DONT WASTE YOUR TIME OR MONEY. We lived at this location for nearly 3 years. They will send you false bills after move out, with zero explanation. I neglected to take a photo of the initial bill that was mailed to us after move out, but it was over $2400. Attached is my fight with them and the final bill after fighting, with inconsistent follow up after a month. Kim Monroe could not care less about the residents. Additionally, the letter says "please See enclosed documentation" but nothing else was provided to us. Also, Frank the maintenance man aggressively pursued our upstairs neighbor while we were living there. According to her (and she called us during this exchange) , he stopped her while walking her dog. She denied the advances. When she got back to her apartment, Frank was there waiting at her door. She reported this incident to management, who let her out of her lease. They did not fire Frank. We previously liked this guy, but after her interaction knew he was dangerous. Love when I wake up to go to work, and my car has been towed because they're doing construction. They're were no notices of where you can/ can't park, And the tow company does not care and will just your vehicle anywhere. Northland passage did a horrible job of notifying renters that this is taking place. absolutely no signs, and not a single note left on front doors of apartments. The Hayman Company took the worst part about living at Northland Passage (the lack of consistent parking) and decided to actively make it worse in order to make a small profit. They are rent-seekers who add trivial value to what used to be a decent place to live. Their company deserves to fail unless they change their ways. That is why this is a 1 star review. Northland Passage has been acquired twice in the three years I have lived here. The second time, the company that acquired it decided to brand it as "luxury living" despite not changing anything, hiked up rent prices by about $50, and decided to make some decisions about how they handled bills, tacking the fees onto residents' utility bills, passing on the cost of their own convenience. In addition, there is a very serious spider and mold problem. Orange mold, black mold, brown spiders and some polka-dotted ones I can't identify. I have smudges from squashed spider guts on my walls that I am quite confident Northland Passage will charge me to remove when I leave. Fair enough. The good of living at this apartment complex? It's really close to some grocery stores and about a 15 minute drive from downtown KC. Neighbors are generally pleasant, cops/community patrol drive around the lots every few hours or so, and people, their dogs, ducks and the occasional giant turtle live in harmony on the grounds. However, the parking situation at Northland Passage is quite serious. There are too many cars and not enough spots, and in response to this issue, the new management decided to create two $25/month spots in front of each building, attracting more money into their pockets from people who don't want to walk an extra few feet to their doors. A handful of people pay for these spots (1/8 in the lot I park in) and it was a really inconsiderate way of handling the situation. Way to give a damn about your residents, property management. Lastly, nobody in the office picks up the phone. Ever. I was out of town in the middle of December and received a text message from the office to leave my faucets dripping because they could possibly freeze, called the office and left a voicemail (of course), gave them explicit verbal permission to enter my apartment, and when I returned, nothing had been done. I have also entered the office before and had a desk employee literally stare at me, not say a word, wait a few moments, and then say, "I thought they (another office employee who was equally as distracted) were going to help you." This is the most fair and reasonable review I could have written about Northland Passage. Quite simply, it's apparent that "luxury living" means "a transactional relationship between lessor and lessee," never mind that we are people living our lives in a community that is meant to help and cooperate with one another so that the ubiquitous duck poop doesn't trail into the walkways outside of our apartment homes. Northland Passage, if you read this review, you know what to do. Remove the recently installed parking spots that are under the trees from which the birds gather and poop all over the cars every season, remove the Yes! Management fee and eat the costs of your own convenience, hire spider exterminators and solve the mold problem, and maybe pick up the office phone. read more

