I imagine many of you reading this are considering leasing an apartment with Integrity. If that's the case, I hope you will read this review to the end. I moved into this building in fall of 2021. My first year or so living here was very pleasant. Then, Integrity Realty took over the property and things very quickly took a turn for the worse. Among the ongoing issues I experienced were: -Laundry room not maintained in working order. Standing water and at times dead animals like chipmunks were left to fester. Repair requests dismissed or ignored. -Frequent interruption of water service with NO notice. Office staff unresponsive or (if reachable) outright rude. -One long stint in the spring of 2024 where the entire building was without water for multiple consecutive days. -Heat not turned on when temperatures began to drop in the winter and email/voicemail inquiries about when it would be turned on not answered. -Maintenance requests not handled promptly and follow up emails/voicemails to the office not returned. Yvette, Kia, and others in the leasing office were rude on the rare occasions that they picked up the phone. They would deflect responsibility and gaslight. -Front stairs to the building were broken and, again, work order marked complete without any work done or any communication. We were unable to use the front stairs and therefore the front door. The repair to the stairs themselves was not complete until almost 4 months later, and the surrounding wall was not repaired until late July. I contacted the City of Cleveland Heights about this one, believing it to be a hazard to our safety as residents in the event of a fire or other emergency. ****Finally, in April of this year, two men attempted to access my apartment without notice or permission while I was home with the door deadbolted. This went on for a period of a few minutes, interrupting a work call. It looked and sounded like they were trying to force the door, frustrated that the keys they had weren't opening it. I told them to leave. I contacted the office who denied knowledge of who the men were and how they obtained building and/or door keys, so I ended up calling the Cleveland Heights Police Department. A person from the office later got back to me and stated that they put two and two together and realized that these men were sent to the wrong building and were supposed to be clearing out and rehabbing an apartment (presumably an eviction) with the same apartment number in a DIFFERENT BUILDING NEARBY. This negligent mistake on the part of Integrity could have resulted in the loss or damage of my personal belongings had I not been home to intervene.**** Unfortunately, this happened ****second time**** with a different "vendor" coming to my door and trying to let themselves in with keys. That time was early in the morning, and I was just getting out of the shower. The door was once again deadbolted, so they were unable to get in. I asked them through the door, when I heard them trying to enter and failing due to the deadbolt, what was going on and they replied they were sent to rehab an apartment. I called the leasing office about this; my call was NOT ANSWERED AND NEVER RETURNED. I also called and emailed the Regional Director, who admitted during our phone conversation that the men were there to do an apartment cleanout and acknowledged the serious risk that my belongings could have been thrown out in a dumpster had I not been home to intercept. By this point, I was living in fear that this would continue to happen, and I was already stressed out by the existing issues with frequent water shutoffs and lack of maintenance. Since January of '25, I spoke multiple times with one Regional Director and emailed with another Regional Director, attempting to find solutions to my concerns. Even when they admitted that things were not going as they should be, no actual solutions were offered to me. My impression of Integrity is that they are all about collecting their money while actively dodging their responsibilities by avoiding phone and email communication, closing out maintenance requests with no action, and providing untrue or incomplete information. In my opinion and experience, they failed to uphold basic standards, norms, and common sense, leaving their tenants to just deal with it until they get around to it-- if they even answer the phone. read more

