I initially only had him booked for our ceremony, but we got so much more time and more pictures than expected. Agents are not allowed to publish "city park " photos that are not "HOA" parks for private use, and adding landscape and grass to a bare yard are also apparently considered off-limits with Metrolist, even with actual and stage-labeled pics in succession! Todds Foto folks took all these photos for us at their choice, and we had to remove those mentioned after receiving a warning from Metrolist. Our MLS says you can stage, but not enhance your photos :-) Lesson learned!

I felt relaxed & confident in front of the screen. What made it so much easier, even though I memorized the script, was having the teleprompter right there within the face of the camera (IPad) so all I had to do was read the script & it looked as if I was looking directly into the camera. Mike operated the camera & interviewed me at the same time, which went smoothly in one take, but we did 2 just as backup. We shot at the golden hour, around 3pm, which made the video/ photos turn out stunning! He also took shots of me posing in workout stances to assist the verbal testimonial. He had good ratings on Yelp and elsewhere locally & did homes for sale pics. His pics looked good. We started the process to get him on contract for the job. I started over a month in advance as I was going to be out of the country for 3 weeks during that time. His tracking of communication was lacking. He kept pushing back on the exact day I needed the shots done while going back and forth on e-mail while I was very busy out of country. I was right & he was wrong about it because I clearly remember what we agreed on because I had the higher vested interest whereas he had to track other jobs as well. So I just gave up and relented. I needed it done on a Friday so that I could list the house on that Saturday & had a housekeeper scheduled for Thursday to clean the whole house. I had to move that all up a day which cost me an extra day to get the house ready for the shots. He knew this yet passively complained about the fact that I was still moving furniture around that morning after the all day cleaning the day before. He took the shots & they were as expected-again-not rocket science and matched what one sees on other quality home listings. Then he sent me the link w/password to download the pics. Guess what? The file sizes were HUGE and thus unusable to upload to Craigslist or Facebook Marketplace-WTH? They were all at least 25-30 mbs. or more! So I had to contact him yet again after the job was done to get normal sized shots (1-2 mbs.) and did get them. Overall, in closing, during a time when I, as a certified Project Manager Professioal (PMP) was juggling an overseas trip and getting my house ready to show, well, dealing with his peccadillos was far from fun so buyer beware.

A lot of…read morethe positive reviews on here seem to be from the owners that Wayland provides a "great" customer service to. Almost all of the negative reviews are from renters. Be aware, Renters! Unethical, poor communication, lack of professionalism to do their job efficiently and one sided customer service. Renters to these 3 individuals are nothing more. They dont realize that renters are the ones that keep their business operational with cash flow. During our last few months before the lease expired we received a rent increase notice to roughly a $1,000 more than what we were paying. After a quick search in our area it was obvious that a number of houses for rent dictated a much lower market rent than what we were currently paying. We were basically pushed out so that the house could sit on the market for a future resident willing to pay the outrageous increase amount. Which was fine, Marina (The Dunes) isnt that great of a place anyways, so we gave 2 months notice and planned our move with plenty of time to spare for getting the house professionally cleaned including carpets and misc items. They asked if we could leave the garage shelving I had built and we agreed to. It gave them value, plus they used the threat that if I wanted to remove them that it would be a charge to repair unfinished garage walls, kind of a joke to me, so I said that's fine. Things seemed to be going ok, until we got a notice from Melissa basically asking for us to leave the house on 3 targeted days of the week so that they could ensure that during their tours that no one else was in there, to give the future residents time to see themselves living there. We had a dog and lived there full time, so I responded with something like that's not realistic for us, sorry. To which we were told they would just have to serve a 24 hour entry notice and make it work for them. Eventually we got past this issue but it was our first indication that things wouldn't be as smooth as we hoped. Skipping forward to our actual move out. Prior to posting this, I tried to contact Angie and Ashley for them to reconsider the charges but unfortunately they doubled down on justifying roughly a $1,000 invoice to do "light touch up paint" on one wall (2 marks) in the closet. So. Ive resorted to this. Below I will be including a paragraph from my email to them to share some insight of the context, to which Im sure Ashley will respond to this review with some kind of false facts to give herself the ego boost she needs. To Ashely and Angie; "I even went as far as taking pictures of the backyard for her (Angie) and taking measurements of the garage for one of the possible future residents. I managed to have the house professionally cleaned before our move out date and gave you early 2 week full access. You took all the way through the maximum time allowed to return our deposit despite how little there was to do, despite how much extra time you had. You hired a handyman to work beyond their limits because it made your job easier. You neglected to inform us that we accidentally left property (a large expensive mirror on the wall) behind and instead decided to keep it as permanent fixture for the house. How unethical is this? What was it that we did that made you decide to treat us this way? Absolutely nothing, that's just the character of who you two are." They will not give us the property back, I received a response from Angie that said the Owner of the house has made their final decision on the matter and the item will not be given back. My message to future renters, do not believe that you are valued. See through the fake smiles and empty words, they'll mean nothing eventually. We lived there for almost 2 years and paid rent on time, kept the house in nearly perfect condition, dealt with issues on our own. What else could you ask for from a renter? Good luck if you decide to rent with this group.

When it came time for us to seek assistance from a property manager for our own investment properties in Carmel, I knew right away who I wanted to choose for the job. We own 2 homes in Carmel Woods as well as residential & business rentals in downtown Carmel-by-the-Sea. As 3rd generation Carmel born & raised, we believe that being neighborly as well as being professional is important. Our properties were a lot of work to do by ourselves for so many years. We find that we can now travel and enjoy our time rather than dealing with all the rental details for those properties on our own. I took over the task of finding a photographer because it was too stressful for her from states away. My sisters mean the world to me and knowing how important this was to her, I took the task very seriously. I messaged many many photographers explaining the situation. Some cost 400 for an hour and 10 final photos. (I'm sorry, what?) There were very many talented photographers, but I will be honest, once I spoke to these two, the decision was easy. The communication wasn't about what they required, it was about what we were looking for. We got two photographers for two hours for the price of one. The best part was that when I finally gave my sister a couple of options, she liked their photos the best (which was great because they were most affordable by a lot.) The actual photo session was incredible. Their demeanor was so welcoming. They made sure we were all comfortable. We brought silly props and had a bunch of our own ideas and opinions and they welcomed it graciously but also used their own creative vision which was great because they have the talent! It was enjoyable the entire time for all of us. The communication has been great, there's no limit on photos, they have great energy. We received a sneak peak yesterday of some of the photos and I am CONFIDENT that if you go with these photographers you will not be disappointed. I was so satisfied that I told them they should charge more. The response was that they wanted to be accessible to all families and couples. I don't leave a lot of reviews because I don't like to say negative things, but when something is great I want to shout it from the rooftops.
