First, there were no contingencies offered in the purchase process. This places a significant amount of risk on the buyer and provides very little flexibility if circumstances change. Second, if your new home is still six months from completion, Shea requires you to close on the sale of your current home within approximately two months of signing the contract. This can leave buyers needing to find temporary housing and potentially move twice while waiting for construction to be completed. In my experience, this is not the standard approach many developers take. Third, carpet comes as the standard flooring option in many areas of the home, leaving buyers with little practical choice but to pay for upgrades if they prefer hard-surface flooring. This increases the true cost of the home beyond the advertised base price. The sales approach also seemed geared toward buyers with substantial financial resources, particularly those who have cash readily available and do not need to sell an existing home before purchasing. The process appeared to favor buyers who can move quickly and absorb additional housing costs while waiting for construction to be completed. To be fair, Trilogy focuses on 55+, and it may be better suited for retirees or empty nesters rather than families. Many buyers in that demographic may have already sold a previous home, have significant equity, or be purchasing with cash. However, for buyers who need to coordinate the sale of an existing home or who require more flexibility in the purchase process, the experience may be more challenging. For me, the biggest question is whether purchasing a million-dollar duplex in Nipomo, combined with a substantial HOA fee, provides enough value to justify the cost. If you do not expect to regularly use the community amenities such as the pools and recreation facilities, the HOA may feel like an expensive ongoing obligation rather than a meaningful benefit.

We understand the current supply chain issues but there was no communication AT ALL from Shea homes about delays. Second time we've bought a home from Shea. First time was bad but the experience with this one was 10 times worse. Shame on us for thinking our first negative experience with this builder was an anomaly. They certainly won't get any more of our money and we've made sure to spread the word to our large sphere of friends across the country.

However, our move out experience was very unpleasant for us. I wish there was better communication between Anya to us. Anya had emailed me saying that a contractor was coming over to view the layout of the property and I agreed to that appointment. The day of the appointment, it was the owner and the contractor waiting for me at the door. I was uncomfortable that the owner was there because first, she is the owner of the property and already has a bias. She was telling me a story that her father with a physical disease painted the home and to see some chips and scraps on the wall just broke her heart. That event was uncomfortable for me just seeing her and the contractor walking around the home and looking at all the things we did to make it our home. If Anya would've made it clear to us that the owner was coming by, I wouldn't have agreed to that appointment. I wanted to say another frustration of ours and warn others about. In the contract we signed, we agreed that we would pay for our own cleaning and carpet cleaning. We had purchased our cleaners to clean the home. Anya viewed the home and sent us pictures of what was not cleaned. We let our cleaners aware of the pictures and they came again to clean. We paid $400 for our cleaning service. When we received our security deposit, I was shocked to see that we were once again charged with a cleaning fee. Anya Bernfeld and Erin Cook chose a cleaning company that took away $600 from our deposit. It was really frustrating to see that because in total we spent $1,000 just on cleaning alone when it could've just been $400. We feel disappointed and saddened by the fact but ultimately, we are very happy and relieved to have this stressful situation done behind us and in the past. We will never rent from Erin Cook or the company she works with that has Anya Bernfeld and/or Kalua Kuhnle working there.
