Always beware when you look for a place to rent and they are not clear on information about requirements are for income, if you have vouchers, your responsibility as a tenant, their responsibility as landlord, and very importantly, the detailed information about the requirements for them to acccept you. I asked Kyle Frey about his property because he showed it to us and another family at the same time. I text him when we left around 6:40 PM and asked him about the responsibilities of the tenant, the landlord and a few other questions. He seemed a bit agitated and stated that he was out to dinner with friends and that what did I need to know. I basically asked to look at the lease and the requirements for the property to even apply for it. Very basic information online so I felt I needed to ask him. I was a bit hesitant when I noticed his attitude change on the text, but I figured, I'll leave it up to dad and he'll leave me the right way. He did leave me the right way, but I just looked the other way. Next time I will listen to my instinct, as I normally do. He had no information online or at the house and paper form that talked about details of first steps and other basics to his property and property mgmt. company along w/many of the things you would want to know before you apply for a rental property. They also never requested landlord references. before they denied our application. We've never been denied a rental application. We've never been denied a credit card application. We both have great credit scores. I think this is a company who likes to keep so many applications in the beginning so that they can get extra income and then they start looking for the real tenants that they want. This is after they've probably racked up a gooDriving $5000 from 12 people which could possibly be just for to six families applying since it's $75 per tenant over 18 years old. We meet the financial amount that this company wants us to make a month; but they kept our deposit of $150 and told us we were not chosen because there was "unverifiable" income. That's not true. We verified and have verification of every income we have in this household, Their response was, "Thank you for reaching out. Unfortunately as stated on our website our application fees are non-refundable. Best of luck with your home search". Their home was not where I found their home for rent so the website I saw their house for rent did not have detailed information. And he never stated to go to that website to read more detail. He told me on the text that he would send me a blank lease that I requested. I requested a lease, not a blank lease, but I expected there to be information about the property he was renting out. Can you imagine how many people apply for their properties and they can only choose one family and they pocket the rest? God doesn't like ugly and karma comes back to us more fierce! read more

Laundry door can't close, garage you cannot get into unless you dRive straight in, my brand new town house leaked twice. If he picked cap rock or any subcontractor during this job he is not qualified to lead a project. Period. I'll stand by this post until I'm in my grave. read more

This place is probably the most poorly run property management company I have ever seen. I have been renting in CLT for over 11 years and these people give TR Lawing a run for their money. I have had to reach out constantly and repeatedly have been ignored about major repair issues such as black mold, water damage, ceiling repairs, broken window locks, electrical/wiring issues etc. I pay over $1700 a month in rent and had to breath in black mold for over a year because they refused to get the problem dealt with. They've shown up at my house completely unannounced on multiple different occasions. They have scheduled appointments to get repairs fixed (washer/dryer has been service and replaced over 4 times) and never showed up after I changed my work schedule and took days off to get repairs dealt with. They use some automated texting app to deal with all communications so there is nobody to call and speak to directly. Most of my texts were never responded to and when I placed maintenance requests on the online portal I was never contacted back. Myself and my three neighbors homes are all owned by the same owner and they all have complaints about this company. None of their staff is helpful or friendly. I can't believe they haven't been sued. Even if the problem is partially because the owner doesn't want to pay up for repairs it is legally their responsibility to enforce that the space is safe and liveable. I have never paid my rent late or had any problems or complaints against me. I have upkept the property beautifully and have spent a ton of money just fixing things myself because of how impossible it is to get them to help me with repairs. read more

BEWARE OF THESE CRIMINALS - YOU HAVE BEEN GIVEN FAIR WARNING... 1st issue - 8 months behind schedule on a new townhome in Charlotte, NC. 2nd issue - After closing the sale at the lawyers office, I was congratulated on my new home and given my keys. At this point I had spent roughly $29,000. Day after move in (Saturday) TJ Larsen called me and said he did not record the property transfer with the county because I owed an additional $4,700. I explained that we already signed the paperwork and I have already moved in. I did not have the money after already spending $29k, and he said "that is not my problem, if you don't bring me $4700 immediately, we will call the sheriff and have you evicted by any means necessary. Please keep in mind I was a paying customer, not the criminal TJ was treating as. This $4700 was not included on the contract, and was completely undocumented. When I filed a report with the state of NC, they investigated the transaction. Months later I received a letter from them stating that TJ said I was never given the keys and we never signed any contract!! TJ told them a construction worker gave me the keys by accident!! These people are full blown con artists and criminals. 3rd issue - My AC system (in a brand new home!) was not properly installed, wire, and was NEVER TESTED. None of the duct flaps were ever wired. There was not enough intake ability so an AC company had to cut holes underneath the stairs to allow better airflow into the system. Still consistent problems and had to have an AC repair company visit the property 25+ times in the first 4 months I lived in the property. I nearly lost my job because I had to leave work early 2-3 times a week to let an AC repairman into the townhouse. Trust me when I say that this group has nothing but their own interests at heart. You WILL NOT be treated as a customer, but will be treated as a criminal and will be threatened, strong armed, and lied to. TJ is SCUM read more