Evette the property manager is rude, unreliable, and does not care about tenants. it's -6 degrees and my family has not had consistent heat since we moved here. The office consistently lies about fixing issues. Worst decision i've ever made. Save yourself the stress and don't waste 1,400$ living in these slum buildings. This leasing company is super unreliable. I was very excited to live in my apartment as it was my first apartment but unfortunately, I cannot wait to finish my lease and move somewhere else. Here are my main reasons: 1) NO parking. When I signed my lease, I was told that I would be on the waitlist for a spot but was promised a spot somewhere between June-July and it is now August and nothing. I ended up purchasing a parking permit in the city lot just a minute walk from my apartment and what happened? My car got broken into costing me double my rent. 2) Communication is unbelievably horrible. I am pretty sure that the turnover rate on employment for them is very high. Every time I call or email it is a different person and the last person has "left the company"...that is IF they answer the phone, which is 1 out of the 10 times. 3) Communal washers and dryers. THEY DONT WORK! I almost broke my thumb one time trying to push the button in. It is nearly impossible. It also costs $2 for just a wash and $2 for just a dry. 4) Bugs and pests. Constant drain flies, mice traps everywhere, spiders, ants...any bug you could imagine! 5) They do not clean after the last tenant has moved out. The previous tenant in my apartment clearly had a cat. The hair was EVERYWHERE. I am allergic to cats but didn't think it was going to be a problem moving in because I was under the impression that they would clean after someone moves out???? It is truly sad to see a company with SO much potential go down the toilet. read more

This company is almost virtual. They don't even aswer prospective tenents requests! We visited their vacant property on South Woodland Rd in Pepper Pike this morning. A dream home for us, except that the rent-café link they send us to fill out the renters application is not working. Nobody is answering phone calls or emails. No answer when we contacted them back in May to rent this property, And now, they want us to move in right away! When we ask questions, the answer is always "the corporate office is in charge', we can't answer you". Too many grey zones in this business relationship, and too many bad reviews. This company is awful and they aren't responsive! They have so many signs outside of properties yet they never get back to you when you inquire about an available unit. I met with one girl before she was very ghetto and rude! She didn't follow up and when I did she didn't answer my call. These people aren't even reachable very disappointing to have so many signs in yards yet not be reachable! The management needs to be interrogated. read more

"Integrity Realty"- the definition of irony. More like Crooked Realty. Do not rent here. You'd be better off living in the parking garage across the street. -They continued to charge us for parking, even though the blocked off the parking lot because they are building another building there. So we're continuing to pay for something we can't use. They won't take it off our bill. -They refused to fix exterior lighting issues, leaving the stairwells and outside of the building in darkness. This led to a rash of break-ins and thefts, including our apartment. The burglars smashed through our window, and they took weeks to fix it. WEEKS. And they never did fix the exterior lighting. -The washing machines were broken for more than 8 months. Get a boyfriend/girlfriend who has a laundry machine or get ready for the hassle of the laundromat. -Accessed the unit with no notice more than once. One time they stepped on my cat's tail and broke it! He has a crick in his tail to this day. Live literally anywhere else. read more

Absolutely loved the location and the buildings. The prices were completely affordable as a student and the communication by the staff was outstanding. Keyshauna was especially exceptional at her job. She was extremely informative and insightful in regards to the apartments that they offered, the surrounding area, and for multiple questions in regards to public transit. While I initially decided to not go the with the apartments in due to no renovated options being available; it was within 10 minutes of leaving the complex that I received a call from here with information regarding one that had just opened up. If you are looking to find an apartment with a lot of space for a great affordable price I highly recommend Integrity and would recommend anyone and everyone to do it through Keyshauna. read more

