When we requested our money back (as there was a misrepresentation of the listing as a result of him not updating the MLS), we received extremely unprofessional, accusatory emails back, very similar to what other folks have previously posted. I have been with North Star Real Estate for property management going on five years now and do not have any complaints. Walter and I do not always see eye to eye but that is due to the fact that he knows the housing regulations and I tend to be a little brash when dealing with unconventional issues. He has a very calm demeanor and handles every situation intuitively with the utmost professionalism. It is this calm resolution that makes him the yin to my yang when dealing with my property. In retrospect, I would not go with any other manager. My home does not stay vacant for long and the regulations as well as the physical upkeep is maintained vigilantly. I Contacted Walter Sims in regards to a property he's managing after having spoken to the owner about possibly renting. The owner gave us the option of either having Walter show us the property or having someone else do so. We contacted Walter but never got a response; we then decided to view the property with someone the owner suggested. Walter called us around 8:30-9:00pm, almost three hours after viewing the property. I informed him that we already viewed the property and have spoken to the owner about filling out the application. He proceeded to ask how is it that we've viewed the property and with whom. After answering all his questions it was very clear he was upset and offended the owner had someone else show us the property, even though he wasn't responding to either of our calls/messages and the property had been listed for a while. He then proceeded to tell us not to apply for the property through his website because he no longer wanted to represent the owner, clearly because he's offended someone else showed us the property. We now have to restart the whole process of searching for a place to live because his ego got the best of him. And we decided not to bother with neither the owner or him. I would never recommend this company and especially Walter to assist with rental property. After having to relocate to the area due to the death in the family. After submitting an application providing an application with a person who clearly qualified for the property, he never returned texts or phone calls. No one needs this kind of treatment while their mourning. But I do see a pattern regarding the people who have provided a review on him on this site previously. NEVER expected such horrible service from anyone. What an awful experience with Walter Sims, as my property manager. He is unprofessional and rude, and much too busy to take on any new clients. I have owned my propery over 7 years now, and just signed a contract with him 4 months ago, 3 months of which it sat vacant before my first tenant with him moved in. I am currently looking for someone else to manage my property. Especially since I most recently received a service bill from him for $215 to fix the ice maker on the 20+ year old refrigerator, without being consulted about the possibility of buying a new one instead. Very irresponsible decision and an absolute waste of money. Below is an example of my coorespondence with Walter Sims, property manager: Walter - According to our contract, the spending limit is $250 without authorization and there's a total here of $1015. Seems like a lot, and I hadn't budgeted for this. I saw your list of things that needed to be done, but I thought you would get estimates and run them by me before turning the job on. I do not manage dangerous properties. Primarily for the safety of the Occupants. Also for liability purposes. You may have spent a great deal of money on flooring and appliances but that will matter much to dead or seriously injured Tenant. It will matter greatly to their attorney when you are facing a ten million dollar lawsuit. I could take weeks getting three estimates for every job, but I do not have time to do that. The contractors we use are reliable and show up when they are supposed to.Your average Contractor has no concept of time and says I will be there tomorrow which normally means two weeks later. Apparently you have not dealt with too many Contractors. Remember you can terminate our Management Agreement at anytime. I have a limited amount of time to provide personal 7 day a week service to my Owners. I will not have any hard feelings if you decide to terminate. After advertising for months and showing the home numerous times to find only one interested party I will gladly focus my efforts on other dwellings. I am sorry your home needed so much work but what if your family lived there without basic protection, how would you feel? What price can you put on a persons life especially a child? Renting is different than selling property. You can sell a trashed home with no working utilities or systems but you can not put a renter into that kind of home. Everything must be functional and the home has to be safe. I can budget the amount owed over a ten month period with no interest. If you want this option let me know. North Star Real Estate are terrible. They charged us over 800 for moving out , they are a bunch of crooks. After charging us 250 for a pet deposit they charged us 200 more for cleaning and flee spray. For future tenants save your money and rent from somewhere else. read more

Horrible customer service skills by Walter Sims. Cocky attitude. I called asking for a facetime home showing since we live in South Carolina. He said they do not and will not provide this service that i need to find someone to do this for me, even though the home was his listing. I mentioned I was willing to sign a four year lease contract and he said they weren't really hurting for my business anyways since they already had five showings. Well that type of customer service is the worst and I will stay clear of ever prchasing a home from their entire company because of his nasty behavior and i recommend not giving this agent any businesss ever. read more

If I could give negative stars I would. Bottom line, do not have Walter Sims as your property manager! You've been warned. Took him 3 months to even find an initial tenant (currently property management company has never had it vacant in 6 years). As soon as we got tenants I'd come home literally once a week to an email from Walter notifying me of something he'd fixed (without even telling me it was in need of repair). The bills always ranged from $300-$600. You do the math, $500 a week breaks the bank fast. When I'd contact him, I'd receive a reply that was beyond rude! It was always something that he'd done to the property that "was an emergency and that's why he did it without calling me". Then he'd add some sarcastic comment about not representing unsafe owners and we could let him go at any time. Once we had an "electrical issue" (the bill later stated that an outlet cover was loose and had to be tightened) The bill was over $200 because it was repaired on a holiday weekend! Seriously, tightening a screw required a repair man, without consulting me, on a holiday weekend!?! I finally decided all the repair people must be family and he was getting a kickback. As soon as we got tenants in, we fired him! Greatest feeling ever! The people we hired after are amazing. I maybe get one phone call a year letting me know something's in need of repair and asking me what I'd like them to do. The house has never sat vacant and I honestly forget I have the rental sometimes. Just sit back and watch the check come in monthly. DO NOT HIRE WALTER SIMS. I have had Walter sims managing my property since 2011!! I have to say he does his job very well!! He has plenty of properties and when I do call him which is not often I tell him my address and he knows who I am! He may not be personable and bubbly, but that is not what I hired him for!! I hired him because he gets the job done and I sleep well at night knowing my investment is in his hands!! He knows the business and he knows the laws very well. I have had happy renters in my property for the last fours years!! I love the way my home is being maintained!! We are a military family and I have to say he is a blessing to my family!! read more

I'm deeply saddened that I didn't see these reviews before I decided to hire Walter Sims. This guy is a terrible business person. Whoever wrote that positive review, about the ONLY thing you were correct about was that Walter is direct. He directly lies. I cannot believe how accurate the other reviews were. My wife and I were shocked at how similar our experience was, compared to the other reviews. He was completely rude to my wife in emails and on the phone, he failed to send us a copy of our lease until we bugged him about it, he didn't see it appropriate to mention our tenants were moving in until the day before, and the topping on the cake is that we simply asked him questions about why we are just hearing about all of this, and his responses are deflecting and accusing us of it all. The first review said it all. This guy is a poor human being and has no intention of helping anyone. Please if anyone reads this, do not do business with Walter Sims.
