I am very disappointed with this management company. You cannot get anybody on the phone. They will not come out and fix anything on the rental property that we have asked them to fix with the leak in the spare bedroom and to make sure there's no mold or microwave piece came off. The ceiling in the spare bedroom looks terrible and there was other leaks in this house when we first moved in two years ago that they did not want to fix or the ceiling. And my personal opinion is unprofessional. They won't come out and fix that. The only good thing about this management company was when Lisa Richard's was working there in 2025. *** 0 stars*** This business is a racket and they take advantage of the landlords they work for while also providing untimely, unprofessional, unapproved, expensive solutions. I've lost more money and sanity using this company than if I would have just managed it myself. If you hire them, might as well hire a lawyer too. Once I brought to attention the unapproved and outrageous expenses (some that should have been charged to the tenant ie. Broke off door handle and broke off dishwasher handle) my access to portal was taken away and work orders removed. Good thing I thought it was sketch from the beginning and I printed all of them out. They sent me another log in to my portal and all of the work orders were gone.. convenient :) Most recently they were trying to charge me for the deadbolt they require us to install when they were hired. They sent me a bill for repair although the lock is less than a year old. I brought this up to the PM and she said they would take care of it if it's been a year or less...... if I didn't bring it up they were going to charge me without looking into it. If you don't speak up they will continue to ROB you. They ignore the professionals comments on the work orders ex. Tenant abusing the HVAC system turning AC down to 65° ignoring advice from professionals, which caused condensation and moisture resulting in small mold specs on the vent which, then the tenant sent in another work order, and the property management billed me without looking at any of the notes from profesional that clearly state the tenant is abusing the systems and what will result because of it. I had to pull out and quote comments from the work order explaining to New Heights this is an issue of the tenant abusing the system (CLEARLY stated in the comments) and the tenant will be responsible for resulting damage. Seems like they are also in bed with their plumber. Another example is the tenant complained of the sink disposal that they have sent someone out to "remedy" 3 different times charging the initial $75 for their guys to come out and send you the next bill while only replacing the disposal the last visit when it would have saved me $400 if they replaced it the first time. One occasion the " professional" came out and did nothing to the sink disposal but replaced the kitchen faucet charging my account over $600 without my approval for the unnecessary replacement. When asked, the PM said they reserved the authority to approve expenses under $350 but this charge being over $600 they didn't not have a legit response to. I have plenty of other examples but it is exhausting reliving the anger this company has caused. I could write a 4 page paper of the "contracted" scams this business gets away with. Also they keep all of the late fees for rent which gives them incentive to not collect money on time bc they get paid more. If you aren't willing to go behind and do the task of reading every work order then find another PM, this one WILL take advantage of you. This company represents the landlord, do not believe for one minute they are protecting the renter. Dishonesty rings though them on a constant basis. My first issue, 10 weeks after signing the lease; the air conditioning broke. It took 3 weeks to replace the thermostat, I suffered without air conditioning in May, 2022. Second issue was a dryer full of lint which had several previous lint fires note the burn marks on washer and dryer. It took four months for landlord to replace the dryer. Next was the stove that broke, the largest burner will not turn off, disconnecting the circuit breaker did not cool down the stove, following that the oven would not turn off. They sent a handyman to verify yes there is electric to the 240 outlet, he did not touch the stove. I requested a replacement stove, instead they sent an appliance repair person. He admitted he could not test the circuit boards for the stovetop nor the oven. Then the landlord insisted I pay the repairman. What? I suffered without a stove for the remaining 7 months of the lease. Next issue was the HVAC units, my electric daily usage would vary greatly from day to day. I paid to have routine maintenance done on them since by now I knew the slumlord wasn't going to hire. Units were 17 years old, the parts that filter toxins and moisture out of the air were broken, no Puron, it leaked out. I was told well the emergency heat strips work so we are not obligated to repair or replace the HVAC units. I suffered 2 weeks in December 2022 with no heat and the mold that was found in the attic and in both heat exchangers was making me ill. The last kick in the behind, was when I terminated the lease one month early due to illness and lack of repairs. the property management decided to change the locks 2 weeks before I had vacated the rental house. I was not given the digital