Their design/build capabilities, broad experience and portfolio of completed projects are all very impressive. We were considering various approaches to a bedroom/bathroom remodel, and Sorin and his team walked us through multiple possibilities, listened carefully to our feedback, and set us on a path that matched our needs precisely. They also provided us with a lot of insight into the steps need to take the project from start to finish, and all of this was reflected in a very thorough bid. Sorin's communication, promptness, and follow-through have all been exemplary. We'd be glad to work with Sorin on any other projects in the future.

From start to finish, their team was on point, paying attention to every tiny detail like they were crafting a masterpiece. They made the whole process way less stressful, even guiding us through material selection at multiple showrooms (because, of course, we couldn't find everything in one place). Luckily, with Sorin's help, it all went smoothly--no meltdowns, no decision fatigue... okay, maybe just a little. Their crew? Absolute pros. They showed up on time every day (which is basically a miracle in construction) and left the place spotless, like bathroom remodeling ninjas. Honestly, these guys know their stuff. If you're thinking about a home remodel, stop thinking and call them. In fact, we're already planning our next project with them--because once you start with Feraru & Associates, it's hard to stop!

Overall the experience was very good; Elijah and Bryan were super friendly and responsive. Eli was very patient and accommodating as we discussed several different potential change orders, from new windows to painting, to other misc. things that popped up. Bryan Luna was especially a pleasure to work with. His attention to detail and proactivity to solve any little thing I mentioned was definitely the highlight of working with Prime. Their contracted electrician, Hector, was great as well. I also think they did a great job building out a cabinet to fit our freezer next to the matching fridge. Their master carpenter managed to salvage our existing wood to make it match perfectly. Definitely better than what I'd expect from even a carpentry specialty contractor. I will mention that it wasn't without some snags. Prime deals in volume so they're very busy. I think because I had delays in sourcing a freezer I ended up not getting a dedicated project manager for some time. We had timeline issues made worse with holidays. This caused cascading delays which inevitably pushed back my move in date a few weeks. When I finally did get a new project manager, they ghosted me (later on I found out they had a family emergency). Eli had to step in again to help. Another thing is that their pricing is quite opaque. The estimate will break down prices by milestones, but they repeated told me that it's not a valuation of the milestone itself. This made it nigh impossible to understand if I wanted to contract out specific pieces of the project (e.g. flooring). Design was OK. I felt that the designer was very busy. Sometimes very responsive (5min replies), sometimes not responsive at all (no reply). I wish I had a better, more thorough back-and-forth session about the intricacies of the design. But we made do. Ultimately, the designer made a render and helped point us to some vendors, but from there we had to make our own selection alone (cabinets, handles, pendant lights, faucets, etc.). I did appreciate her presence when we picked out countertops, though. All in all, I think this was a 4.5 star job, but I'm rounding to 5 because of Eli and Bryan :)

There have been multiple unresolved issues with the quality of work and follow-through. One example is an LED light that continues to flicker. It has been more than six months, with many calls and text messages, but the issue still has not been fixed. Another example is damage to our garage cabinet, where a hole was created during the work. We are still waiting for this to be repaired as well. Overall, the lack of timely resolution and poor communication after the project has been extremely frustrating.

She just seemed to think of EVERYTHING as we went through the process. She gently guided us away from what would have been bad decisions for us and helped us see our "diamond in the rough." Admittedly, we're not easy clients. We're indecisive. We change our minds constantly. I get bored easily and just want to pick any house to end the process. Jen just kept reminding us of what we told her we were looking for at the beginning and bringing us to houses that met that criteria. Lastly, Jen has a wonderfully artistic talent and vision that she uses to help you beyond the buying process. She suggests paint colors, small renovations, and even bigger renovations to get you to the home that you really want to call your own. She has our highest recommendation!

