I am editing my review. The apartment is really dangerous and it has become a hub of mugging at gun point. There were five incidents of mugging in last two weeks and the management gives a damn about it. Don't even think about coming here if you love your life. ...................................................... I lived in Montlack Realty Fairhill tower for five years. The west facing two bedroom apartment has the most amazing view of the Cleveland downtown and the lake. It was a treat for us every day to view the amazing sunset from our bedroom. The apartment is well managed and the office staffs are really great. John and Butch were always there to listen to us if we had any issues in our unit. The apartments are really affordable considering the vicinity to the Cleveland Clinic and the Case Western. We have never faced a single problem with the maintenance as they were always there to fix things even in late evening hours. Montlack has several apartments in the Fairhill road, Kemper area but the Fairhill tower was the most convenient for us as it was walking distance from the Clinic and the Case and also the RTA stops just in front of the building. There are hiking trails across the building on the banks of Doan brook. Overall, the area is a safe place to live with a family.

I moved into this building in fall of 2021. My first year or so living here was very pleasant. Then, Integrity Realty took over the property and things very quickly took a turn for the worse. Among the ongoing issues I experienced were: -Laundry room not maintained in working order. Standing water and at times dead animals like chipmunks were left to fester. Repair requests dismissed or ignored. -Frequent interruption of water service with NO notice. Office staff unresponsive or (if reachable) outright rude. -One long stint in the spring of 2024 where the entire building was without water for multiple consecutive days. -Heat not turned on when temperatures began to drop in the winter and email/voicemail inquiries about when it would be turned on not answered. -Maintenance requests not handled promptly and follow up emails/voicemails to the office not returned. Yvette, Kia, and others in the leasing office were rude on the rare occasions that they picked up the phone. They would deflect responsibility and gaslight. -Front stairs to the building were broken and, again, work order marked complete without any work done or any communication. We were unable to use the front stairs and therefore the front door. The repair to the stairs themselves was not complete until almost 4 months later, and the surrounding wall was not repaired until late July. I contacted the City of Cleveland Heights about this one, believing it to be a hazard to our safety as residents in the event of a fire or other emergency. ****Finally, in April of this year, two men attempted to access my apartment without notice or permission while I was home with the door deadbolted. This went on for a period of a few minutes, interrupting a work call. It looked and sounded like they were trying to force the door, frustrated that the keys they had weren't opening it. I told them to leave. I contacted the office who denied knowledge of who the men were and how they obtained building and/or door keys, so I ended up calling the Cleveland Heights Police Department. A person from the office later got back to me and stated that they put two and two together and realized that these men were sent to the wrong building and were supposed to be clearing out and rehabbing an apartment (presumably an eviction) with the same apartment number in a DIFFERENT BUILDING NEARBY. This negligent mistake on the part of Integrity could have resulted in the loss or damage of my personal belongings had I not been home to intervene.**** Unfortunately, this happened ****second time**** with a different "vendor" coming to my door and trying to let themselves in with keys. That time was early in the morning, and I was just getting out of the shower. The door was once again deadbolted, so they were unable to get in. I asked them through the door, when I heard them trying to enter and failing due to the deadbolt, what was going on and they replied they were sent to rehab an apartment. I called the leasing office about this; my call was NOT ANSWERED AND NEVER RETURNED. I also called and emailed the Regional Director, who admitted during our phone conversation that the men were there to do an apartment cleanout and acknowledged the serious risk that my belongings could have been thrown out in a dumpster had I not been home to intercept. By this point, I was living in fear that this would continue to happen, and I was already stressed out by the existing issues with frequent water shutoffs and lack of maintenance. Since January of '25, I spoke multiple times with one Regional Director and emailed with another Regional Director, attempting to find solutions to my concerns. Even when they admitted that things were not going as they should be, no actual solutions were offered to me. My impression of Integrity is that they are all about collecting their money while actively dodging their responsibilities by avoiding phone and email communication, closing out maintenance requests with no action, and providing untrue or incomplete information. In my opinion and experience, they failed to uphold basic standards, norms, and common sense, leaving their tenants to just deal with it until they get around to it-- if they even answer the phone.