First day getting keys worse experience vehicle towed while moving things. Called the office and Taylor appears to know nothing. First of all as representative when you give keys tell the tenant about parking and that you can't park near the entrance for move in which is a major inconvenience. The entire process is total BS and can cost you big time. Amber showed us the model apartment that looked nice than the actual apartments, and she told us that my apartment was going to be bigger, which was a lie. She never let us see our actual apartment. On the day of move-in, we saw our apartment, and it was a disappointment and frustration. The apartment was so small that our things didn't fit in the apartment. a couple reasons why this is the worst apt complex in kc - charged me a $250 fee when i first moved in because the electric company failed to put the electric in my name. this was when covid first started happening and i lost my job and i was very low on money.. i argued with the manager, kim, for two weeks before finally the electric company had to email her and let them know that this was there bad and i shouldnt be charged this fee. - on the month that i was to move out they charged me the full months rent on the first when i was moving out the 9th. they told me the amount i paid extra would be refunded to me in a couple weeks.. then i get a piece of mail from them a couple days later saying i OWE them $50. they took my security deposit, the extra money that i had paid for rent that month without warning, and said i had owed them additional fees for "damage". there was little to no damage to this apartment guys. i went in to talk to them about this and she went through some of the charges.. to give you an idea of how ridiculous it was, just for a piece of trash that was left they charge me $250. LOL - they never answer the phone - ridiculous charges. if you are late for rent one day they charge you $200 and another $50 for every day after that. - raised the rent $150 after my first year which i could not afford so i was forced to move out. those are JUST A FEW of the reasons you should not move here. there are plenty of better options in KC. Nothing luxury about Northland Passage. Older appliances, carpet, etc. My first impression from this complex was when I was moving in there were letters addressed to the former resident on my door and appeared as if the office never did a walk through in the apartment. They did not take the time to fix noticeable and obvious maintenance issues to prepare for a new tenant move in. The office is disorganized and have mistakenly over charged me two months in a row. They love to tack on fees hoping you will not pay attention to your bill. Some of the office staff are rude, especially when you address issues. You'll be lucky if you call and someone answers, which is especially aggravating if you are out of town. They also raise the rent if you renew (another rip off). This apartment is not "luxury" at all. I don't even use my dishwasher because of the rusty dishwasher racks. They aren't focused on keeping reliable tenants, and are not focused on customer satisfaction. They have several fees every month (admin fee to pay your bill, pest control, trash, cable, etc.) which add up. Another issue is this place has horrible parking and they decided to put reserved parking on two parking spots in front of every building (for a fee) which has furthered the parking issue. So if you work late good luck finding parking. My biggest issue is the lack of customer service, lack of organization, receiving the runaround when calling, and the continuous fees they continue to charge. The only good thing is they keep the scenery nice and the location is good. Bottom line: I continue to be disappointed in Northland Passage and I will not be renewing my lease. read more