AKA "Integrity Management" or "Integrity Heights Apartments" in Cleveland Heights, OH. These clowns have neither integrity nor management skills. None. I rented an apartment starting in 2006 that was sold to this company only 2 weeks after I moved in. They did absolutely nothing to make me feel welcome; I think "nightmare" would be a better term. Here are some highlights from my experience: - The original maintenance man was named Jose. He was nice enough, but didn't speak or write more than about 3 words of English, which made getting service nearly impossible. - They once left me WITHOUT HEAT for TWO WEEKS in the dead of winter. They sent a guy with tools to tear apart my radiators. Turns out, the flame went out on one side of the boiler in the basement; all he had to do was relight it. Yeah that's right, the boiler was the like the 12th thing he checked, not the first. I wanted to murder someone after freezing for so long. - The "Integrity" office rarely returned my calls, and consistently failed to put information in writing when I asked them directly. At least 60% of my maintenance requests were flatly ignored. Turns out, they had a policy that all requests from ME had to be in writing! How's that for a joke? - Parking was not included, and street spaces were extremely limited. Thus I had to pay $30/mo for a pass via the City of Cleveland Heights. These are available on a 90-day minimum, first-come first-serve (and they're rude if you question that policy). So I spent the first 3 months struggling to find parking in on random streets 4-5 blocks away. When I did get a pass, I had to spend a few winter months parking on the roof of the Coventry garage, digging my car out from giant snow drifts. Eventually I got a pass for an uncovered, unsecured lot only 1.5 blocks from my building. Carrying groceries home sure was fun... not. - They once tore apart the roof of the next-door building. My windows were open and it coated one side of my apartment with soot and ash. They paid to clean it up a few days later, but they could have, you know, checked in the first place. Ah, but who expects WIND on top of a 4-story building? That requires half a brain. - They once accused me of skipping a month's rent... more than a YEAR after the fact. Yeah that's right, probably 400+ days passed before they even bothered to balance their accounts, and even then they made a major mistake. Took 2 weeks of angry phone calls to straighten it out. - Laundry was in a separate building. Saving up quarters and carrying a basket through the snow only to find both pairs of machines occupied was not fun. Eventually they switched to a shitty e-card, so I started trekking to a laundromat. - A hole formed in the roof above my bedroom one spring day. Water seeped through and soaked the ceiling, which of course collapsed and made a mess of plaster & rotten wood debris. I spent the next month with a bucket there to collect rain. They "fixed" it at one point, only for the exact same thing happen again less than a week later. I moved out before it was genuinely repaired. Ever had a foot-wide hole in your bedroom, open to the sky? It sucks every bit as much as you can imagine. So there's "Integrity Realty Group" in a nutshell. As near as I could ever tell, it's owned by a pair of lawyers who enjoy buying old apartments and ripping off gullible college students who can't afford lawyers of their own. read more

To say these guys are horrible landlords is an understatement. The deception started when I toured overlook park. They showed me the first floor unit and I liked it. When I was about to sign they found out it was taken there. Fine I signed for the same unit on the 4th floor. Turns out the elevator didn't work and they never fixed it! The worst thing was I didn't have hot water for over a month despite complaining 5+ times. They don't care about breaking numerous OHIO LAWS. Never rent from them. The worst apartments I've ever lived in. They started a complete renovation in the apartment above without any warning. I have a 10 month old baby who hasn't been able to nap in a week. The workers above are so loud they put a 6 foot crack above our ceiling and now a 2 foot hole has just been made in my sons room above his bed. Thank god we weren't in there or the parts of the ceiling that fell could have seriously injured or killed my son. The property manager and the workers raced into my apartment without any notice and went into my sons room and covered it real quick so i was unable to take pictures. I do have videos of the extreme loud pounding and scraping that goes on 8 hours a day. And a pictures of the cracks in the ceilings. I asked the property manager several times to work with us and the only thing offered is to move to another apartment for 300 dollars more. I can barely afford rent now , there's no way I can pay more and it's their fault this is happening. They could at least offer to put us up in a hotel or move us to another apartment for the same amount of rent. I am being forced to drive around with my son 5 hours a day and take naps in a parking lot because they won't help us. Also the apartment was dirty with brickdust when we moved in, they tried to "hide" piles of dirt behind the crappy 2009 dryer that has been broken over a week with 2 failed attempts by maintence trying to fix it, and we were told to buy a laundry card and pay to do our laundry now. They only refunded 10 dollars for the card itself. My dishwasher is broken and they've tried several times to fix it and can't, so they just leave it how it is. The towel holders in the bathroom both came off within 2 months of being here. The sliding door that covers the washer and dryer area has come off twice. The heaters don't work, so maintence gave us a tiny heater for our room which they've already asked for back and it's the middle of winter. Also the appliances were put badly u can't open the oven al the way because the brick wall extends out too much. I can't open the drawers to my kitchen table because the fridge is in the way.. the floor was out in poorly with gaps in between them. The whole place looks very cheap and is very outdated for supposedly being "newly renovated ". This has been a nightmare the 6 months we've been here , hope this helps for anyone interested- run and don't look back! Hopefully our situation gets resolved soon, otherwise legal matters will be taken. Places smells like sulfur and natural gas. They said it's because of the soil around the apartment building. My boyfriends mother gets a headache from the smell every time she comes over. Apartment is pretty bad in general. "Expensive" looking countertops in kitchen just stuck on plastic that started to peel off month after we moved in. Our place is infested with ants and even after exterminator and multiple traps still a huge problem. Overpriced for bad quality basically. I'd suggest you look to rent somewhere else it's not worth it. They're nice at first to get you to rent buy afterwards just like the countertops you realize how fake everything is. read more