code, or the new key; this effectively locked me out of my own rental home. Fortunately for me I had already moved my things from the home. When asked specific questions about the property ANNA repeats unrelated irrelevant information like a parrot or refers you to her manager. She will not provide specifics about the property nor is she welcoming to new tenants especially if you are BLACK OR BROWN. You will not receive keys to your property only a security code similar to an AIR BNB. Why wouldn't i receive KEYS to a property with clear keyed locks. You will never feel at home with this property management company. She lied about providing move in paperwork. She will not provide accurate answers as it relates to the properties or policies. As soon as you move in sign the lease she refuse to provide access or keys to the property. When confronted about these deceitful unfair business practices and discrimination she refers you to someone else or a property manager. She refuses to show the inside of the property before moving in. The pet screening company is also a sham. They do not have a contact number and Anna was not willing to reach out to them to actually do her job. I submitted so much paperwork proving that I had legitimate service animals and the company ended up rejecting my animals even after submitting over 5 certified letters from my doctor. While in route to the location driving approximately 3500 miles across country I was told to pull over on the highway to provide information which could have waited until I arrived to the city. I was threatened that I would not have a place to stay if not. Mind you I had paid at least two months in advance plus my home was put back on the market after reaching my money. Everyone was nice until they received my money. They will tell you whatever you want to hear so that they can trap you. They charge for repairs which should be covered under the rent. They lack professionalism or compassion. The response below says they have no record of me yet she knows exactly who I am. They were all equally terrible in providing fair and simple resolutions. They are amazing at creating chaos and conflict. Overall, worse experience I have ever had. While I absolutely love the home I have rented this past year and just recently signed another 2 year lease on I can not say the same for the property management company; New Heights Property Management (formally Carolina One Property Management). When we first started the process of renting a home from them when they were Carolina One we had to jump through all sorts of hoops, most of which are normal; application/application fee, deposit, and go to a 3rd party site to register our pets and pay the 3rd party $20 for each pet. All that was fine, then they accepted our application. The rent we pay them is already pretty high (but that's a Charleston area thing) then on to of that we pay another $50 in pet rent each month nd a $10 per month fee for air filters that we could pick up for less than $5 at Walmart. Still not a big deal. We can deal with this since we do love our home. But the cons of renting from New Heights Property Management include high turnover of property managers, we've had 4 in a year. If something needs to be fixed be prepared to wait before they send anyone over. They schedule visits to inspect the property to only cancel the day of after preparing for their visit. The website (portal) they use has some defects; one such defect recently cost me $81 in administrative and NSF fees because I scheduled my payment, but the application took my payment that day. I tried to work with our property manager (at the time) Nickie on this issue, but she and accounting would not waive any fees from their end. Pretty sad considering this is the first occurrence and we have just signed on for another 2 years. Lessons learned - Don't schedule rent payments ahead of time. Don't call to have anything fixed if you can do it yourself. Don't sign another lease after this next 2 years is over. read more

This company was terrible- slow to post the property listing even though we had professional pictures already taken for them, we had no showings, and then when we canceled the agreement they charged us $650 for their "time" and also $275 for a never used lock box. My husband drove to Summerville twice with the lockbox in its packaging and they refused to accept it. Obviously they make a profit this way since there is no way this lock box is $275. RUN AWAY AS FAST AS YOUR POSSIBLY CAN! We moved out early. Gave written notice in Dec and moved at the end of February and paid $3050/mo via auto-pay. We received several emails telling us to cancel our automatic payments during our move out. Being rent responsible, there are two ways management companies collect rent. 1. They send you a bill once the home has been rented 2. They have you pay monthly until move out How are we told to cancel our auto payment but ALSO pay monthly? When asked to waive our $550 late fee (they charge 15% + another $100) we were told it was against fair housing. First off, that is bullshit. I am very sure that New Heights aka Carolina One has waived more than one late fee in their existence. Why would they not waive our? 1) ITS FREE MONEY! LATE FEES ARE CLASSIFIED UNDER ADMIN FEES MEANING THET POCKET THIS FEE. 2) Accounting and close out has been done and it would be more work for them to waive the fee then for us to pay it. Out of $2750 deposit we