Jen was super friendly, knowledgeable and had a bunch of great ideas and suggestions. We hired her! After we'd signed the contract and agreed to a retainer, she told us someone else from her team would actually be our main point of contact. We were bummed because we thought we'd be working directly with Jen, but probably our fault for not asking specifically what the arrangement would be. We figured anyone on her team would be just as awesome as her. Unfortunately, as soon as the design process started I realized that was not the case. Our designer was very nice, but seemed very inexperienced and unclear on which steps were supposed to happen when. We'd have long zoom calls (that I was getting billed for) where I tried to explain my design style and what I was looking for. After each call, I'd panic a little as I just felt no confidence coming from her, and was not assured she'd actually be able to help guide me through the home design process. I even called Jen after one call and asked her "am I this designer's very first client?", because the woman seemed so nervous and unsure when working with me. Jen said she'd been with her team for a year and a half... hmm.. After I received my floor plans I knew it was time to pull the plug. The furniture layout made no sense for my space, the measurements were wrong, etc. I called Jen to complain and she more or less said "we would have gotten the measurements right if you paid us for more hours". So after many many hours of working with The Home Co, I canceled the contract and have nothing to show for it. Just bad floor plans and a uninspired mood board. I still have 2 hours left from my retainer and have reached out to Jen twice to try and utilize that time sourcing at least one item for my home so it's not all a complete waste. She continues to either ignore my emails, or when I follow up she'll say "I'll get back to you" but it's been over a week now and I'm feeling no love. This was my first time working with a professional designer and probably my last - too disappointing :-(

Sarah is incredibly knowledgeable about both home construction and the East Bay market. While touring homes, she walked us through every inch and provided assessments comparable to professional inspectors we've worked with. In the rare moments when she wasn't 100% sure about something, she brought in her husband Nick (who has decades of construction experience and now specializes in home inspections) to provide a second opinion. After only a few tours, we felt like we'd gotten a thorough education in home construction and maintenance, which we especially appreciated as first-time buyers. One of the things we appreciated most was that we never felt pressured to make an offer. Sarah proactively pointed out potential issues, including things we never would have noticed ourselves. She was completely transparent about the real costs of addressing less obvious but major problems, even when it meant we'd end up passing on a home. Sarah also has deep relationships throughout the East Bay real estate and contractor community. She connected us with great lenders, inspectors, and contractors. Her rapport with other realtors was equally valuable. Leading up to the offer deadline, Sarah maintained continuous, proactive communication with the listing agent. We truly believe her persistence and advocating for us made a huge difference in the seller choosing us despite other competitive offers. Beyond her expertise, Sarah is simply an amazing person - empathetic, fun to be around, and genuinely invested in her clients. Even after closing, she's continued to be an invaluable resource as we navigate all the questions that come with being new homeowners. They agreed to meet me while I visited in June to do reconnaissance, and we had a very cordial discussion about what I was seeking, and when. When I arrived in Berkeley in late August, I had already sent them examples of homes that interested me, and we had an email/phone dialog to help adjust my expectations and focus me on areas and types of homes that made sense, given my tastes and resources. We started working together on the ground in late August, and I made an offer on a home that stood out from all others by early September. Sarah and Ellie continued to guide me through the purchase and closing process, as well as identifying issues with the property that needed to be addressed in advance. Sarah has an excellent network. What I feel stands out about Sarah and Ellie are the following: - They love what they do - They are skilled in taking in their clients' needs and preferences, and tempering that with basic realities about the Bay Area housing market, both in general, and at any particular time or set of circumstances - They have long, deep experience in the East Bay - the houses, catching areas of concern, the history of the neighborhoods, etc that they leverage in helping their clients to find appropriate homes - They are flexible - my Mom was a realtor, and I was a driver in sending them listings, asking questions, telling them I wanted to see certain properties, etc, and they went with the flow, and even enhanced my experience by being willing to look at other houses we saw for sale that looked interesting on the way to the houses we planned to see - it was not only productive, it was a lot of fun I have now been in my home for 3.5 months, and I could not be happier with where I live, thanks in large part to Sarah, Ellie, and District Homes.