Since its an old house the heating bill is almost 200+ every month.. also there was a horrible coackroach problem when I first moved in and the problem wasnt solved for about 3 months after I moved in. Also havnt fixed the water damage hole in one of the rooms and wont return any of our calls. I tried to get ahold of her when I got a new roommate.. no call the roomie tried to call to turn in her background check.. no call tried to call to see if we could get another dog.. no call She only gave us one phone number to reach her no other form of contact and the phone keeps ringing and you cant leave a message. read more

If I could give Integrity Realty Group ZERO stars I would. They bought my building from my landlord (who wasn't great but he was benign and helpful to a degree) and from there things went south. They treated existing residents like second class citizens, refusing to return calls and to respond to emails. They refused to maintain most of the building. Worst landlords EVER read more

Oh the irony of their name. This is a terrible leasing agency. As others have stated- they are nice in the beginning to get you to rent and that's it, after that they won't return calls or e-mails. We rented for a year in Cleveland Heights in an apartment that was new which is why we picked it. The first problem arose in the fall when it started getting cold and the heating system kicked in. The noise from the pipes was so loud every time it kicked on that it would wake everyone up, including the dog. We got a noise machine and ear plugs but still it kept waking us up. It banged so much that the paint from the pipes started chipping off and covered the floors wherever a pipe was. We called over and over and they said they would look into it, kept sending people over, but it didn't stop until the heat was on for good. In the spring it started up again: Their response: normal boiler noise, can't do anything about it. When we asked why they didn't tell us about the noise before we rented the apartment they said that type of noise was normal with heating systems so they don't warn potential renters about it. They also do not shovel the walkways to the entrance of the building or to the garages, we had to do it ourselves. The driveway to the parking garage was blocked so many times that we were often late for work. You have to call them when your garage is blocked and by the time they answer the phone and send someone over you'll be very late so you have to deal with it on your own. Thankfully, we have moves out two months ago and now are trying to get our full security deposit back. When we called to ask about it- they couldn't figure out why we didn't get the full amount back. They said they would call back within the hour... Please, save yourself the aggravation and avoid apartments with this leasing company. read more