The management here is a JOKE!!! Eould never recommend living here to anyone. My fiancé accidentally forgot to display her handicap placard one evening, and the next morning, her car was GONE!! The management had her car towed away!! Even though it was HER reserved handicap parking spot and they KNEW good and well it was her car!! Then we were charged $305 to retrieve her car from Downtown Towing, which is who our apartments use as their own towing company. So make no mistake about it!! DO NOT TRUST MANAGEMENT HERE, or better yet, do NOT move here. They are criminals in their own right. They fee you to death here as well. I've been harassed by management at least once a month for the last 6 months. There is ZERO communication when it comes to solving issues. They just bill you when enough fees pile up. The hit me with "non-wave-able" fees when they attempted to fraudulently use a check from a previous month and told me it was the banks fault and proceeded to tell me they had no idea what happened. I attempted to contact the property manager a month ago with NO answer. So I tried to contact regional manager with no answer as well. This place is NOT a place to live. This place is a fraud. Don't waste your time. I went in for a viewing about a month ago and was scheduled to move in on 10/1. When I got there to sign the lease they kept saying that I had e-signed it.. which I absolutely had not! I hadn't even seen the actual unit that I would be moving into so why would I sign the lease before that? Thank god I was smart enough that I didn't sign the lease electronically. When I went to the unit it was completely different than the pictures on their website and the model unit that they show. The kitchen looked like an office break room. The cabinets, counter tops and appliances were so old and out dated and the refrigerator had dents in it. The carpet was old and smelly and looked like it hadn't been replaced in this century. I immediately went back to the office and told them there was no way I'd be moving in there. The leasing agent had a snide attitude and made it seem as though it wasn't a big deal that the apartment looked nothing like what they showed me. She even had the audacity to say that a lot of people sign their lease prior to seeing the unit that they've been assigned. I don't know how true that is but if you do decide to lease here please be sure that you wait to sign your lease until after you've done a walk through on your unit. The worst! They seem nice and helpful to get you in the door, once you've signed its all downhill. The apt was abismal upon move in, we had no hot water, our a/c didnt work, our counter was barely mounted on. The maintenace guys are nice and eventually got things working. They charge for everything and it adds up, water, trash, pest control, cable. We eventually decided to break our lease, which is of course costly, but it beat the alternative of staying there. Then upon move out we left our apartment in prestine condition, they still charged us over $100 claiming the apt was in unsatisfactory condition. Even after I reminded them of our awful move in, I was told they always charge these fees, so if you do move in or live there now dont bother cleaning they will charge you anyway. For starters. -NOT LUXURY. -OLD APPLIANCES -you cannot see the inside of your actual apartment, the one they show you looks quite a bit nicer. -no parking, i sometimes park 150 yards from my apartment. -LATE FEE IS $200 which is astronomical, 3 day grace period, was out of town, no remorse. -I still live here unfortunately, but they will evict you if you are 9 days late on rent. I always, except this once, pay my rent on time. 1 day late after grace period, was out of town. -WATER LEAK IN MY APARTMENT FROM UPSTAIRS, luckily clean water spilled down into my apartment, luckily i had no electronics in the area.  -DISHWASHER has not worked since day once, garbage disposal also broke within 10 uses, of course they fixed it but this tells you the quality of this Complex. -Pot holes are everywhere, bad drainage as well. -They also force you into a certain cable company, which i willingly did but it doesn't include internet, and has the most basic channels so of course i do not use it. I pay $40 extra bucks for cable i do not want. As soon as my lease is up i will steer far from HAYMAN and Northland Passage, BELIEVE THE BAD REVIEWS. -Also, the gym is a joke, crap equipment. read more

I have lived here for just about a year now and have yet to be able to speak with someone from the main office on the phone. Every interaction I have had with them has forced me to take off work to come into the office to speak with someone in person. I have tried leaving a message, I have even tried going the route of having a courtesy issue but unfortunately the office has decided to disable this function. If we weren't tied into a lease here we would definitely search elsewhere for a place to live. I've just never had such a hard time contacting an apartment complex. The main reason for trying to get in contact at this time is due to the fact that the last 2 months we have been charged an insurance premium and there was no explanation as to why we are paying extra for their insurance. I already have my renters covered through progressive so no sure as to why I owe the complex money as well. read more

What can I say about Northland Passage Apartments? I called it home for three years and was pretty much happy most of that time. The maintenance staff, specifically Geraldo, is one of the best and most helpful you can ask for, and Stephanie and Joanne in the office (who left the company in 2019) were amazing. I had no intention of moving, especially after the COVID-19 pandemic hit. I decided to ask management for an extension of my lease to stay at my unit for another year. When I called the front office, the Northland Passage Assistant Manager Kim Monroe coldly told me they had already pre-leased my unit since I had not renewed my lease (with the two-months notice) the week prior. If I wanted to stay at the complex, I would have to not only reapply (for a $300 charge) like a new resident, but would also have to pay a significant increase in rent for a similar unit to where I was living. When I asked her to make an exception for me to move within the complex at a similar rate since I was a long-time resident, she was extremely rude and unprofessional and abrubtly told me that "she was done talking to me because all I do is ask for special favors and they do not care who I am or how long I've lived there, or even if I pay on time", which I do. She then handed the phone to one of her staff. To be honest, ever since Kim has joined the company (in 2019), the management service and attitude to residents has changed significantly. All she, or the new management of Northland Passage care about is how much money they can take from their residents. Also, after I moved, I received a bill for water and sewer for the entire month of June, even though I was only in the apartment for the first part of the month. The letter (from Kim) had no warm "thank you for your residency these past three years" or any kind words.. It simply said to pay the extra $66 by the end of the month or they would turn the bill over to a collections agency. Really? I would not recommend moving to Northland Passage. If Kim Monroe is the best they have to offer, any other living situation in Kansas City looks more appealing. And by the way, I did find a much better deal with a larger apartment down the street (and superior customer service). read more