The neighborhood is wonderful (just outside little Italy) with a lot of options for food and drinks as well has having extremely close proximity to both University Hospitals and Cleveland Clinic as well as public transportation. The building offers some nice amenities such as an outdoor fire-pit and grill area, community space, bike room, package acceptance/lockers, covered parking (for $165 a month) and the Tremont athletic club which offers a membership discount to residents. However, for me overall it was not worth the price and is why I will not be renewing my lease. My biggest issue was that there was absolutely no sound proofing done whatsoever in this unit. Noise from neighbors can be expected in any apartment building, but this was worse than any complex I have lived in. Not only could I hear the people above me walking around, but also opening and closing doors, moving furniture, turning on the disposal. I could even their conversations and tv. This was extremely disruptive to sleep, work and overall really annoying. Quality of the apartments themselves was my other big issue. There is a complete lack of overhead lighting in the bedrooms and the family room spaces in this apartment. In the final few months of the lease the door handles were beginning to become loose and some even looked like they would fall off, the carpet began to pull up in some of the corners, and the AC broke (it took two maintenance requests for them to actually figure out and solve the issue). Throughout the lease we have had a several issues with plumbing as well as with appliances, and had to have the blinds fixed after they fell off the window. When my roommates and I were told that our already pricey rent would be going up by several hundred dollars that was the final nail in the coffin and we decided that it was not worth renewing the lease for that price. If you are interested in this building, I would recommend asking to see the units both during the day and at night to determine if the noise levels are something you can manage, as well as doing a thorough overview of the apartment and asking the management team to address any issues you find before singing a lease.

The 20th floor has an amazing view. The amenities are always so clean and for any repairs they are always responded to quickly. They also have soap in the dog wash station, and dog treats at the dog wash station and the front desk. They offer towel service for the pool and gym. Free coffee in the lounge (tastes amazing) This building is well worth it and has truly met our needs for safety in the area and exceeded our expectations! We lived here for 2 years and really enjoyed our time here.

The lack of transparency is astonishing. - My visitor's car was totaled due to flooding in the side visitor lot. Multiple cars were waterlogged and severely damaged and totaled. The management did not notify residents of the flash flood warning beforehand despite flooding in the University Circle area in the past. Management also did not notify residents that their visitors' cars may be flooded. There is a large visitor lot on the East side that would not flood, but is always empty because OUC charges $25/day to park there. This is a Cleveland suburb, not New York City. - My visitor tried to open the balcony door on the 20th floor lounge, the handle snapped, and we left the handle on the lounge table. The management later charged me $500 for a total replacement of the door. The accusation was "excessive force", which I tried to dispute because we were obviously not maliciously vandalizing, but rather the handle was assembled poorly. I had to pay for their faulty construction when OUC should have. Faulty construction in units too: when I moved in my window screen fell off when I tried to open the window. Thank goodness they didn't charge me $500 for that one too. - Walls not sound-proof, can hear conversations from adjacent unit

Honestly, I still don't even know where to begin describing how unbelievably awful this place is. I would genuinely choose homelessness over ever stepping foot in this apartment again or dealing with the circus they call management. All my life, in all my years of renting, I have never seen a group of people so incompetent, so disrespectful, and so alarmingly clueless. Their level of indifference borders on performance art as if they actively train to see how badly they can fail at the simplest tasks. They do not respond to emails, they ignore maintenance requests until you've aged several decades, and when they finally do something after months of begging, the "repairs" look like a middle-school group project completed at 2 a.m. Their so-called "gated community" is a complete joke: the exit gate is permanently broken and wide open like a welcome sign to every passerby. The front gate remote works only after several minutes of pleading and ritual sacrifice, and the day they removed the fob system and replaced it with bargain-bin locks was the day I realized they truly do not care about tenant safety in the slightest. At one point, we discovered that a tenant's key could open other people's doors because apparently security is just a concept, not a priority. Meanwhile, rats and roaches run this place like they're the rightful owners. We constantly threw away food because the rats treated our kitchen like their personal buffet. Their droppings were everywhere even our closets weren't safe. And of course, management's response was basically a shrug, because why fix a rodent infestation when you can just pretend tenants are imagining it? Noise from the main road is constant, packages get stolen regularly, and the location right next to East Cleveland adds a never-ending layer of anxiety. A stray bullet once hit our gas meter, and we had emergency crews replacing it; just another casual day here. Inside the unit, the roof leaked every time it rained, and the ceiling leaked every time the person upstairs took a bath; so basically water was coming in from above whenever water existed anywhere in the vicinity. To top it all off, every time a semi-truck passed by, the entire apartment shook like it was having an existential crisis. Their rent portal is another masterpiece of dysfunction, constantly showing mystery charges that they can't explain, yet somehow we're expected to pay them. Only when you threaten legal action do they suddenly remember how math works. And the trash? Overflowing constantly. Instead of handling it like a normal property, they emailed tenants asking us to help clean it up for a fee, no less. You can't make this up. The property manager Alex was a walking contradiction, saying one thing in the morning and denying it by afternoon, seemingly confused every minute of the day. The new manager, Alexis is no better; same chaos, same excuses, same complete absence of professionalism. In short, this apartment is the definition of a nightmare. Everything about it, management, maintenance, safety, cleanliness, noise, pests, billing, is an absolute catastrophe. For the rent they charge, you can find dozens of places in Cleveland that are cleaner, safer, quieter, better maintained, better managed, and not run by people who seem allergic to doing their jobs. My advice? Run as far and as fast as you possibly can. If someone you know is considering moving here, physically stop them. And when they ignore you, just tell them: don't say I didn't warn you.

