Beware! They rent out black mold homes and even when I paid for a 3rd party mold testing service to test it, they literally say "there is also mold outside so is it really that big of a deal?". Also you will NOT see your security deposit back. Over 2 burnt out bulbs and a couple wall scratches, they said the estimated repairs were going to cost $1430 and took it out of my security deposit. If that's the actual cost of a couple wall scratches and 2 burn bulbs, I'm working in the wrong industry. I'll be submitting my mold test to the city as well as all communication between us about them blatantly ignoring this massive violation. The unfortunate thing is I drove by the house and see a "for rent" sign up already. Not enough time for a mold remediation company to come out and do anything. I just hope the next family doesn't run into the same health issues I had while living there. My son with constant allergies and bloody noses every night. House smells like a hot dumpster and the humidity never dropped below 60% in the house. That's a perfect environment for mold to grow. The crawl space stayed at a nice 90% humidity. Was thinking of starting my own rainforest habitat down there actually. If you see this review and still decide to use them as a property management company for your properties or as the manager of a unit you are looking to rent, what you experience from here on out is on you. They will not do anything about the mold issues or any other problems with the property and will not give you your security deposit back. read more

Things initially started off pretty rocky with this company. I would say after about a year, things did get better and I ended up staying at the property for quite some years. During those years, the work orders were fixed within a reasonable time frame and my property manager was actually pretty awesome. Do not rent from these clowns. I am a lifelong renter, having rented apartments in the Detroit tri-county area, Chicago, and Los Angeles. I am proud to say I have never missed or been late with a single rent payment, even during the pandemic. My spouse and I found a nice house in Warren we were interested in, and after being pressured to "get our application in fast", we applied before even getting to see the house. According to the website, we met all of the rental criteria. 2.5 times rent for income, excellent rental history. The website doesn't mention a minimum credit score, and our credit isn't great but we're working on it, so I figured we would still be fine. After all, we'd never been rejected for a place before so it should be fine, right? The application process just to get the rental was difficult and exceptionally intrusive. They wanted full statements from all of our bank accounts (should have been a red flag, we're renting, not buying), as well as all of the normal stuff. The application on the website was woefully broken, and when I called to speak to the applications department, conveniently no one was available. After stringing us along and wasting our time for almost a full week (I should mention here that we have to vacate our current place in May because they're fully renovating the building), we were unceremoniously rejected out of hand with no reason given. We have to wait for a letter to explain our rejection. This is another red flag. Any property manager worth renting from would tell you up front the reason for rejection and be willing to discuss options to get approval. As of this writing, my requests for a phone call have gone unanswered. If they are this dismissive of applicants, they will be dismissive to their tenants too. DON'T RENT HERE. read more

It seems that 99% of any positive reviews they've received are from property owners, not tenants. That speaks volumes. NB took over the management of the property I'm renting a couple of years ago. Prior to that, I experienced a horrible drain back-up, wherein raw sewage backed up and filled my bathroom sink, tub, and toilet. The previous property mgr was ON it immediately. After NB took over, I heard the plumbing gurgling again and knew what was going to happen. I contacted them through the "emergency" line on Saturday, Sunday, and again on Monday. Monday night as I'm getting ready to go to bed, the woman upstairs let out her bathwater and it came erupted through my toilet, flooding not only the bathroom but the hallway and into the living room. I called them at 11pm and they said they were sorry, they'd get someone out in the morning. No one called. I called them again, took the day off work, and they finally sent someone out. I also told them they needed to send professional cleaners to sanitize after that mess. That sewage sludge seeped into the rickety wood floors, etc. A WEEK later, a cleaning company called to schedule. Yeah, too little too late. Also, I've been sent a couple of eviction notices over the 2+ years they've been running things even though I paid my rent. I called and they said I was behind on the water bill - which is split 50/50 with the flat upstairs where 2 people live and I live alone. I've asked them to split the water bill equitably or to split the meter. They said splitting the water bill equitably would be "too hard" for them (it's simple math), and it would be too expensive to split the meter. Since they weren't willing to do the right thing, and in the interest of good tenant relations, I suggested that they send me a copy of the water bill instead of an eviction notice. (Seems reasonable, right?) They agreed. But guess what I got in the mail yesterday? An eviction notice for an unpaid water bill. P.S. Why doesn't the owner, Allen, respond to any of the comments here except to argue about security deposits? I've noticed he doesn't comment on maintenance, courtesy, or any of the other issues tenants are having. Maybe the others are