Warning: You roll the dice with each real estate agent. The admin staff is very nice. Perhaps a few agents have solid experience. I signed a lease with Kim Warden and my experience was a nightmare one week after move in. I documented everything she agreed to take care prior to move-in. After seeing nothing was done I send an email follow-up and Kim called me yelling and screaming 2 mins after because she was irresponsible and forgetful. The unit was dirty with balls of pet hair (which I am allergic to) left with a unclean bathroom, unpainted bedroom, nor fixed up as she had agreed to the weeks before. During the course of my interaction with Kim, she never followed up on 80% of the move in sheet, she was aggressive, hostile and the most unprofessional person I have interacted with -- ever. I paid my rent early and never requested anything that didn't need to be fixed (lighting, broken toilet, windows that didn't stay lifted up for air circulation). I told Kim months in advance that the windows in the bedroom were leaking water and the roof was leaking (probably from the gym cooler above). She ignored to view/take any action on these issues that were in the benefit of the landlord who was potentially selling for 5+ months, even though she lived next to the building. She failed to even inform the HOA when I sent her pictures of the damage. Her only interest was to sit back and collect the 20% monthly fee she was getting from the owner. If a contractor had to come fix something, she put me in the middle to manage all the communication and then became hostile if it was something she didn't want to hear. Kim made my stay in a nice building unpleasant, because she was so dramatic and ridiculous to deal with. Towards the end of my lease (where I left early), she made demands (via harassing text messages) that I had to have the unit cleaned & ready to show to potential buyers in hours and was aggressive that I should leave during showings. I had to inform her several times she was being unprofessional. Not only is she incompetent, but she was rude and unorganized. With less than 2 years of real estate experience, I am fairly certain she costed the owner a potential condo sale as she is lazy and extremely unprofessional. I have dozens of tacky, hostile emails from this lady! 5 months after informing her the windows were leaking, she finally came over to see and began to unprofessionally tell me about the trouble in her unhealthy personal relationship & how she slept in her car and has no friends. Hmmmm... why would anyone be surprised!?! I am not sure in what world her behavior was acceptable. Her interest is not with the tenant nor with the landlord. Save yourself the peace of mind and go elsewhere. This was literally the worst rental experience I have had in 20+ years of renting all over the world (and I managed cultural and language barriers in other countries)!!! You are better off going with a real estate agent who is right out of college and hungry. At least they will be polite, professional and well-mannered. read more

