAL COMPANY Some of the most unprofessional people you will ever come across I won't touch this firm with a 10 foot poll. I had the (dis)pleasure of dealing with Maria Zelaya and Imrul Hassan. They both suffer from terrible communication and unprofessionalism especially coming from Imurl who is a supposed "team leader." We originally saw a property with Maria and expressed our interest right away. We put a "good faith deposit" of $500, you had to stay on top of her to hear anything at all. Long story short the owner felt that our dog might be an issue (even though it is pet friendly) and that another listing she had would be a better fit (same landlord). We agreed and discussed that she could keep the good faith deposit and apply it to the other apartment she was talking about even though the rent was higher, and we discussed the price range and we agreed to a figure (one would assume she went to the owner since she was negotiating but she didn't). She had all the paperwork and everything in hand and since it was the same owner one would assume it would be a nice easy switch. It was back and forth for almost 2 weeks to see an apartment SHE ALREADY HAD A DEPOSIT FOR. I texted with her several times to ensure she had all the paperwork ready and all we had to do was see the apartment and everything else was good. I would call her and she would not call back (you would get a text occasionally but never a call, even when explicitly told to CALL Me). One would assume now she is scared to talk on the phone and avoids it as much as possible (how do you do that in real estate and how does the firm allow it?) It was nearing the first and I wanted to make sure there would be no issues. We finally get to see the apartment and she is now hesitating on price claiming we didn't agree to anything and back-peddling on everything we discussed. She didn't have the paperwork ready or anything for the deal to go through. This is when she is almost "forced" to loop in Imurl even though you could tell she was super hesitant to do so. We speak to him and everything seems good and this will be a quick and easy thing and ensure me he will follow up with me (he never does). After 2 phone calls and 2 texts later we follow up with Maria. Who says " Hi Nick, im not sure how the conversation went with the landlord but Imrul told me the landlord isn't accepting the application to rent. I've requested a refund with account for the $500.00 deposit. I apologize for the inconvenience and delay in time." MIND YOU THIS IS 2 days before the end of the month and I can't even get acknowledgment for Imurl himself. Literally leaving me to scramble. It became clear very fast that she never talked to the landlord or had anything put together, the price range for the landlord and myself were too far apart. Somehow she is showing properties and she DOESN'T EVEN KNOW WHAT THE CLIENT WANTS FOR IT. Meanwhile, she held a deposit and an application for that exact apartment and led on to believe the landlord saw the application. This is where i say there incompetence and lack of professionalism shine through. She replies " It has nothing to do with in competence. We're dealing with a private landlord, and sometimes they can be the biggest headache which often puts us in uncomfortable situations as the middle man." Honestly, I'm not even mad at the landlord I'm mad at this company they should've known the clients (landlords) price range going into the showing because it's YOUR JOB. The failure fell 100% with you on lack of communication between both your clients, the tenant, and the landlord. Both RENTERS AND LANDLORDS I WOULD STAY FAR AWAY FROM THIS COMPANY AS YOU CAN GET! The real icing on the cake was I found the apartment listed on street easy and according to the listing it had been up for 4 days SO THEY LISTED AN APARTMENT THEY ALREADY HAD A GOOD FAITH DEPOSIT FOR!!! Out of 8 apartments in 3 separate locations, each about a mile apart, only three apartments were able to be opened with the keys provided (the agent never showed up). The apartments shown were in no shape to be shown. One bathroom was so deep in renovation, the sink, toilet, bath, and shower were all disassembled and covered, so there was no way to judge if the bathroom was suitable. One fridge emitted an incredibly foul odor that made me nearly vomit. Interactions with the agent were curt and rude. Overall, an absolute waste. Avoid. read more

Our broker, Alexander Ryzinski didn't provide much of any guidance, didn't work with us in any way to strengthen our application (he was made aware I'm currently in medical school which should have prompted a 'guarantor' conversation, which never happened), he reassured us and pushed us to complete the application process (which costs $40), and didn't tell us there were other applications being processed at the same time as we were applying, which would have prompted us to look elsewhere. Messages were short and not detailed. He had to be pushed to provide additional details on the application decision. She worked tirelessly to find units to match our rigid requests, and devoted so much time out of her week to organize and coordinate viewings with our work schedule. She was able to show us a large number of affordable apartments to meet our criteria, something other brokers were not able to do. She is well-connected, knows the city VERY well, and is incredibly passionate about what she does. Gisela is the first broker that I have ever worked with who authentically works within your best interest. Our satisfaction with our apartment choice was her number one priority, her commission was an afterthought. I highly highly recommend her to anybody looking to move within New York. read more

