1 Star GERMAN ROACHES!!!! If you're considering renting here because it's advertised as a "luxury" building, read this first. After living here for one year, it has been one of the most frustrating and poorly managed living experiences we've ever had. The marketing and the reality could not be more different. In just 12 months we submitted 19 maintenance requests. During that time our washer and dryer both had to be replaced, the AC broke, a ceiling fan literally fell from the ceiling, the bathroom fan failed, and our closet collapsed off the wall three separate times. These are not minor issues--they are major maintenance failures that should never happen in a building charging luxury prices. We also dealt with German roaches twice. We were told we were on a weekly Monday pest control list, yet service was inconsistent and the problem continued. The garage was also misrepresented. What was presented as a private garage is actually shared with public parking, something we were never told before signing the lease. My wife's car was side-swiped in the garage, and there were no cameras on that floor to identify who caused the damage. The garage gate itself has barely worked during our lease and only functioned properly for about a month. When it briefly started working, management emailed residents. When it failed again two weeks later, there was no communication. Parking enforcement is almost nonexistent. Valet and public parking are supposed to be restricted to designated areas, yet we constantly saw vehicles without resident stickers or parking passes parked in resident spaces. On levels 3 and 4 there is usually one valet attendant downstairs and no one directing traffic upstairs, turning the garage into a free-for-all. We've often had to park on the top floor or avoid using our cars because we'd lose one of the few decent parking spots. Every weekend, valet guests use the same elevators as residents. It's common to share elevators with intoxicated people, and we've regularly seen people carrying open beer cans or liquor bottles who did not appear to be residents. It feels more like living above a nightlife venue than in a residential building. Outside the building, we were frequently approached by homeless individuals yelling at residents for money, making it uncomfortable to enter or leave the property. The building has three elevators for 22 floors, yet one is consistently out of service, and we almost never had all three operating at the same time. At one point an elevator was down for about two weeks with no communication from management. The trash bay door has never once been closed during our time here, allowing anyone to walk in and dump trash. Management communication has been one of the biggest disappointments. Complaints often went unanswered, but the moment we emailed saying we would not renew our lease, they responded immediately. The next day, our exact unit was advertised for $200 less than we were paying, even though our renewal offer had increased our rent by $100. We also returned from vacation to find the water had been shut off at 5:00 a.m. and wasn't restored until around 4:00 p.m. the following day. The hallways also regularly smelled like marijuana. After moving out, we were told our security deposit was only $500, despite having documentation showing we paid substantially more by check when we moved in. When we questioned the discrepancy, we were told the current staff weren't employed when we moved in, so they weren't responsible. We have documented these issues and are considering filing complaints with the appropriate housing and consumer protection agencies so future renters can make an informed decision. If you're looking for a true luxury apartment with responsive management, reliable maintenance, and secure amenities, this was not our experience. read more

I had to give it one star cause it wouldn't allow me to give it 0 stars. Do not move here! I moved my daughter here 2 years ago and was really excited about the location, private parking garage and concierge, I thought this would be a secure building for her safety. within 1 month of being there, her e-bike got stolen from the locked bike storage in the parking garage, which only residents can access. Her electric bill for a 1 bedroom was $300 for 3 consecutive months, she travels for work and is barely home. It was a constant battle with management to get somebody to listen to me and look into the issue. There ended up being Something wrong with the thermostat and corporate gave me a credit after months of disputing it. The entry gates never worked so non-residents had full access to the parking garage as well as stairwells with access to the building. The hallways always smell like weed. The entry to the building smells like dog urine. the loading dock is always filthy and smells, by the way, that gate doesn't work either so homeless people go dumpster diving as well as when it's cold they seek shelter inside of the building through the broken door that's never been fixed nor do they think is of urgency to correct. I finally decided to get my daughter out of that dump but even that didn't go smoothly, they double booked the loading dock/freight elevator to us and another resident for the same time. when I pull up in my haul we didn't fit nor could we access the freight elevator because it was already being used so we had to wait 2 hours for them to free up our space that was reserved in advance. lastly, our 4th new property manager, Lakesha Pierre, assisted us when we turned in our keys. I said I hope you're able to make a difference here, and she simply said I hope so too, not "what was your experience like?" she proceeded to process our exit and throws out numbers regarding a balance that doesn't add it. When I asked for further explanation she said it is still being processed in the system and it'll all add up in the end. I questioned the balance and told her I have been through enough bad experiences at Mondrian and hoped she understands why the distrust. She doesn't acknowledge my frustration and proceeds to say "is there anything else I can do for you?" As if, get out of my office we're done here. As a new property manger you would think she'd be interested in my experience so that she can better the experience of the current and new residents. This building is overpriced, poorly maintained, and concierge and management are highly incompetent. read more

