Overpriced and Misleading Justifications…read more I reached out for a simple drywall patch and was quoted almost $900 for a job that any experienced contractor would consider minor. My father was a master builder and hands-on general contractor in Miami for over 40 years -- one of the most competitive and expensive markets in the country -- and even he said the price was excessive. And let's be real: the Carolinas, while growing, are nowhere near South Florida in terms of demand or cost of living, especially not compared to Miami in the '90s. I was told the high price was due to "behind-the-scenes costs," materials, labor, gas, and getting a skilled tech out here. But let's be honest -- materials for drywall aren't expensive, and it doesn't take a whole team to fix a patch. What you're really paying for is the heavy marketing, franchise fees, and likely a padded company salary. The first question I was asked was "How did you hear about us?" -- which immediately told me that they're tracking their ad spend closely because they're investing more into visibility than value. To make things worse, I was told I could reach out to cheaper companies, but I'd probably get what I pay for -- as if independent tradesmen can't offer great quality without franchise pricing. That rubbed me the wrong way. Just because someone doesn't have a big marketing budget doesn't mean they don't do quality work -- and it's unfair to imply otherwise. I grew up around the trades. My father owned multiple businesses, and he always believed in charging fairly and letting great work speak for itself. I have no hard feelings -- I understand that this is a business. But overpricing people for a simple repair is unnecessary and, frankly, disappointing. People deserve to know there are better-priced options that don't sacrifice quality. I won't be using this company, and I hope this helps others make an informed decision.

The worker wore booties and put down a paper pathway to keep my place clean. He vacuumed at the end. Very courteous. I will use them again.

I had a disappointing experience with Southern Restoration. My commercial building had stucco…read morepanels near the roof that had been blown off by wind damage, leaving a large hole in the side. At the time I signed the contract with Southern, I asked how long the repair would take and was told it would be finished within two weeks of getting agreement from the insurance company. Three weeks later nothing had even been submitted to the insurance company. I spoke with a different company at this point that said they could start right away, so I asked Southern to cancel. They did some checking and then promised that they would be able to have a crew out the following Monday and would absolutely be finished by Friday. I did sign a contract with them, so I thought I should give them another chance. Turns out they didn't show up at all that following week. On Wednesday I called and texted them several times to inquire and they never answered or got back to me. At the end of the day that Wednesday, when it was past the point that they could have the job finished when they promised, I texted requesting to cancel. That was two weeks ago and I didn't hear anything from them until today, when I got an invoice for a $1500 cancellation fee. I do not recommend them. If you use them I would strongly suggest that you get timelines in writing ahead of time and have language added to the contract voiding the cancellation fee if they don't meet their commitments.

The owner is total fraud. He indicated on more than one occasion that he would begin the project within days. After numerous attempts to reach him, he would finally return phone calls and text messages maybe two to three weeks later, promising to begin the project, which of course, they never did. This happened on multiple occasions. Still, after all this time and with multiple lame excuses, they still have not completed the project. They also left a roofing project uncompleted after having to tear out siding and replace it with new, but without painting it. It has been a total disaster from the very beginning. RUN from these people. Their word means nothing.

We repainted my front door, side lights and Shutters, restoration of a very large deck which included sanding, pressure washing, repairing broken slats and then staining and also pressure washed the chimney.

We got four quotes for an interior painting project and decided to go with Zelaya Jr because their…read morerate was competitive and they could start on the project the next day. They also responded to my Yelp project request very quickly. They completed the work on time (even a day early), the team was courteous and professional, and the quality of their work is great. They listened to direction well, and corrected any issues that arose (they put back a light fixture in the wrong place and moved it after we pointed it out). I feel they knew what they were doing and the best products to use. They covered our flooring and elements that were not getting painted to prevent damage and I can't find any paint spills or smudges anywhere. Our project also involved a lot of wallpaper removal. I was nervous about this because if the wallpaper is not removed correctly the wall can be damaged or leftover wallpaper glue can cause the new paint not to adhere correctly. But it seems they did a great job with that part too. They communicated well with us via text. We weren't able to check on the project in person every day so they sent photos and details on progress. I plan to use them again for additional painting projects.
