Professional Leasing Services in Peoria is extremely unprofessional and one-sided in how they handle tenants. Management rarely answers the phone or responds to concerns. When I moved in, I wasn't even assigned a mailbox...they told me to "try them all" to see which one worked. Rent increases happen with no property updates or communication, and maintenance enters units with little to no notice. The buildings themselves are quiet, but the walls are very thin...you can hear everything in nearby units. Management accepts and acts on unfounded complaints without investigating, so be sure to document everything. Anyone who has heard my repeated dib story if no air-conditioning for the better part of the last year should no I STILL have no air conditioning. This upcoming week of weather in the high 80s means I am going to have to find somewhere besides my third floor apartment to stay. PLS management says that "since I have Windows that I can open I should be fine." I pay $1200!a month and this is the third summer that I have headed into without air conditioning for months at a time. read more

Management refuses to make any repairs - not even central air!!! August 6th: Moved into the Apartment August 22nd: Reported that the carpet was coming loose from the floor and fraying. I was told a work order was put in and it would be repaired. September 22nd: Reported that the exhaust fan in the bathroom was not working and asked when the carpeting would be fixed. I was told there was no work order for the carpet, but that work orders would be put in for both the carpet and the exhaust fan and they would be fixed. October 24th: Reported that the central air had stopped working and inquired about when the carpet and the exhaust fan would be fixed. I was told that the carpet and exhaust fans weren't necessary repairs so they would have to wait until AFTER I moved out. I JUST moved in!!! I was also told that the central air was not a priority at this time of year. November 4th: I contacted both a supervisor and the main office regarding the central air. We have a newborn on the way and the temperature in the apartment has been in the 80s. We are unable to open the window as the four lanes of traffic, 15 feet from the windows, is too loud. Working from home, I take work related cell calls and zoom meetings. The loud traffic interferes with our ability to communicate. I reminded them that the state of Illinois requires central air units to be repaired within 14 days of notification. Both individuals I spoke with, just blew me off. One outright declined to assist me and the other said she would have someone call me back. And, of course, no one did. I have never in my life had to report 3 problems in a year, much less in a 2 month period. And, I can't recall ever having to wait more than a couple of days for repairs. But, with these people, you'll wait months for repairs. Then, when you press them, they will just flat out refuse to fix anything. November 7th: I guess I'll have to start looking for an attorney. I really don't know what else to do at this point. But, I am tired of paying nearly $1K a month for rent, just to sit here sweating all day. Unbelievable!!! read more

I see that PLS has a rating of 2 out of 5 stars and that is higher than they deserve. My dad lives in one of their apartments and doesn't want to have to move even though they are slum lords. Overpriced slumlords. He has gone over a month without airconditioning and the landlords response is "there are a lot of people that have gone a month without airconditioning, we will get around to it when we get around to it." If you have a broken toilet be prepared to call 5-10 times and wait a month before you get it fixed. THey dont listen, respond or care. Rent elsewhere...please read more

Overall pleased with service and staff help from PLS. My aging parents have been tenants for near a year now with their first leasing experience and are happy with everything. Have been with PLS for a couple of years and have NO complaints. I see the complaints from others and never have experienced anything like this. Very responsive, kind, courteous & any issues resolved in a reasonable time. I don't expect miracles and am understanding that I am not the only tenant. They raise rent without notice and charge late rent fees for not paying the new amount without tenants knowing. Some tenants who unknowingly had rent increases don't find out of late fees in excess of $125 a month until 6 or more months later. If you or someone you know has experienced these issues with PLS contact the Illinois Attorney General's office. Sent to the city: Building Fire Hazards. On 11/22/22, Maintenance with PLS advised me that there is a short in the 240 volt wall outlet to my dryer. He said the outlet is very hot to the touch and that we shouldn't use it. He said an electrician would need to do the repairs. He left the breaker on and dryer plugged in. The company that manages the property (PLS) stated it's not an emergency and that we're on a list of tenants in need of repairs. In addition to this fire hazard, the wall outlet in my 16 month olds room has been smashed in since moving in. The lights constantly flicker throughout the building and circuit breakers are tripping when light switches are turned on or off. The two smoke detectors in the first floor hall are inoperable. While the 2nd floor beeps due to low batteries. There's also a short to one of the outdoor lights near the front entrance. The company doesn't answer their phone and won't return voicemails. When we have been able to make contact with staff, we're told someone will call us but never hear back. This greedy company to rent from is horrable. They come off like they are the nicest people when all along the want to rip you off. who raises rent up 50.00 and 75.00 dollers. OH and their property is crappy never want to fix things but cant wait to raise rent sky high. They are and will be lossing many tenants. Knoxville manor raised rent 5 tenants have left. there will be more. many, many people will be leaving PLS. read more

