I lived at their somewhat recently purchased Kalamazoo property, absolutely horrendous. They failed their city inspection multiple times in a row (shocker they never fixed anything that got flagged) and essentially left us to fend for ourselves. Pretty much every maintenance request we submitted was left ignored, If me & my roommates weren't as resourceful as we were, we would've been living a hellish dump by the time our moveout date came around. MTH property managers operate with such a high level of autonomy that if yours doesn't want to do anything, the home office in Lansing can't do much about it. Our property manager was an absolute wretch who ghosted us for over a month after our move-out, essentially holding our security deposits hostage. Where do I even begin? My experience renting from this company has been a nightmare since my move in day. During my move in day the office was closed all day with no notice. I found out the next day that the property manager had an emergency, that is fine life happens, but I was I given no notice and no direction on how to get my keys. It is IMPOSSIBLE to get a hold of anyone within this company. Phone calls go to voicemail and the directory is inactive, emails go no where. I got a very bad feeling about the property and asked for the lease to be dissolved. I was put in contact with the regional manager of the property, Vikki. Vikki was less than helpful. Infact, Vikki is incredibly rude and unprofessional. I do not know why someone like her is in property management, as it is clear she has no empathy and thinks of the tenants as just money bags. She did not address any of my concerns and gaslit me our entire conversation. She shifted the blame of the lack of communication to me while simultaneously not acknowledging the failing of MTH to be reachable by their tenants. Vikki's only resolution was a week's credit. A week's credit. A week's credit does not make up for the time and money lost not being able to move in during my pre-shecuduled move in day. So now, I have my keys. The nightmare does not end. I start to move into my "cleaned" and move in-ready apartment, everything is fine except for the kitchen. The kitchen was a disaster. Fine, I went to disinfect it myself as I have a very high standard for cleanliness. I found dead German Cockroaches high above in the cabinets where I could not see during my tour. I am praying that they are from a previous infestation and am hoping to get my apartment treated immediately, but given that MTH does not care about its tenants in the slightest, who knows if that will happen. My experience from renting from MTH has been nothing but traumatic. My depression and anxiety have been triggered to the point where I am having an episode every day. Besides cleaning, the only other thing I have done in my apartment is break down and cry on the floor, which further triggers me as I am now scared cockroaches may crawl on me. I fear I may be developing PTSD from my experience. I never would have thought that bringing in a step-stool to investigate all cabinets for roaches was a necessary thing. MTH manages my rental property. To say they are managing it is a complete overstatement. Their lack of response to an emergency situation this past weekend is deplorable. It is unjustifiable that a 80year old tenant whose furnace fails has to go without heat for the entire weekend. Monday comes and still no reply to calls since it became apparent that the furnace failed. There are managing responsibilities for this company just as there are tenant responsibilities. Looks nice. Homeless people live in the parking garage and stairwell during the winter. The elevator doesn't go to the ground floor for 3 months now. Elevator just doesn't work now. No security. key fob not necessary. Doors in stairway to each floor not locked, elevator can't be called to ground floor even with key fob. and door from open garage to stairwell doest work with key fob. You just have to kick it and it opens. very trailer park. Showers have no sidewall and shower curtain rods are too high so water goes all over the floor. Microwave is 800 watts and stove temperature doesn't represent real temperature. Looks good but not functional is the name of this place. I live directly behind The Park on 13, a property managed by MTH Management. For the past two weeks there has been a high pitched ring coming from one of the vacant buildings that I, and my neighbors, can hear when we're outside or have our windows open. There are clear signs of construction happening within the complex so I called the property manager, Jonathan, requesting someone please locate and disable whatever is causing the sound. Jonathan told me he would be on site the next day and would check it out. The ringing is still happening so I called the main office for MTH Management and was greeted by an incredibly rude woman on the other line. She cut me off every time I tried to explain the sound, the property location, and why I was calling. Moved in to à dirty yet upgraded apt to only be transferred into asmoke infested apt thàt was nasty and smoke filled. Moldy fridge uncleaned but charged a cleaning fee. No screens in the windows, heat always went out, no oven for over 6 months leak under sink that went unattended. This company is the absolute worst. I liked living in my place for the most part, probably because I almost never had to deal with the management. The one time I let maintenance come in, they let fleas in and that was a nightmare for myself and my pets. The property was initially owned by Ancora, and then it was bought by this company a few months after