I was one of the first people to move into this building back when it was Modera. My review of Modera still stands-- it was a great place. But, in December 2021, Modera sold out to ZRS Management, which also manages 55 West, among others. This place has become a complete dump since their takeover. First, the other reviews are correct: The building is extremely dangerous. Personally, I was hit by a car in the garage as a pedestrian. It was a hit-and-run, and I was severely injured. Mondrian hasn't done anything to try to make this right other than to offer meaningless platitudes and the like. Anecdotally, I heard that one of my neighbors was jumped in an elevator. You cannot walk around the building without smelling marijuana. I have reported this countless times, but Mondrian doesn't care. The elevators are constantly down, there is a severe lack of security, the pool is not usable during the weekends due to parties and ghetto nonsense, and I'm convinced that they are beginning to take section 8 tenants, just like 55 West did (and may continue to do). Mondrian is *not* Modera. Do not think for a second that it is. It's a real shame, because the location is great. EDIT: I love that ZRS refers to my five-year tenancy (roughly $150k in rent) as a "stay" -- this is exactly the quality of service you can expect from this company. They are corporate slumlords, and Orlando doesn't need more of them. EDIT 2: Tonight, after a week-long trip, I arrived and asked the concierge at 10:30pm for a package. She told me that she could not, because it was "after hours" (apparently, they stop allowing access to your deliveries after 10pm). Unfortunately, this package contains medication that I need. This is the level of service you can expect from Mondrian. read more

Super dangerous and sketchy now, I can't believe how insecure the lobby is now everyone can get in! and for the money I get charged.. We pay for 24/7 concierge in downtown. Every time I walk into the building at night there is sketchy people sneaking into the elevator and asking to get lifted with my key fob I said no once and the guy started yelling. Also now the delivery people leaves Amazon, Crate and Barrel and my temperature controlled medicine at the lobby without supervision. Residents just go behind the counter abs grab whatever is theirs. I had patience because of the change of management, but this isn't cute anymore. HUGE decline since ZRS Management took over. Extremely disappointed. Also noticed that the trash on out floors gets picked up less often as before. If you don't have concierge staff at least hire security at night! HIRE SECURITY something is going to happen... 2. Fix the butterfly app, it's supposed to give access to our apartment doors too, and it doesn't work. I asked on the 7th floor what was going on no one could give me an answer. Before choosing Mondrian I shopped all of the top apartments in Orlando and this was by far the nicest building. Incredible location in the heart of downtown Orlando walkable to everywhere. The apartments, pool and fitness center are all fantastic. However what really separates Mondrian is the staff that work here and how they go above and beyond for the residents. Thanks for everything you guys do! Definitely five stars! read more

I usually don't ever write reviews but I had to do this for my dawg Kelly !!! Absolutely the best manger this city has to offer ! She is a manager that actually cares about her tenants and goes above and beyond to help with whatever they need. She gives undivided attention even when she's super busy (which is everyday lol). We were going to move when our lease was up but honestly her just being awesome didn't want to make us leave! Grateful for all of her help for sure. read more

Im very happy with my decision to move into The Mondrian as it has proven to be a fantastic place to live. Aside from the great location, the building is beautifully maintained, the pool and amenities are great and the best part is the staff. I can say enough about how great Joshua was to work with during my tours and move in. He absolutely went above and beyond and has continued to do so ever since. The team at the front desk is always helpful and kind and Maya is a delight! Kelvin and the rest of the maintenance team are quick to respond and extremely helpful. I have looked at and resided in other buildings downtown and in the end the staff here helped make my decision very easy and I could not be more pleased. read more