received 0 back. All eaten up by commission and late fees along with weird charges like MAINTENANCE COORDINATION! WTF DOES THAT EVEN MEAN?! LASTLY A NOTE TO OWNERS: THEY DO NOT CHECK ON THE PROPERTIES LIKE THEY PROMISE. We went above and beyond when moving out to ensure minimal work had to be done. If I could rate them a 0, I would. I don't know where the good reviews are coming from saying people respond and maintenance gets done. Every time you try and call them, it goes straight to voicemail, during business hours. It takes weeks to get maintenance done on the apartment -- partially due to their failure in communication. Some of the maintenance problems we have had recently are frankly dangerous (leaking ceiling in a house built in the 1850s with active termites) and damaging to the property and our own property within the property. I am about to finish up my 2nd year in my new heights home....the home is in a lovely neighborhood in Summerville, very convenient to everything I need. However I would not recommend NH to any coworkers or friends, very difficult to reach any one in office by phone or email. I have been without AC for 6 days now and looks like if I am really lucky could be another week before Goose Creek Heating and Air can get part to repair unit that they have made 4 service calls to in past week, each technician seems to find a different problem...my goodness the units are old and need replacement. Every time they make a trip to house, it's the same old story....we can't make any repairs with out NH first giving authorization for cost of repair....my goodness why come out if you are going to do nothing. I don't know what my rights are as a tenant, but I believe providing safe heat and air is required of the landlord. I am 69 years old and have asthma, so this has been quite the ordeal for me. I did have a young lady call me this morning from NH "Emma" she said she is my new contact person and property manager for my house, she did sound very concerned in helping me get air restored ....so all I can do is wait at this point. I am very disappointed in NH, as I have always paid on time and went the extra mile to keep house and yard as nice as I would if it belonged to me. Unfortunately this business has poor planning, they were dishonest about what was done with poor communication. In between tenants they did not paint between tenants or attempt to make repairs, such as a hole in the wall. This could have been taken from the prior deposit to fix, however they did not make the effort and cost us money. A few instances like this occurred. They also were unpleasant to work with. Maintenance had no clue really how to fix anything, Anna, who was the agent assigned to my rental is completely useless. They do not follow your move in check list upon vacating and will charge you for things that were already there. According to my move out, the maintenance man was paid $341 per hr for each invoice. I contacted the property management company about renting one of there properties. The contract person was rude and very unhelpful.

I have rental properties all over the country and this company is by far the WORST company I've done business with in my decades of property ownership. 1) they cannot handle complex issues that require effort from their end to resolve. They will spend more time telling you why they can't do something rather than just doing it. And if they do try to do something, they will address it in a manner that is more convenient for them which, as we have experienced, isn't always the most cost effective way for the property owner 2) they will not conduct in-person visits on your home, even at your request. If they do, they charge you to do it. Regardless of whatever their website says, our manager Lawren Sprout would not even drive by the house and insisted that we pay a fee just for her to check it out. 3) their method of handling disputes with a tenant such as damage to the property or not paying rent is based on their opinions without references to lease line items or state tenant/landlord laws. They advise based on a path of least resistance for them with the hope that the property owner will just accept their opinions and not force new heights to do any more work on the issue. 4) they put an unqualified tenant in our home that struggled to pay rent from day one. 5) there is constant employee turnover. We have had numerous points of contact that change on a routine basis. 6) they are difficult to reach. Your PM rarely answers the phone. If they do not conduct site visits, where could they possibly be? 7) the physical location of new heights is inconvenient. If you want to meet with them you have to to if at their office. They will not meet with you in person at the property, even for move out inspections. 8) they take a work order from a tenant as is and do not follow up with them to get additional information. This results in sending improper or unnecessary maintenance workers to the property at the expense of the homeowner. 9) their online document system is cumbersome. 10) they have received consistently negative reviews on yelp and other websites. They have blocked the ability to leave feedback on their company Facebook page. This alone should worry any future clients If you do end up doing business with this company and get stuck with Lawren Sprout as your manager, good luck. Where to begin. Day 1 I guess. After driving 1900 miles from El Paso, TX to arrive on a Friday morning. I went out of the way approx. 