I moved in. So there was a transfer for the deposits of course. Somehow that made it show in our ledgers that there was a balance for the deposit amounts in the new accounts, since they were in the process of this money transfer. These idiots literally sent out past due notices to every single tenant at my complex saying they owed this money. In this letter is a threat to evict. Yes, really. No excuse for this. So it was off to a bad start, and even worse at the end. Do not e-mail these people because they will claim to only get half the e-mails, as if an e-mail address can be half broken. They purposely sent my security deposit to my old address, so I had to wait weeks for it to forward. They claimed not to have my new address, even though I had proof I gave it to them. They charged me for 5 days I did not even live at my place and it took me 4 months to get it back, almost had to take it to court. The supposed manager Lori claims I didn't even give notice, then I send them proof that Rachel not only got my notice but responded to the messages. I have given them my new address no less than a few times, and Lori STILL purposely sent the rest of my deposit to my old address so I again would have to wait weeks for it to forward. They are either completely incompetent or they lie a lot. So glad to never have to live in an MTH property again. If you need to contact them, send it to Facebook, where it shows it was read and they cannot claim not to get the messages and/or certified mail that requires a signature. read more

I am a former resident of Holly village apartments. My initial lease was not through MTH but was transfered mid lease. I moved out of the apartment February 25th 2022. It is there apparent "policy" to refund security deposit checks within 31 days of move out. That would mean that my check would have been sent out at the latest by the end of March. I began to call the office to see what what going on and when they sent it the women said that it was sent out March 29th and I should have received it the first week of April. The first week of April came and went and still no check. I became concerned and called again. The women acted concerned and said if I don't get it after the holiday call back. Still no check. At this point I felt like it was never even sent out, I call and ask would it be possible for them to cancel the first check and send a new one. She said yes but they will charge me 30 dollars for canceling the check. At this point I told her that I feel like I'm being ripped off. It's not my fault that the check hasn't shown up after 3 weeks. She said she would no longer be speaking to me and that I can call the accountant. I continued to call everyday for a week with no response. On April 22nd I emailed the property manager telling her I will file in small claims if this does not get resolved and that I want proof of the check being sent out. She replied saying that she had forwarded the email to the corporate office and that she was no longer involved in my case. Yesterday April 27th my check arrived. It was stamped and dated April 22nd. So the day I threatened to sue them was the day my security deposit was sent out. Huh? And no charge of 30 dollars for sending a second check. Sneaky sneaky. Now, they docked 200 dollars for writing on the walls, which I will be disputing because I guarantee the writing is in crayon and would have come off with a magic eraser. MTH Management recently took over operations at our building. They have done an incredibly poor job managing the transition. It took several days for them to inform residents of the change. We were unable to pay rent on time due to this. It took several requests for them to distribute an official letter informing residents, and when they did, they offered no direct means to contact a manager of any sort to address resident concerns. They were no proactive in setting up a new online portal for us. Again, it took many requests to get them to take action. They do not take resident concerns very seriously, tend to shift blame for any and all problems to residents and do not respond in a timely manner, or at all, to resident concerns. They do not answer their phone and do not respond to emails. MTH Management should be avoided at all costs. Many former and current residents would agree as evidenced in numerous poor reviews that align with the bad experience I've had to date. MTH took over our building. I had no choice in the matter. I can say that I would never choose to live in a building that is "managed" by MTH. I encourage you to look elsewhere, or at the very least, carefully consider in light of the numerous complaints about this company and their employees. Buyer beware! read more

I have had a really terrible experience in East Lansing, MI with MTH Management. There are HUGE potholes in the parking lot and they just never care to fix them. Maintenance also takes forever. I had ants in the apartment, asked for weeks for it to be fixed, and nothing ever happened. My landlord texted me and said maintenance came in to put traps but all that was there was the traps I put out. I text her asking her questions about my apartment and Angela never responds. This is by far the worst possible place I have ever lived. Management and owners have absolutely no communication at all with each other. We were told we allowed dogs, then the first time the owner came around he wanted to see their service papers(which is fine, I had them). But they are currently kicking people out because of dogs, that they were told by management they could have! They try to over charge, thinking you won't see it.
