This property was a consistent outlier in my portfolio. Finally, I fired WPM. Kept the same tenants and used another management company. Same tenants, same property, new property manager. INSTANTLY all the mysterious tenant work requests disappeared. The fees disappeared and the costs for maintenance items became market reasonable. These issues with WPM lasted years! They blow the budget on office fees while putting themselves in an evergreen contract so they always get your money. They picked the wrong home owner. Dont put them in charge of your hoa! Youll never get what owners want, they blow all the money! They not pick who to harass! They dont gollow the ccnr's. They make it so you cant fire them!

I live in a Meridian Idaho neighborhood and was in the wrong and put up a canopy without realizing I needed the HOA approval. Sarah very professionally told me that i needed to get the HOA to sign off. I was prepared to take it down since I was in the wrong by not reviewing my neighborhood HOA's but Sarah advised me to not jump straight too taking it down and send a request to my HOA explaining that I did not realize I needed to submit a request. I spend a couple thousand on the canopy and was nervous of the response I would get. Within five minutes of asking about the forms I needed to submit Sarah sent them to me versus me having to search for them. Within 12 hours Sarah responded back sating my canopy had been approved, The best property management ever!! I have never had emails answered so quickly!!!
