I'm not sure if it's the owner or not because I ended up hanging up the phone in his face but someone had the audacity to call me regarding my "behavior" because of their piss poor efforts at making sure this unit was in proper leasing conditions before leasing it out. I've been here for 3 weeks and have had nothing but issues. Navigate is the most unprofessional management company. He tried to threaten saying they were going to just let me sit in whatever issue I'm experiencing which is going to result in me filing a lawsuit against this company. Do NOT rent with this place or you will most definitely regret it. Property owners, do NOT use this company to manage your property either! They do not do proper walk-thru's to make sure everything is working and will lie to you saying people are on vacation just to procrastinate on getting issues resolved. There are rats, leaks, new water heater was required, air not working, etc etc. They only communicate via text message until you have to come out of character then they want to call. I never do reviews on Yelp or Google; however, I have rented with Navigate Property Management for over a year now, and they are the worst property management group that I have ever dealt with. Where do I ever start? They will not pick the phone up. They never text back. They try to charge late fees. They will never fulfill a service request. PLEASE READ LEASE CAREFULLY WHEN YOU SIGN. Update: With the assistance of Mr.Andujar, this matter was corrected and things were set in order for a move in. That is the professionalism I was looking for and am happy, I was able to get it. Thank you! I wanted to hold off on writing this review, I was hoping things would turn around and I'd actually be impressed, but that is far from the case. My first impression of this company: My boyfriend scheduled to tour a property and even received a text to confirm his appointment the day of by the agent. The agent never showed up or even responded to the numerous texts sent to him, after contacting a different number, we were able to get the code to access the property. *Red flag number one. When dealing with a business that employs several people, I understand all personalities are different, but they all should be able to maintain a very professional rapport with those they interact with. I don't like dealing with businesses when depending on the person you're dealing with, that will determine the type of professionalism you'll get. I will not say too much, due to still trying to figure out where this process will take us. We (my boyfriend) applied for a property and were later approved and asked about a move-in date, which we were pleased to learn of this approval. Prior to this, we toured the property and noticed several things needed to be repaired/replaced prior to the move-in. We stated that in an email to the employee who represents this company, days later after having to reach back out to him, he replied to the requests. Again, until this is settled, I will not give the name. At this time, it is still in limbo. No call's and the emails we're getting, are after we AGAIN and AGAIN, reach out to the agent. I will agree with the negative reviews. Again, when we were scheduled to see this property, the agent didn't even show up. and never called or emailed to apologize for the lack of professionalism. FOR YOU ALL, please go with a reputable management company (even if that means finding a different property) and not this one. There are too many smoke signals and their agents are VERY hard to get a hold of. They don't email, they don't call you back, etc. What will happen when something breaks or something goes wrong at your home, I'm sure at that point, it will be impossible to get help. This is the worst property management company ever !!!!!! property is fine the company sucks !!! we live in Texas where it is over 100 degrees every day. it's been almost a week and they have not fix our AC. They just charged me $75 because they claim that I do not change my filters which I do every year !! I will definitely be contacting an attorney !! I live at one of the propert currently have had 4 issues with the ac and now having issues again last couple times the maintenance guy they hired said it was to far of a drive and he would make it here when he can but not guaranty I'm waiting to see what this excuse will be I pay what I feel is way to much for a basic house but that is not here nor there to have the service I get you pay rent one day late and you get charged a fee no wiggle room no since of helpfulness from this company or it's team will not be renewing nor renting from this company again I'll live in a hotel before I rent from here again read more

Where do I start with this company. They used to be Norniella Property Management, and they rebranded as Navigate Property Management (same initials) to try to get away from the bad brand name and company they worked so hard to ruin. Go look at reviews on Facebook. Note their logos are virtually the same, with many of the same employees, such as Ernesto, Judy, and Vince. Their old domain name (https://www.norniellamc.com/contact-us/) even redirects to their new company! Also, look up their address. I'm not even sure if they have a real physical store front, but rather a "virtual office" they rent from Regus. I cannot say enough bad things about this company. I was a relatively new investor and they were my first experience as a property manager when we entered into a contract in late 2018. The number of times they dropped the ball was absolutely astounding. I have no words left to describe my 6 month tenure with them In a mere six months, they managed to: - Padded some of their invoices (by a magical 15%) when they stated in their contract they would not do this. When confronted with this, they tried to say they did this to "streamline" accounting. Yeah, right. - Overcharged me, vs what they paid contractors to do work at my rental property. They blamed these on "clerical mistakes" - Routinely and habitually would not provide copies of the actual invoices from vendors, but rather just gave me generated templated invoices. This let to me routinely having to reach out to them to figure out what I was being charged for. I requested many times for the actual invoices, and they promised to fix it, but nothing ever changed. - Missed paying utility bills, and then double charged me the past due amount, plus the late fees they should have been responsible for. None of this was noted until I brought anything up. - On an eviction, they flubbed a court hearing 3 different times. Yes, three different times. They completely missed (didn't show up) to the court date two of the times, and then messed up the property address in a court form resulting in the eviction being dismissed. The incidents above are just some of the many painful experiences I had while doing business with this company. They corrected some of these mistakes when pointed out, but the whole point of a property management company is not having to worry about these issues in the first place. If I wasn't keeping a close eye on things, they would've stolen hundreds upon hundreds of dollars from me through their blatantly negligent acts. I wouldn't trust these people to manage anything. This place was an absolute joke of a property management company, and I cannot tell other investors to stay far enough away from this company. This company is HORRIBLE!! Iwas living at a property for 6 years before the owner hired them. They bullied me out of my house in order to rent for a higher amount. They attempted to evict me several times even though I paid rent. They put a lock box on my rental which was illegal and showed my home to renters. They are horrible!! My landlord never knew of their illegal practices. They are horrible!! Doing business with them is the same as doing business with the devil!! I pray for their kharma!! read more