What a Slum Lord Looks Like - The previous tenant of the rental property moved out less than 24 hrs prior to my move-in. My Townhome Realty refused to clean the unit and felt the unit was "move in ready". My application, fee, and deposit for the property was completed within a 24hr period and more than 30 days prior to move-in. I was informed the previous tenants would be moving out by 2/28/14 when they did not move out until 3/7/14. My move-in date was scheduled for 3/8/14. Upon arrival 3/8 it was apparent the property was not cleaned at all and the previous tenant left belongings behind as well as leaving significant damage to the property. I was in contact with the property manager 7 days prior to move in and expected a courtesy call to note the state of the property. A respectable establishment would've requested I move my move-in date so a "proper" clean could be performed to this property as repaint, carpet replacement, as well as a plethora of maintenance issues required immediate attention. Upon arrival 3/8 and exchange of payment and keys it was apparent I was dealing with a "slum lord". The property manager was aware that I was moving "across the country" from Phoenix, Arizona and paid over $15k for the move, yet he was more concerns with zero lag between occupants and his commission rather than customer service and doing the right thing. He literally ran out of the property once the exchange was done and I immediately called him after walking the premises to state my disgust and lack of communication regarding the state of this property. He assured me it would be taken care of yet, my entire move was delayed because of the poor state of the property. As a contractor for the past 13 years, I immediately took photo documentation of the damage and mess left by the previous tenant who moved out less than 24hrs prior. A "punch list" was created and blue taped was used to mark every damaged item on the premises. This written documentation and photo documentation was submitted via email and a request for pro-rated rent was requested. The only response given was that the repairs would be taken care of. The following week, the local "repair man" came by but stated he was only there to removed the items left behind and not to make ANY repairs. After several threatening calls, the property managers boss and owner visited the townhome and stated the repairs would get done. 70% of the repairs were completed over a 2 week time frame and the remaining repairs were refused. The following month I submitted the "pro-rated" rent value considering I could not unpack for 2 weeks while the repairs were being completed. 2 weeks after the pro-rated rent was issued, a rejection was received via email and a late fee was assessed to the online payment account. The property manager stated they weren't willing to accept any pro-rated amount and I accepted the property "as is". He clearly ignored the damage to the property by the previous tenant and did not take the necessary actions to correct them prior to my move-in. 1 year later, they are still disputing the late fee in addition to not responding to any of my repair requests submitted via web or voice messages. In addition, I have request to go month-to-month until I am re-assigned by my employer. Instead of property manager adhering to the month-to-month rate acknowledged in the original lease, they issued another lease with an increased rate of $300 and refuse to acknowledge or remove the late fee or the 30% damage clearly documented but unrepaired by the owner or leasing company. My Townhome Realty has put the slum in slum lords and show that there only concern is to collect a commission and without any common courtesy or customer service a reputable firm would provide. We signed for their helix property in August 2015 - and we still have not moved in!!!! The original realtor we worked with was horrific. She was disorganized and uninformed. Then since we've signed they've had 150 delays are the don't keep us informed of any of it. First they were doing updated "the first week of the month" but they were ALWAYS late. I was a rental tenant through My Townhome realty for my last 3 years of living in Charlotte. As a tenant, I rarely utilized my property manager and I only saw Kyle Frey (my property manager) once during the entire 3 years of my stay. During the move-out process, I worked with another My Townhome realtor, April Nelson, to ensure that this process was smooth. I was leaving a month before my lease ended so I wanted to help out with showings for future tenants as best as I can. However, I received less than 24 hours notice on most scheduled showings. They also wanted a contractor to have an estimate for painting but I received less than 24 hours notice for that as well. I never had a final walk through with Kyle or April on my move-out day. The mess came when I received my security deposit return where I was charged $350 for "painting and priming 2 walls" that I had painted during my stay there. Prior to move out, I asked April if I needed to repaint these accent walls and she informed me that it is unnecessary because they would be repainted for the next tenant. After 3 weeks of no communication and threatening legal action regarding this matter, I finally received a reply where they all believe that it is "very fair and reasonable" that I be charged that amount, despite not sending an itemized receipt for paint and labor costs. At this point, I am considering legal action due to miscommunication and misinformation. While My Townhome may be a good company for buyers, I would recommend not to work with Kyle Frey or April Nelson for a rental property, especially if you prefer a fully informed and transparent process, which did not occur in this situation at all. read more

These ppl are true slum lords, they have a rental unit near our townhome in Cotswold and it is in disarray inside. We aren't certain if the owners are aware of all the problems. When someone rents an unacceptable dwelling as is...they most likely aren't the high achievers in town..I'm being kind, therefore, slum lords should be non-existent in an affluent community such as Cotswold. I'm only giving one star because I can't give a ZERO!!! DO NOT RENT FROM THESE PEOPLE! They are crooks who promised to have all the issues in my condo prior to my move in date of May 23 2018, a month later I noticed the carpet was wet in my living room. I made a maintenance request on the portal and it was not addressed by ANYONE until October 2018! Only because I had been calling and emailing and never got anyone or a reply. Laura Grant who I had not even been dealing with assuredly said that they would take care of it. November 14th 2018 they send After Disaster to my condo, the guy Andy was the best! He ripped up the wet moldy carpet and removed it. He said the storage unit was full of black mold and we should not go in there or keep anything porous in there! It was disgusting to know that there was mold in the carpet as well and that my family had been breathing in mold! It is now January 2019 and I'm over these people! My living room still has not been repaired ! I have heard anything from them since December and I can't use my living room because there's no carpet in there! I contacted the city housing code and they gave my condo many violations!!! I'm hoping to just get out of my lease so I can move some where nicer. Renting from My Town Home (MTH) Realty was by far the WORST rental experience I've ever had in my entire life, with no close comparison. The property managers were inattentive and the pure definition of slum lords. It began during the showing of the house and move-in when they pulled the bait-n-switch tactic by promising to repair things prior to move-in, but after receiving security deposit, backed off from any promises. It continued throughout the tenancy as the agency were easy to contact when attempting to view the home, but would NEVER (NOT EVEN ONCE) answer our calls once we moved into the home. If we didn't an email and CC the entire depart, we would not get a response. Their maintenance staff was even worse. There were times when the maintenance guy would simply not show for appointments, and when he did he was late or had an attitude. The agents admitted to not reading the lease in its entirety, and displayed evidence that they only read the lease when attempting avoid maintenance of the unit. MTH did the absolute least they possibly could to support the property or tenant. The only time they attempted to appear to care about me or my condition is when it was time to renew my lease. Needless to say, I DID NOT. I would not recommend that anyone rent from them, or use them to manage your property. read more

