This property manager even refused to give me income and expense reports so i could not do my taxes for last year. FYI this is illegal. "People like you" should not be property managers. Out of 4 properties Steve Sherwin took my keys to manage, he managed to get zero of them rented. He collected rent for that was already rented. Then when one of my houses was hit by a car he did not even inform me. I found out from the tenant that someone hit my house. Then the auto insurance company of the lady who hit my car was trying to get in touch with Steve and said he was not responding to her for getting 3 bids that they wanted to be able to issue me a check for the damages that their insured had caused me. So the while time Steve held keys to my 4 houses and did nothing. He offered me a one fee for opening all 4 houses with him 150 for all and then later states he did not know he was to rent them and he did not remember saying that. If he did not think I wanted him to actually manage all 4 properties then why did he take the keys to all 4 properties and go look at all 4 properties with me? Then he did not inform me that he was going to cut the lawn on the one rented property and had his people cut the lawn for 90 dollars without informing me. Then he sent me to collections over this 90 dollars 'service' that had not discussed with me and that I was wholly unaware of. He did not even inform the city that he was the manager of even the one property that was already rented. The city of roseville issued a warrant for my arrest with 5000$ bond as a rental inspection was not done which I had asked him to do. He said he would get it done. He did not do it. He was supposed to get 3 bids for repairs of the damage caused to the house by a random car hitting the house and did not follow through and finish even that. He promised the tenant to meet her at the home on a Saturday morning causing her to have to change her weekend plans and did not have the courtesy to even show up. Causing my tenant inconvenience for no reason? Billing me for services he never discussed with me? Not informing me of damages to my house by accidental run in of random car jumping a curb and hitting my house? Failing to get and discuss bids for reimbursements due to me from the auto insurance company of the lady who ran into my house? Disappointing property management company? Dropped the ball on all of my properties? Should a property management company help its customers in any kind of way? You be the judge. Integrity is doing what you say you are going to do. This company says it will do x y z and does not deliver, or at least for me, they did not do what they said they were going to do. After trying to get a hold of my "agent" for multiple weeks, I talked to him. This guy was so rude. The dudes voice was basically saying " sorry person who rents from me and the owner, you wanting your hot water fixed is annoying me!" Like really? On top of this, I've been without hot water in my kitchen since I moved in to the place (nov,24th, 2014). I asked for a discount, he said absolutely not due to the fact we gave you credit off when you had no heat for 2 months. So? Hot water is included in my rent, you can't fix it / I can't use it... This is my fault? It's just sucks I'm nice. I've made request after request to get things fixed. They never fix it and give you an attitude because you want to enjoy your place of residence. Please people, these guys are unprofessional, rude and just scammers. Oh, haha, they charge you for a cleaning fee... This place I moved into was a dump when I moved in. I had to do all the cleaning. Also, they attempted to fix something in my place before and flooded my kitchen. You'd think the guy would say sorry; but nope he didn't. He just kind of left my house and didn't clean it up. Nice and so professional, just kidding. Oh and to put the cherry on top of this ice cream, this house has an old lock on one of my doors. Came home after a 16 hour shift to a house that was locked. There's no key to this lock and it locks by its self randomly. You can only unlock it from the inside. They charged me 200$ because this place locked me out. ? HORRIBLE COMPANY. AVOID THESE INCOMPETENT JERKS AT ALL COSTS. You WILL be very disappointed if you use them. This company does not seem to get that they are a providing a service - or rather a huge DISservice. The only people in the company worth speaking to are the maintenance crew who actually make the repairs. These guys are decent and want to help. NBP has a high turnover in maintenance crews though because they are a TERRIBLE company and treat people like crap. We are speaking to a real estate lawyer today to see if it would be worth suing them. We had maintenance issues at the home we rented from day #1. The day we moved in we found 5 burnt-out bulbs and every faucet in the house leaked. It only got extremely worse from there. The entire yard infested with rats, the neighbors pit-bulls broke through the rotted fence on multiple occasions. The second-story window was so ill-fitting that we were afraid to touch it for fear it would fall out of the house onto the driveway below. Water is currently leaking from the bathroom into the kitchen light fixture. They have "repaired" it twice with CAULK. The bathroom leaks so much water that the siding and wooden window frames on the side of the house are rotting and falling off in chunks. The front door locks didn't work the day we moved in. They never replaced the lock, they rigged it with screws and shims so it would appear locked. Most of the window screens were torn. Half the windows had broken locks. The windows were dirty. The washer and dryer need a full cleaning. One of the smoke detectors had a dead battery. Water is leaking into our ceiling kitchen fixture for the last 3 weeks. We fear for fire every day when we leave the house. When we call in a complaint Amanda sends a bitchy response. I