OWNER BE AWARE! I would give them 0 stars if I could. Just look at comments from other landlord and just believe them. I have terminated the management with Mountain park back in July 2019. The reason being the payment every month 50% of times are late. They say either is there system is going wrong or manager is out or something like that. To repair a door knob cost over 400 dollars( the knob wasnt even changed), clean bird shit in balcony cost 130 dollars. Just think if one of the tenant break a fridge or something, I can't imagine the price for that. Right now, Mountain Park still owns me one month of rent, after email multiple time, they just tell me they are going to contact the accountant. Well, I havent received anything from the accountant for two weeks. Let's talk about the communication with them. They did not prove me with a phone number and only email. So they can choose not to reply at all, this instance happened in March where I send almost 4 follow up emails with no response(still have the prove). How about their office? Nobody will talk to you (except the receptionist) unless you have made an appointment, well you can't make appointment if they choose to ignore you right? Just think about that ... read more

Dealing with Mountain park real estate/property management has been northing but a nightmare. It all started when we rented a townhouse off of the rentfaster app from Mountain park property management. Our property manager was Stephanie. We moved into the townhouse on May 1, 2019. A couple days later, we googled the address to find the postal code of the property. We learned from the online search that the property was up for sale. We got in touch with the property manager, who told us the property had been up for sale for a year with no interest, and that it would not affect our lease. On May 4, we received a text message from the property manager saying she needed our email address to give to realtors. Shortly after this, the realtors started with several showings of the property, and it was obvious there was a lot of interest in the unit. Through the realtors and lawyers who contacted us about the property, we learned the property was a foreclosure, and because of that, our 1 year lease wouldn't last the 1 year we signed up for. On June 4, we contacted Stephanie asking about our rent, as it hasn't been taken from our bank account yet. She informed us she no longer worked for Mountain park. On June 6, 2019 we were contacted by the realtor who informed us that our home had sold in court, and we would have to vacate the premises by July 6, 2019. That same day, I began calling Mountain Park, asking to speak to the owner Warren Phipps, to find out what was going on, and why they would sign a lease if they knew the home was in foreclosure. Reception gave me the run around, and after several calls, I recieved a call from Warren. He lied and claimed his company had no idea that the property was up for sale. I called him out on his lie, and told him I have text messages from his property manager stating otherwise. I asked if they had any other rentals we could move into, and he said he would see what mountain park had available. No other rentals were available through mountain park. We began searching for a new home while contacting legal counsel to see what could be done about our situation. On June 24, 2019 I received a phone from Warren saying they would give us back our damage deposit early, on good faith that we'd leave the home clean and orderly. Later that day, Warren emailed my fiance, saying he had spoken to me, and that he didn't actually have the authority to give back our deposit and that the former owner was saying she still owned the property. We sent Warren a copy of the Court order supplied to us by the lawyer involved with the sale of the townhouse. I called and left a voicemail at the mountain park office on June 25,2019 to follow up. I never received a response. On July 2, 2019 I emailed Warren as we had not heard from him since June 24, when we sent the court documents. I received a sarcastic email from Warren about how he never received our email with the court order, and said he'd include a screenshot of his inbox (he never attached it to the email) In the email he said that a lady named Elaine would get ahold of us that day to schedule a walk through of the property and to give us back our damage deposit. She never got in touch with us. On July 3, 2019 I emailed Warren to follow up as we never heard from Elaine. He emailed back and said that no walk through was needed as it was a foreclosure and they would process our damage deposit and have it back to us within 2 business days. We moved out on July 3, 2019. On July 4, 2019, we received an email from Warren saying he would send an e-transfer to speed up the process. I received the e-transfer, and deposited it into the bank. On July 5, 2019 we received an email from Mountain Park stating we owed them rent for July, and they would be charging us an extra $100 as they were unable to directly take the money from our bank account. We had contacted our bank, turned off direct withdrawal, and flagged Mountain Park for any withdrawals over a penny. We are so happy to be done with this shady company! Stay away! read more

Dealing with them has been and absolute nightmare! I own a couple properties in Canada but have rented places all over North America and working with Mountain park has been the worst real estate experience of my life. They have charged exorbitant amounts for small issues, $400 to change a light bulb. While on the same property neglected to inform me of a water leak and a gas leak. They ignore emails and phone calls. They have outright lied in 3 cases I was able to get proof of by talking to the tenant and past tenant (tenants have shown me email documentation of conversations with mountain park, photos and videos from inside my unit). I would have saved money and a lot of grief if I had never rented out my property at all. If you are an owner or a renter please learn from my experience, just do not use this company. read more