Let me start by saying that I'm a model tenant, and I'm not being evicted. I don't smoke (unlike the occupants of other units), I don't throw parties, I've never damaged anything here and I've never been late on rent. At the time of writing this, I've lived here for 18 months, and cannot wait to leave. PLS may respond to this (though I doubt it, considering they don't even reply to emails), but everything I say here is 100% true. This company is terrible. I told them about mice in the walls right before I needed to leave for a summer internship. This was my first time interacting with the new leasing company (they took over for Walk2Class after I'd lived here for a year). They sent over a technician with a single mousetrap and some walnuts. When I got back at the end of summer, I didn't immediately notice anything amiss. Rodents weren't nesting in the open, thankfully, but as the weather got cooler I started signs of them (droppings) and I'd sometimes catch a glimpse of one scurrying along the floorboards. I was bothered by this, but PLS had already made it clear that they didn't really care, so I went mouse hunting in an attempt to rid the place of them. I closed up all the mouseholes I could find (3), set out traps, and started catching mice left and right. I wish I'd taken pictures from the beginning, but I only started recording this after the fifth or sixth mouse. Again, I didn't notify PLS of this because I'd already done so previously, and their response--instead of taking any preventive measures or calling pest control--was to send me a maintenance technician with a single mousetrap and a handful of nuts. When I decided I'd had enough was when I saw two of them scurrying on my countertop in the kitchen. How they got up there is anyone's guess; I did quite a bit of searching, trying to figure out how it could be possible, but my only hypothesis is that they are coming up from behind the stove. Not much I can do about those. This was when I decided to seriously consider moving out. Hunting mice isn't tons of fun, and having them in my kitchen and running along my countertops (where I never leave food, by the way) is a very serious health hazard. When I emailed to inform them of this, I got no response. Finally I called them on the phone, and they had the nerve to blame me! Saying that I should have told them that their technician came by with only a single mousetrap, and how obviously that was insufficient. Renters beware, apparently you're supposed to be the middleman between PLS and their employees. Then they informed me that if I broke my lease, I was required to give 2 months' notice plus paying an extra 2 months rent on top of that. So it would be at least four months of financially supporting what should be a condemned unit. They asked for the opportunity to make it right. I doubted that was possible, after having seen mice running on my kitchen counters, but I gave them the chance. This time, they sent a pest control guy, who, while knowledgeable, only more-thoroughly covered the holes I'd already covered, and then placed sticky traps all over. All these measures have been insufficient and reactive. Sticky traps won't end the mouse infestation. They'll only catch some of the mice who decide to run around my apartment. After catching two more mice in the sticky traps, and continuing to find mouse droppings on my counters and on my stove, I emailed PLS expressing my intent to vacate. After FIVE DAYS they still had not replied to me, so I called them. The lady I spoke to spent most of the conversation interrupting me or giving me the silent treatment. I wasn't rude, didn't raise my voice or curse, but she continued to get an attitude and try to talk over me. This call was recorded by them, so I give them free permission to post it wherever they'd like if they want to refute these claims. Don't rent from these people. They'll stop at nothing to squeeze an extra $1500 out of a veteran just trying to go to school and come home without catching the Plague. read more

Very careless and disrespectful. Never got the help we needed. Maintence team was very negligent to our unit issues and covid. Never wore masks or announced when they were coming. Had to pay out of pocket for our own mold testing because they would not do that upon request. Wouldn't recommend renting from this company at all. read more

I've rented from pls almost 6 years. I've never had any issues with pls. I've even gotten several referrals from pls. Just, recently my whole experience has went from a 10 to a 2. I've been waiting 4 weeks for a callback. I have general questions regarding leasing. I have called and made a visit to the office. Still no callback to date.