have email records of every claim I'm making. Worst rental company ever. Anyone who writes a positive review must work for them and is trying to save the companies image. They lost our rent check and accused us of being irresponsible. After driving an hour to their office to deliver a new check they realized they had attempted to pay SOMEONE ELSE's rent with OUR check!!! Then told us they could no longer accept checks from us and we had to send certified money orders. We have been in the house for 5 years and have decided to leave and they will not return my calls. I have left several messages, keep getting told they will call the next day and then hear nothing. We are trying to do the responsible thing and have them come for a walk through and as soon as they heard we were not renewing our lease they dropped us and now it's like we don't exist. By law if they do not receive a 30 day notice of our intent to vacate they can charge us another months rent. I firmly believe they are avoiding us because they think they can scam us. Their certified letter is on it's way. PLEASE PLEASE PLEASE DO NOT deal with these people!!! They got one star only because I couldn't do zero. Unprofessional, unorganized and rude!!! As an update, I had to get aggressive with the receptionist to finally get her to hand the phone over to Melissa the manager. I am a Southfield property owner who signed on with NBP in June 2012. After the retirement of the realty agent who signed me on, I came to regret the decision as their customer service began lacking substantially. The only thing that I could rely on was being billed on a monthly basis for the property maintenance fee. Request for callbacks and emails went unanswered or often with a snappy attitude from the office manager. I requested a phone call to discuss a specific concern with the company owner who refused through his office manager to speak to me. I cannot recommend this entity to any paying property owner customer! I submitted a complaint through Better Business Bureau but the owner who seems to spend a lot of time on yelp.com defending his company & refuting claims did the same with BBB, pretending to be a business saint, who dotted all the i's and crossed every t - basically painting me - the customer- as a villain. I've already advised the company who initially recommended NPB to me, and they agreed, not to refer any other condo owners to NBP because the integrity piece is very much lacking. Property owners... use another company to manage for you. In metropolitan Detroit area I recommend Garner Property Management Company. Their systems are updated and the staff is more customer-oriented. I'm relieved to have fired NBP and moved on. I expect the owner will write his typical refute but the sheer volume of complaints against this company is in itself quite telling! I'm shocked at all these negative reviews. NBP manage a single family rental property I own and I have been very happy with them. It's been about 3 years now and no issues. They found an excellent tenant, collect the rent on time, and more importantly, deposit it into my bank on time, and always have dealt with maintenance issues in a very timely manner. The cost for maintenance is always taken out of the rent and the rates are very reasonable. People that are complaining that are renters should remember that NBP is a management company, they don't own the properties, so they have an owner to deal with, and if that owner isn't cooperative on maintenance issues or whatever, it's not the fault of NBP. I've recommended this company to a few other people I know with rental properties and will continue to do so. read more

BED BUGS BED BUGS BED BUGS! oh where do I start, I signed a one year lease on 9/3/2015 for a one bedroom condo in Royal Oak. My lease was to start on 9\7\2015 but while on vacation I received a phone call from a representative telling me that even though they cleaned the carpets they were still in rough shape and still had a bad odor and that they needed to replace all the carpet in the unit. Though I was annoyed with the delay and planned to move in the day I got back from vacation I was at least thankful for the honesty and that I'd have new carpet. The unit was made available 3 days later than the lease had stated 9/10/2015 and I was assured I would receive a prorated rent for the following month for the extra days I wasn't able to move in....fair is fair. With my work schedule I wasn't able to empty my storage unit and move most of my belongings until 9/13/2015 and the following day 9/14/2015 I moved the rest of my clothes and my kingsize bed in the unit. My girlfriend and I planned on spending the first night in the unit tuesday the 15th, we had been laying in my bed for maybe 5 minutes when she realized something touched her arm, we pulled back the covers and found 3 adult bed bugs on the mattress. naturally we freaked out then decided to research what we had just found. We pulled the mattress from the wall and found numerous fecal trails which is a tell tale sign of a long standing bed bug infestation, we found these fecal trails all over the walls and in every corner of the bedroom. We left and got a hotel for the night though neither of us sleep much that night after such a gross encounter. The next day I went back and took photos of the fecal trails and sent them to numerous pest control professionals and explained the situation. At first I thought maybe my mattress picked up the bugs in storage but the more research I did and the more I talked to pest control the more reality sunk in. The infestation was nothing a contaminated mattress could cause in 24hrs. The size of the mature bedbugs along with the numerous fecal trails through out the bedroom showed that the bugs had been there for a long time and the property management company failed to identify a serious health code violation. Not to mention they were in breach of the lease