Some background on me: I work with the escalated customer service calls for my company, and even we show some heart on situations. This company-Hayman Company is the owner- they shown NONE. No compassion, very inhumane. I will pay this late fee as to keep my credit, and my HOME. 1. Nobody ever thinks they will be late on rent, NO ONE. THAT IS WHY YOU NEED TO KEEP READING MY REVIEW. Yet i was out of town, and paid my rent 4 days late, 1 day after the 3 days they give you. My fault i get it. I accept that. But they charge you $200.00 as a late fee, roughly 25% of my rent!! I have rented plenty of apartments before and none had a late fee even close to that. Talk about trying to gouge people, once i got the email about me being late, i called within 1 minute. No answer. Finally got ahold of her. No remorse. DO NOT SIGN UP WITH THIS APARTMENT COMPLEX. 2. If you do not pay the late fee within 5 days, you will be evicted from the apartment complex, and you will terminate your contract, of course you still have to pay it though. Aside from the games they play. 1. Not luxury in the slightest, very mediocre apartment, appliances are all very old as well. 2. We have mold in our apartment. This is an issue that has and continues to cause health problems and instead of actually dealing with it, the burden of proof is on us. We may be reimbursed if the mold report states it is "deadly" mold. We reported the problem and waited for management to do something. When the maintenance people came to the apartment I was told it was "dried dust". I came home to a filthy apartment with the "dried dust" all over my couch, floor, book shelves; muddy footprints on my white bath mats; dirt tracked into the apartment and dirty fingerprints on the doors and walls. Had issues with neighbors who yelled at all hours of the day, were violent to each other, disrespectful to other residents and always were slamming doors/things in their apartment. They had an attempted break in then proceeded to kick in their own glass sliding door. Parking is atrocious. Each apartment is allowed to have two cars which means there is not enough parking by some of the buildings. The dishwasher racks (yes, multiple) left rust stains on my dishes despite replacements and repainting of the racks...buy new ones! It is ridiculous that cable is listed as optional in the lease when it isn't optional at all. What a "luxury" place to live! Word to the wise: don't rent here. read more

These apartments seem very nice at first but when you live here you realize how much they do not care about their residents. We pay a lot to live here and the pool is disgusting. It has been open for less than a month and is never cleaned, the filters are full of garbage, the pool water is salty and so cloudy you can't see the bottom. Last year they shut the pool down all summer instead of cleaning it. The pool bathrooms smell so bad of urine that you can barely breathe. They also took the vending machines out. The girls at the office do not communicate and everytime you call you get a different answer to your question. Most of them just don't want to do their job. Stephanie is great though. Just hope you get her on the phone if you call. I just think for the amount we all pay we should at least have a clean pool to go to. Like is that too much to ask?!! read more

