Rent increases happen with no property updates or communication, and maintenance enters units with little to no notice. The buildings themselves are quiet, but the walls are very thin...you can hear everything in nearby units. Management accepts and acts on unfounded complaints without investigating, so be sure to document everything. If one neighbor decides to blame every noise on you, management will not verify facts before threatening your lease!! This was specifically at Woodsage Apartments.

I paid approximately $70 per month for property management, believing that my property would be properly monitored and that I would be notified of significant problems. I understood that the property was supposed to be inspected at least annually and that I would be informed about damage or maintenance issues. I had a tenant who lived in the property for more than six years and had multiple pets. During that time, I was not properly informed about the condition of the property. After the tenant finally moved out, I discovered that the house had been left in terrible condition, including holes in the walls, a damaged/caved-in ceiling, filthy and sticky floors that needed replacement, and extremely dirty bathrooms and kitchen areas. What is even more concerning to me is how repairs were handled. In my experience, some repair costs were significantly higher than what I could have obtained from other contractors. It left me questioning whether the pricing and invoices were reasonable. I was also told that the ceiling had been repaired and was charged approximately $450. I was shown a picture that was supposed to demonstrate the repair. However, I later discovered that the ceiling had not actually been properly repaired. From my perspective, this was extremely troubling because I had paid for work that I expected to be completed correctly. After more than 10 years as a customer, I expected better communication, oversight, transparency, and accountability. Instead, I feel that I paid management fees while the property deteriorated without me being adequately informed. If you are a landlord considering hiring a property management company, I strongly recommend doing your due diligence, getting independent inspections, and carefully reviewing every repair invoice and completed repair yourself. Based on my experience, I would not recommend Citizen Real Estate & Property Management to other landlords.