right, it's just about money, but w/o tenants, there is no money. We had water, heat and electric issues all in the first week and they just continued. The electrician sent told us we had a ghost and there wasn't an issue even though we had video showing him the issue. Basement kept flooding. This is their main office; we mainly deal with their branch office in Auburn Hills. They are a key part of our real estate investing business. We had properties out of state for a number of years and that gave us a direct comparison to see how good NBP is. We even considered switching to another local management company at one point and, in the process of interviewing other property management companies, found out that we already had one of the best. They handle new tenant screening, rent collection, refreshing units between tenants, advertising vacancies, and much more. I wish I could do less than one. These people are so mean and rude! Guess what ladies this is your job stop being so awful to others. Your are making the world worse with all your negativity. I talked to the lady on the phone today and she snapped at me and said some awful things I'm a mom of two and the deposit is important to us. I don't deserve to be treated like that, i'm a nice person. Spoke to Eric Oliver at North Bloomfield Properties off of realtor.com for a property in Keego Harbor. I finally got to see a place and put a "non-refundable" deposit down for 1500$ while going through a divorce. I decided I would move in November 1st 2023. Before I moved in, something tragic happened in my family and as Eric Oliver was incredibly sympathetic during the initial phone call, that empathy quickly deteriorated. I told him time and time again that I would not be able to move in November or December and I would like my deposit held for another property. He stated and I quote "he would shovel the snow" but I needed to pay rent in December. I had told him many times that I needed to get through funeral arrangements/time with my mother in Florida. I called North Bloomfield property management company about getting my deposit back and I wouldn't be able to move in anymore. Mellissa from the company was incredibly rude when I spoke to her over the phone. She said that "that home owner was without income while I was suppose to move in". This company has absolutely no regard for tragic situations, they only care about money. I am so disappointed in this company, it actually sickens me. They are absolutely terrible to work with. Is there a zero star rating? Or less? I'm sure this is an effective company for property owner's who truly only care about the financials, but they are absolutely miserable to deal with as tenants. I've never met a company that cared less about customer service or retaining tenants. My roommates and I will never consider any property managed by this unprofessional, rude, condescending, and greedy company. Actively always trying to scam tenants out of money, especially on move out. It is often a struggle to get a response and when you do, they don't have greetings or salutations, even in times like this they are down right rude and dismissive. What's shocking to me, is that it's not one employee or manager, it is from top to bottom, this company is awful. Most recently it has been Suzanne and Beth, who apparently do not believe that current or past tenants are worth any respect in their emails. This property evicted my business partner without ever inquiry in person, for a face to face meeting. He randomly received a notice in the mail. You think a company that makes allegations would show up in person, inspect the property inside and out, but no. Despite having amazing relationships with the neighbors, they serviced him a notice. I have lived in ten rental properties in my life; and never once have I heard of this horrible behavior. Makes sense that they have 1 star rating, the lowest I have ever seen. They do not treat renters with respect, and if you have any issue whatsoever with their behavior, you should take it up with them in person so you can see the property. You do not make broad allegations without knowing the truth, especially for a tenant that has business with many of the largest companies in the world. Very disrespectful behavior, and I wish I would have read reviews before approving his lease. If you have to decide between a few companies, I advise you to not choose them as your partner because if ONE single thing goes wrong, you'll have an eviction at your door without proper back and forth decision making. The telephone etiquette of Kimberly at the Auburn Hills office is VERY RUDE and unprofessional. I don't have a problem with service or maintenance, but when I called for information she was belligerent and argumentative. She told me I wasn't on the lease so she couldn't give information, but that was inaccurate. I told her I have my lease on hand; she says "I don't know what you THINK you signed, but it was not a lease". I was highly offended; as a Realtor I know what a lease looks like. She then became loud when I told her how the lease looked and where to find my signature. I had to disconnect to keep from stooping to her level of unprofessionalism. This company lists 30 or more cities surrounding Detroit, but the company stated that they don't do Detroit. That is until I mentioned that I had 2 apartments to rent on the Detroit River with a view of the Belle Isle bridge and Canada. then they were willing to accept me as a client... I refused to work with them, if they are bold enough to discriminate as to who they accept based on the location without knowing the value of the property, I choose to not do business with such a company. read more