If you hire this company to manage your property, you will end up paying almost all the rent you collect to these guys. Beside, if you need any kind of help you will not get it unless you pay three times the price. They put unknown unjustifiable charges on your statement every month for made up reasons. I should have been more careful when I first tried renting a unit from this company, they were very delayed to get me into the unit from the beginning (it sat empty almost a full month after I initially indicated I wanted to move in) due to poor email response and them needing to shampoo out a stain on the carpet. When I moved in the unit was not recently cleaned (oven was dirty, dusty, light bulbs needed replacing, scuffs and holes in the walls). During my term they were very slow to respond to emails and had high staff turnover. Luckily I had very little need for assistance during my 30 months living there. When I was moving out they admitted that they had no spare keys to the unit and first asked me to host the showings, then asked to borrow mine. Before I moved out and Andrew came for the walkthrough, I indicated to him that I had ordered a new shelf due to cracking, and that I could replace it before I left or they could replace it as I did not feel it was my cost to replace entirely (due to wear and tear). He agreed he would bring his toolkit to replace it. When I met him to pass over the keys he said the unit looked good (no damage), I had done complete cleaning (floors, fridge, baseboards, walls, etc.) and he would refund the deposit. Exactly 10 days later I get an email stating that the deposit was used for unit cleaning (dirty oven same as when I moved in, dust in the vents, finger prints on the fridge, marks on the walls) and adding on an absurdly high cost for the shelf replacement (literally only needed a Phillips screwdriver and 20-30mins to replace the cracked piece). I expected difficulty moving out due to the service I had moving in, but did not expect such blatant disregard for my deposit. I had never agreed to use a contractor to replace the shelf or for professional cleaning costs. Do not use this company as an owner or a tenant. read more

TLDR: MOUNTAIN PARK IS A TERRIBLE COMPANY TO WORK WITH. THEIR REFUSAL TO COMMUNICATE OR TREAT PEOPLE AS HUMAN BEINGS RESULTS IN MAJOR FINANCIAL LOSSES, MY SISTER IS OUT $3,000. GO ANYWHERE ELSE. LITERALLY, ANYWHERE. I'm not sure how they managed it, but Mountain Park somehow made it impossible to see the scores of bad reviews that were on Google just days ago. Whether you are a tenant or landlord, you are better off finding another company. Look at the BBB website and other ratings to see the issues that landlords are having, I can only speak from the perspective of a tenant. My sister was renting a place in Chestermere managed by Mountain Park. There was a minor leak that happened in November of 2017, and despite several requests for updates, no work was done on the home for months. There was a substantial hole in the ceiling above the kitchen, damage to the flooring, nothing really bad so my sister decided to sign a lease extension in Feb of 2018. A few days later, she decided she no longer wanted to live there and requested to withdraw the lease extension. The property manager refused to let her out of her lease, so we began to press harder to get the repairs completed. My sister was still paying the full rent of approx. $1,500, after all. The property manager, Rachel Waterston, gave many excuses as to why the work wasn't done, and admitted that she didn't even know the work hadn't been completed. She agreed to try to rent the place to another tenant, and said she would follow up on the work being completed. Over the course of the tenancy, Rachel provided insufficient notice. She sent emails saying someone would be attending the property the following day (less than 24 hours) and said if my sister wasn't home they would "just use the lockbox", giving my sister no opportunity to refuse the short notice. After numerous requests, she finally provided proper notice under the RTA by posting a notice on the door saying the contractor would be there for 3 days the following week, but the contractor never showed. When my sister asked what was happening, Rachel told her that the contractor had a death in the family and "surely you can understand that." As if my sister was a jerk for asking why (4 months later) the work was still not being done. Finally, we applied to the RTDRS to get her out of the lease and get money back for some of the costs she incurred as a result of the flood in the kitchen (food, etc. They had no access to their kitchen, living room, or dining room for a week and Mountain Park did NOTHING). Ultimately, my sister ended up moving out prior to the hearing, and they had another tenant moving in within 15 minutes of my sister driving away, without fixing anything. RACHEL WATERSTON showed up on the day of the hearing without a single piece of paper as a defence. She is by far the most smug and disrespectful person I've ever met in my life. After initially being adjourned, we were awarded approx. $3,000 from the RTDRS for damages, rent abatements, and return of security deposit. When we approached Rachel to discuss the payment timeline, she said it would probably take 3 months for them to pay the money. We are now coming up on 3 months since my sister left that place and she still doesn't have her damage deposit or pro-rated rent returned, let alone the $1,000 or so she was awarded in damages. RACHEL WATERSTON has told us the cheque was mailed out almost two weeks ago, but refuses to provide a tracking number. "Cheque's in the mail" is the oldest excuse in the book. Considering how disrespectful she was when my sister was a paying customer, it doesn't surprise me she's acting this way now but it is disappointing. You think that once you get that order everything is fine, but it looks like we'll have to go through the process of enforcement, too. If I was Warren Phipps (the owner of MP) I would be so embarrassed. We will be looking at filing formal complaints with the BBB, Consumer Protection, and RECA. These guys shouldn't be allowed to continue to operate. read more

