I agree with other folks reviews. If i could give them 0 stars I would. I own property in Charleston county and have had several issues with my account balance. It started in March and here we are in June and it is still yet to be resolved. I was charged for a D1 Letter - Admin Fee, yet no one can tell me what this fee is actually for. They keep instructing me to fill out an appeal form, which i have done 3 times already. I am so incredibly frustrated and as much as I love my neighborhood, working with FSR makes me want to move so I do not have to deal with their lack of customer service. I really hope FSR management reads this review and does something about the terrible experiences many people are having. read more

I have always had a great experience with FirstService. I have found to their property managers to be responsive to my emails, understanding when I have had concerns, and explained what is in their power to effect and what was not. I can't ask for more from a property management company. read more

If I could give FirstService Residential zero stars, I would. Since March 2024, I've been grappling with persistent roof issues at my property under their management. Despite numerous notifications and requests for resolution, their response has been consistently unsatisfactory. Each time their vendor visits, they claim to replace shingles and fix nail pops, yet their workmanship has resulted in ceiling damage inside my home. It appears the vendor may be cutting corners to prolong billing the HOA, which is a misuse of funds. The fundamental duty of a property management company is to preserve property values and maintain community standards. Unfortunately, FirstService Residential seems oblivious to this responsibility. They allow homes to deteriorate outwardly and evade accountability for their poor management practices. Communication with them is abysmal, exacerbating the impact on our daily lives and the property's integrity. Prospective tenants and property owners seeking a reliable management company should take these issues seriously before considering FirstService Residential. Their failure to take timely and effective action reflects a blatant disregard for community satisfaction and property maintenance. **The roof was last repaired in August, I had a repairman out to replace the damaged part of the ceiling. TERRIBLE, PREDATORY practices. BE WARNED. We set to pay our bill one business day prior to it's due date, with electronic immediate payment from our bank. Upon payment (AFTER PAYMENT IS MADE... IN THE CONFIRMATION OF PAYMENT EMAIL) we get an email that says, "Thank you for using ClickPay to make your payment!.... goes on with the payment date (proving it is paid prior to the due date), the total amount, confirmation number and payment method. Then lower it has a Note: Please allow a full business day from the time of transaction (this excludes Saturday, Sunday and Bank Holidays) for this payment to be reflected on your bank account and up to 3 business days for this payment to be credited by your landlord or management. WHAT GOOD DOES THIS WARNING DUE WHEN IT COMES AFTER YOU'VE PAID?!!! AND GOD FORBID IF YOU'RE TIGHT ON FUNDS IN A RECESSION AND WAIT UNTIL JUST A FEW DAYS BEFORE TO PAY YOUR BILL BECAUSE YOU WILL GET SCREWED BY THIS COMPANY IF THEY CAN FIND A WAY TO DO IT. We were given a late fee DESPITE that we paid the bill prior to the due date. So, be warned, unlike taxes (which go by postmark date) or 99.9% of all other businesses... (I literally know of none that work this way)... if you pay your bill on time but THEY don't process it before the date, then you're screwed, they'll hit you with a late fee, then interest, then "revenue delinquent fee" and the cycle repeats because you can't get customer service to have a logical conversation with you. Absolutely NO communication from this property management company. The only way to communicate with anyone is through email and they simply leave all communications unanswered. They have time to drive around weekly to issue citations for mostly petty infractions and make residents feel uneasy and harassed without any further explanation or opportunity to address concerns. We have sent numerous emails and are still waiting for a reply. Additionally, there are no lights at the mailboxes which is surely a security issue that should be addressed with urgency. If you go to retrieve your mail after day light hours which is very early this time of year you have to use your headlights and cell phone to find your mailbox. They have said to other residents that have havethe 'pleasure' of communicating with them that it is a delay caused by the electric company. Ummmm...how about purchase some exterior lighting from AMAZON and ensure the safety of residents. They do nothing but issue citations and refuse to communicate to any attempt to get further information. Very unprofessional and simply unethical practices from this company. My husband ordered a new pool fob online. Someone from First Service called him and he answered because it was an 843 number. They finalized the pool fob (not sure why the online form wasn't good enough). My husband asked how he could pay for it and they said to just pay it with the upcoming semi-annual assessment fees. So, he planned to do that. When we got the assessment fees, not only was the pool card fob fee on there (which we expected), but also a $40 late fee. When he contacted First Service about it, they disregarded that the employee had told him just to wait until assessments and told him he should read the "Governing Documents" because they supersede what any management would say. So, somewhere between my husbands 12 hour shifts as an ER nurse, taking care of a 1 and 3 year old, and helping aging parents with their yards/home, my husband should read the "Governing Documents" because management can't be trusted to know but homeowners will be held responsible for knowing all the rules in the "Governing Documents." I have been paying $315 dollars a month for HOA fees to Residential services. Lately, they have been adding fines, late fees, and payment fees. This month, for example, they charged me $525 dollars because I paid late. I am a teacher and I make little money. I'm literally broke paying such high HOA fees. To make the matter worse, the HOA and First Residential do not provide any amenities, other than a dirty pool and access to an old dock that will remain closed for three years. They don't do any landscaping in front of my hometown, they don't pressure wash the buildings are there's mold everywhere; they don't do pest control unless you send them evidence that there are cockroaches in your home, etc. my garage door is falling apart, my front door's frame is rotten, my window screens are damaged, as well. If you leave anything in front of your townhome, expect to get a $50 fine, plus fees. I'm being harassed by Residential Services. and I strongly suspect that it has something to do with the fact that I'm a Hispanic female from Guatemala. the worst Customer Service and ARC! takes forever to get a simple approval. Documents for approval are not specific for each request. There is lots of back and forth. I respond immediately and they take 2 weeks and don't answer my question. Contractors are on hold bc I can't get simple approvals. Never will I buy into an HOA again. read more

