We found "our new home" late July. We got our own wonderful realtor, who walked us thru…read moreeverything. We jumped thru every hoop Agnes Shoenberger (the Seller's agent) tossed at us. We even spent the morning in the house with the very nice inspector. Back-to-back hurricanes held up digging up the septic. But after weeks of delays, it passed. We were told the roof would just pass, but needed to be replaced inside 5 years. Other minor things were discussed thru both realtors. Agnes seemed to drag her feet on things. So, we needed a second (2week) extension to get the appraisal. Not sure why that was held up. So, Agnes tells our agent she needs to give her, Agnes, our inspection reports (THAT BTW COST US OVER $800 NON REFUNDABLE) before she could give an extension. Heard nothing. More nothing. Still nothing. In the middle of the night, I got online and looked up "our new home" only to find it had been relisted. We were already packed and wanted to be in before the holidays!!!!! It starts: "BACK ON MARKET THROUGH NO FAULT OF SELLERS - WE HAVE INSPECTION REPORTS AND A 10K PRICE REDUCTION FROM LAST TIME!" First, it is my opinion that it IS the fault of Agnes and Castle Gate Realty. If this home was not going to pass inspection with flying colors, it should never have been listed as an FHA, USDA loan! Certain requirements must be met for these loans. Agnes Shoenberger, as far as I am concerned, wasted our summer by dragging her feet ( we could have spent all those hours finding a new home), pulling out at the last minute, never informing us she was re-listing, AND TAKING OUR $800+ INSPECTION REPORT, under, what I believe were false pretenses, and advertising that SHE has the new inspection report! I believe that if she took our inspection report to use for her own gain, she should send us a check for $ 800. Immediately. DO NOT USE CASTLE GATE REALTY OR AGNES. YOU'LL BE GLAD YOU DIDNT!

This is going to be really lengthy. To put it simply, Amanda is the best agent in NEPA. She's new,…read moreshe's hungry, but she's extremely knowledgeable and you'd never know she hasn't been doing this all her life. We were first-time homebuyers, in a sorta unique buying situation. We found Amanda through another agent at the brokerage when we were really just curious about a property, with a "This isn't the right time, but if it's really a great deal, we'll buy" type of attitude. Amanda showed us the original property, then asked us what we were looking for as we walked out of the disaster. I gave her 3 very specific requirements. 1. Extremely cheap, like stupid cheap. So cheap you can't buy a luxury car cheap. 2. Unique. I don't want a cookie cutter house, I want something that is odd in a "no one will ever buy this" type of way. 3. A project, without actually being a project. Something move in ready, but could use me needing something to do on a weekend. She found 2 in the first day. We saw first one, loved it, but it didn't satisfy the one hidden requirement "Not fall down during a decent sized snow storm". The second one, matched all 3 known requirements and got me the water view I loved from the first one. I was sold. First offer, we told her to shoot low. She shot extremely low, just like it should be. We ended up buying for 10% over the seller's mortgage balance. With a nice clean inspection. We entered escrow on vacation. Trusted her to handle everything. Even with us sending the earnest deposit later than we should have and with it getting lost, Amanda ensured everything stayed on track and kept me from going insane while walking around Disney World. Inspection passed way better than we expected too (remember, this is a stupid cheap house). 36 hours before closing (scheduled for a Friday, where we had already scheduled things for the weekend), we find out we don't have two extremely important documents to close. I frantically text Amanda as I've been working all day to rectify the situation and had gotten nowhere. Amanda texted me back 3 minutes later, telling me we'd still close on Friday. I didn't believe her. No way in heck we were going to close. Friday morning, I still didn't expect to close. We closed Friday before lunch, with the best agent in NEPA.