Normally, when you pay someone, you expect them to at least be courteous to you in response. Normally, when you pay literally $3000 to someone, you'd expect them treat you with some level of respect. You don't expect them to treat you like you ran over their second-favorite dog a few times and kicked it for good measure. Colette P Florez is a different story. She worked for the landlord; I had to pay her, because of terrible New York City laws. Despite no aggravation from myself or my agent, she was extremely rude to us, blatantly lied to several times, and cheated my agent out of several hundred dollars. Despite claiming to have "decades of experience", she combines the arrogance and technical skills of a boomer with none of the class nor money. She brought all of us to sign a document that could easily have been signed online; she didn't know how to edit a simple PDF and had to cross out a section of the lease in Sharpie. She then proceeded to take the scenic route to the printer, taking an extra half hour to print copies of a few pages of paper. You'd think that a realtor would know the basics of the trade. She then demanded that our guarantors had to have it notarized, which cost us additional time and money that could have otherwise been avoided. None of this is common practice in the industry, and she appears to do this to flex her admittedly nice office. But just as how putting a bow on a bag of garbage doesn't make the garbage any prettier, putting Colette P Florez in a nice office puts her terrible personality in stark contrast to the surroundings. read more

Unfortunately, I met the real Ben Yoon a few weeks too late. This is a bit of a story, but I'll try to keep it brief. I went to see an apt. listed on streeteasy. It was in rough condition but quite large with lots of light and located in a co-op (usually a plus). The realtor, Ben Yoon, appeared to be a very nice fellow. Well-spoken, a good listener. Not your typical "realtor," or so I thought. As it turns out, his professional demeanor was nothing more than a sham, a sales tactic. I began the application process and sunk a lot of money into it. Fees, credit checks, security, and multiple months rent. As the building was a co-op, my application package consisted of something like 70 documents. It was a major ordeal. Then FRAUD hit. The lease having been signed, I had been waiting for board approval for a couple of days when I received a call from Ben. He wanted to inform me that some new information had come to light. Apparently, the unit next to mine (i.e. the unit with which I would be sharing a wall) had recently become infested with bedbugs. And by recently, I mean weeks and weeks prior to my initial viewing of the apartment. Now, I try my best to give folks the benefit of the doubt, so I allowed for the possibility that Ben really didn't know about this. In retrospect, however, I think it most likely that he did know and chose to withhold the information until I was too deep to feel comfortable backing out. Unfortunately for him, I understand some aspects of contract law and knew that the late revelation negated our deal. Basically, I was entitled to my money back. All of it. Which brings me to the grand finale. Ben asked me to meet him on a street corner in order to return my checks. I arrived on the corner at the appointed time and proceeded to wait for roughly 15 minutes. When Ben finally arrived, he was fuming. Didn't I know how much time and effort he had spent on the deal? Didn't I appreciate him? As if this wasn't his job, and as if HE had a right to be angry, which is of course completely outrageous. He was literally yelling at me on this street corner, and I was thinking "my god, this is so embarrassing." Worst of all, my application fee was nowhere to be found. When I tried to explain to Ben that I expected all of my money back, he screamed at me. I got the money back eventually, but what a nightmare. AVOID! read more

I posted this review over on Google reviews and I'm also putting it here on Yelp to hopefully make sure that others won't have the same awful experience that I went through. I wish that Yelp would allow me to give Highline Residential as well as Keith Frazier zero stars. I saw an apartment on Street Easy that I thought sounded great for me since it was very close to where I currently work. I immediately emailed Keith and heard back from him about how they were showing the apartment later that day in an open house. I went to the open house, talked with the doorman as well as a few of the residents of the building, and waited for someone to show up to let me view the apartment. Well, no one ever did show up, which is seriously unprofessional. I had spoken to Keith earlier that day and confirmed that someone would be there to show me the apartment. The doorman ended up letting me into the building to see it. Although the apartment was a mess due to renovations, I liked the space and the tenants seemed to like the building so I called Keith to tell him I wanted to apply. After receiving the application materials via email, I texted Keith regarding certain aspects of the application that didn't fit with what he'd told me about the apartment. The application had a line that stated that no pets at all were allowed in the building. When I told Keith I wanted to cross that line out of the agreement, he told me I couldn't do that. When I said that I wanted it in writing that I was allowed to have a pet in the apartment, Keith told me that if I need it in writing, this won't work. Well, of course I want it in writing - I wanted to make sure that I wasn't in violation of my lease terms if I did end up bringing a pet to the apartment. I asked Keith why the application said the building didn't allow pets when he had said that the apartment allowed pets. The response back I got was, "Please hold off on the application. I am no longer sure this will work for the two of us. I have way too many clients that want to view this unit that will not have any desire to have a cat." I have been searching for an apartment for a while and I really liked this one and wanted it. However, I was not going to sign an application that said I couldn't have a pet. It's quite clear to me that Keith lied about the building allowing pets. I'm also very sure that Keith is just out to get his broker fee without actually helping his clients. There I was a willing customer just wanting to get the apartment with a pet as Keith had claimed I could. Instead, I found out that Keith was just lying to me about particular aspects of the apartment. When I found out, he decided to leave me hanging because he had other people who could pay his fee. I am severely disappointed with how this turned out and I can honestly say that I do not recommend this company at all. read more