45 minutes to pick up keys from the office and paperwork. I made it to the oapt unit only to find the keys they issued me did not work as they had "rekeyed" the week prior and hadn't updated their key registry. I then call to explain the situation and the lady states that she will talk to someone and call me back. 30 minutes later after sitting in the parking lot, still no call so I call back. They tell me they had another key made for me and I can come back to the office to pick it up, all while towing a double axle UHAUL trailer on my SUV. Of course they couldn't be inconvenienced to meet me at the apt or somewhere along the course so I had to make my way back 45 minutes to the office with trailer in tow. Next issue was the community was a gated property and they didn't know I had to have a key card to access the property after 11pm. Maybe 3 weeks passed before I received this after continuous emails. Work orders/repair requests. I only had 1 and that was a disaster. After 30 days of waiting, I was finally in touch with the maintenance tech and described exactly what was needed. The problem was then resolved in 2 days. Next. I notified of my intent to vacate the property early and terminate my lease due to a career change that relocated me to another state. Granted, not their fault. However, their actions were very aggregious. Informing me of my obligations to fulfill the lease until property was re-rented. Again, not their fault so I understood this obligation. 4weeks to the day of my vacate, the property was finally relisted for rent and with a $50 increase in the monthly rent. Now, this is all after being notified of my obligation to continue paying my monthly rent and maintaining all utilities in my name until rented again. On top of owing an early early lease termination fee of $250, $437.50 half months rent for "rerenting" fees, rekey fee, and any additional fees incurred as this is a HOA property. In my opinion, this is a very selfish and greedy company that has no interest in the tenant, not to mention their constant management team turnover rate. Use at your own risk. Also of note, an added $10 fee for A/C filters is added to the monthly rent and sitting on the doorstep every quarter with 3 filters. Ridiculous tactics for extra income. read more

I would like to give a zero stars rating, but that is not an option. I rented this apartment almost two years ago. It was well priced, but completely old and unkept, but price and location was attractive. The appliances are original and there were more holes in the walls than Swiss cheese. When asked if anything would be done to repair them, I was told to just hang my art work to cover...I did. Regarding repairs, it took them over 8 visits to approve to repair the failing air conditioner. Even their own contractor was completely annoyed with their lack of urgency. When I moved in, the dryer stopped working, which they sent maintenance and then charged me $100 to "fix it". Reason being that it was pushed too close to the wall. Last time I checked, as a renter, maintenance should fall on the owner. Don't get me started on the $140 charge for them to come look at the clogged sink for 10 minutes. I had over 4 maintenance requests which they could not handle due to COVID, but I was charged for all of them when I moved out. Sounds fair! When I asked to move out early, they ofcourse threw the contract in my face and told me I can move out early, but would have to pay till a new renter was found. BUT they couldn't show the apartment because of COVID. Ok, I get it, but then work with me if you are not able to hold up your end of the contract. I was given a one lump sum to pay if I move out...FINE! I lose my job due to COVID and 30 days later get a move out report with all my charges, including pictures of holes that were already there when I moved in. The lump sum was completely not included, the extra charges conveniently adding up to the exact amount as my deposit...mind you I was told there would not be any outside charges beyond the lump sum. Included with the charges, there is a note about paying within 60 days or else I will get sent to collections. Way to ruin my perfect credit score. All because of your incompetency!! Being a previous owner, a landlord, and a HOA president for numerous years, I have yet to find a more deceptive and unprofessional company. Stay far away if you are presented in working with them...although from most reviews and a "B" Business Bureau rating looks like I am not the only one dealing with issues. During my year contract with New Heights, I had three different Property Managers and it was a horrible experience! I started with Mallory Wolfe, who handed me over to Robin Heminger when she went on maternity leave. Robin was sloppy and disorganized and didn't return my calls in a timely manner (it was always a 'voicemail' issue, even when calling her cell). My tenant's lease was due to expire on July 31, 2018 but asked if they could move out a month early, which worked for me as I was listing the house for sale once they moved out. The last email that I have from her was that she would take care of it. After I made plans to travel to SC from MI, I found out three days before I was going to leave that she failed to get written notice from the tenants that they were moving out early and now they were staying until the end of July AND she failed to tell me this important