I would not recommend living here based on ongoing billing and communication issues. Utilities are billed using a RUBS (Ratio Utility Billing System), meaning tenants are charged allocated amounts rather than individual usage. In practice, these RUBS charges change month to month and are not clearly explained. Trash is typically billed around $18-$19 per month, water roughly $15-$22, sewer is billed monthly, and there are additional unlabeled RUBS utility charges (for example, $11-$17 tied to partial or inconsistent billing periods). Tenants are also charged a monthly Inglewood Rent Registration Fee of $7.66, which adds to overall housing costs. Communication has been consistently poor. Emails and phone calls are frequently ignored for months, even when requesting basic billing documentation. Office phone hours were also reduced to 9am-12pm, further limiting access to management. Because these issues remain unresolved, I will not be renewing my lease. I've reported these concerns to the Better Business Bureau, the housing department, and Los Angeles County Consumer & Business Affairs. Anyone considering this property should request full written disclosure of how RUBS utilities are calculated, what billing periods are used, and what additional fees may apply before moving in. read more

They provided wall plug ins as heating source and you cannot do that. They knew better but they were trying to get over, cut corners, and not follow the property rental laws. read more

The service from Malin Asset Management continues to become consistently and increasingly worse over time. I've lived in my apartment for 4.5 years, and the first 3.5 years of my experience were stellar. Unfortunately, however, for the past year the customer service (or rather lack thereof), communication, procedures, and systems from Malin have grown to become increasingly terrible. No matter how small or grand the issue, it feels nearly impossible to get in touch with someone via phone, email, or their new, yet poorly operated online portal. I've experienced maintenance issues that are ignored, until I speak with someone via phone after having to reach out nearly dozens of times (per issue) and escalate it to management. I currently have multiple emails in my outbox that have yet to receive responses. If you call their main office line, no one answers. If you leave a message, no one calls back. I could go on and on. I'm not even the type of person to leave comments and reviews like this. But my hope in doing so, is that maybe they will now pay attention to my communication - though it shouldn't take doing something like this to get a response. Malin, it is important that you not just respond to me, but all tenants; that you put prior protocols back into place, such as having property managers be the liaison between tenants and your office; and that you simply, overall just do better. No one should live in a place where they feel ignored and that their needs are not being met. This grows to be beyond frustrating, and something needs to change. Recently viewed an apartment addressed 621 E 99th Street, Inglewood, CA 90301 for a 1 bedroom. Pricing was $1795 There's so many things that went wrong... Jamar, the showing agent, showed up with a hoodie with stains, basketball shorts and sneakers. He never once welcomed me to view the place and was really unfamiliar with where the unit was and what was available to rent. Once I helped him find the unit, we walked in and there was a foul odor smell coming from within. The cabinets were dirty, laundry has stains, etc. The bathroom looked like it was being used and the shower was significantly dirty. I realized there was a door that was locked so I asked Jamar to open it. He opened the door and found an individual living in the apartment! He immediately escorted us out of the apartment, called Caitlyn (manager) and informed her. I left and escorted myself out. This situation was so unprofessional. I also called caitlyn to inform her of Jamar and the incident. She stated they would work on making sure the unit was secure and realized maybe someone homeless had occupied the space! I'll be reporting this incident to the better business bureau and any housing spaces I know of. If I could give negative reviews, I would. Caitlyn seemed very apologetic and Jamar, who was not dressed professionally or decent for a showing, lacked customer service skills, significantly. read more

Incompetent management run by adult children that are put in adult situations they can't handle. They seem super sweet at first but it's all a front to get you to sign a lease. Do your research first. Make this place your last resort. Oh and if you do plan on renting from the 4307 w 28th st apartment in order to get to the parking you need to drive by multiple homeless encampments in the alley. Sometimes homeless people hang out in the laundry room , it can be super dangerous at night so beware and be safe. read more

I have a been a tenant at my location for many years and over time been able to develop a great amount of respect for our management (Richard and Brenda) team and dynamic duo. They have always been amazing people from the start: professional, understanding, helpful, and a class act. i moved here about a year ago. Like any rental, there are pros (great balcony!) and cons (no garbage disposal!). the resident managers are occasionally proactive and usually responsive. the only request for maintenance i've ever made -- not a critical problem -- never ever happened, but after several weeks the building manager fixed it himself. since it's only the once, i don't know whether that's standard or an anomaly. normally, i'd give an average 3 or maybe 4 star review because -- like any other place i've ever lived -- there's a median average of good and bad aspects of the apartment. but i'm kicking it up to 5 stars because im writing this during the first month of the covid-19 lockdown period -- ive lost my job -- and the property management company president has been kind, responsive, and supportive during these awful times. read more