contract for not providing a clean livable residence. I'm so disgusted to what I've found, I'm terrified to move any of my things to another place. I will continue to seek out what actions I can take to hold them responsible for the damage and trauma this situation has caused. I filed a complaint with the RPA, talked to Oakland County health department, taken numerous photos and even have dead specimens set aside in case they try to deny responsibility or place the blame on to me. I highly suggest anyone to use a different company when trying to lease a home or apartment. The people at the office are lazy and don't do anything to assist unless you hound them constantly. To respond to NBP rebuttal. The truth of the matter, is the law suit was the only recourse I had to protect myself against the absorbent charges NBP made after entering the property while I still had full possession of it to drum up a charges against my deposit. ( This action is unlawful unless the owner notify the occupant prior to entering the property) I did not receive such notification. The arbitrator found that NBP made absorbent charges and DID NOT GRANT YOU THE AMOUNT OF MONEY YOU CHARGED ME. At the end of the day I was very pleased with the outcome of the case. I would give negative stars if I could. Horrible to rent from. You will pay for any repair, check your lease closely. When you vacate a property you occupied for 3.5 years, took outstanding care of, paid your rent on time, etc... basically the "ideal" tenant, and then call after 25 days to ask when you might be able to expect your security deposit to be refunded, you are told they have no information and they wait 30 days from the date you vacated. I have used NBP as a management company for 8 years, and the only thing that they are good for is collecting the rent and sending a check. As far as them keeping an eye on the property, DO NOT BELIEVE anything they say about how good the shape of your house is. They tell (Rick pauwel) that he has done a walk thru after the tenant have moved out and the house is in great condition. I drove all the way back from California and after getting in the house, it was so obvious that whoever did the inspection was either blind or did not even enter the property. Stay away from this company at all cost, unless you happen to have a property located in an affluent neighborhood. Money was already returned to tenant, even though I was told by Rick, that it would take 45 days to refund their deposit, it was refunded in 28 days and was told the only recourse I have was to try and get in touch with the tenants who have already moved. Unfortunately I've had the pleasure of working with North Bloomfield properties and since I moved in I have made several complaints about the marijuana smoking in my building and have requested several times for my front door lock to be looked at and my shower doors to be fixed and they send me from place to place to talk to different managers. I always get the same response to contact Amanda at one company and Tim at another company and when I do I still get a runaround. I was last minute contacted by the "onsite maintenance man", that an electrician needed to come into my apartment to check my outlets. What I did not understand, is why hadn't I been given any notice? I told the maintenance man I couldn't make it home in time, and that the electrician would need to reschedule with me. I called NBP, to inform them if someone has to come into my apartment I need better notice, and want to be home. But I didn't even get that far into explanation, and I was put on hold. After 5 minutes of being on hold, I hung up and called again. I couldn't get two words in, when I was passed on to the Property Manager, Steve. Somehow, my words were twisted around (which is impressive because I didn't get to explain why I was calling in the first place), and was YELLED at and told that so-and-so Township ordinance needs to make sure the building is up to code, that they can come in whenever they want, and continued by telling me that if I didn't like it, I should think about finding another place to live. I let him continue his temper tantrum until I could could put a word in, but come on. Seriously? Is this the kind of person you want as a Property Manager? Good morning Al, we never had any desire to own rental property...seemed like a big pain. I talked to a friend who owned rental properties, I asked if he managed his properties himself. He told me he used a management company, North Bloomfield Properties. He gave me Tim Redman's contact info. When I first talked to Tim he seemed to on top of his game.I was told by realtors in Genesee county that I would get between 900 and 1000 dollars a month rent, Tim suggested we start at 1500 and go from there. We got 1350 from our first tenant and 1400 from the rest our tenants, which made renting this house our best financial gain to date. I also did some checking on commissions charged and found your companies rate at least 2% below the state average! When we got ready to sell this home Tim was again invaluable, he helped get everything done we needed to do to sell. We got an offer the first week but it fell through. Tim got it back on the market and again we had offer the first week. I told Tim when he first listed the house I knew he would probably never show it, which is not why we had him list it. We have never had personal service like Tim provides, he keeps us updated on all aspects of our listing right through closing! Those are the reasons he will be listing our current home for us later this year. As far as owning rental property, NBP made it easy, your whole staff is very knowledgeable and extremely service oriented. I moved to South Carolina in Dec. of 2009 and hired North Bloomfield Properties to take care of my property in Michigan. The security deposit totaled $1875.00. Just before my return to Michigan this is the list of