information! Now I was passed off to Lisa Richard, who had no idea what was going on with my property. Total lack of communication from Robin. After I brought her up to speed, I told her that I had been in the house in May and knew it was filthy and had some damage. I was adamant that I wanted to be present for the move out inspection with her and Mallory, yet she 'misunderstood' and completed the inspection without us, to which Mallory and I were baffled as to why she would have ignored my repeated requests and Mallory's directive. Upon inspection of my property, I found the paint job in the kitchen (New Heights hired a contractor) was messy and only one coat of paint was used. You could see the old color through the thin layer of new paint. The contractor who came out to clean the house (possibly the same as who painted the kitchen) didn't clean out any of the kitchen drawers, which had dirt and hair in them, and didn't vacuum the finished room over the garage so then the carpet cleaner didn't clean that room, either, which stunk like a wet dog. I was the only person at the house to inspect the work that was being done and if I hadn't been there, my property would have hit the market being dirty with filthy carpets. When I left, Lisa asked me to send a list of what landscaping needed to be done since the tenants didn't take care of it. I sent her a detailed list and she told me she would send me pictures of the completed mowing. It took New Heights PM SIX WEEKS to get someone out to cut the grass when the tenants moved out (it came out of their security deposit). I had neighbors calling my Agent to complain about the tall grass! When it comes to billing, you better double check your statements! I used a credit card to pay for any service fees from the home warranty but New Heights charged me on a monthly draw and it took months to finally be refunded. They also had me fill out a document to charge my credit card for the painting of the kitchen but then charged my credit card AND my owner draw again. This company was recommended to me by my agent and I told Mallory about my awful experience with my previous PM company during our first conversation. She told me that New Heights was not like that and they would exceed my expectations. I never knew expectations would have to be this low. Please take my advice and FIND ANOTHER COMPANY!! read more

I hired New Heights to manage my townhome rental for several years. They take 10% of the rent every month, in exchange they are to manage all maintenance requests and periodically inspect the unit to ensure the tenants are upkeeping. When I notified New Heights of my intent to sell, they said they would perform a detailed inspection and correct any repairs that were outside of normal wear and tear from the tenants. Well, thank God my agent was present for the inspection, because the photos she sent me during that walk-through were VASTLY different than what New Heights sent. The place was absolutely trashed, much more than "normal wear and tear". There were several plumbing leaks, the tenants had deliberately turned off valves to the toilet to hide, the dishwasher and fridge were both broken, there was obvious mold below the sink from a long term leak, etc. When I informed New Heights of all these issues that they clearly ignored during their "inspections" I was told that all they would pay for was a cleaning fee (I had to have the whole place entirely repainted and carpet replaced for over $5,000. Cleaning wasn't going to fix that!) I also had to spend $3,000 to fix all the plumbing issues and water damage the tenants caused that New Heights never addressed. If you are an owner and looking for a 3rd party to manage your home to rent, STAY FAR AWAY from this shady company! All they do is take 10% and let your home go to trash. New Heights, which used to be Carolina One up until about a month and a half ago managed my property for a month shy of 3 years. To say it was a long 3 years is to say the least, my property manager was changed at least 8 times and communication was nonexistent. The most alarming thing I found out is that they own the maintenance company they use to fix workorders at your property, to me this is a conflict of interest. The maintenance company, Carolina Property Services, is extremely expensive and I in no way believe that I got what I paid for when they completed workorder on my property. At one point there was water damage on the ceiling of the laundry room which is below the master bathroom. Instead of them finding the leak, all they did was fix the water damaged area in the laundry room. The following year the floor in the master bathroom had to be fixed because the toilet had been leaking for a long period of time. I had to pay for this which over $1000.00 dollars even though I questioned them about the previous water damage below the bathroom and them not finding the leak in the first place. What I will say is that it is in the contract that they own the maintenance company, but I did overlook it and they did not tell me this upfront, if they did, I would not have requested their services. Also, my father-in-law lives close to my house and when we could not contact the property manager, he went over to see the tenant and we learned a lot from them. They also, had problems getting in contact with the property manager and the company was paint my wife and I as owners who did not want to fix anything, which was not true.