Since last June, I've been paying $2600 for my 2bd2ba apt at 537 w Hyde park blvd. I was promised AC before I moved in and for over a year I've been given countless excuses. I still do not have AC and I have a temporary unsatisfactory heating unit (after 6 months of asking) that shorts out my power. I am extremely happy with my unit, a tenant for over two years now. I rent an up-to-date unit with steel appliances, tile, fixtures, heating and air, new cabinets, flooring, etc. Working part-time as a Real Estate agent, I have very high expectations when it comes to where I live. We did get off to a rocky start and I was upset about the vendor they hired to complete my HVAC installation, after getting in touch with upper management, things were quickly rectified. Management now uses new vendors. Thank goodness! The owner really wants us tenants happy, comfortable, safe and does listen to our wants needs as a community. I really like our gym and recreation bbq picnic area. And we have free washing machine a dryer to use. Rude and deceitful management company. They claim they send documents in the mail when they don't (I check my mail regularly). However, in an envelope addressed to me, there was mail for a different tenant. I'm sure the mail they claimed they sent to me had a similar mix up. These mix ups are okay when a company acknowledges them and says they'll do better- Malin doesn't have that integrity, though. Instead they continue to pretend like they are not responsible for something clearly their fault. Overall, they refuse to admit accountability for the ways they inconvenience tenants. They also hate talking to tenants and frequently hold up their own phone lines when they know a lot of tenants are trying to reach out about certain issues. I would have never signed up for a management company like this but they bought the building I am staying in. They clearly didn't do any of their homework and made false claims about the previous management company. Awful service. Don't live in units owned by this management company. read more

My experience with Malin Asset Management was horrible first off the person who was supposed to be showing me the apartment never showed up the first time and the second time she was 30 minutes late and after I expressed interest in the apartment she did not answer my email or text until over a week later she also promised things that were all lies from the beginning I finally was able to meet for the verification she took all the info and we left after that we filled out everything for the application including a 65 dollar application fee that is a complete scam considering that is the highest application fee I have ever encountered and at that for 2 people the total ended up being 130 dollars total I received an email that my application was submitted and everything was done only to hear from the dumb woman Siekina that was so combative and rude never came off as polite and shouldn't have a job anywhere that she has to talk to people her energy is so negative and the way she told me everything was insensitive I was told after my application was filled out that some part of it wasn't filled out but it was and she continued to lie and say it was not and also stated someone else was ahead of me in the application process due to that and only 3 days later it said the property was off the market and the other person that filled out their application after us got the apartment even after that I was interested in another property they gave me the run around and didn't reach out to me until a week later it's all a scam and I am disgusted with these people and how they run management read more

I have lived in a Malin Asset Mgmt apartment for just over a year now and have seen multiple upgrades to my property entirely. We hosted a Hyde Park Holiday Community Event, painted the exterior, upgraded the landscape, upgraded the parking garage gate, upgraded all tenants windows and currently installing in-unit washer and dryers. Of course construction can be messy and due to the covid 19, the projects have seen a delay in completion time, but I'm truly grateful to live in a property where the owners have really great intentions for improving the tenants living conditions as much as possible and ensuring the apartments we call home are safe, clean and peaceful. read more

I've lived in my Malin Apartment since the mid 2000's. The building is really quiet and well kept. The managers are very efficient and available and takes care of business. I can only speak on the showing listings process as I have now tried to view two different apartments with this management and I hope they realize people plan accordingly when scheduling to view a listing. Both times the listing was cancelled just before I went to see it. I tried one too many times to view one of the apartments and each time the appointment was cancelled right before my appointment time. This is a horrible way to do service, not to mention the untimely response times after which you absolutely lose interest in working with them. I have lived in their apartments for 7 years now, I have no complaints. The grounds are well kept, there are security cameras onsite and throughout the premises, each unit has its own parking space, the tenants are nice and respectful to one another, and every unit along with the grounds are sprayed every 3-4 months for insect & rodent prevention. The on-site management couple are awesome! They keep to themselves, they return calls promptly, they communicate with the tenants and put in work orders immediately after receiving them and they have always greeted me and my family with a smile. The complex is small with only 24 units, but I love it that way, because it feels like a family atmosphere and everyone looks out for one another. The only complaint I can actually post about is that I wish the on-site laundry room was bigger or that each unit had their own stackable washer & dryer. Malin Asset Management & the On-site management couple have been great the past 7yrs I've lived here. Oh, and did I fail to mention that they have it set up to where the tenants can pay their rent online, this perk is so super convenient!! read more

I have live in a Malin property apartment for almost 5 years. Adrian Malin the owner, and his team has done a lot for buildings in the City of Los Angeles. Areas that are changing for the better, he has made his apartments stand out. Maintenance, Plumbing is always taken care of when you need service. Paying rent he offers so many different ways to make it convenient for us. Neighbors are nice it's like our own little family here.