damages from NBP after inspecting my home: List of tenant damages with pictures labeled as attachments- front door cement stairs-chipped and broke light fixture broke above front door junk left outside of house waterside door screen broke and door will not close (bent) glass and screens taken out of bedroom and left in closet one closet door broke in lower bedrooom carpeting in the main living area has stains and smells like pet urine (when I walked into the property, they had some type of incensce sitting at the house, my first thought was, what are they trying to hide, I took that stuff outside and waited for a little and it smelled like pet urine). numerous spots and pics to look at. Carpets are filthy and I do not know the condition of them before this tenant occupied the house. There also numerous spots where the carpet is tearing and ripping. Pics included also toilet not working on main bath-no water in tank missing one piece of glass hanging on wall? looks like there was another at one time big screen tv left at the house in front bedroom stain in carpet in front bedroom where tv was left front screen door window broke and door itself is broke bathroom door handle broke junk left in attic-there is some type of animal living up there b/c there are a lot of broken acorns all over the attic floor stains in carpet in upstairs bedroom, really hard to see in pics-located next to window 3 spots hole in ceiling in upstairs bedroom When you turn on the light over the sink the garbage disposal comes on so obviously there is an electrical problem." My daughter experienced bronchial issues from the mold growing in our basement which North Bloomfield would do nothing about (even after THEIR repair person said the house was uninhabitable). We were also lied to when we signed the lease about improvements that were to be made before we moved in which unfortunately were never made despite repeated complaints. The house was filthy although they charged $100 cleaning fee and I am still fighting with them over the security deposit (which they couldn't even provide me an inventory or reasoning why portions of the money wasn't returned.) I wrote an offer for a client on one of their properties in Waterford Mi. I was told they were approved. told they needed a deposit. But they refused to give anything in writing as to Price terms nothing as to what my clients would getting or paying for rent. All I was sent via email was approved. Then I finally called and It was nothing as we has offered, I again said please put something in writing and never heard back from them again. I will never show their properties again. Obviously they do not want to do business above board. Who would have a client pay them 1500.oo without anything in writing as to what they area agreeing to? What a joke. We too had a negative impact dealing with North Bloomfield Properties (NBP). We rented a townhouse on 25578 St James in Southfield, MI for four years. The place wasn't freshly painted, carpet was old and worn, blinds were ripped apart but these were things we felt we could deal with since it was only a temporary situation, so we took the place. We replaced the blinds immediately and covered as much as the carpet as possible with throw rugs. Everything was fine until it was time to move out. Out of a deposit of $1950 we received a check for $400 the first time around until I wrote them and then another for $200. We were accused of taking covers off the sockets (which wasn't there and was on the move-in list), destroying the counter (which we didn't use, they sent us a picture of someone else's burnt counter), not cleaning the vents, destroying the 20+ year old carpet, etc. You get the picture. They will be happy to sell you something new as oppose to repairing an item that Can be repaired for only a few dollars. Between tenants, they supposly clean which is laughable. I won't let an animal stay on the property. They're screening of tenants for income qualifications and rental history in nonexistent. They place inform the owner that they have a tenant and the owner is not informed as to who they are leasing the property to. The owner has NO say in the matter. William "Bill" Mountain was VERY unprofessional. We've been trying to find a condo to live in, and on several occasions I have contacted him. He told me that he could only do a viewing this weekend because the tenant now hasn't been answering her calls, and he needs to talk to them first. So I went to the condo to see the outside, and the lady who was living there let me inside to show me the house. She told me she was talking to William all week, and that he was lying. He kept lying to me saying he would call back, NEVER DID. I am furious because now the condo I really wanted, is taken now. North Bloomfield Properties has a lot of room for improvement with their business practices and procedures. As a landlord/ home owner they treat your business similar to some of the airline providers by have fees and charges that are not disclosed up front. This poor relationship management is also replicated through the sub-contracting staff they have hired to provide services. When a service provider charges it should be for providing an actual service, not charging you just to quote a service. In theory you may be charged for the actual service, the set up of the service, the quote of the service, and heaven forbid you cancel a service... the cancelation of a service. If you are a home owner/ landlord, I would recommend you do your due diligence in identifying a management company that has the business practices and competencies that you expect from a reputable property management company. read more