This has been an issue for about two weeks now and I know ownership just switched a few days ago. However, part of the reason I moved into this complex was the 24/7 concierge that we are supposed to have. Over the last two weeks there has been no one at the desk during the night. This means every time a guest comes in or a delivery, or Uber eats, I have to go downstairs and let them in myself. First world problems I know, but every other apartment in downtown has a 24/7 concierge. I'm not quite sure why this one can't staff correctly. And then when I picked up my Uber eats during the day yesterday from the concierge there were fruit flies all over the front desk where everyone's food was being stored. She was literally swatting them away when she handed me my bag. Beautiful building but little details are adding up. Plus there's a terrible like neon yellow stain across the sofa in the lobby that's been there for about 6 months haha. Doesn't really bother me, but I'm confused why it has never been fixed. Please figure out your concierge staff. read more

This place has continually gotten worse throughout my lease. There is no concierge in the evening time anymore, and instead they just leave the doors unlocked which is a huge security issue. Now anyone can get in the building at all hours. Wasn't the case a month ago. Now anytime a guest comes or food gets delivered there is no one to greet them and I have to leave my apartment to find them. The trash on every floor in the parking garage is always overflowing as well. Every level there's trash falling out. I was told the hub wasn't running so we wouldn't be receiving messages when our packages are delivered. Which means there's no way to get the packages out of the hub and we need to find a time where there is a concierge present to try and find our packages. And as i stated before there's no concierge in the evening, so anyone that works mornings is screwed because there's never a concierge available after 5. Also put in a service request 2 weeks ago and was told they would come to our apartment to resolve the issue last Monday but no one ever showed up or called. I feel like at the price they're charging for these apartments these issues are unacceptable. I moved here instead of 55 west because anyone off the street could get into their building and their elevators and now this location is the exact way. The loss of the amenities and services over the past month now should result in a partial credit towards next months rent. The cost is definitely not worth the value I am receiving from this complex. read more

This building has gradually declined to the point where safety is a major concern. The cigarette and dog poop smells in the stairwell have become weekly occurrences. Many non residents can be seen daily at the building gym and at the pool. There is absolutely no security as far as checking on persons that enter the building. Yesterday I heard somebody trying to open my front door. When I went to the door to check it out, I saw a man through the peephole running towards the stairs. read more

I just recently moved in but the reason why I'm leaving a great review is for how helpful and kind Sarah Nelson in leasing was.

For the amount I pay, I've run into too many issues/ inconveniences lately. If you are looking for a place to live, there are better options out there for this price point. Here are just some of the issues I've experienced: 1.) Toilet is making a constant hissing sound since yesterday. I put in an emergency request last night (no response), I left a voice message for maintenance this morning (no response), after work, stopped by the office in the afternoon and an individual put in a manual request and texted maintenance and assured me someone would come today (no one came), stopped by again 10 minutes before closing to check on status and of course the team had gone home for the day and if I wanted them to come, I would have to pay. The leasing office give me several options, pull on the chain myself (which one of the employees came up and attempted to do but realized it was broken), shut the door, or get ear plugs (which to their credit, they would reimburse me). None of the options was having maintenance actually fix the problem in a timely manner. STILL WAITING FOR MAINTENANCE TO SHOW UP! 2.) Ordered a package for a business trip, which arrived late and arrived the day I was flying out. I asked my co-worker to pick up the package because they were flying out the next day. I called the front desk and spoke to a manager who assured me they would have the package ready for my colleague. I also sent a message notifying management. My co-worker came and the person at the front desk did not know anything about it and told my colleague to come back after 3pm, when the manager is there (this individual lives an hour away, this was not feasible). They did not attempt to contact anyone or find the package. My co-worker knew the package arrived because they had the tracking information. I called the manager as soon as I landed and all they could say was oops and asked if they could drive an hour to get it. I was out several hundred dollars and had to find a replacement in a foreign country. 3.) The shower temperature is lukewarm at best. I put in 2 maintenance requests and it's 1 degree higher than lukewarm. 4.) I have a silverfish bug problem in my unit, they brought in an exterminator but still see them. Talking to someone else in the building, their unit also has bug problems. 5.) My car was damaged by a rusty pipe (they did pay to have a detailer come and clean the car but it still is frustrating to have to even take time out of your day to get this done) 6.) Sometimes 1 or 2 elevators are down, so plan ahead or you can potentially be late waiting on the one working elevator. 7.) The gates to the parking lot are constantly broken. read more