They are a very horrible management company with little respect to their tenants. I had blown a fuse a couple years ago and they promptly sent me a bill for $250. The house had old fuse boxes. The house needed a service upgrade and I advised them it needed one. About a year later I blew another fuse and they sent me a bill for $175. Elisa Johnson and a manager named Tim elected to evict me because of no lease and because of the pandemic. I have a 8 year old son and these people are a total disgrace making me scramble to find a place. Just because I called them several work order. The basement of my house flooded the whole three years as well. These people can go to hell. read more

Many of the ratings here, especially from renters, are very low. There is a reason... I rarely write yelp reviews, but this management company is so bad I needed to speak up. They couldnt care less about their tenants. They never show up for scheduled yearly inspections - appointments that they themselves setup. When calling about issues, I've been accused of being rude and not listening and threats to hang up on me - when in actuality I was not being rude, simply trying to explain something. Apparently if you disagree with them in any way, you are rude and they will just hang up on you. I've never experienced this level of terrible service. Greed. This company does nothing for its tenants. I moved in to a house with layers of dust and dirt on the floors, an inoperable bathroom utility that took them weeks to come and fix. The grass was unmowed and they didn't bother to mention the A/C was bad. They jammed a filter into the A/C unit that was too big. They cover nothing and charge massive fees for everything. I am pretty sure they will do everything in their power to justify keeping my deposit at the end of this. If you are looking to rent from North Bloomfield Properties, please reconsider. While the price and location were great; hence my one star rating--sadly, all good things about NBP end there. I lived in one of their management rental properties for 3 years. My experience is as follows, categorized, of course: Maintenance: I would call and leave message after message. No response, for days, weeks, even over a month. Leaky skylight, faulty large stove burner, dripping faucets, and the list goes on and time went on and on without any recognition by NBP. Refused regular maintenance. My drive was plowed maybe once last winter. And it is MI, lucky I had a Jeep. Leaves never raked. Mowing rare. Refused to change air filters. Why rent if you have to be your own handyman? My husband ended up doing most of the regular maintenance because we knew NBP was not trustworthy. Customer Service: Rude. When I justly complained about maintenance issues, I overheard "bitch" as I was transferred to yet another voice mail line. Rent: Very disorganized office. Rented my property fast, but I later found out other units in the complex were renting for $200 a month more. No wonder my unit rented fast. Now, I'm with another property manager and they rented my unit at the proper rate and I receive an extra $200 a month. This company is not in business for the owner. They are in it to make thier commissions and move on. They rarely answer the phone and return calls even less often. I won't even start with how bad their service was for my tenants. My tenants called me to have things fixed! I love how the owner is posting on all the review sites that the negative reviews are unjustified for not even from real tenants or owners. Are they refusing to repair your house? Are they telling you that they're not responsible for appliances, even though the language in the lease is murky at best, AND were advertised as part of the property? In Michigan, it's completely within our rights as tenants to form a union. We can pool our collective voices and fight back against this company and the owners whom they represent. So far I have been mostly satisfied with this property management company. I am a renter and have had a few issues that were promptly resolved. My maintenance requests have so far always been handled within a few days with no questions asked. They have also been quick to respond to any inquiries we have had. My only reservation from giving 5 stars is that the house was not cleaned well/ at all prior to our move in. We had to go through and sweep/mop/dust the whole house as well as have the basement carpet cleaned professionally before we were comfortable moving our things in. There was also quite a bit of stuff left in the house from the owner that I had to move around or find a place to store, including some bigger exercise equipment that takes up a bit of space in the basement. What a shady bait & switch organization. Alyssa & Steve pulled a good one on me. I submit my application before I see the inside of the house. I meet Steve at 9:45 am and tell him I want the house. He tells me to send all my information to Alyssa and I do by 10:02 AM. I call at 10:03 AM to confirm and Alyssa is not there. I finally get in touch with her at 3:00PM she says everything looks good I just need to submit my ID which Steve never told me to do. I get an email at 3:42 PM saying the house was rented. Are kidding me????? I told these incompetent Imbeciles I wanted the house and because it takes ALYSSA 4 hours to get back with someone its my FAULT I told them I want a refund form my security deposit and she says....no no no that deposit is for "All" properties not just the house you wanted. Calling my credit card company now to reverse the charges. This was a blessing in disguise. I can just imagine if I rented the house and had a issue. This place is unethical and unprofessional. Not a place I'd suggest renting through. The staff who work here act like doing there job is tough and that we inconvenience them every time we call. Maintenance department is pretty good though, however, they only work when they feel like it. So let's hope you don't need something fixed in a