I lived in one of Integrity's property for a year (the Jessica). After my year there, I decided to move out. Here are all of my positive and negative experiences: Positive- 1. The building itself is beautiful and in a wonderful area. 2. Some of the maintenance men are really nice and very quick to respond 3. I had to call the emergency maintenance number twice, and both times the response was quick and accurate. 4. Comparing our specific property to some of the others in the area, the building we lived in had a really nice laundry room and was overall kept up well. 5. The neighbors were very quiet. Very rarely were there parties or disturbances late at night. 6. Our move out procedures were painless and we received our entire deposit back. As a note we did thoroughly clean and hadn't caused any damage, but at any rate they didn't make it a hassle for us. Negative- 1. The first negative encounter I had was with our air conditioners being installed. They asked to do it themselves for liability purposes. We called and requested they be installed and they told us to leave them under the windows we wanted them installed in. After one month they were still not done and we had to call multiple times to get them installed. 2. Parking. The first spot I was assigned was absolutely awful. It was a driveway that only housed two cars and I got blocked in or blocked out more times than I can count. No one came around to enforce the "tow away" signs they have posted everywhere. (As a positive, I asked to be reassigned and Marissa was very quick to respond and got me a new spot after about 3 months of me parking there.) 3. The steam heat. I really enjoyed the steam heat, but they control when it comes on and off. The first time it came on, the radiator in our bedroom was SCREAMING for the entire night and we could do nothing about it. Maintenance came out really promptly to fix it but it ruined our night. 4. Our building has several steps leading up to the front door. During the winter, there was a weekend where they did not salt or shovel the steps. I walked down one morning going to work and fell all the way down. I wasn't hurt thankfully. My boyfriend and I walked out the next day, being very mindful that they were icy, and he still fell down. I contacted the office about the incident and they came out the next day to fix them. 5. I'll try and condense my last few points into one: the leasing office. The people that staff the leasing office are subpar. I would email the leasing office and not hear back. I emailed them to ask about security footage when my car was hit in our lot, and they never got back. I emailed them when my door was left unlocked after a city maintenance inspection, and they never got back. I emailed them to ask about my parking space getting reassigned, and they didn't get back for weeks (Marissa did, though). When Marissa reassigned our space she told us to go into the office to get our new pass, and the ladies in the office had no idea what to do. They were generally unpleasant people and I very much did not enjoy going into the leasing office for any of my issues and tried to avoid them at all costs. Overall, I wouldn't consider this the worst living experience. Most of my days, I went unbothered by my leasing company. However, there were so many instances where I needed their assistance and they let me down almost every time. I didn't hesitate to fight for what I needed but I'd be lying if I said it wasn't a bit exhausting just trying to get what you need from them. If you're the type of person that doesn't want to contact their leasing office for anything, then I'm sure you will enjoy the area and their facilities. If you foresee yourself needing help from your leasing office at any point, I would look elsewhere. read more

We are very pleased with the apartment choices that Rich and Dani offered to us today. The apartment are in much better conditions than that we have seen previously elsewhere. It shows the commitment of quality by Integrity Reality Group to maintain their property in good shape that I can comfortably live in during my study at Case. I also appreciate so much the assistance from TK to make the application a sound one. I am looking forward to my new life in the new apartment. read more

As far as leasing agencies go they are on the better side of things. The staff is very friendly. Less important things won't get done the first time you ask, but every time I've asked a second time it gets fixed with in a day. The building was nice, clean, and had excellent heat in the winter. My one hot water issue in the kitchen sink was fixed with in two days (they came the first day but had to order parts). They have a lot of options to choose from in terms of location and housing so they can probably offer you something that fits your needs. Overall I'd rent from them again if I was still in the area. read more

Stay away! They are one of the few landlords around that allow pets, and they sure make you pay out the nose for it. $200 pet fee, not deposit, fee. Plus $25 a month in "pet rent". Also their hours of operation are more like a general guideline. No guarantee you will actually be able to reach them by phone or by going to the office during business hours. There's also no guarantee there will be any spots in the lot they sell you a parking pass for. They do keep the building and grounds reasonably clean, but you will be paying for that too. Rent increases every year (standard, but not worth it). And good luck if you want to use their brand new shiny laundry facilities. There's usually only 1 working machine. My unit started at $600 a month. Two years later they were trying to rent it to the next person for $750. Padding your pockets much, guys? Maintenance requests: be prepared to call many times. Many many times. Enough said. Get the name and dates and specifics (in writing if possible) of every single thing anyone in the leasing office tells you. Trust me, you'll need it. They'll say whatever will make you happy to get you off the phone, but then not communicate it to anyone else in the office and play dumb if you ask them about it later. God help you if you want to ever leave. They will show your unit. And show it. And show it. And when you've had enough privacy invasion, they'll show it some more. You're also expected to remember everything buried in the fine print of your lease paperwork when you first move in. Since that's not a reasonable expectation of any human being, and since you won't even know about it until long after you move out, you can expect some funny charges taken out of your security deposit. My son graduated from CIM 2yrs. ago... I'm still trying to get our deposit back (there is no reason for keeping it outside of profit). I've been calling since that time... No return calls, emails or text messages. They finally picked up the phone because I hid my ID. Then, they send me a form that requires both signatures of the tenants (One in FL, other in TX). Now it's hoop after hoop. DON'T RENT FROM THIS GROUP with NO INTEGRITY... NONE!!! Oh, and I'm taking back that star :) read more