These…read moretownhomes are geared toward people working in University Circle, and are about a 10 minute walk into East Cleveland. Thankfully, the complex is gated, though the gates frequently break down and I've had panhandlers walk into my garage and heckle me for money. Due to the incompetence of the East Cleveland police, the complex is actually patrolled by the University Circle PD, so call them if you have any problems. You're likely fine walking to and from university circle during the daytime, but it's a bad idea to be outside of this complex at night. Also importantly, if you live here and work in Cleveland, you have to pay 2% Cleveland tax PLUS 2% East Cleveland tax, which really adds up! So keep that in mind! You pay electric, gas and water, which averages about 170/month averaged over the year. Many of the units require income certification through the HUD program, so be prepared for endless paperwork. It took me a couple of months of back and forth emailing to qualify before I could move in. In addition, you have to provide the same paperwork every December to re-certify, so it's a huge pain. The units themselves are pretty new (2012). The layout is pretty good and there are plenty of bathrooms! The first floor 2-car garages are great, but will not fit large trucks or SUVs. One of the two spaces in the garage is particularly small and only fits a compact car. Snow removal is hit or miss. During the worst snowstorms, they won't plow it until after I've already left for work. When we get a light dusting, I have the pleasure of being woken up at 4am by the snow plow... The units are decently well-insulated. Good A/C and heat. Great water heaters for long showers. Cheap laminate cabinets and countertops. Low-end appliances. Poorly-installed, cracking floor tiles. The front bedroom is extremely noisy with all of the buses and ambulances traveling on Euclid Avenue. In addition, there are also random shouting matches between people who loiter outside of the barber shop/restaurant across the street. The rear bedroom is much quieter, but you will hear the trains.

UPDATE: THEY HELD MY MEDICINE HOSTAGE…read more Monday 2/8/2021 Marissa and the office stopped answering my phone calls. I tried to contact them regarding a package that was supposed to be delivered to me but was in their possession. The package contained medicine that I needed over the weekend. They held my medicine hostage until after 5PM and did not respond to any of my messages until close to then. 1/25/21: Maintenance came back and tried to fix the fridge/freezer. It stopped working again that night. Electricity to the left side of the apartment including lights and outlets went out round 5PM. I missed an organic chemistry class because the wifi is only able to be hooked up on the left side of the apartment. 1/26/21: Maintenance came and tried to fix the fridge/freezer again as well as facetimed an "electrician" and worked on the electrical box. He said the fridge was now connected to another outlet and if it went out again I needed a new fridge. That night half the apartment's outlets, lights, etc. went out. Marissa told me that I should put my food in the fridge because I had been forced to eat out everyday so far. She said if the fridge/freezer went out again, they would be able to put a new fridge in that night so my food would not go bad. It went out an hour later and Marissa said it wouldn't be available until Thursday at the earliest. 1/27/21: Marissa told me the fridge wouldn't come until Friday. Bedroom, hallway, kitchen and left side power alternated going in and out. The washer/dryer went out. 1/28/21: Maintenance and "electrician" both came over. I told Marissa noone can come in my apartment without two masks on. She said they would wear two masks. The electrician walked up the 3 flights of stairs and came to my door without any mask on, only leaving to put one on after seeing me (I said I would not be there). They worked on the apartment and I stayed on the deck to make sure they wore masks. It got too cold (22 degrees) out and I asked to have Marissa call me when they were done. Marissa called around 10:30AM and said they had fixed everything. I got back to the apartment and more things were out than when I had left (more outlets, the washer/dryer, microwave, oven, lights, etc.) Marissa said they unplugged the A/C. Marissa said she would credit my account for this week's rent. Marissa said that they would try and move me into a new apartment the next day. She said she would stay in contact after 5PM. We sent a text to the number she had been incontact with that the heat went out but received no response. When I got to my apartment the temperature was 42. It then went down below 38 degrees the rest of the night. I had to either sleep in my car or take a chance on the apartment. When I woke up the apartment was at 48 degrees. ...
