Sadly I wouldn't recommend being a tenant in a Nixon rental. Communication within the office is poor. Repairs are often done without good craftsmanship. Return of deposit delayed two months for staffs personal reasons. Personally everyone was nice when you actually had their attention, but it was very stressful coordinating anything with them. read more

I also, along with many others as one can see, do not recommend being in a Nixon Real Estate rental. The rental home was very outdated and needed renovation but upon leaving the rental, Nixon removed $1,100.00 from the security deposit without any communication or explanation why they would need to remove this amount of money. They removed $350.00 for a cleaning service to clean the unit when vacant when the unit was left very clean, and undamaged in any way. I had already hired a professional cleaning company in Fredericksburg to do a final cleaning and we had already left the unit cleaned beyond a condition that the Texas law stipulates it is to be left in to receive the return of the whole security deposit. Nixon removed $750.00 to pay for painters to come in and fill nail holes in the walls and paint over where pictures had been hung. Texas law states that a tenant is allowed to "make the rental a home" and that includes hanging pictures on the walls. It is the management's responsibility to repaint when needed after a tenant leaves, not the tenant. The law states that it is acceptable for tenants to live in a rental and that there be "normal wear and tear" of occupancy but not damage. The property was left clean and no damage and a professional cleaning completed. That makes two professional cleanings on this unit! I contacted Nixon Real Estate and I was sent a list of issues they decided I would pay for from the security deposit: One smudge on the hardwood floor, a drip on the top of a vanity drawer, a drip on a door, a spider web in entryway, all baseboards in unit to be cleaned, the refrigerator to be pulled out and wall behind it and floor under it to be cleaned, the dryer filter to be removed and cleaned. Nixon directed their cleaning company to use a magic eraser to clean where necessary. I sent Nixon a mailing reciting Texas law and challenging their removal of $1,100 from the security deposit and requesting it back but they refused to acknowledge it. They have a pattern of taking money from security deposits that they should not be removing. read more

I do not recommend renting from this company. The office is zero to no help. We went several YEARS living with broken appliances, issues in the home, etc. Once we decided to end our lease, they of course would not respond. It was the month before leaving that they decided to respond and say they "never received our notice." So, in return they refused to give us our deposit even though we took immaculate care of the home. All around a horrific business ran by horrendous people. read more

In January of 2021 we listed our home and property in the Fredericksburg area with Nixon Real Estate. We hired a realtor for the obvious listing reasons but more importantly, because we are not in the real estate business and wanted a professional to help guide us through a complicated legal transaction and the associated real estate contracts. During the course of the listing, we had multiple conversations with our realtor Ed Wagner of Nixon Real Estate. Mr. Wagner was told REPEATEDLY that "the only thing being sold was the home and land and that contents were not included. He was instructed that we were facing an urgent medical situation in the family and that if a buyer wanted any of the contents of the property, we wanted those items addressed on a non-real-estate items addendum to the contract." In mid-March a buyer submitted a contract to buy the property. The contract was sent to us via email and included the following statement form Ed. "Please have your parents initial at bottom of each page.P.7 fill out the info as to where you want the title company to send the information as time progresses. Have them sign on P. 8 & 9." Under section 11 of this contract under Special Provisions, in small type, the buyer added the following language "Seller to convey all furniture, appliances, equipment, including tractors, etc." Unfortunately, due to its similarity to the font size and style of the original document, we did not notice this, and we signed the contract in compliance with Mr. Wagner's instructions. Since we had previously informed Mr. Wagner that we would not include any contents or implements in the sale of this home and property, and since he technically worked for us, the sellers, we believe that our realtor, Ed Wagner, should have specifically alerted us to this provision of the contract. He was duly aware that we would not sign a contract that required us to relinquish the entire contents and implements of our ​home and outbuildings. Because the contents included priceless family heirlooms, antiques and works of art, they would never have been open to negotiation in the sale of our property. Because of Mr. Wagner's failure to perform his professional duty by alerting us to a contract provision that he knew we would oppose, a legal skirmish resulted which cost us a significant amount of money in legal fees, and we were ultimately required to buy back the personal items from the contracted buyer for $70,000.00. We placed our faith and trust in our realtor, Mr. Ed Wagner, and he failed us, resulting in a significant financial loss. We feel that our realtor, Ed Wagner of Nixon Real Estate, was woefully negligent by failing to highlight the provision of the contract that required us to convey all contents and implements of our property when he was adequately informed that such a provision would be unacceptable to us, and when he knew that we were in the midst of a serious medical situation. read more

When we needed to sell our parents home of 37 years in Fredericksburg, we contacted every real estate agency in town give each an opportunity and allow us to "interview" each for the best fit. Each sent an agent, and each provided an overall appraisal of the property and what they would do to sell it. We were fortunate that Wendy Hearn was the agent Nixon Real Estate sent to meet with us. Although she was at an event in town when the agency contacted her, she took the time to contact us, set up a meeting later that day, and do some preliminary research. All the agents we met with did an appraisal and basically told us what they would list the property for. Wendy did the most extensive review of the property and was the best prepared. She also asked that we meet again with her the following morning to allow her time to do more research. We agreed, and when Wendy came back she had spent several hours on a detailed analysis and marketing plan, told us what had in mind, and listened to our thoughts. Our perception was that of all the agents we met, she impressed us as the one that would work the hardest to sell our home. We could not have been more correct. Since we lived in other parts of the country, Wendy acted as our "eyes and ears", and also as our "hands and legs", doing literally anything and everything that was needed to keep the house presentable to potential buyers. She was a pleasure to work with, always open and receptive to us, and kept us constantly informed. She continued to do marketing analysis and "check and adjust" until the house sold. Wendy spent an enormous amount of her time, as well as personally acquiring services at her expense, such as drone video and professional photography work, that wasn't included in the contract.
