He agreed to meet me in his office to share some local listings of lots for sale in the area. I explained that I had been looking in the area for some time, that I was in a time crunch to purchase before year end. When I arrived I also met his business partner / landlord Tim Flemming, who introduced himself as the Mr Fix it of the local real estate community. They proceeded to show me several of their off market private listings, none had prices, square footage, or any site maps, title details or zoning. They did drive me by just one unsuitable lot that was actually listed for sale. I returned again and followed Mr Self around on another tour of Mr Flemming's pocket off market listings, one of which did actually catch my interest, despite no details beng made available. Despite promises of prompt emails and follow up calls with details for that particular property, it's zoning, it's square footage and asking price, along with the addresses for several other lots that I had seen online, which were actually listed for sale, I heard nothing more for two days. When I finally did connect with Mr Self I reminded him of my previously acknowledged time constraint. I shared that I was hoping to be shown properties that I could actually purchase. He still had no basic information regarding their pocket listings to share. At which point Mr Self told me he did not want to work with me, that we were not a good fit. Disappointing really since I wasn't interested in a relationship with the guy, I was merely looking for an honest buyer's representative real estate professional, one without an agenda. Clearly my expectations of basic follow up and customer service were not going to be met. Nor was I ever going to get to view listings outside of their own pocket deals, none of which were supported by even basic data. Mr Self suggested I hire them post sale for $250 an hour, to access their building department relationships, they wanted me to retain them as my project's permit expeditor. In conclusion I will say Mr Self was polite, convivial and knowledgeable about the area, but seemed bound to Mr Flemming and unable to operate independently, or to provide basic actionable data in a timely manner. I regret the waste of time.

John visited our property and said it was a simple project that would take around three to four months. The initial experience was good, and John walked us through the expectations of the County, and helped us facilitate a noise survey and septic certification. After we did this, it all went downhill. Allegedly, the county had reservations about our proposed business, but then John started just not communicating for weeks on end. We kept getting told that he was "working on it", but the communication got less and less frequent. We got another "working on it" in May 2024, and nothing since. Here we are closing on two years and John still hasn't told us where we stand. Riverside County isn't blameless in this either, but we trusted John to get the job done and we are very disappointed.

In every way, we were…read morefortunate to have someone who partnered with us to achieve: - Sale of our home at Full Asking Price. - Listed and Under Contract within 15 Days. - Aggressively resolved issues with Buyers/Appraisal/H&S Repairs. To note, when we listed our sale with Denise, there were four other homes within the neighborhood for sale. These other homes were more or less identical to ours and had been listed for over 60 to 130 days. For me, I was worried that our home would never sell without steep asking price reductions based on the inventory. I listened to her recommendation, for the listing price, and reviewed her market comp analysis, which was expertly written. Her list price garnered immediate interest from Buyers and we were soon under contract, within 15 days of listing. Moreover, as issues arose, she would call to not just inform me about what was going on, but, with information about what she was already doing to fix it. That's one of the many great qualities about Denise. When there is an issue or something that needs doing, she is already two steps ahead of it. You don't have to ask her to do anything; you can trust her to know that she's already working on what you need. You can see her professionalism in everything that she does. The photography and staging of the home are meticulous. Of all the listings in the area, her photographs were second to none. In fact, the way she presented our home looked so good, that even I was shocked at how nice the place could look. In screening buyers, she is sharp and reviews everything in detail. Moreover, our transaction had some complex issues that almost arose concerning the appraisal (our buyers were using a VA loan) as well as some required health and safety repairs. I cannot begin to explain the sharpness, determination, and professionalism of how she dealt with everything. Issues that I know would have killed a deal, for any other realtor, were quickly and deftly dealt with by Denise. Most importantly, she handled every issue in such a way that it never affected our bottom-line/net proceeds. I have given a lot of thought to all the work she put into this and it really is exceptional what she achieved. Denise Wendland is a true partner, advisor, and real estate expert. We are repeat customers of hers and, in every deal, she has helped our family achieve the financial goals we set out on. Moreover, she has exceeded all of our expectations. Did I mention that our sale price is the new high, for the neighborhood? That's how great she is.

We chose Denise to handle the sale based on her excellent Yelp reviews, and she did an absolutely wonderful job! We have been landlords for many years, and we have learned that the key to selling a home is to find the best realtor in the area. We live in San Diego, and we didn't know anyone in the Hemet-San Jacinto area, so we did what we always do when out-of-town: consult Yelp! Denise has excellent reviews, of course; we read every one. We first phoned Denise on New Years Eve and made an appointment to walk through the property with her. She immediately sent us a market analysis of comps to help with pricing. When we met Denise at the house, we were impressed with her knowledge and professionalism. Having rented the home for years, we were uncertain as to what upgrades or repairs might be needed, so we really appreciated having her point out what needed attention and what didn't. It did need a little cleaning; we asked if she knew anyone we could call. She arranged the carpet cleaning for us, and she cleaned some special items herself! She explained "that's how I run my business": definitely "above and beyond"! Thank you so much, Denise! Denise did some nice staging and had beautiful photos taken for the listing. She made the house sparkle! We really appreciated her attention to detail. A week later we accepted a solid offer at over listing price! Denise handled all the inspections, arranged some termite remediation work, and kept everything moving along. All the while, she kept us informed by email, phone and text. All paperwork was handled digitally, except notarization of closing docs, which we handled in San Diego, so we never needed to make another trip to Hemet (a three-hour round trip for us). We have never had a sale go as smoothly and easily as this one! Denise, thank you so much!
