At this point in time, I wish we would have chosen any other builder than Monticello. Going on day TWO with no AC in our new home. They want us to wait until sometime next week to see IF there will be a new AC unit available. It's a 5 bedroom home with a media room and it's built very cheaply. It's also supposed to be a semi-custom home. Where do I start? 1. Ceiling leaks. We've had 3 ceiling leaks in this new home. Multiple water spots showing possible water damage. They sent two workers to "fix" the leak but have yet to look at the second story leak. A brand new home should not have any ceiling leaks whatsoever. They are also slow to fix this issue as well. No word on when the second story ceiling area will be fixed. They never sent a professional roofer to inspect our roof. They sent 2 guys who spoke a different language so I could not communicate with them. The water spots in the dining room have not been inspected. There will be obvious water damage here because they have not repaired the drywall. They have also not fixed the second story water leak so the next time it rains it will be leaking from there too. 2. Shower leak. The shower has been leaking water since the day we moved in. They have come twice to fix it and I still need to tell them ITS STILL LEAKING. I have a feeling it's a design fail because it should not take this many tries to "fix" it. I have to clean up the floor with a huge towel every time the shower is used. It's also a huge safety issue as one of us could slip on the tile floor. It currently leaks around a liter of water to the floor. If you don't wipe it up then you risk slipping and falling on the tile floor. In a brand new home. 3. The HVAC broke down yesterday and the high was 96 degrees. We have 2 young children in the house and went the ENTIRE DAY with NO AC. Monticello expects us to wait until Monday it see IF they can replace it that day. If not then they "don't know but sometime soon". This is a brand new home. Why did Monticello install a faulty AC Unit? Try going 12 hours in your 2 story home with the high being 96 degrees outside...it's miserable. Then add on trying to go to sleep with 2 young children. This is day two with ZERO AC. 4. They did not add any shelving to the lower part of the closets. So you can hang something but can't put anything on a shelf. This is so inconvenient as of course one needs shelving space in a closet. There's also cracking in the side of the top shelves which shows me it wasn't installed well. 5. The glass in our shower is not sealed correctly. This is very poor workmanship. I noticed it is not hinged to the wall and it makes me nervous that it's not 100% safe. I am angry that we are having all these issues with our new home. Your home is one of the biggest financial investments you will make, and the builder should be doing it safely and correctly. Monticello has not built our home the way it should have been built and that's without all these major issues I mentioned above. If any of my friends or family ask me I will tell them, DO NOT BUY A HOME WITH MONTICELLO. read more

Since it was a "new home" we didn't hire a 3rd party home inspector...BIG MISTAKE!!! We were NOT ALLOWED to do a punch list on visible deficiencies. Monticello's excuse was the home had been used as a model home for a month or 2. Monticello chose to let us do a final walk through on the MORNING OF OUR CLOSING. Monticello told us if we contacted AirTron A/C within 5 days after closing AirTran would give us a 10 year warranty on the A/C...ANOTHER BIG LIE. Warranty work is a huge issue to get anything done. We bought our home from Monticello 15 months ago. (Note, it was a spec home under contract with a buyer who backed out. All we got to pick was the carpet.) I wouldn't buy from them directly again, and in fact, I'd be wary of buying an older Monticello home now too. Our almost $800K "semi-custom" home feels like a tract home. Buyer beware: 1. You'll need to budget to repaint your entire home b/c they put one thin coat of flat paint over a very thin/cheap texture, and you absolutely, 100%, cannot clean your walls. Sticky fingers = paint and texture gone with one wipe from a warm rag. I've heard this from neighbors too. 2. After 15 months in our home, our pony wall came loose. That's right - a loose wall in a home to a 4 year old. 3. Our super cool, frameless shower, still leaks. They've been over 12 times to "fix" it. First, never get a frameless shower, and two never get one in a Monticello home. 4. Our son opened the door to the pantry hard and the hinge popped a hole in the door. They're nothing but paper thin plywood-type material. 5. Monticello chose white cabinets for the entire house. In every bathroom and the kitchen we have cabinets with deep paint chips and a few area on the island where the wood is splitting. Budget for handles, but I'm not entirely sure that will even help. Or budget to completely repaint your cabinetry. 6. The doors, handles, light fixtures, and faucets that come with the house are cheap. Budget to upgrade if you want your home to look like the amount you paid! Overall, just don't do it. It's a giant, cheap house. read more

