Gary is an absolute con-artist and sexist. I had three independent mold inspections on my apartment. The first with a licensed reputable company, the second with the city of new york housing department, and Gary being the third. My first mold inspector quickly sprung to action after entering the apartment. Searching for water damage, taking pictures of everything and politely walking me through every step of the process. While she didn't find any water source, she ultimately found a suspicious area behind my AC unit and began running her spore trap sample. This was then sent out to a lab and a couple days later, I received a very detailed report outlining several mold types that were found, how they compared to outdoor samples, and which ones were hazardous and which ones were not. Ultimately, we did find extremely elevated levels of mold including aspergillus and black mold, but she was clear that the remediation would be fairly simple. The City of NY mold inspector went through a similar exercise and actually found the leaky pipe behind the air conditioner that was leading to the mold. He gave the same recommendations and cited my building for the violation. Gary on the other hand, came into the apartment and very bluntly said he saw the prior report and had very strong concerns with it. When I asked him what his concerns were, he said he had never heard of a woman performing a mold inspection and would not trust a report from one. To be clear, Gary's reason for suspicion was that the prior inspector was a woman. Not that the report had any material defects. The suspicion was solely based off the prior inspector being a woman. Of course this was very shocking to me, but we had to complete the inspection so I pressed on. I then walked Gary through my apartment and flagged the suspicious areas, however, I couldn't help but notice he wasn't taking any pictures and didn't seem to be doing anything beyond walking through the apartment. After asking him if he was planning on taking pictures, he bluntly said he didn't do that. Now, I used to work for the real estate brokerage Redfin and I've gone through hundreds of inspections in my career and I have never seen an inspector refuse to take pictures. I want to be clear, pictures are not meant to show the presence of anything suspicious, but more that the inspector was present in the apartment and searched certain areas of the unit. After becoming increasingly alarmed, I started to be more firm with Gary and asked him to take pictures of the actively leaking pipe behind the AC unit and complete the air analysis. Gary refused to acknowledge the actively leaking pipe and I had to take a picture on my phone and show it to him to convince him to even acknowledge it. At this point, it was clear to me that Gary wasn't taking this seriously and this report was clearly going to be a waste of money. After about a week, we received the report and unsurprisingly, the active leak was not included and everything came back inconclusive which was frankly shocking given the other two mold inspectors came back positive. I called Gary to ask him how this was possible and he bluntly said, if you hire me and test again, you might get different results. Clearly Gary was just trying to fill his appointment book and is clearly willing to fudge the numbers depending on who's paying him, so I went back to my original mold inspector and had her take a look at his report. She flagged several concerns including the lack of a chain of custody and no real analysis beyond the lab report. I asked her if she had ever seen a false negative mold report, and she said it does happen especially if a unit is left unattended and the air is stagnant for a couple weeks like mine was. I then asked her if she had ever seen a false positive, and in her 10 years as a mold inspector she said this has never occurred. Once mold is found, it's not like it magically disappears. Gary is a sexist crook and for your health I highly recommend you stay clear from his services. read more

Even before he came over, Gary explained the process, what he would be testing for, how he tests, what I would get back and the costs for testing. Then, once he arrived, he tested and again explained what and why he was testing each thing. Once the results came back, and when promised, Gary sent me the report from the lab. On the phone Mr. Jacobs thoroughly explained what I'd be charged and what services I'd receive. He also explained that should remediation be required, it is legally required that his company have no interest or stake in either conducting the repairs or recommending another contractor for repairs.
