Mathew was there every step of the way. We found a few houses and made a couple offers. Mathew was great at making sure that we were putting in competitve offers without having to just increase our price! He was also there when the mortgage broker that we decided to go with bailed on us. If it wasn't for Mathew and his connections we would not have gotten a mortgage in time for the house we finally found and had an offer accepted on. He was able to call in a favor with a competing mortgage broker to get our horrible mortgage broker to finish things up in time. If you want to find your perfect house and you want to navigate through the epic task of finding, offering, negotiating, and closing with someone that knows the area, has brilliant connections, and is an overwhelmingly pleasant person then call Mathew. Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

    Long time resident 30+ years - Posting anonymously due to fear of retribution - Again. Yes, it has…read morehappened before. Yes, with multiple managers. The park is a great place to live, on the outside. It is quiet, there's lots of pretty green space, and some nice amenities. It's also significantly less expensive than anything else you are going to find in this area. Thus 3 stars. But the reality is MUCH different. First, the grounds and amenities are haphazardly and, frequently, under maintained. Grass gets mowed, but clippings are left everywhere. Playgrounds and pools safety aspects have been repeatedly questionable. Roads desperately need repair. Want a few more specific examples? Light posts were nonfunctional for more than a year; they were repaired last month. A leaking, uncovered water access, hidden in the grass of a field known as The Greenway, more than a foot deep. Where kids and animals run, daily. Water constantly seeping over the footpath. Creating a thin slippery layer of clay mud all over the path during the warmer months, and a sheet of ice in freezing. This has been the case for at least 3 years. Forget about Accessibility! Even a simple request to place stepping stones or even sand over the areas one must cross in order to safely access the dog poop stations they installs was met with rudeness. Park rules are enforced at the whim of the office. Parking rules have not been enforced in years. Parking that is supposed to be for short term guests is overrun with vehicles from homes with 5, 6+. Work vehicles are everywhere, which are not supposed to be in here. Clean up notices are not given or enforced with an consistency. Now let's talk about dealing with the office as a resident...... Sometimes, it's been great. Some managers have been kind, helpful, and professional. Others have been everything from dismissive to outright aggressive and escalate every encounter. But try to do ANYTHING regarding your lot? God help you! My power supply post needed replacement. The lead maintenance guy spoke with the electricians on the day they advised me of the concern while working on an interior electrical repair. I also called the park that day to advise them of the concern as it was a MAJOR fire hazard. This was in late December of 2019. It was finally replaced after I had my attorney send communications to the corporate office in July of 2022. I was accused of lying about when I notified the park. Exterior improvements? Months to get approvals, refusals to provide any information regarding allowed materials prior to submitting the request, which requires you to explain in detail what you are requesting. Then you have to chase them for an answer, which is almost always a denial because no one would give you any information. Last attempt, 4 months to get the work approved. 5 different submissions. 5 different instances of being provided partial information and misinformation. Park did park related work and damaged part of your property? Don't expect them to actually acknowledge it happened, much less actually repair the damage. You can report it, and they will string you along at first about repairing the damage. In reality, they are just waiting for you to stop bothering them so they can then claim it was never reported, not their responsibility. Leaving you with, in my case, over a thousand dollar repair bill. Lastly, the current manager. I will have no contact with this woman without proof of what happened. I will only communicate via email and record my calls when I have no other option. This woman is so incredibly unprofessional, antagonistic, and aggressive, it is boggling how she manages to stay employed. I have never had someone threaten me for asking a question that only needed a simple answer. Then on another occasion, she accused me of doing something illegal that she herself was doing, then hanging up on me for pointing out her hypocrisy. So why do I still live here? Because it is the only thing I can afford at this time. Because it is a safe location. Because I don't have any better options.

    Honest Review from a Longtime Resident…read more We moved into Heritage Village Mobile Home Community in 2019 during a management transition. Unfortunately, there was no formal walkthrough of our property--we ended up learning our property lines from neighbors. Rent was initially affordable, but since then, it has nearly doubled. Keep in mind this is just the space rent--any mortgage payment is on top of that. Over the years, we've experienced three different management teams. Each change has brought confusion and misplaced documentation, especially regarding exterior improvements we've made (with prior approval). Despite following the process, we've repeatedly been told we're in violation because of lost or missing paperwork--on their end. Getting approvals for exterior work can take up to two months, and communication is frustrating at best. Phone calls rarely get returned, and it's difficult to get someone to answer at the office. The aesthetic rules are strict--everything must be stored out of sight, including kids' bikes, trash cans, even patio chairs. While we understand keeping the community tidy, the lack of grace or flexibility in enforcement is disheartening. We've tried to make the most of our time here, but honestly, we're eager to move as soon as we can. We just want to give others a realistic picture--this may seem like a cozy and welcoming place from the outside, but the reality has been far from that for us. If you're considering moving here, we recommend doing some deep research, asking current residents, and going in with eyes wide open.

