Now realizing why the price was so low I understand now years later. The homeowner I purchased from was so desperate to sell the place he didn't care how much he sold it for he just wanted to get out. I moved here 10 years ago and never once have I received an email response, a callback, or a letter back, from this management company. When I moved in they sent me statements in the mail list I paid via bill pay each month a week early through bill pay through my bank. Hearing through the grapevine by other people in the community, I realized there was a lot of problems here. I understand a lot of people go through a lot of other issues with dealing with renters. Most of us on here. Most of us don't care about speaking to others or ask others to deal their problems. We have no pools. We have no community areas. We have is lawn maintenance, which is done at a very abysmal rate. When the snow hit a few years ago, all of us had to pay $500 each for snow removal at the last minute for one day of snow which they only came two days later to remove it.. since then, we have never had snow removal come on the day of the snow or even the day after. It's always at least two days later. There were times were the snow removal company destroyed my garage and they still ignored me. Our association fee was $250 a month for the duration of me living here about 10 years. Neighboring condo associations around us charged half the price and yet had numerous pools, playgrounds, and community centers. We have none of that. I have tried to contact them numerous times and not once have they ever answered my emails, text, phone calls. I didn't have a problem with them until they stop sending me my monthly bill. I am usually good at sending my check every month so it didn't alarm me. It wasn't until a year later that I noticed that I got a letter in the mail from a collection agency/lawyer company. I found out that I was sending the bill a week before hand but they weren't cashing it until it was late and I accumulated a $25 late fee every month for a year and it went into collections. i never heard from them only the bill in the mail from their Lawyer. Not once did they reach out to send me a formal warning or a letter. They knew that I lived here, but couldn't even send anything. I reached out to them and sent emails asking for a statement. It is now eight years later after those fees and I still have not gotten one response from them. All I asked for is a statement of how much I owe and they have a public number for everybody to contact them, but they never answer. When you leave a message, nobody answers and nobody calls you back. I can see now that they have one guy that just respond to everyone to try to make them look bad to save face. Now reviewing and collecting all my information and evidence, I will be contacting my lawyer. This condo association has been given bad reviews for the past 10 years and nobody done a thing about it. I'm not wanted to sit back and let somebody take advantage of me. I'll be damned if this association takes advantage of me anymore. We now have the whole community revolting against them. We're talking to my lawyer and they will be hearing from us. I'm not a Karen, not normally anybody that complains about anything, but living in this expensive economy and seeing the comments here from the association just proves to me that this needs to be handled. apparently the other residents have said they keep raising the condo fees for no reason and don't tell anyone. I have never once received any letter or ation from this property management. I even paid top dollar for further bylaws and not even received a copy. Still... 10 years later... hear nothing... maybe this will review Will sparks their interest into actually returning my phone call/email/response to anything....

    Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. Our files, documents, investments, and our money is respected. The quality of work contractors they have recommended and brought to us have exceeded expectations. This company and Gio can be best described in four words: Fraud, Con man, Liars, Extremely poor quality. I hired Gio in October to complete a full rehab for a 4 bed, 2 bath. He started work in December and still was not done at the beginning of August. He claims to be an expert but failed every single inspection several times. He was caught doing electrical work without a permit and fined $2,500. He took 2 months to do electrical and kept making excuses. He took 2 months to do plumbing (which also failed several inspections). He took another 2 months to clear the rough-in inspection. He failed the insulation inspection at least 5 times. During this time he lied to me several times and now I have proof. I tried my very best to be reasonable and work with Gio, but the lies continued and the delays followed. Example" Gio: Plumbing is 100% approved. A minute later I call the town - they said plumbing failed. Then he makes up some excuse about why he lied. The most disturbing thing about Gio and his company is they took no responsibility and always blamed the town or someone else. During this job he displayed extremely poor project management, his workers did a really terrible job, and he took $60K of my money without completing any one single scope. Not one thing I hired him for his complete (electrical, plumbing, drywall, paint, flooring, windows, bath 1 and 2, kitchen, exterior paint, etc.). On top of that he has extremely poor communication. They claim to provide daily logs and pictures and don't. When I called Gio to complain and get updates he would use various tactics to