Like most people reading this, when we decided to list our apartment for sale, we were unhappy with the significant selling costs. The traditional broker fee of 6% is, by far, the biggest selling expense. Most brokers work hard for their clients, but it just felt wrong to us that a broker would take such a large fee, especially at our relatively high price point. We were told by traditional brokers that their fees were justified by their local expertise and by the buyers they'd bring that we wouldn't otherwise have access to. In certain cases, perhaps that's true, but let's do some simple math: - Let's say you've looked at all the recent comparable sales in your neighborhood and think the right price for your apt is $1.5 million - A traditional broker fee of 6% would be $90,000; NestApple's 3% fee would be $45,000 - In order for you to break even, the traditional broker would need to sell your apartment for $47,875 more, a 3.2% increase Although their fee is less, there is nothing discounted about the service provided by NestApple. You get the same high-quality photos, same floor plans, postings on all the same websites. They are able to do this because they have very little overhead and are not affiliated with a big brokerage firm with which they need to share fees. In this case, "cheaper" does mean "worse". Cheaper just means cheaper, and there is no rational reason to expect that a traditional brokerage firm will be able to command the necessary 3.2% premium to market pricing you'd need on your sale to make hiring them justifiable. Beyond the numbers, Georges and Nicole genuinely cared about getting to a successful sale for us and devoted significant time and energy to our process. I had an excellent experience working with Nicole on the purchase of my apartment in Chelsea and would recommend her without hesitation. From the outset, she understood the apartment I was looking for and I did not need to do dozens of viewings of apartments I had limited or no interest in, which seems to be the approach with many brokerages. I actually had the idea to use NestApple and Nicole in August 2016 , at the time the service was not even called NestApple (they were operating independently and found the name right after when they launched officially) , it was carrying another name. We purchase an apartment on 411 west 44th street between 9th and 10th, for investment purposes ... purchase price was 700,000$ and we got a cash back rebate at closing of 2%. I can understand that some people want to be taken by the hand by a broker from open houses to open houses and like a broker for the social aspect of it but if you know what you want then just use NestApple to get money back.