After many late payments and inattention to my property I find, after a little digging, that Mountain Park has had its license revoked twice! The good news is that my agreement is no longer in effect because of the suspension so I am able to deal with my renters directly instead of paying this company to do nothing. read more

For anyone looking for property management Mountain Park is great if you don't need anything, if you require help you won't get it. After two years of service I needed help, what transpired next brought me to tears. The property manager seemed to never give me a clear answer, never return a call and was always unavailable. This company's attitude towards my situation and then my complaint was just disrespectful. No ownership, no cares. I'm still waiting for my call/email to be answered and the management is no better with following up. Because of Mountain Park I've lost time and a lot of money and have had to reschedule my moving back date in to my condo and no one at Mountain Park has shown any sympathy or acknowledgement of their errors. After my experience if I ever need to rent out my place again I will just manage it by myself. Do not use this company, save your money !!! Absolutely awful experience - was fine for move in but company lost their license - Which we didn't find out until the owner reached out to us (fortunately we had direct contact with the owner) to find they never received the rent from mountain park. We cancelled the direct withdrawal and resigned a new lease with the owner as ours was no longer valid. The owner will have to fight with mountain park for the lost rent and security deposit. Fortunately, the owner has been great with us and we managed through but I would not deal with the owner of mountain park - stay away. read more

My family has been renting a house managed by Mountain Park for over three years. Previously we've been very happy but this summer we have several major issues with the house that have not been addressed. Both my husband and I have attempted to reach someone with Mountain Park and haven't got a response, much less a resolution to the open issues with our house. WORST experience - BEWARE of this company!!! BY THE WAY, they sent my tenant a message saying "We will send you a $10 Starbucks gift card for a 4 or 5 -star review". Up to you to decide validity of reviews. If it is possible to give negative stars, I would for this company, it does not even deserve this one star. I had hired Mountain Park to manage my condo in Edmonton while I was living abroad for a few years, hoping that they can provide me with the peace of mind. The nightmare begins. I read some other users' reviews on their unprofessionalism, lack of response, and unfavorable terms for the landlord in the contract, and I wholeheartedly agree with them as I experienced the same. Here are some examples of this horrid experience and they are by no means exhaustive: - They would change property managers for my account multiple times throughout the course of the contract with no notice or explanation, who had no idea what was going on and no continuity. Mistakes were made as a result, which resulted in financial losses for me. - It would also take weeks to get a response and I would have to follow up a few times before I hear anything back from them. If you ask a question, they completely disregard it at times, some times, I would have to email the same question 3 or 4 times before they answer me. - You can never trust their word because different property managers will give you different answers and if they make a mistake, they will not take a responsibility for it. - The rep I saw once in Edmonton told me and I quote "I have no idea what is going on with your condo, you need to ask whoever your property manager is in Calgary for any details, I am just doing what I was told, put signs on your door, etc." It gives me zero assurance that no one on the ground in Edmonton can deal with matters should any emergencies arise. - I have since terminated my contract with them and they have lost some of my keys. They also couldn't find the keys when I was meeting them for an inspection and made me wait outside the building for 40 minutes. My tenant told me that they left my keys and fob with a nearby restaurant for her to pick up when she moved in. I cannot comprehend the situation and how irresponsible a company that is supposed to take care of your property can get. - Normally, if no issues arise, they don't really need to do much, they simply transfer you the rent. However, when there was a new tenant moving in, it was a nightmare. They messed up the payments (they told me it was both manual and system errors), and underpaid me after the new tenant moved in. I walked through all the numbers with them multiple times before they got it right. Why do I have to do their math to make sure I am getting all my money back? - They do not communicate to you anything that is happening to your property. They are supposed to use the online system to post documents, but mine has not been updated for over a year. I found out after the fact that they made so many mistakes and I was kept in the dark. They are not transparent in providing you information. - When I terminated my contract with them, I had to ask for every single thing that will help with the transition. The property manager did not care about me or the transition at all. One email response, "if you do this, you will owe us this much money." There was no help. They did not share information regarding continuity of the lease, that they lost some of my keys, when money transfers will be sorted. I had to follow up on every single thing myself and kept emailing to get responses. Wow, I cannot explain my frustration over the last 2.5 years when I was supposed to feel safe and have trust that someone capable can take care of my property for me. I gave them chances, but each time, I lost trust with them. They really just care about the money they can make while providing as little customer service as possible. This property management company is a disgrace. Slow to reply, impossible to get through via telephone and completely useless in times of need. I rented my property via MP for almost 2 years and eventually the term ended in a property abandonment. I was hoping I would get some help through a very confusing process but I left mountain park feeling as though none of my questions had answers to deal with a damaged property on my own. They mismanaged my property, allowing the tenant multiple days without paying rent, were unable to collect on damaged parts of the house during the tenancy and on multiple times double charged me for condo fees etc. The list goes on. I'd highly suggest avoiding this group. They solely have their own best interests at heart and will not be there for you in your times of need. read more