My advice, find another place to rent, please don't sign that lease! I'd give them a negative star if I could. This was my real life experience. My one mistake, I really fall in love the house and location in spite of its run down condition. (ie: I called maintenance because there were trees growing in the gutters!) But I paid high rent to deal with high levels of stress and fighting hopeless battles. In one documented incident, I was charged for services because of a problem on something that was under warranty. I spent hours on the phone with the manufacture, the contracting company and the owner of the contracting company who did the work before I move in (who confirmed the services were under warranty and would have been done at no cost if the owner or leasing company called them. The contractor also sent me copies of the manuals they said the leasing company should have provided because I lived in the house). I missed hours at work to make calls to contractors, tenant attorneys, and researching tenant rights. The only contact I ever had was with the property manager. I tried to file a complaint but no one answers the main office phone. So I spent countless hours writing letters disputing the charges, with my documented research including, names, phone numbers, dates, times, only to run in circles again with the same property manager. (Are you feeling stress?) Later they docked my security for things that never existed or were a result of their neglect. I have NEVER posted a review but this was some of my experience, you decide. I read similar reviews beforehand, but I was in a bind at the time and had no other option. Find another place if you can so you're not writing a review in a year! Bedbugs and roaches at the 2744 Hampshire Rd. Building. We know that we absolutely did not bring them in. No parking. Fire escape is a nightmare; be very careful, as one of the steps collapsed when we were moving in. Office staff is difficult to deal with; maintenance staff are prompt and helpful. When they offered to extend our lease another year, they raised the rent price $15. Fair enough, but when we turned them down they advertised our original rental price to new tenants. Building is showing its age; fuses in the kitchen blew regularly. Do not recommend. read more

I will not recommend integrity to anyone. Their price is ridiculous for the quality of their apartments. Most of their apartments are very old and broken, yes by broken i mean your door knob can fall out of no where, the doors won't fully close, the wall and the floor are not well aligned, etc. worst part is they try to rip you off when you decide to move out, they will try everything to get as much money as they can out of you, one of the reasons they gave us is "you need to pay one more month if we can't find someone to live in your apt after you moved out". So being their tenant, you better be ready to take the responsibility to find sb to lease your apt after you leave, cause integrity staff get paid for sitting on their asses doing nothing. read more

I totally agree with the above reviewer. I moved into the apartment on Lennox in 2009 and have stayed there until now. I never renewed my old lease but went month to month and boy was that a mistake. - after one year they still had never fixed one of my appliances that never worked, just kept saying "next week" -I had water and some black stuff pour into my medicine cabinet and they never did anything -I don't think the apartment was ever painted since the 90's -furnace is is the main living area, so it's loud!! -kitchen was updated, which was nice but appliances didn't always work and no one knew how to fix them -the water temperature for showers is a joke, it scalding hot one minute and freezing the next and you can't adjust it since the controls are only half working and the shower itself was a joke -the workers seem ok, the manager ment - not so much -they try and push illegal practices because they figure the students are too gullible (definitely agree here with the reviewer above) -the floors are old wood that you sometimes feel like it's going to give away at any moment -the rent is far too high for the small space you get -look around there are much better places with much better management -run, don't walk from this place read more

I will keep it short and sweet, I am sure there are some people who had positive experiences with this company because they had the good fortune of nothing going wrong during their stay, but the fact is when anything, and I mean anything needed to be done or something went wrong integrity completely mishandles it. Honestly, dont give this company your business. I have many stories that would waste your time to read but I finally got out of there and they still owe me hundreds of dollars from wrongful evictions and wrongly charged late fees (that occured because they filed my rent checks in the wrong person's file, and cashed them! they assumed they were being double paid and didnt even think to see whose name was on the checks!). These people are incompentent, dishonest, lazy, and I would have to call them crooked. there are plenty of companies in Cleveland Heights, please dont give your money to this one. read more