I am very disappointed in FSR and lack of follow-up as well as providing solutions. I have e-mailed customer service as well as the current property manager(four different individuals in two (2) years. This company is pretty terrible. As if their property manager Erin Scott is not bad enough to deal with on the property, raising concerns with regional Sandy Westland and her superiors Charlotte and Atlanta proves useless, as well. Our Condo association has been poorly managed by Ms. Scott for quite some time. She has gone through multiple assistants, multiple porters and maintenance persons, has not maintained good relations with construction superintendents doing a major renovation on our property, and has ultimately failed our association in her management role as it was communicated to the members. Many of us caught on after a while, and began to monitor the situation, gave suggestions privately to Ms. Scott to help her out, and waited. She would tell us what we wanted to hear, blame our Board, and we'd be on our way. Some of us picked up on her MO, eventually, began keeping record, and communicating expectations and concerns more often, as items were not being addressed or completed by the time in which they were stated they should. So that she couldn't play all sides of the fence with the blame cards, we began copying related parties in communication. Requesting documents. Requiring more than just her words after we caught her in many misrepresentations. This obviously was not well-received by Ms. Scott. Ms. Scott spent much of her time conducting research on tenants and owners who she deemed problems (I know because before she researched one particular tenant in front of me and spilled some tea on many others). She selectively stalked some of us, arbitrarily sanctioned us creating hassles for us to defend ourselves without the prospect of legal action. She spread rumors and other information to other owners and tenants about us, worked with select Board members to restrict our rights as members and representatives of owners by denying or delaying access to records, blamed us for her not getting key elements of her job done, involved herself in manipulating our election in 2018, attempted to stifle and delayed a special meeting forced by a successful petition, and many other petty actions that has a lot of us still scratching our heads. To be fair, our President worked very closely with Ms. Scott. He resigned a few weeks ago after mounting pressure for transparency and accountability. I leave this review for Condominium Concepts/First Service Residential after multiple communications were made above Erin Scott and Sandy Westland. The assistant manager also validated many of our concerns. First Service Residential took a hardline approach and backed up Ms. Scott, even after being provided with recordings, emails, and validations of our claims regarding her. We were treated like fools to placate, while they never solved the issue with their employee. She didn't change, and she has been kept in the position, left at her post and allowed to treat us like we are not adults - just beings she can toy with. If your association wants to hire these people, just know, there is a strong possibility that if issues arise, FSR will waste your time placating you. However, ultimately, their representatives have shown that they are likely to allow their managers to work against homeowners and for the select members of the Board - even if it is not in the best interests of your members. They have no problem with their employees dividing and conquering, stirring trouble between neighbors by spreading false information, lying - I said it - and targeting you individually. This is literally the worst community management company ever. We are a small 58 home community and for 10 years we had amazing management until first service took over. We have had a constant turn over in managers. Senior managers who are inept. Wanting to change contract midterm. We tried to cancel our contract with them but were a few days past the deadline and they refused, THEN tried to up our fee, so we refused and held them to contract. I highly recommend shopping around and going to any other company as this one royally sucks! read more

