During the transaction, he were aware of the potential special assessment but failed to take appropriate steps to determine its extent or likelihood. When I later inquired why he didn't seek further clarification from the HOA, he responded in writing, "I would have been happy to do so had you expressed a concern about this." Additionally, he mentioned that the 22.1 disclosure contained "VERY general language, with no specific projects or amounts indicated." However, this statement is inaccurate. The 22.1 disclosure clearly stated that projects were under consideration, that a special assessment was possible in late 2024, and that the exact amount was yet to be determined. An experienced attorney should recognize the difference between generic boilerplate language and this disclosure, which presents a tangible, known risk. His responses demonstrate a clear failure in his professional responsibilities. As my attorney, it was his duty--not mine--to investigate potential financial risks and ensure I had all relevant information before closing. Rather than waiting for me--who is not a legal expert--to flag such matters, it was his responsibility to proactively identify and address any potential liabilities. Had he exercised reasonable care by inquiring about the special assessment, I would have had the opportunity to renegotiate the terms, request that the seller cover the cost, or reconsider the purchase altogether. James' failure to do so has caused significant financial harm of $20,240 plus interest. I do not recommend, he cost me over 20k from his mistake.

    I will start this review by saying that I am not one to leave bad reviews for honest, hardworking…read morepeople and businesses - however, this is a time that I am making an exception. I was referred to Michael Overmann by a friend of my Mother's after my Father passed unexpectedly. He had no written will, therefore we needed to open a probate account to manage & distribute his assets. We also needed to appoint an administrator of the estate, which ended up being me. Upon reaching out to Michael, he was very responsive and gave us the base amount of information that we needed to get started, but that's about where it starts and ends. My family and I were VERY clear from the start that we knew little to nothing about this process, and would need to be walked through step-by-step, which we were assured by Michael that this would happen. Any time that I called (and he actually picked up), we were rushed off the phone without clear answers, AND THEN subsequently charged for the call on our final ledger. After the initial opening of probate, we went legitimately several months, after attempting to reach his office to close the account, without hearing back. It took me writing an email through his free consultation form on his website to get a message back. Along with the above issues, there were 2-3 instances where he either sent mail to a wrong address, or failed to make corrections to addresses, thus delaying court dates. We were not charged for the extensions thankfully, but due to my aforementioned lack of experience in this area, this created a lot more unnecessary stress on my end. I didn't even hear from him once the probate account was open. I had to search on the court records page myself to find out - the same situation occurred closing the account, even after I requested to be informed of these changes. I don't know if it was just because he knew that we were blindly going to pay him anyways, or that my Father's estate wasn't very big, but throughout the entire process, Michael and his office could not have been more apathetic towards my family and our needs, during what has been clearly an emotionally draining time in our lives. Again, I do not condone ruining business' ratings on Google/Yelp/etc, but I feel that my experience with Michael Overmann warranted this 1 star review. DO NOT hire Overmann Law to handle your estate or probate account. He may be better in other areas, or if you are richer than my family, but his work is not up to par compared to other *honest* lawyers that I could have given my money to.

He has a calm demeanor which serves him well in complex legal matters where multiple legal issues intertwine. His best attribute is his methodical attention to detail. Rich will get to know you and your case and will use every advantage afforded to him by the law. My experience with criminal lawyers is the vast majority will " plea you down the river and take whatever money they can get out of you". I have worked with dozens of criminal lawyers throughout Chicagoland over the years and know many of them personally. Most will charge a high retainer while just trying to get you a decent plea deal. Not the case with Mr. Dvorak. Mr. Dvorak has a great deal of experience with the Illinois Appellate court and is not afraid to fight his hardest for his clients. I highly recommend him. I also caution anyone serious about using a civil or criminal lawyer to examine their work at the Appellate level. The vast majority of lawyers have very little or no experience at the Appellate level. This means they are likely not going to take your case very far, even if it is a winner. Recently Mr. Dvorak has had several high profile victories. He won one of the largest verdicts in Illinois recently ( close to 5 million dollars) and was featured in the prestigious Chicago Law Review Bulletin. Further, he won a complex eavesdropping ruling on another high profile criminal case. Get to know Rich before you see another lawyer. You won't be disappointed.