Strongly advise NOT to close on any Monticello Home with an appliance or device needing repairs. We purchased an almost $700k home in April 2023 with a known problem with the double-oven unit (error F8E0) and according to the documents signed, they'd would attempt to repair it before it gets replaced with a new unit. Three and a half months since the closing and after more than three field-tech visits to repair it, I have the most expensive Kitchen-Aid clock in the entire house (that's the only functional feature in the oven) unable to do any baking. I'm told I need to put up with another inconvenience to host a technician making all my previous calls to report the problem and accommodate the technicians (BTW, they sent different techs to validate the disfunction state) and is entirely unacceptable. If the home has problem prior to closing, reconsider moving forward. read more

Our experience with our sales rep and overall building process was positive. But even though they build beautiful homes, their integrity as a company is questionable. Case in point: We built a home not too long ago on a premium lot in Kinder Ranch, only to find out three months later that the green open space (greenbelt) directly in front of our home was now going to have a home built on the lot. To no fault of our sales rep (who didn't know at the time), we were told during the sales process (before and after) this green space was going to be a park, and nothing else. This was one of the main reasons why we decided to take this particular premium lot. What's even more troubling, is that we didn't even get an explanation or apology from the company, let alone being properly compensated for paying thousands of dollars more for a premium lot. We now know it was the developer who made the decision, but that doesn't relinquish the builder from taking responsibility and properly informing the home owner, and compensating them appropriately. Beautiful home or not, I would never do business with this company again, or recommend them. Keeping your word in business, especially when it comes to building one's dream home, should never be broken. Bottom line: When you don't keep your word, you lose credibility. Needless to say, we are extremely disappointed with this decision because we expected a lot more from this company. read more

Garbage home builder. Been framing a guys house I know for over 4 months and still not done. Said they would be complete building house by December and haven't even completed framing punch. Horrible communication. Terrible superintendent. Stay away from these guys or make some major changes to their lopsided contract before you give them a penny. read more

Today my wife and I were on our normal Saturday bike ride with our young daughter. As we rode our bikes through the Deerbrooke neighborhood, we came across a home currently under construction. Being that the exterior of the home was to our liking we decided to enter to explore the floor plan. We were so excited about the floor plan as it literally met all of the requirements we look for in a home, so we decided to go to the sales office to inquire. Upon entering to the 2401 Fallshire Court sales office, the sales agent, Matthew Kabat, was on a phone call and continued to have a casual conversation, I patiently waited for him to finish his discussion because I was so ecstatic and wanted to know more about the house. After nearly 10 minutes of not being acknowledged and seeing my wife and young child stand in the heat, he ended his phone conversation. I proceeded to ask him if Monticello was the builder of the being built on Creeks Edge View. Out of nowhere he rudely asks me if I had an issue and if I had a complaint to file about the house. Befuddled, I responded there was not an issue but that we wanted information about the house. Visibly annoyed, he aggressively opened a filing cabinet, pulled out a map and pointed to the house Monticello is building on that street and assertively stated the house is not a Monticello build. I asked the guy if there was an issue with me inquiring about the house. I reiterated to him that we are shopping and in the market but that I did not understand his aggression towards me. Not only did he NOT apologize or have any type of remorse he starred at the entry door to the sales room insinuating I need to leave. Being that I am a highly intelligent officer in our nation's military, I recognized the behavior he displayed as it mirrored one of a frustrated combatant, I decided to leave and not amplify the encounter. I have owned many houses and was interested in adding a Monticello house to my portfolio. However, my experience with this uncouth sales agent has forced me to seek an alternative builder that is courteous, professional and offer's a quality home. I have never in my entire professional career encountered a sales representative in the luxury home market be so rude. If anyone took the time to read this, proceed with extreme caution and expect this type of interaction. read more

Unless you want to pay "semi-custom" prices and get a production built home in return, stay away from this home builder! They don't stand behind their work nor their contractors/vendors work. They have horrible supers that are mia most of the time so nobody is overseeing the job. Heed this warning, do not waste your money with this builder. They may have had a decent reputation in this town years ago, but that is no longer the case. Inspections don't happen, they have no concept of a time frame.