Well, I have had a horrible experience with My Townhome and only ask for anyone who needs a Property Management Company to STAY AWAY! The company lack of professionalism to owners and tenants is absolutely sad! I am currently managing the property now on my own without delivering a company 8% for doing nothing! Complaints from not receiving payments from their database on time, to receiving paperwork on time, to receiving follow through versus me contacting them over and over are just some complaints. I am so happy to be away from this company in more ways than one. He is a liar, does not work but cares a lot for you paying him upfront. If you ask him to do something for you he will pretend like he works but will never produce results. Dirty Rental!!! Renters beware. I just rented a property listed by my townhome and upon moving in found that nothing in the home had been cleaned. I brought this to the realtor's attention on numerous occasions before we moved in and he said that he would take care of it. Needless to say we have been living here a week and the realtor, nor anyone else at my townhome has cared enough to acknowledge our needs and concerns to have the rental cleaned! If I could have written this with 0 or negative stars I would have. I contracted My Townhome to rent my existing condo. The only time I got a timely response was the initial signup. There were so many problems with them responding to me or the person who rented my condo I am paying just to get rid of them after only a month. I never got a copy of the lease or paperwork. They still have the security deposit my renter gave them and I am having trouble getting it back. (they got one months rent and a payment from me to terminate so not bad for about 2 hours work) My advice is go ANYWHERE but here if you want property management. read more

Not everyone's experience is the same but I would never rent from My Townhome again and would never recommend using them. Keep in mind this is the only place out of 11 (non MTH) rentals that I have had an issue with. So I keep trying to write this review and it keeps getting to long but here is my last attempt. Upon move in and seeing the unit with lights on I noticed how nasty the place was from floor to ceiling fan and basically only the counters and inside of fridge were clean, the rest was very dirty except for the bathroom which was disgusting. Keep in mind renters are required to have units cleaned by a pro upon move out but this does not apply to condo owners. My unit also had mismatched paint from the owner patching holes throughout which was fine by me as long as it was written down. Next day I noticed coach roaches running around and after fighting with MyTH they offered to only clean or remove the coach roaches not both so I made the deal to clean myself upon move out instead of paying for a cleaner so they hired an exterminator. Before I forget, My TH does not keep track of anything so they don tell you about building specifics or how to access the free internet and even if you write all the details down they pass little info to the next person and you have to rely on good neighbors to help you out. OK, going to leave that for now and move onto autopay. So I set this up and halfway through the lease they changed companies without telling me until I was notified of a late fee. Then when asking about it they told me about the new company and I setup autopay again but since it was late and an incorrectly set up system all the rest of my payments were late out of my control but i wasn't notified of this until trying to get my deposit back where I had to fight and fight to clear up all of those fees and now they are still charging for the initial one saying I set it up wrong and deny a change on their end when I can prove they made the change. So along with fighting for that money upon move out they complained about the mismatching paint which I just touched up using the paint they provided and it was in my notes that the paint didn't match in the first place but that didn't matter to them and they called and emailed me several times over to buy paint and make it all match otherwise lose my deposit. Lots of issues with that over and over. In addition the outside light was out which I never used and they threatened to charge $160 to replace the bulb. There were a couple other issues they harassed me about that I had nothing to do with at all but everything was my fault because they want no accountability. Anyway, they are the worst rental company and hopefully have a mad I am sure many people are happy too but I had way more issues than I should have had. Now I switched over to The McDevitt Agency for condo rental and am back to not having any issues. read more

Owners need to really do some research on these guys because never in my leasing term was I happy about the way I was treated. If you call the South End office, there's maybe two to three people that can actually help you. Other than that, you're on your own.