hurry. If you are looking to rent your property through North Bloomfield Properties, I would suggest to find somewhere else. I was at least given assurance that they would go through a background check process and a full credit check and the agent had said that an older couple would be renting my place. Fantastic!. It turns out it was not an older couple but a young man who had his parents go through the process. RED FLAG! Now I understand that even the best rental companies can't guarantee stellar renters 99%, this should have been an immediate case for disqualification but I was told that it should be fine and this was typical. I should have trusted my gut feeling. Anyways, within a couple of weeks, my former neighbors were telling me about noise, parties, cops coming by and drug paraphernalia and despite my best attempts to try and correct the situation through the company, the fines kept racking up through my HOA and his behavior did not change. Unfortunately due to Michigan law, legally I was in a situation where I had to go through a waiting period and since he didn't make any violations during this time, he couldn't be kicked out. At the end of the lease, the renter left my place basically trashed and didn't pay his last months rent, leaving me holding the bag for re-carpeting the place and repairing his mess to the tune of several thousand dollars out of my own pocket. Based upon the contract, I was told the company would take care of collections and or going to court, but I have not seen anything in nearly 9 months after he has left so I think it is all lip service. In any case for potential landlords, I would recommend to look elsewhere or to be much more involved with who is allowed to rent. read more

This property management company deserves a negative star rating. I have never dealt with such a greedy, unprofessional, and problematic company. They are definitely all in it for the money and it shows with their service. My roommate and I moved into one of their properties in the middle of December, and had NO working heat, the stove was broken, and not to mention the property was filthy (from pills and garbage left on the floor to hair and a used bar of soap left in the bathtub, etc). We were appalled that they actually charged us a $100 cleaning fee. You can understand why we were not happy, and it was only day one of our nightmare with this company. Throughout the 16 months that we were tenets at this property we had the furnace break twice (because they were so cheap to replace it the first time), the washer break and leak everywhere, the dryer break (taking 3 months to get a replacement), the stove break, the sink leak, and the refrigerator leak. The amount of times we contacted maintenance was exhausting, we constantly had to call or email asking for updates since they lacked professionalism and could not follow up themselves. Honestly, we do not know how the place passed a city inspection, let alone be allowed to have renters. The outlets were so old that plugs fell right out of the sockets. The heating and cooling guy could not believe how unsafe the hack job of the first furnace fix was, and was positive that the city would not approve of the outdated/unsafe furnace itself. When we finally decided we were done being taken advantage of, we gave our months notice, and respectfully moved out only to receive (today) a letter with our "security deposit". They had the nerve to estimate and take $580 worth of damages on a property that we left intact and cleaner than when we moved in. They without a doubt take advantage of their renters; especially two non confrontational young working girls who never caused an issue and paid rent in full and on time every month. They will certainly be hearing from us regarding our security deposit. We are astonished with the money they took from us and hope that this review saves someone the hassle of having to deal with this horrific property management company. read more

They sent an eviction letter because we held rent less than a week; cold showers were unbearable any longer. Giving this one star only because I have to. I cannot explain how horrible my experience was. Tim Redman was the listing agent on the particular property we had applied for. He hung up on us on two different occasions. Told us he wasn't going to "go to bat for us" because he wasn't making any money since we were working with an agent to represent us, and it was a "waste of his time". I cannot say enough bad things about this agent. The property that was listed had been up for rent for several months and rent had dropped several times over those months of not being rented. Down over $400 per month. I feel so sorry for the owners of this property, Tim Redman is the sole reason they cannot get heir property rented. UPDATE TO ADD: The owner of this agency is as unprofessional as his agents. Stating that we have a poor track record as tenants when they REFUSED to reach out to our previous land lords (who we still have great personal and business relationships with) we showed income of $10,000 per month in addition to great references. This company does not do their homework, they are lazy and ignorant. The owner attacks every single person who leaves a negative review in an attempt to discredit them, instead of owning up to their terrible business practices. I was renting from North Bloomfield Properties for two years. From day one I was met with nothing but rude and unaccommodating employees. After reading the reviews and seeing all of Allen's responses to to unhappy past tenants, I can see that the issue starts at the top. They are nothing but unprofessional. I requested that my security deposit be mailed certified, they refuse to accommodate this. My first day moving into the property there was a maintenance issue, since I did NOT have access to the