I have been renting from Norniella Property Management for almost a year. I am in a dilemma because I love the property but the neighborhood, the next door neighbors that is also renting from NPM and the problems with the property are more than enough reasons to move. ---I have so many roofing contractors contacting me about the rood because it is damaged beyond belief and I have told them but there is no internal damage yet so no one has fixed it. --- I have requested a new refrigerator 3 times each time they tell me they are going to give me a new one but I am still waiting. I received 1 after the first month ... the drawers were broken and the door fell off. I received another one in month 3 it is OLD - I had to clean it and air it out. The bottom drawer does not fit because it is for a different model and it makes a humming schreeching sound that has been doing it so long that I am used to it. --- I needed my garage door repaired because it would close and instead of giving me a new one the guy bangs on the rails and forces it close and now I have to sit and wait for several minutes to make sure it closes all the way before I can leave or go in the house. it slams to the floor at the end like it drops. --- The HOUSE NEXT DOOR is rented to a half-way or residential home that has questionable tenants that sit in the driveway and garage at all hours of the night. It is not safe and the police and code compliance cars visit this house on a regular basis. there is not 1 tenant that is the same after 2 weeks. ---They changed their name and contacts and Noone has reached out to let me know of the changes and who my new contact people are. ---My lease is up and I have no notice of renewal or any changes that will be made. --- The phone numbers and emails that I have for the office is not valid. read more

If you are looking to lease from someone that is very hands off and only communicate when it's convenient for them, then navigate got you covered. This company has the worst communication/customer service that I've ever dealt with (as it pertains to leasing). My husband and I broke our lease 2 months early because of the political climate at the time caused a lot of tension in our neighbor hood. It was unsafe for are family (not because the neighborhood was hood/ghetto, it was more racial issues). My husband and I decided that staying in the lease wasn't worth the lives and well being of our children. We understood that by Us breaking our lease there will be a financial consequences for our decision (which we were prepared for). When we moved out this company not only mailed us an itemized list without any company letter heading, logo or anything, the bill was for almost $4,000(before the subtraction of our $1150 deposit). This list was filled with a lot of errors and overcharges. We were charged for items that we never owned. Example there was a satellite dish on the property when we moved in. They charged us for the removal of the dish. Me nor my husband have EVER received any services from dish. We were charged for removal of trash the yard, I have proof that the items in the yard was removed my our then neighbor. He still have the items on his back porch. He cleaned the yard in exchange for the items that was in the yard. We were charged twice for the month of March. Not only did they charge rent and prorated rent for the exact same month they charged me more in rent what the lease agreement was. We were charged for a repairs that the company was responsible for. Example the backdoor thrush hold fell apart because the wood was rotted out. We reached out to the company and they told us to have it repaired and the will reimburse us. We couldn't afford the repair at the time because my husband hours were reduce significantly because of COVID-1. They billed us for the repairs even though they told us they would reimburse us. When trying to get contact to someone over the phone about the many errors on the list. I was sent a text message stating that they will only communicate with me via email for legal purposes. please keep in mind that whenever we had an issue with the home we were leasing we were never able to speak to anyone on the phone. As a matter of fact after we moved in, we never heard from the management company over the phone. I was told that I would receive an email response within 3 busines days. I have proof that it took over 3 weeks and even then the response was from someone else and not Ernesto. I've reached out to the woman multiple times asking for an updated itemized bill along with the receipts (because I was charge almost $700 for stamps removals.... no one their right mind charges that much to take out staples). The woman responded with a very snarky email stating that "the assessment of damages are simple and something they take seriously" "the company doesn't profit off charging tenants" and that if I didn't pay the bill they will put it on my credit and then I will have issues leasing from anyone in the future. After explaining to her that I wanted to pay the bill but what I wasn't going to pay was for the things i wasn't responsible for ( i.e extra rent, $700 stample removal, junk in the yard removal, the rotted door)ever since ive been completely ignored by the company. I have proof of every email sent and all Of them have the time stamps. I have never tried so hard to reach people and pay them. All of this have been going on since April and I still haven't received an updated itemized bill with all the corrected errors. Getting someone on the phone is impossible.