This helped appease any second thoughts we had about buying our first home. He worked with us to understand what we were looking for and pointing us in the right direction. Dirk is first and foremost a true professional, handling issues that came up along the way quickly and making the whole process as easy and straightforward as it could have been for us. I can't think of a single thing I wish he'd done better; he was THAT good. He was always very responsive, answering all our questions quickly (we had tons!), and following up promptly when needed, all the way until getting our house keys and beyond. In the current sellers' market, Dirk helped us submit a very strong offer the same day we saw a house we loved. I believe his hustle helped us get our offer accepted and well on our way to closing. Choosing him was one of the best decisions we made through this process. We loved working with Dirk and look forward to working with him again in the future.

    It's unfortunate that I feel compelled to write a negative review for Spear, and I'm at a loss as…read moreto why they have a five star Google rating so far given the experience that my partner and I have had with them. Although I do see that there are a handful of reviews by family members in the mix. From start to finish of the application process it has been one of the worst home rental experiences for myself to date, which is saying something as I have lived in several states in the US and a couple of countries abroad. Apparently, the company is relying heavily on AI to do the job of human employees, which is a disservice to the homeowners as well as potential renters. Our experience started with an AI bot setting up a fake tour during the middle of the week. I received a text and an email confirmation for the property tour after negotiating a time over the phone with the bot. My partner and I then showed up at the appointed time to find that nobody was there to meet us. I called Spear and left a message asking if there was someone coming to the property. While doing so, the homeowner came home to find us waiting for a tour that he had no knowledge of. After an incredibly awkward initial interaction, the owner very graciously offered to tour us himself. At this point, staff from Spear did call to apologize, stating that the AI system was new. That was the only instance we  had a real time interaction with Spear staff when needed, but the error was already made. We actually ended up having a positive interaction with the homeowner despite the mix up, and we let him know that we would be putting in an application. He said he would put in a good word, and we said our goodbyes. That was the only bright spot in the process. My partner and I then put in our applications, and began to receive a series of auto-generated emails prompting us to nudge anyone who we would be relying on for information and references, sometimes multiple emails a day. After a few days we were told via these auto-generated emails that we were accepted (we had to enter a portal to open the acceptance letter). This notification came to us at the end of a particular day. The next day when opening the email, we saw that a deposit was posted as due the day before, even though we hadn't been told yet that we were accepted or how payment would need to be made. I called several times asking clarifying questions, and never received a live person, leaving voicemails each time. Desperate to talk to a real person before having to hand over thousands of dollars and having time to read the lease and ask relevant questions, I drove an hour round-trip on my lunch break to their "office". I found that their office address is nothing more than a mailbox at a circulation desk within a building.  On my way back to work that day, I did receive a phone call from a staff member who said that Mackenzi Spear was out of town and when he returned, he would address our questions. My partner also had questions, as this particular property had additional HOA rules and regulations that we needed to review, but were not provided. The process to get answers was laborious, and days would go by intermittently as we gained partial information from Mackenzi only via email, and never a personable phone call where we could have a normal conversation. I asked both in email and via text messages with staff for instructions on next steps in the process, but received no answers. We then received an ultimatum from Mackenzi to sign the lease or lose the house, before we had been supplied with all the information requested and reasonable time to review it so that we could make an informed decision. Unfortunately, Spear's ultimatum fell on a day when I was on a scheduled trip out of state (which I had told his staff I was making prior), and I was literally airborne when his imposed deadline passed. But ultimately, my partner and I were feeling like we dodged a bullet with this company. If this was how the application process went, we couldn't imagine that dealing with them for the duration of the lease would be any better. We were quite disappointed because we loved the property and felt the owner and ourselves deserved better. I cannot recommend.

Mackenzi and her team are super easy to get ahold of, which I can't say about most landlords or property managers I've had before. Anytime something came up in the unit, they got back to me right away and actually fixed it, not just a "we'll get to it" kind of thing. The move-in was smooth, the place was super clean, and they've just been fair and straightforward the whole time. It's nice renting from people who actually care about the property and the tenants. Highly recommend.
