TCS took over from the previous management company we had, & initially showed promising potential. Unfortunately very soon after we learned the lack of professionalism & follow through. From no heat for almost 2 weeks in the winter to no responses from continuous calls and emails, the list goes on. We have had an outstanding plumbing service request since Oct. 2025, along with 2 other service requests that were told aren't of importance. The company has continually via email pushed these requests off, & do not communicate well with one another as to steps to completion. Currently also ground water is seeping into our home, which we reported in June. TCS has yet to send a contractor to assess. Moved in to a house that had not been cleaned or prepared for new tenants. All appliances were broken or uninstalled, and there is a sewage leak and flooding in our basement. Do not rent any properties using this company. Service calls will go unanswered as in not air conditioning for most of the summer. Rented in the property on 1014 East Moymensing Street it was a nightmare. Paper thin walls, every delivery for the building you will get knocks on the first floors door ( at all hours) Rats in the back area and oh they only refund a tiny part of the deposit when nothing was wrong with the apartment with not itemized list why. To start when we first moved in in 2022 we had central air after about a month the central air would no longer circulate cold air it took them 6 months to replace the AC unit for 3 months it was winter so it did not effect us to much but when it got to summer it was 80-90. In apartment everyday. Second we moved out and they kept our security deposit and told us it was because of wall damage they were referring to the tv stands we had mounted and they charged us 400 for that. Also they do not secure the building our neighbors stole packages from secure rooms when informed tcs about it to filling police report they would tell us they no longer had the footage of the video of our neighbors taking the packages. LANDLORDS: TAKE YOUR BUSINESS ELSEWHERE - you definitely don't want to use this company. I've never left a Yelp review in my life but this company is so negligent it's criminal - even for a Property Management Company. They took 4 months to respond to an issue and the people they sent to fix the issue made it WAY WORSE and TCS made the landlord compensate us for it by taking it off the landlord's cut of the rent. Besides being incredibly unhelpful for us as tenants - it's not even convenient for a landlord to use this company. And you can sense her sincerity in really trying to help customers with whatever their issues may be. And in whatever way she can. If she can not help because an issue may be handled by another department, she will definitely point you in the right direction. I will be honest I have had a hard time getting responses or call backs. But when I do the staff I have came across is always professional and helpful. I wish that there was 0 stars. We have 5 properties with them. Owners - RUN AWAY at full speed. Our tenant alerted TCS in august that the first floor had been broken into. TCS never fixed the door. We asked in September and got no response. In October, we were asking about getting unit rented out. No response. In late October, they said it got broken into again. We paid them $7k to have repairs done. Now, finding out we have squatters cause they never fixed the door in august when we asked or September when we followed up. They don't ever respond to calls or emails. I can only imagine what it's like for tenants. read more

Raffi doesn't recommend TCS Management Services. They are incompetent. My roommates and I signed a lease for January 15th. We just got the unit keys yesterday. Below is my memoir of what happened. December 20th Raffi and Mike meet with the realtor Zach to take a tour of 431 West Berks St. Unit 2 Unit 2 was unlocked We love the house and are wondering about their pet policy At first he said no dogs. Mike asked again about dogs and said he will check with the owner. We get the okay for dogs. Zach emails Michael and Sam and Raffi applications Michael and Raffi have parents co-sign Applications Michael D Paul D Raffi C Mark C Sam S Michael and Paul D pay the monthly pet fee ($25 /month @ $300). paid all at once. Also paid the one time non refundable pet application fee @ $500 December 27th Zach the realtor texts us and says you got approved for the house Need $1900 security deposit to secure the house. On January 1 Sam S gets a certified check and drops off at TCS Management in Old City January 1 Raffi helps their friends move in to unit 1 We see if unit 2 is unlocked It is still unlocked January 15 lease begins, Raffi mets with Zach for walk thru and get a set of keys. Raffi receives one key to the roof and mail box key. I was also given 3 key fab for a building that has no fab entry strip. Still no unit key. Zach says he will take care of this and the unit key will be taken care of on Thursday Jan 16 January 16th Zach told us the keys would be in drawer in the kitchen. No keys. Zach says keys will be in lockbox on Friday the 17th My friend sees an unknown woman drop off the keys in the stairway while waiting for his girlfriend to get home. She leaves quickly and leaves the building unlocked Raffi is hopeful the keys will be corrected January 17 After work Raffi goes to Berks. Zach texts Raffi codes Lock box code not working Raffi calls Zach. Zach calls, an unknown Woman, the woman sends screenshot of a text saying "I left them on the stairs with their ring doorbell box" Raffi gets the keys from the stairs. Nope. It's front door key and roof key. As I was testing the unit key (with the roof key) the unit got locked. What the hell. January 18 Was hoping to hear back from realtor TCS or some one. Nothing. We had to break in with a key card. Movers scheduled for Monday January 20th Sunday nobody responds January 20th Sam gets an email from TCS to come to the office and get the unit keys and front door Raffi goes to pick up the keys. I go upstairs. Again. Raffi if is Hopeful. I get back to Berks. I get building door unlocked. Good I go to test the unit. And yet again it does not work. What do i do. I test the roof. I have another roof key I have 5 exterior ROOF keys to keep the burglars off the roof. I reached out to Jill who told me to reach out to our leasing agent Nicole... (not our leasing agent.) I reached out to her who told me to reach out to Zach who was our easing agent. I texted Zach who told me to text Angela saying she is the definite person to go to. I called and texted her. Jill texted me Monday night and said Angela is coordinating with the owners January 21st Jill texted Raffi and said Angela is working with the owners to get the correct keys I told them if we do not have the keys by the end of the day we will call a locksmith and send TCS a bill along with a key. Angela went to property with the original set of keys given to them by the owner and they did not work either. Angela is having the owner reach out directly Jamie at TCS reaches out to Sam S to say that the owner will be changing the locks today so a copy can be given directly to one of the residents Raffi and Sam S arrive home just after 730. The door is locked. That's a good sign They go for the lockbox and try 3 different codes. Everyone is pissed. Raffi texts Jill. Sam calls TCS. Raffi is on the phone with locksmith. We just got in at 8pm last njfht The tenants from unit 1 called Brad from V2 construction . He gave us the correct code . I highly do not recommend this company. Bunch of idiots read more

