Long version: My fiancé and I were looking for homes on the Westside and had spent 3 months by ourselves looking at open houses. We were ready to find an agent to work with us. After a bumpy experience with an agent who sold my NorCal home (project management was not his strength, and he wasn't detail-oriented at all), I resolved we needed to find a great real estate agent for our home purchase in SoCal. We we ended up phone screening 3 agents and also interviewed them in person, each for 1-2 hours. JD really stood out - from our conversations with him it was clear he knew the area well, was extremely detail-oriented and wasn't bothered at all by our numerous detailed questions, and he made it clear he was responsive and available a lot of the time, including after normal work hours. That was huge for us as we both work full time so we needed someone who could work with us in the evenings. We are so so glad we went with JD. He was extremely patient and responsive throughout the time we worked with him. He emailed us listings immediately after we signed the contract with him and we picked out 4-5 homes to check out during open houses on the next Sunday. Unexpectedly, we fell in love with one right away (after seeing homes for 3 months we knew what we wanted right away). The next day, Monday, JD was extremely patient as my fiancé and I debated if we wanted to put an offer down and if so, how soon - we were waiting on the sale of the other home to get the funds we needed. He gave us great advice and that we shouldn't be scared to put an offer down if it truly felt like the one, and we might as well try so we have no regrets, even with a contingent offer. Just a note about contingent offers - it's nearly impossible to get a contingent offer accepted in the current LA home market (we were warned of this by the multiple agents we interviewed when we mentioned we had to wait on a sale to get funds). That night at 9pm after we had some time to talk through the decision with our families, we made our decision to go ahead. JD patiently made himself available, and we worked on the contingent offer and got it out right around midnight. (THANK YOU JD FOR BEING SO FLEXIBLE WITH YOUR TIME!!). JD helped us navigate the offer process really well and even though two other higher offers came in, the seller took ours! Part of that was thanks to JD's stellar reputation in the housing market here - the listing agent had had a great experience with JD previously and knew he brought good clients who would make the sale as hassle-free as possible. So, the lesson here is go with a reputable agent that other agents in the area know and will want to work with. JD is one of those :) Throughout all steps of the process JD was clear in telling us what we could expect/what was coming next and extremely responsive (typical email response time was immediate to within a few hours). Would highly recommend JD and we plan to work with him again if we have further LA real estate needs in the future!

Since I am staying in a decent place that is 7 minutes (including traffic + traffic light) away from work right now, I am really not trying too hard to look for a place. From my random desire to get a one bedroom and expanded the scope to a 2 bedroom, JD made sure every place we see has parking spot ( Josie's #2 Priority), nice bathroom, awesome closet... and most importantly located within 10 minutes away from my work!!!! JD is friendly, funny and just fantastic to go condo shopping with. He is honest, knowledgeable, and often give good suggestions. He would remind me on things I have absolutely not thought about. If you ever want to pay someone $675 for a poorly researched, badly written and factually…read moreinaccurate home appraisal, then this is your company! If you're lucky, you might even get a passive-aggressive letter from the owner after you politely respond to the appraisal with a list of errors that were made in the report! Owned by Netra Lauderdale (a top candidate for the most incompetent home appraiser in the state of California), this company has expertly proven that they do not have the slightest clue about the real estate market in the territories they cover. In the Fall of 2012, my wife and I were purchasing a triplex in Burbank and Netra's company was selected by our bank to perform the appraisal. Considering that we had made an offer to buy the property for well under the going rate of triplexes in the area, we felt very confident that AmerAppraisals would be capable of studying the area and accurately pricing the property for well over our offer price based on other similar Burbank sales. How wrong we were. When Netra's report came in, we were shocked to find that she had somehow appraised the house at over 20% below the true market value! Of course we understood that it's natural for an appraiser to come in a little off of what's expected, but for the difference to be this extreme we immediately knew something must be wrong. How could she have missed the mark THIS badly, we wondered? It was quite simple, actually. To start, of the five comparable properties Netra chose, four of them were so far from similar to ours that we were immediately laughing as we read the report. It was at that moment that we knew we were dealing with someone who hadn't a single clue how the Burbank housing market worked, and clearly could not be bothered taking a break from her incompetent existence to do any research. Of the four (in)comparable properties she chose, two were far north of ours and saddled up right next to the Burbank airport, while the other two were not even in Burbank but the neighboring city of North Hollywood! For those unfamiliar with the area, North Hollywood is a rent controlled dump that is in no way comparable to the city of Burbank or its surrounding area. But, because she was just most likely not interested in doing her job and chose to just rush through the report, Netra actually specifies in the appraisal that the NoHo properties are NOT rent controlled, and even continues on to explain why they are great properties to use as comparables! More laughing. As for the fifth property, much like the other two Burbank properties, it one was far, far north of ours and located right alongside the I-5 (hello freeway noise). If Netra had even taken a moment to study the city of Burbank, she would have realized that the most valuable properties are in the southern part of the city and homes begin to lose value as you travel north. But, because she is terrible at her job and clearly phoning in the work people are paying her their hard earned money to perform, she did not do this research and instead decided to try and take our money and run. Unfortunately for Netra, she did not cover her lazy tracks well enough and provided plenty of evidence for our bank to review before issuing us a chargeback of the $675 fee she tried to steal from us. Better luck next time, AmerAppraisals! Also, shortly after receiving the news that AmerAppraisals had failed, our bank agreed with us that a new appraisal was in order. We quickly hired another company to perform the work and, to nobody's surprise, this time the appraisal came in much higher and more true to the real market value of the home. Crisis averted, lesson learned. Never again AmerAppraisals!

Being in a waiting situation were we needed to move ASAP after 3 weeks of waiting we finally got to meet Angela. After being told everything looked great she drafted our lease the next day. I called was unable to get a hold of her left her a message I never got a call back. So I waited called again the next day for her to apologize that the landlord doesn't want to rent to us. Gave no explanation as to why. Was it credit related, race related, age related or the fact that we had 2 Emotional Support Animals. This was a 3 week waste that I stopped my housing shopping for a false guarantee. This really put everyone in a bad position and really makes my experience with them very poor. Such a disappointment. She didn't even bother to help us find another place or give recommendations for our inconvenience just I'm so sorry.

I would not recommend living here based on ongoing billing and communication issues…read more Utilities are billed using a RUBS (Ratio Utility Billing System), meaning tenants are charged allocated amounts rather than individual usage. In practice, these RUBS charges change month to month and are not clearly explained. Trash is typically billed around $18-$19 per month, water roughly $15-$22, sewer is billed monthly, and there are additional unlabeled RUBS utility charges (for example, $11-$17 tied to partial or inconsistent billing periods). Tenants are also charged a monthly Inglewood Rent Registration Fee of $7.66, which adds to overall housing costs. Communication has been consistently poor. Emails and phone calls are frequently ignored for months, even when requesting basic billing documentation. Office phone hours were also reduced to 9am-12pm, further limiting access to management. Because these issues remain unresolved, I will not be renewing my lease. I've reported these concerns to the Better Business Bureau, the housing department, and Los Angeles County Consumer & Business Affairs. Anyone considering this property should request full written disclosure of how RUBS utilities are calculated, what billing periods are used, and what additional fees may apply before moving in.
