I lived in a…read morefour Plex and the problems with a lot of the tenants did not follow the rules specially, with their pets, I was bit by one of the tenants dogs, who did not have the dog on a leash, and the dog didn't even have rabies shots. they wouldn't keep them on a leash they mis- treated the dogs leaving them home for 10 to 12at a time The worst was a man who owned an older pitbull, and he was great with the pitbull and then he got a three month old puppy left alone during the day of course it was a puppy, so it tore up everything..whining scratching cried, and then when he would get home and Scream curse, and beat the puppy .. I offered to buy the puppy for $300 and it was a free puppy just to get it away from him and the abuse .. Emily the property manager was aware of all this. He did not have the pitbull on the lease or the puppy. She could've just told him they could have the dog and we could've got it into a foster home .. the puppy did not have any exercise.. this man had extreme anger issues at the time animal control officer that would come out to do a welfare check because of staffing and I called the property management.. Emily, knew this puppy was being beat and she did absolutely nothing, he didn't even have one dog on his lease let alone 2 I ended up moving out of there but it was heartbreaking listening to that puppy being beat on a daily basis, and whine and cry all day long and then he would jerk it around on a choke collar. I still fthink about that dog and pray for it and hope it's in a good situation now. I don't understand how anybody could not advocate for that puppy. First of all the tenant was breaking the lease with the dogs and it's supposed to be a 40 pound weight limit but she had the chance to save a puppy instead of keeping it in a abusive home..

He talked to a neighbor and he said they did the same thing to him. They're trying to get him to pay for a countertop upgrade that had nothing to do with him living there. They're trying to get him to pay for a garage door opener that he never had even though he requested one several times do not run from these people, they will rip you off. we are in the process of taking them to court.

    This place was my only option to live when I had moved here from Wichita. Glad I don't live here…read moreanymore but I appreciate the availability at the time. Not a fan of management. Not a fan of maintenance work. When I first had moved in the tub was filthy, the counter tops were stained from many uses. Unfortunately I had missed the deadline to report the issues but when I moved out- I certainly did my best at cleanliness. I hired a cleaning crew to come in and clean. I paid for the carpet cleaning and pest control as it states on the checklist and was still hit with an $1100 bill. They don't consider the amount of time staying there but Thank goodness I bought a house and got the heck out of dodge. Whoever they use for processing payments do not communicate with each others systems very well. Also, if you have a left over balance to pay, they close the Payment portal on you and have you drive to Blue Springs to drop off your check or money order. You would think they would want the money as soon as possible at a more convenient way of doing it for their previous tenants especially if they paid on time. Management cannot handle 700-900 units. Clearly, based off the previous reviews this facility has. Yikes! Do your best to search for something better. Trust me.

    First let me start by saying that the Realtor that we dealt with and the majority of the…read moreMaintenance crew were very professional, friendly, and helpful but that is where it ends. We moved into one of their higher end rental properties in the Northland. The house was not our first choice but we had limited options at the time and we needed to snag a place fast. When we conducted a walkthrough I smelled a hint of dog or cat urine in the basement, I told the realtor who assured us that the carpets would be cleaned again. After moving in the smell of urine only worsened not only in the basement but upstairs as well in every room. We contacted Results and they did send a carpet cleaner over a few times which did nothing as the smell was just too intense to the point where it could of been a biohazard. One of the carpet cleaning crew told us that he had originally cleaned the carpets a month before we moved in and said that the carpets had smelled horrible and was surprised they hadn't been replaced. About 6 weeks later the carpet company finally lifted a section of carpet and discovered that carpets had been saturated in urine! Another two weeks and Results had the carpet company replace the carpets, which involved moving all of our furniture, it was not fun. If Results would have replaced the carpets in the first place and had not tried to cover up the smell this never would have happened. As everyone knows it storms quite often in Kansas City and during the first few storms we noticed two trees in the backyard that looked dead and in danger of falling. We called and e-mailed Results a plethora of times to see what they could do about the trees. Our neighbor even told us that they had been concerned about the trees and that the tenants before us had reported the trees to Results. After a few months Results sent a tree crew over to trim the large dead tree and removed the smaller tree. The large tree still remained a safety hazard and even one of the tree crew said it was mainly hollow and he was surprised it hadn't fallen yet. I reported it a few more times to Results and during a large storm in the middle of the night I heard a large noise on the roof, I got up and on the deck was a large tree branch. The large branch had broken off, landed on the roof, rolled off and hit the deck breaking apart the left railing of the deck. I reported it the next morning to Results as the deck was damaged and unusable until it could be fixed. The deck was already overdue for a power wash, sanding, and staining and now it was a complete mess. An insurance agent showed up a few days later to assess the deck and he said that Results would receive more than enough insurance money to replace the damaged side of the deck to include the unsafe railings. The deck sat untouched with a large branch on it for over a month, I contacted Results several times with no luck. Even after the branch was removed it took several weeks before someone showed up to repair the deck. The deck crew showed up and worked on the deck for most of the day and when I got home and looked at the deck I was shocked to see that he had used BROKEN PIECES of the deck to repair the deck! I called Results and they told me that the insurance company had paid them a minimum amount to repair the deck - totally opposite of what the insurance agent had told us. A few months later Results sent over a deck guy to look at the deck, he told us the deck was in need of some major repairs but that Results had told him to make due with what he had. The deck guy ended up putting a few brackets to secure the weak railings and stained the deck. The front lawn was a disaster when we moved-in, it was weeds on weeds! Results said they would send over a landscaper to reseed the front lawn but that never happened so I ended up tearing all of the weeds in the front yard which left just dirt and I put seed down. A few days later Results sent one of their crew over (not a landscaper) and he just threw seed on the area I weeded and other parts of the yard. We discovered there was a sprinkler system installed that Results had never mentioned to us. Results told us to go ahead and turn it on but seeing that it hadn't been used in years according to the neighbor I called Results and asked for a landscaper to inspect it. Results said a landscaper would be over to test it but they never showed up so after two years of renting the house we never used the sprinkler system. There were other times we called Results for other issues and had no response, it was very frustrating as we were paying a lot to rent the house. I blame the Management for the poor service as they only staff a small maintenance crew for thousands of properties that they supposedly manage! Before we moved out of the house they did hire a new maintenance lead and he seemed very organized and efficient so hopefully things have improved. Do not recommend.