The staff in Unprofessional and very rude Maintenance is horrible and don't fix things properly and the street I live on is very dirty, Neighborhood not too great and the staff with this company don't make things better. I rented a property through them for a year and it was nothing short of awful experiences for me. First, we were promised that the home we were renting would be cleaned before we arrived as well as a crack in the bathtub would be fixed. The day we moved in neither were done so we needed to clean the property ourselves and the tub was still not fixed when we moved out a year later, after VARIOUS work orders and reminding them of the rust that was forming inside of it. Before we left the property we told them that there was possible mold forming in the basement and that was also ignored which is a health hazard. Communication is atrocious. They sent us an "accidental" lease termination in my 8th month of pregnancy and it took 48 hours to contact them regarding it. We found a new property and asked to have our lease ended early since our last day was my due date for a child. It took two weeks for them to get a response from the owner. I obviously had to move out before my due date so I needed to pay rent at my new home as well as the one that I left a month before the lease ended. I am now fighting with them over my security deposit because it has been 30 days and I have not received it back and am now told that it is not their responsibility, despite the fact that they are who we have dealt with since we viewed the property. I would expect more professionalism, customer service and follow through. Everything is blamed on the property owner which also is their fault for not forcing more follow through from the owners. If you value your money, expect people to work WITH you and expect a livable property- DO NOT USE TCS, it has been a nightmare. read more

They are now charging $50 per light bulb change. We had assumed the large rent we pay covered all maintenance. It had been covering light bulbs (that we can't reach) for the 5-6 years we have lived here. Now they will not fix due to emergent issues. We actually just moved out and are thrilled because they have really destroyed 1 brown apartments. They will charge you your full security deposit. Beware. They tried to charge for the full amount of rugs. We had been in the unit 6 years and the rugs were not new when we moved in. Lots of break ins - someone is using a key to break in at their 1 brown apts buildings. They hid break ins to storage units. read more

