They did a horrible job selling my home-left everything on us including setting up the lockbox and putting up the for sale sign. Did not come and look at the house even once until the night before it went up on MLS. We sold our home quickly-1 weekend. We asked them to find a home for us to buy while we prepared our home for sale. Moxie realty was unable to find one home to show us during the entire contract period which was over a month. When my husband and I found a home for sale on our own during the weekend our home went on sale, our moxie realtor could not bother herself to show it to us as she was on vacation over the weekend. Yes, you read that right. She went on vacation the day our home went on the MLS. She was too busy to arrange for someone in her company to show it to us. Additionally, when we brought to her a home we found on our own, she put in an offer on our behalf. Unfortunately, she screwed up and stated it was a va loan instead of a conventional loan. In a sellers market, va loans are not competitive as they require more stringent inspections. We lost out on this home even though we were the highest bidder. The broker stated that we didn't lose out because of the Moxie realtor, but because the other bidder knew the selling agent. The best part of this whole fun fest was when the owner/broker yelled at me when we told her we would not be repairing anything on the home we sold since we had 2 backup offers and it was a sellers market. Our garage door stopped working during the weekend we sold our home. Instead of representing our interests and backing up our decision, she raised her voice and berated us as she thought the deal would fall through. We forwarded a tape of her interaction with us where she raised her voice to a competitive company who now uses this as an educational tool on what not to do to your client- Their annual Ethics class. The broker/owner offered me $4k to sign a nda-non disclosure agreement to keep my mouth shut on their horrible business ethics, but decided my freedom of speech was worth more. It was hard work to get an older house ready, but we had competing orders and ended up above our asking price. Mishell was very responsive to our many questions. Since we moved out of state, she coordinated a mobile notary to help us close. And she helped us find a really nice realtor in Maryland who did a great job finding us a house here. I own a house now that I LOVE! Even though I own a business, I was a first time home buyer, so everything was new and confusing. But my agent, Mishell Kneeland, was able to make everything clear -- she went above and beyond in working with my schedule (I have a small child and I own a restaurant, so I work hours that are not the same as the bank/mortgage people, title companies, etc.), understanding my taste, and dealing with every aspect of the negotiations, so I didn't have to. Sometimes I would change my mind about what I wanted -- some days I felt like I wanted modern and new, and sometimes more traditional. I was able to experience Justine's deceptive tactics as a seller-agent (she was representing herself) from the buyer's end and lost out on the $8000 first-time home-buyer credit in the process. Justine was not up front about her loan status with her bank. In the beginning of the process she claimed that the bank was about to foreclose on the house but that they would allow her to sell it if we gave her a preapproval letter with our offer. Two days before closing Justine contacted my agent and the title co to let us know the bank would not allow the sale to go through and claimed to have no idea why. After the first extension of the contract we found out that Justine had actually filed a suit against the bank to stop the foreclosure; when she dropped the suit the bank ended up sending the home to short sale proceedings rather than just sell. I find Justine's actions unforgivable because of her piss-poor effort to keep my agent or the title company informed. She stopped returning phone calls and emails (I guess that's the "moxie"). Occasionally she would send a half-hearted effort at a "status update" which tended to be an email along the lines of, "I sent the agent my forms!" Unfortunately, she sent this same email update to the my agent a week after she sent it to the title co. In the end she defaulted on the contract. I've recently noted Mishell's response below. I'd like to reiterate that Justine's communication to my realtor and the Title Company was absent for weeks at times. In the final weeks of the contract she stopped returning calls and didn't even sign the final addendum. read more

My mother needed to sell her house quickly but at a good price. Within days, Mishell met us with a report of other homes sold recently in the area and projected results for our sale.