internet to email the maintenance department, I called. I assumed the receptionist would be helpful and reply with something to the effect of, I will contact them for you. Ya know courteous like. Yeah, no. I had to then turn into a monster in order to get the garage door fixed. There has not been one interaction with this company that has been pleasant. Bad management and ownership trickles down people, if the head of the company can't even be courteous with clients, why would the employees? Moving is stressful enough, save yourself the trouble and DO NOT go through North Bloomfield Properties. Please don't make me mention the guy they sent to fix the shower doors and then tried to charge me $100 for this guy driving a DRY WALL screw through the new tub I'm guessing the owners of the house installed. At the end of April I will have been a tenant for NBP for a little over a year a half. I needed to move to Michigan from out of state and rented a property sight-unseen based only on images from their website. I believe I worked with a guy named Tim at that time (2015). He was polite and answered questions over the phone. There was a little bit of chicanery when I arrived in state and reviewed the lease document: they had increased the monthly cost by $25 compared to the online price. I pointed it out and they immediately amended it, so I gave them the benefit of the doubt that they had just confused the number with another location. When I actually got into the apartment I was disappointed to find that my shower/tub and toilet were rust stained. The toilet cleaned up easily with a brush, but the shower was not something I could fix. Additionally, the dishwasher was not usable, as when I opened it up I discovered that the plastic wheels for the lower tray were melted. Lastly, the secondary moveable spray head for the kitchen sink was broken. When I pointed out the issue with the dishwasher they were quick to send out a repairman who, based on the age of the model suggested we replace it. In a week or so it was replaced at no cost to me, although not without a couple dings in the wooden floor of the apartment. Following the somewhat rocky start, things were smooth for most of my time as a renter. With the exception of one month where my check was lost in the mail, I paid rent on time and they didn't bother me. Even for that particular month, they were understanding and the matter was sorted out quickly. I lived with quiet, friendly neighbors and never had any issues in the area I lived in so I can't say how well they would respond in the case of such a disturbance. I had my heater break down during the most recent winter and a repairman was there to fix it the next day. After my first year, I went automatically into a month-to-month lease term and they surprisingly allowed me to continue on without pestering me for a new lease for 7 more months. I got a letter in the mail asking me to sign on for another year, with a 20% increase in rent with less than a month's notice before they wanted the new rate to kick in. It took a somewhat frustrating week of phone calls for me to get in touch with my leasing manager. Basically the owner mandated it based on their belief in the improving economy and there's nothing they could do for me except suggest I look into renting at another NB property. TL;DR: A good company in regards to repairs, but watch out for some questionable sales tactics and be ready for a hefty rent increase after your lease ends. If you have a quiet lifestyle I doubt you will experience any serious problems with NBP. read more

But it's no mistake that we're still here almost 3 years later. They were GREAT! Every repair that we requested was handled immediately! And I can't say that for other places I've lived in the past. They even did some repairs that I didn't request... like Gutter cleaning! Who does that!?!?!? I certainly think that North Bloomfield is outstanding and am pretty confused by the bad reviews. I guess it comes down to the actual owners of the property, and maybe some people had some bad owners, but my experience was top notch! Just please take my word for it and NEVER COME HERE! they can keep my application fee if that means I don't have a future of dealing with the rudest most unprofessional company EVER! They have no understanding as to how to talk to customers! Watch out for this company. They discriminate about who they will rent to. They are extremely rude and don't like to communicate through any means but email. Quick to take your application money then tell you they can't discuss their rejection. Stay far away from them. read more

Hell, I would give this business a negative star if I could. I don't think I've ever been more frustrated in my life. I'm trying to find a house to rent, which we all know isn't the easiest task in the world, but I finally found one that was being managed by this business. I filled out my application, and I started to get anxious about whether or not my family and I would be approved for it. Not only did I have to call to see if I was approved, but Alyssa was very rude to me when I started asking more questions about the process. I feel that North Bloomfield's lack of communication is very unprofessional. I also DID NOT have a pleasant experience with Alyssa and her secretary this afternoon. I called to further discuss my rejection letter with Alyssa this afternoon after checking my credit score and taking care of a bill that had went into collection. When I asked the secretary to be put through to Alyssa's voicemail, she said, "Oh,she's not going to call you back because there's nothing she can do,". That is also very unprofessional in my eyes. I should not have had to ask the secretary twice, and maybe Alyssa should have told me that personally. Don't send a secretary to do a job you could easily do yourself.