I have been a tenant in a TCS managed property for 7 months and it has been a horrible experience. I should've realized from the time I moved in that this was going to be a bad experience. I had to make 3 requests prior to move in to properly clean the house due to the kitchen still having food in it from the previous tenant, grease and dirt on the stove, dirty dishes in the dishwasher, and urine in the toilet. Then I had a random phone calls from a realtor demanding pictures of my home with no explanation. I had to callTCS management 4 times asking what this was about with no return calls or messages until after the 5th call to find out the owner has decided to sell the house. No communication from the management company, only the listing agent. Now, I've been dealing with a significant leak in my finished basement for a month and it still has not been resolved. I submitted an urgent maintenance request and 48 hours later 2 guys showed up with very little advance notice, spent 10 minutes looking at my basement and outside on the patio then said "we will be back 20 minutes". I never hear from or saw anyone again. After 9 days, 4 voicemails, and 2 additional maintenance requests later I finally hear back from TCS saying the owner has approved the repair work and that I will be hearing from the TCS approved repair man. The next day I get a call from the repair man and schedule a day and time. That day comes and he texts and says he can't come back because of the weather so we reschedule. That day comes and he doesn't show up. I call and he stumbles and says "oh my guys got into a car accident". They finally come the next day only to tape trash bags around an area where they believe the leak is coming from. Two days later my finished basement still has water in it and it is still actively leaking. I have also made multiple requests for a mold test with no response. This company is TERRIBLE with communication and responding to their tenants concerns. But if you owe $27 for a water bill they contact you constantly. After several conversation and working with them to solve the issue here we are today with an even worse issue. UPDATE: Two and a half months after moving out we received a text today, asking what parking spot came with the apartment and if it was included in our rent. How could this possibly be a past tenants responsibility to answer? We have still never heard back on why we had false charges when moving out, so why would we help this owner. If you are looking at an apartment from them on Green St - be wary and read on. I was a tenant at one of TCS's managed properties for a year. Everyone from their team was extremely nice and general responsive. The online portal, monthly payments, and requesting maintenance are all very easy. My issues are directly related to the property owners, and partially this lies on TCS. I also want to note that a TON of the good reviews on Google Maps are from owners, not tenants. So the people making money off of renters are the ones rating this company? Seems unfair since the renters lives are the ones affected by poor quality of their living situations. The owner/landlord is also a partner in making sure the tenants are happy and living good lives - so I would like to direct some responsibility onto them. My previous apartments were all in great shape when I moved in - freshly painted walls, cleaned by an actual company, working appliances and toilets, etc. Maybe I was spoiled, but let's be fair, I was living in Detroit and not spoiled. The conditions of the apartment on move in may be common in Philly, but to me it felt unacceptable. The walls were damaged, terrible patch jobs, tons of holes (I lived in the dark most of the time so I could ignore the walls). The oven barely worked, TCS tried to fix it but the landlord ignored them. Two doors came fully off their hinges, fell on top of me, and I had to spend a weekend repairing them. The toilet was completely broken and hot glued together by previous tenants. The keys to our building barely worked, we got locked out multiple times. We never received door codes. A window shade fell off and broke several of our items next to our window. There was a massive 1" gap under our apartment door to the corridor, so zero sound privacy. Half the light bulbs were missing, and some lights just never could turn on. On top of that, my car got towed from the apartment's parking spot a week after moving in because no one could tell me what my parking spot number was (TCS did refund me the towing money, but again this lies on the owner being irresponsible and unresponsive). Moving out was very stressful and emotionally incredibly taxing for us. TCS needed to rent/sell our apartment, and started trying a month and a half in advance of us moving out. Completely fine, we made sure to clean and straighten up before people visited every time and tried to help them with photography of our apartment. On to the stressors: 1. COVID and having a lot of people enter our apartment. All while working from home, so the coordination was very frustrating. 2. Potential buyers/renters couldn't even use the keys to get into our building & apartment unit, so we had to be there to let people in or leave our apartment unlocked. It felt like the entire key situation was our fault, and we were pestered while we were on vacation with family that we hadn't seen in 9+ months. 3. We received less than 24 hours notice many times. It felt like our part time job to make sure they sold/rented out the apartment, but without any compensation or care about how it was affecting our lives. I 100% understand needing to sell/rent an apartment, but the key and lock issues caused us a lot of stress and we felt like we couldn't get out soon enough. It was difficult to get anyone on the phone to talk about the damage charges after we moved out - it took several e-mails and texts and calls. We did finally get someone on the phone and they were nice. It did seem like there were some false charges without proof of images/video and completely made up ones, so we tried to negotiate and never heard back. Not only did they charge us for our last months rent though we had given last months rent when we moved in in 2018 to previous management they also claimed they would refund us at the end of the month (which was this July). TCS guy came to put new heater in, tested it and said it didn't work right, he would return to fix. Never did. Months of a space heater and delays from TCS that never got it really warm and we tracked down landlord's number. TCs maintenance was "sick" "in hospital" repeatedly until we said we would get our own guy. I wish I could leave a 0 star. When I first moved into my apartment, my washer leaked. It was 40 years old and had dry rot. It took THREE months to have that fixed. I put in several requests! And they didn't even replace it with a new unit but a used one that then immediately broke and a second contractor had to come fix it! That was February - May. Now I have been telling them the AC is broken and doesn't function for THREE months! I have called, emailed, texted, put in requests. They have sent contractors that don't call ahead of time and do nothing. They do not care about the tenants. And I imagine this is costing my landlord a fortune. Now because of the forest fires I can't even open my windows to get fresh air. The apartment is only getting hotter. Landlords - don't have them as your manager. have had them managing my properties starting about 2 years ago. i recently got a big list of violations from township, made a stop to the property and .. these people have been lying through their teeth. only writing this as i had another meeting earlier with them today. and.. just abysmal.. just as an example - money for a refresher paint job was charged - (they used an internal contractor) - but it is clear the contractor only used a roller, and nothing else, sides and edges are incomplete. My boyfriend and I was trying to move from our last apartment because the upstairs neighbor was extremely loud. Alex prince from tcs management showed us a place, we thought it was cute and in a okay neighborhood. He told us that the upstairs neighbor was quiet and there was no problem with the apartment so we moved in, to find out this apartment is infested with mice, spiders. The ceiling leaks, the smell of weed coming from upstairs is unbearable, man mold is growing in the ceiling. They sent the contractor to fix it, he sprayed something on the ceiling and told us the mold won't grow back. Two days later it started growing back but this time in more places. We have a 3 week old baby, this place is not healthy for her, I contacted them and told them about it, it's been 7 days nobody came to check it. I am tired of picking mice poop of my counters or on my baby's stuff. I should have stayed where I was at, plus I was paying 200$ less than what I am paying now read more

This is my first experience with apartment and this is company has given me the worst problems with communication and customer service. I have not received the proper customer service since I started with this company. I had an issue with my information with the electric not matching with the electric company and when I called to speak to someone they gave me the run around. Angela Calvanese than suggested that I wait until my move in date to find out if the electric is on or not. I found that to be very unprofessional.