This is the worst most poorly maintained and poorly managed apartment complex I have ever had the displeasure of living at. Since the day we moved here we have absolutely hated every second of living here these are by no means luxury apartments, we were promised an updated and renovated apartment and what we got had new counters and new appliances with the cabinets original to the apartments that were falling apart and looked like absolute crap that they just threw new handles on and Called them renovated. Let alone the pure flat out laziness of the management . There are so many hidden fees, they will raise prices on monthly charges and not notify you. We have had our things stolen from our locked cars and have had proof that someone in our own building was the person who did it and the complex did nothing. Don't even get me started on the flat out filth of this horrid complex our neighbors moved out and left a pile of trash that consisted of food and garbage outside the apartment that was drawing bugs and was a major health hazard and their joke of a "valet trash" service refused to pick up this disgusting mess, we along with multiple other tenants called the office and it continued to sit there for over a month until the health department finally had to get involved to get them to do their jobs. To make things even better someone tried getting into our mailbox and got a key stuck and it took them a week and multiple times of us calling to get them to even attempt to deal with it , and then we got to deal with mold growing in our bathroom that wasn't quick to be delt with and ruined hundreds of dollars worth of our things!! I can't even explain the flat out anger we have with this complex do not ever live here! They are a huge rip off and I regret ever moving in.. action 4 news will be called on them.. monthly rent went up every month.. you pay for all the apartment units water (and I'm one person, not a family, so I paid for the family of 4's water that lived upstairs too) and electric was $300 a month for a one bedroom... I paid $1800 for a deposit and after moving out, I hired a cleaning company to clean the apartment so I could get my deposit back and now their telling me I owe then $200.. WTF!!!!!! AND THEY ARE UPGRADING THE APARTMENT!!! Sooooo I'm paying for the fucking upgrade.. I am a very clean person and this is why I'm so upset... They have been nothing but rude... Being there is the worst mistake I've ever made!!! Paying a $1000 month rent and $400 in utilities for 2yrs in a falling apart, slap lipstick on a pig apartment... I'm embarrassed to say I ever lived there.. I should have read the reviews before I moved in... shame on me... They will be hearing from action 4 news and my attorney!!! My boyfriend and I just moved in this week. We toured on Wednesday and were able to move in as quickly as Friday! The renovations done look amazing although you can tell in some places that they were done in a hurry. The community is beautiful and Kayleigh was a huge help in being quick and friendly! Overall, this is a great place to live. Clean grounds, nice pool areas, great staff, the new management seems very nice. However, I think it's almost criminal that they charge $40 a month for cable whether you use it or not. Clearly, they have some kind of deal with the cable company, and we pay the price. $40 is a lot of money for a tv service I don't use. I hate cable companies, and have always used AT&T, so now I'm stuck paying for two tv services. When I first moved in, I tried the cable service, and the $40 we pay only covers a few basic channels - no boxes, DVR or any other service. After I added the other services, it was outrageously expensive. Leave the tv choices to your residents, and lose the $40 extortion fee!!! read more

We've lived here for a few months now and for the most part it's great. The apartment was clean when we moved in and the office staff is great. However, don't rely on the 24 hour maintenance service. First, this is a fairly difficult review for me to post as I have mixed feelings about the people. I moved in about a year ago. The prior staff and management agency in charge of these apartments were very nice, always had smiling faces and were willing to help you the best they could. But within the last few months a new management agency purchased the apartments and replaced the staff. Not only were these women uninviting but they acted as if you should feel happy to be in their presence. The complex itself is beautiful but the staff is ridiculous. Also, when trying to contact the office for 4 days straight you NEVER got a live person, no one was answering the phones. Poor business practice, and unfortunately I try my hardest not to go into the office to ask questions as I do not want to feel like I will be ignored as soon as I walk in. WARNING: if you choose these apartments, understand you won't feel a warm and fuzzy by the staff. Sorry, it's sad how front office staff can kill a sense of home. read more

This is a horrible place to live. They will take an animal over a paying customer any day. I lived here for 2 years and had to deal with a loud dog above me with no help from the management staff. When I discuss this with them they would do nothing about it and many times when I called nothing would get done. Also they did not explain how utilities wirkef for my apartment. Even though I was a single person and tried to conserve water the whole building had to split the water bill so it didn't matter if 10 people were living in the apartment or one you had to pay the same price. read more

DO NOT MOVE HERE!!! Vehicles are ALWAYS getting broken into, they do random "inspections" in all of their apartments like their tenants are college students who live in dorms, they overcharge on utilities (not sure how 2 people can rack up a $190 electric bill in a small apartment when they are hardly there). Hot loose wires were hanging out of our light switches so we put in a request to have maintenance fix this issue. Well they never came, so we had to use our breaker box to turn lights on and off due to light switches not working. We ended up paying $2,500 plus 2 months worth of rent to break our lease due to numerous hazardous conditions. That was the best money ever spent! read more