We had 2 properties being managed by this company. We were able to take the control of the first one soon we noticed this company does not perform. However, the other property we wanted to sell so we asked the property manager to ask tenants to leave by the end of their lease but because it was still winter and as per their recommendations we agreed to go to a month to month lease without them informing us the implications. They have not done any inspection for more than 1.5 years. The tenants had brought 2 huge dogs (breached the contract), haven't cleaned up the property for more than a year, and caused many damages and they were not even willing to leave which made us losing the selling hot season and this imposed us more than $40k worth of financial damages. Unfortunately, I recommended this company to a friend which he had a terrible experience with them too. I would never go back to them for our property management needs and would not recommend this company to anyone. Just to be fair, the last property manager performed well in the last 3 months for taking tenants to the court and have them vacating the property. read more

This company is terrible. They were managing my property in Auburn Bay. Could never get a hold of anyone when trying to call, not provided with any phone contacts for people managing my property and when trying to email it would take days for a response if at all. They let previous renters move out with house being disgusting and many things damaged. Then tried showing the house to new potential renters in that state. Waited 3 months for them to try and get it rented again, got letters from the city of Calgary saying the grass was so over grown they were going to fine me and all the while they were apparently showing the property but not letting me know the state it was in. When we finally decided to cancel our agreement with them we came to the city and found how bad they had left the house, asked where the damage deposit was and was told they gave it back to renters. Save yourself the money and headache do not use these people. read more

If you are looking to have a property management company for your rental, keep looking! As a renter I will not be renewing my lease on the property because of this company. So far within the month we have emailed multiple times and not received any support on missing necessities (garbage disposal codes, visitor parking passes, keys, mail box numbers). They have also taken banking information to direct withdraw but then send less than professional emails implying we are in the wrong on not transferring them rent (oh and they don't accept cheques). Emails were being sent to the other tentant and not the name on the lease, actually they were being sent just to the wrong email address. Now they are sending bitchy emails about switching utilities when we were never informed on who handles the utilities for the property. Pretty much have had a terrible experience with every person we have had to deal with within this company. For the sake of your renters, Find a more professional management company. read more

This posting is a word of warning to all home owners considering to retain the services of Mountain Park Real Estate (MPRE). Don't! Look elsewhere. My experience over the period of two years with this company for the rental of my modern home in Calgary was a living nightmare. Issues ranged from removal of my home furnishings into storage without my permission, long delays in communication, rudeness, not respecting the advertising of a furnished rental to name a few. Many of these issues resulted in unexpected expenses to me. I have written to MPRE about the questionable rationale of these additional expenses with a request for a refund. There has been complete refusal to refund me with responses that clearly demonstrate that management is not aware of what is going "in the field" in regards to staff communication with clients. In closing, MPRE appears to be a very poorly managed company with significant disorganization and communications issues. I have shared this post to help others avoid going through a negative & possibly experience. read more