She was enthusiastic about helping us find an apartment that matched our needs and when we found one that was going on and off the market again she reached out to the building management and was able to get us in to look at it (and eventually rent it!) because of her ability to form a good relationship with the management. Chris Duran stood above and apart from the many sketchy and dubiously qualified brokers that we all come across in NYC. He showed me a co-op rental in Brooklyn that I ended up applying for and ultimately getting, in part definitely thanks to his input. Along the way, Chris was patient, responsive, and went out of his way to ensure the process was smooth and trouble-free for everyone involved. Those are good traits to find in any broker, but especially when applying to a co-op with a 45 page application and over a dozen personal documents - having a knowledgeable and helpful ally in that process is invaluable. Although I only worked with Chris directly on that apartment rather than hunting around (I found everything on Streeteasy), I have no doubt he's an asset to have there too. One of their agents kept the broker's fee after I didn't agree to keep the apartment. It was morally wrong to do so in my opinion. I didn't take the apartment because it was never explained to me that I had to pay for heat and hot water. in the ad it said tenant pays for utilities, but in my experience that meant gas and electric. I've never rented a place where I had to be responsible for heat and hot water. Very disappointing that this agent felt she needed to keep my money! read more

"I will NOT use a Realtor" Being a NYC native, I thought I could coast by on craigslist apts and friends who knew people..... well, that runs out eventually. I was looking for my first "adult apt". A real lease, a real super, the whole nine. I found one of Emilio's apts and just knew it was the one I wanted. He worked around my schedule to make sure we saw the place ASAP. Emilio just has a good aura about him. He's super easy to talk too, and a great laid back yet firm business approach. (not too mention, a pretty sharp dresser!). After seeing the place, I knew I really wanted it. Emilio helped me through all the paperwork.... again... this was my first "real apt". We agreed to take the place 1/2 way through the month to make sure we got it, and Emilio was even able to talk the rent down a touch. Yes, its more $. Yes, you feel like maybe you don't need to use someone to help you find a place..... but honestly, in the long run it was definitely worth his fee to use him. He even checked in two weeks later to make sure things were running smoothly. Although I am never moving again, if I do..... I would def check in with Emilio and see what he's got listed. read more

Leon G. helped my boyfriend and I look for an apartment in Astoria, NY. Leon was very mannerly and professional. The first time we met with him (I believe it was a Tuesday evening) he had at least 5-6 different apartments for us to see that evening. The second time we met with him, he showed us another 4. Leon was professional and organized. He was also upfront about his FEE and which apartments carried higher Broker's Fees. We felt like we could be friends with him, which really means that we felt we could trust him. We didn't feel like he was trying to pressure us into choosing an apartment just because "apartments go quickly in Astoria" as other brokers were trying to tell us. Leon went above and beyond by driving us to each viewing and showing me (a Brooklynite) where things are in Astoria. The best part of working with Leon was that he gave us printed copies of each apartment, with the attached descriptions, so that we could take notes as he showed them to us. Madison Sutton is the worst broker I have ever met. She is unresponsive and doesn't fight for you. A different broker mentioned to me that she likes to create bidding wars. She waits till the last minute after you beg for a response and responds with an "I still haven't heard, but I recommend switching your application." The place she wants you to switch your application is always more expensive. I was looking for a two-bedroom, and she seemed great initially, and after we met with her, she was awful. After applying to two different places where we never even got a response on why we didn't get it, she sent us a studio that we would have to build THREE walls to make it a two-bedroom. We agreed, but the price was already higher for this place. She told us that the landlord said that that place would be secured for us that night if we decided to apply. After waiting for an actual response, we decided to go on her TikTok live because she wouldn't respond. My roommate and I commented being like "Hey if we don't get the place we applied for, we would love to switch our application to this one you're showing on your live." Her response was, "Hi Sarah, I forgot about y'all. We could absolutely switch your application to this place. Text me." So she admitted she forgot about her clients, and when we texted her, she did not even respond! Please avoid her and don't be fooled by her TikTok. For reference, we started working with Madison in July and had to beg for a response till the first week in August. I've attached my messages with her. Do not use this brokerage to lease an apartment. They were not transparent with the application fee and let us apply despite another application already being accepted, leaving us out +$200. We specifically worked with an Erik, who was very rude about the situation, despite knowing that they were in the wrong. If you have the displeasure of having him, it's better if you just look elsewhere. read more

Stay away! Stay far away! Unless you like to be aggravated! They advertised an apartment in NYC. Agent kept saying it was a great deal. We agreed on the deal and gave them a bank check and all of the documents they required. About 1/2 hour later, the agent called and said that the apartment was actually $1000 more per month than advertised! WHAT? She said - sorry the listing was a mistake. She gave us back our check and left. HORRIBLE experience! read more

I highly recommend working with Anna at Highline Residential. Other brokers I have worked with have been cold, rude, selfish, and pushy. Anna was the complete opposite. She sent me a video of the apartment before I set up a time to see it, so I didn't need to waste my time if I wasn't still interested.