This company took over the house I was currently renting in for six months out of our one year lease. We specifically chose this property because a individual owner was managing and was very easy going and a great guy. He made the wrong choice in management companies. Once they sent us the new conditions I called to speak with them was told someone would call me back received no call for 7 days so I called them back again. Was told the manager of my specific property would call me back and also never received a call either. They had no information of our lease or even our own information and were telling us we had no choice but to abide by their rules and their lease conditions which is absolutely not true legally. Once we finally got them a copy of the lease they're saying it's not legal or valid and forcing us to abide by them. After I stated our case and that we were only interested in sticking to our current lease they became rude. The customer is definitely not right in their building. I see now after how many terrible reviews they have what kind of company they are. ALYSSA (who answers phones) LITERALLY SWORE AT ME...and HUNG UP ON ME over 20 times....and then flat out refused to send me any sort of proof that my security deposit was sent out. ...but thats just my security deposit. lets talk about my renting experience. my windows are probably the original windows that the house came with. the draft is so bad in the winter, its as if you left the front door open. my windows were literally falling apart... but were PAINTED back on to the house...i could only open 2 or 3 of them total....all of the rest of them were painted shut. my patio was falling apart after 3 months of living there....75% of all my electrical outlets didnt work because an idiot must have wired the house....MY WHIRLPOOL TUB - a selling point - BROKE AFTER 2 months of living there...and NORTH BLOOMFIELD refused to fix it!! they sent a repair man who cut a giant whole in my ceiling and then told me it was unfixable. great. my shower was leaking...to the point that after i moved out, when the water wasnt even being used, my water bill was STILL over $150!....but they also flat out refused to fix that too!!!! I am one of the homeowners that foolishly allowed this company to charge me to funnel money through theirs hands only to receive a sub-standard product. I would advise anyone looking for a property management company to run as far and as fast from this company as possible. We were assured that the tenant being put in our rental home would be properly vetted. The tenant had both a bankruptcy and a foreclosure on her credit. The maintenance company used by NBP gave us an estimate of $600 for a repair that cost us $35 to do ourselves. Direct quote from the owner of the company, "You have a good tenant I would hate to see how you handled a normal/regular tenant." I offer this review with my tenant's payment record: Failed to pay the water bill for 9 months and was forced to pay to avoid eviction. Failed to pay the month of February rent and was late with March rent had to be served with a 10 day notice to pay or leave, tenant paid. Failed to pay May and June's rent again served with a 10 day notice to pay. Failed to pay. Went to court and reached an agreement to remit past due rents and water bills. Tenant failed to comply with any part of the agreement and was served a 24 hour eviction notice. The tenant paid to avoid being thrown out within 24 hours. This is what NBP considers a "good" tenant? The owner of the company told us that he does not see why we are upset with his company because the tenant has paid in full. She has paid in full but only after legal action was taken and she was facing a 24 hour eviction notice. Additionally, NBP has not yet paid us the back rent owed so that we can use it to pay our house payments that are behind due to this tenant's failure to pay for the last three months (May, June, July). We were told we must wait until August to receive the past due money owed to us. Per our court order, the tenant is required to be out by August 1. We have requested that NBP contact the tenant to arrange for us to inspect our house so we can prepare for whatever repairs will be needed. We were told by the owner of NBP that NBP will not send their representative to the house to accompany us for an inspection because WE have created a contentious situation. He also states that the tenant is maintaining the property. How does he know that? Why is NBP trying to dissuade us from doing an inspection on our own property? Per our signed contract we have every right to do one as well as having the right to show the property 30 days before the end of the lease. I have been very disappointed at the service this company provides. The "tenant" that was provided to me had violations within the first 3 days of moving in earlier this year. Those continued to today and became progressively worse and worse. Then the tenant started to have payment issues and requested to break the lease. I agreed and contacted North Bloomfield to discuss continuation options. I voiced my displeasure with the tenant that I paid nearly $1,000 for them to "place" for me and now that they were breaking the lease, what would they do for me to place another tenant. I told them since I didn't get quality service the first time, I absolutely wasn't paying the same amount to them to "hopefully" find me a "good" tenant this time. They were not willing to do ANYTHING for me so I basically fired them at that point. Also never notified me until the last few days of the month when the tenant didn't make their monthly payment and that I would be receiving no income a few days later to pay my mortgage payment. Nice surprise when you only have a couple of days notice to now make YOUR payment for your property with no income but if there is a maint. issue, believe me they make sure you are contacted really soon and send their people over if you don't respond ASAP! Last tenant that I filled myself had zero problems in 2 1/2 years. A bit more risk yes but when you pay a professional service to do this for you and this is the service you get, why bother? read more