I would give this company FirstService Residential zero stars not even one. My first request to clean gutters was from April 28. Nobody doing nothing since then. Meanwhile every rain gives me river, flowing on my backyard wall. Correspondence with them is useless. For the past 18 months I've had to reach out to our association manager, Jason Colonna, for a multitude of issues. From leak detection to mailbox problems (and more in between!) he has been so quick to reply with problem solving and guidance. Jason has also provided association documents that I couldn't directly access on my own without delay. This five star review is for our Community Manager, Lizzy Delorme. Lizzy regularly goes above and beyond to serve the community and communicate with our resident. This past weekend when a storm took down a tree on a Friday night- Lizzy reached out that night to a tree service and other repair companies and met them onsite early Saturday morning. This meant the issues were addressed with in a few hours- during her weekend. This leadership is greatly appreciated! read more

The worst! I have been dealing with this company for almost 5 years, and I have nothing good to say about it. (They "rebranded" from CMG to First Service a couple years ago, and you know what that usually means...) I have never received a fee for any violations, so this isn't about me not wanting to follow the rules. This is about them not taking care of our neighborhood, severely restricting access to our pool, not fixing broken things, and charging us more for nothing every year! On top of that, they don't deposit our annual dues in a timely manner, in order to collect late fees. This has happened to dozens of people in my neighborhood and we have little to no recourse. I would recommend not buying a home in any neighborhood run by this shady organization! read more

Absolutely terrible! I am sure things could be worse but for this being my first HOA, I am severely disappointed. For about two years now, the FirstService Residential payment website, as well as the smaller neighborhood website, has shown that I had no payments due or something along those lines. This includes the older website that use to be used. I recently found out that my dues were sent to collection after I paid almost $1200.00 for a fine I was disputing. I caved in and paid the fine even though they could not provide prof of the claim that was set against me. I inquired about my dues not showing up and I was directed to a law firm that said I now owe over $1000.00 in dues, late fees and processing fees. Even now the websites still say that no payments are due. Whatever they have to show that I missed payment dues, I do not have access too. I was never informed that any of this was going on. I am extremely disappointed in FirstService. I thought things had gotten better after nearly $1200.00 fee but I was wrong. I will be extremely happy when I move out of this neighborhood and away from FirstService. When I first moved in, my neighbors warned me about them, I should have listened. read more

I've sent emails on several occasions to Suzanne Allen and she responded every time in a timely manner. On most occasions, it was immediate. And from a customer service stand point, that's a plus. I happen to be an adult trainer/Instructor and one of the courses I train on is entitled "Enhancing Customer Relationships." This training gives employees the tools to use when dealing with customers and ensuring they're expectations have been met. And what Suzanne has provided to me thus far would make her the poster child for customer service as she has exemplified what it means to consider her customers. I'm actually waiting on a call back myself as Suzanne has passed my number off to those that handle my type of concern and hopefully they'll follow up as quickly as Suzanne does. read more

We are having the bad experiencie ever with this company. Our house has been deteriorating over time, more than a year, and they are indiferent to our needs. We only get a quick answer from two ladies (Lady G and Witney R) to the-mails, making promises, and that is all. Other than that they only repeat that they "understand our frustration" and continue make promises. Long e-mails with empty content, But no action. Things are not fixed with promises. They are only trained to talk and to be polite, but their lack of profesionalism is amazing. Unfortunately the homeowners do not have defense against this type of harmfull services and coldminded people. read more

Zero stars is more appropriate. This is the worst HOA to deal with. 1) purchased a home and paid a year of dues upfront - Called them to obtain a key for access to the amenities center. They informed me that it was to be transferred at closing. This was NOT mentioned during closing. Flat out refuse to provide a key even though all dues have been paid for the service. 2) I get letters for small miscellaneous infractions such a a few weeds around a tree on the sidewalk (THEIR responsibility) but I have 3 neighbors fencing in the back that look like the apocalypse is here. 1 fence has fallen down completely months ago, 1 neighbors fence has 3 different styles of fencing, new paint on 1-2 sections the other grey and chipping. 1 neighbor with rotting broken fence. 3) The easement, a piece of land we are NOT allowed to fence off as it is THEIR property not ours, is not mowed or cared for whatsoever is a den of snakes and a juvenile delinquent hangout. I will never again buy a property with an HOA and will be selling ASAP. DO NOT BUY A PROPERTY THAT USES FIRST RESIDENTIAL (formerly CMG) read more