deflect and make it personal. Example: 7 months into the project, Gio and his employees refused to answer basic questions like: What's the status of the windows order? How have you spent the thousands of dollars I gave you for material (material audit)? When I did, they said they were busy and my questions were distracting them. I have records of all these emails. Poor Quality examples: 1. Poor drywall and paint: He claimed to paint the first floor but there are stains everywhere and the drywall work they did is so bad you can see the ceiling lines of tape. Look at the drywall pictures. Another contractor who came to help me said this is the worst drywall and taping job he's seen in his life. 2. Bath 1 - He purposely tried to trick me in believing the bathrooms were done, but upon further review I found he installed the tub with a drain. Now I have to hire a plumber to redo the entire thing. Look at the picture. 3. Bath 1- he installed the toilet too close to the wall so it doesn't fit. He then went on to blame the "house" for that. Meanwhile Gio redid the entire bathroom so he should've known the toilet drain needs to be 18 inches from the wall. 4. Bath 1 - He installed a hot and cold water pipe for the sink but the cold water isn't connected to anything. He hid the open pipe in the wall so I couldn't see it. 5. Carpets - He installed brand new carpets when drywall wasn't done. Look at the pictures. He ruined the new carpets. 6. Bath 2 - he installed a cheap tiny vanity and mirror. He hid the light box behind the vanity - open blue box with open exposed wires (not even covered) 8. bath 2- He cut a plumbing pipe and hid the opening of that pipe in the wall 9. He took more than $1K for landscaping and put 15-20 bags of mulch outside (each bag cost $2-3) 10. He took $8K for windows and didn't deliver them. He made up so many stories about ordering windows since January and at the end claimed I told him to cancel the order. I have voice recordings which will be used in my lawsuit. 11. He took $3,200 for bay windows and didn't deliver them. There are so many other items but I think you get the point. Last, but not least, Gio broke into my house yesterday and stole my materials. I caught him right in time and called the police. I'm pressing charges and suing him.

    Beware of suite capacity listings…read more I booked a unit 3 months prior to my dates and even checked in with the host a week prior. I was informed 3 days prior to my check in that the unit was not available. They requested to speak to me on the phone about the issue. I was told a contractor was doing work in the unit. I was offered different units that were smaller and some had no kitchen (2 hotel rooms). Luckily I put the issue in chat because they told me I needed to cancel and they would give me the difference (mind you I never used Airbnb before I didn't know this was against policy). the rep said "I cant give you a refund unless you send me the screen shot of the cancelation." Days later they don't respond nor answer the phone when I called from my number I called from another phone to be told by a different rep "We don't do refunds you have to get that thru Airbnb" alarmed I called Airbnb and they stated When a cancellation is due to a unit not being available the host must initiate cancellation and give a full refund and they reviewed the chat and made me whole. After this I received an email from Suite capacity stating "we are working with Airbnb support trying to get your refund. Please note these cases take longer to resolve" that is a LIE Also to note. I thought I was speaking to a rep from Suite capacity but its an AI bot (the owner responded to my google review and said "they use AI for chat support" well you should tell people clearly they are speaking to an AI when they speaking to an AI it shouldn't be hidden, that is deceptive. They also threatened me because they thought I posted 2 reviews for the same issue, when its 2 separate reviews, from different customers (me and someone else) for the same issue. Lastly the "host" Madeline from Airbnb (same profile pic) that identified herself as an AI chat bot in Airbnb posted a 5 star review with no text the same day I posted my 1 star review on Google. I am trying to make people aware that this was my experience. I'm sure there are good experiences, but this was my experience. Arm yourself with this information: -Confirm you are talking to a human in the chat -Only speak thru Air bnb -Do not take calls off the platform -If they request you cancel, CALL AIRBNB immediately -DO NOT CANCEL if they ask you too. if its their issue (or the host for that mater) they need to cancel and give a FULL refund I don't like when business don't operate according the rules they are governed by. They should just own it and move on instead of telling me I am wrong in the google review. So I'm taking it to yelp too. Posting reviews is my way of ensuring potential customers are armed with all the good and the bad. Response to the response: Hey Billy I posted 2 reviews 1 on google and 1 on yelp. the 2nd review you are referring to is from a completely different customer posting the same issue happened to them. I am completely allowed to post the same issue and a review on multiple platforms. This was my experience. If you think I am wrong respond to the issue. Suite capacity told me to cancel against airbnb policy and then lied about my refund. I felt like your team was being deceptive and as a consumer I am within my right to tell other potential consumers about this. I want nor expect anything from Suite Capacity, except for them to follow the rules. :)
