Things got extremely out of hand when my car got broken into and i found out this "luxury" apartment don't have cameras. Later on, i received a call from the office questioning how many people lived with me and my roommate because he was told it was more than just us 2. I explained to Adam that my partner comes every few weeks to stay with since we are long distance and my roommate has guest over for a few weeks but he will be moving into his own place in a few days. Adam told me that my roommates' guest had been there to long and he would have to vacate the premises. Automatically that's a huge invasion of privacy! We pay rent on time every month!! Why are we being watched??? Hell if my roommate and i have a different person over every night is our business! Furthermore, i went to the office before i moved out to sign paperwork when i overheard Bre and the maintenance man laughing over terrorizing tenants and i absolutely couldn't believe it! Bre made a comment saying she tried to call a tenant and she found out that the person had blocked the office number. So then Bre said she called the tenant from private from her personal phone and then she answered. How professional!!!! Lastly, on my move out day i asked did i need to do a walk through with them and i was told it wouldn't be necessary. Boy did i make a mistake by trusting these scammers! They charged us over $1300 worth of ridiculous charges. They charged us for not filling in the holes in the wall (from mounting tvs) so i called and asked since when did i have to fill in the holes if they're not bigger than a quarter? Adam told me he didn't do the walk through so he wasn't sure, so i asked for photos of the holes and not one was bigger than a quarter! So i called back to speak to Bre or Adam and i was told they will call me back but of course that never happened! I also got charged for the oven not being cleaned apparently they want the place immaculate as if no one had never lived there. I could go on and on but save yourself the headache and don't move here unless you want to be watched and scammed!!!!!

The nicest thing…read moreabout it is the countertops, outside of that, you'll get walls that you can't clean without the paint coming off, walls thin enough to hear everything going on around you, and no parking next to your building unless you never leave. Our lease renewal was a 250 dollar increase with absolutely nothing to show for it. Garages are an outrageous 150 extra, which is more than nearby apartments with ATTACHED garages. Anyone thinking of coming here for 1600 dollars (current internet price at time of review) should just go to the 20 other pooler apartments for less money and more amenities. The property manager has changed and in about a month and half's time she has managed to make the place worse. Office staff hide behind their phones, and when you confront them in person they are rude and disrespectful. Bree, the new office manager doesn't care, and when I told her that all she could say was "that's your opinion". My AC was broken (it has a leak they refuse to fix), and claimed that it wasn't until they realized the temp wasn't going down despite their attempt to fix what they "thought" was the issue. My apartment was anywhere between 82-85 degrees while they danced around the real issue. Once they finally added the refrigerant to the ac (about 20 minutes of work done by non-certified maintenance instead of an actual professional to save a buck), my ac began to function as normal. Unfortunately such a simple issue required multiple calls to corporate and the regional manager before it was addressed. I was out a full day's work, because had I not been there, it would've never been resolved. Bree also mentioned the a/c work of phase one of this construction is a botched job. They are aware it's garbage, but refuse to fix it - and you still have to pay the "luxury" premium.

    Life Is Good at THE VILLAS…read more The Villas are well kept inside and out. The Rental Office staff does a great job of screening applicants to maintain a safe and positive environment. Susan is always open to hearing suggestions to improve the VILLAS or issues to address. She was also helpful when my relatives were displaced by Savannah flooding. She's that kind of person. Karen, in the office, is a problem solving genie when it comes to resident issues, party planning and has great taste if you should need ideas for decorating the events. Thank you to both of them. Other residents are quite pleasant in passing and my neighbors even delivered our (mis-delivered) package. The apartments are tasteful and don't have the (institutional) apartment look and feel. I have never seen any pests. Pet responsibility is enforced. Any, and I do mean Any, issue is addressed promptly! The yearly carpet cleaning is wonderful. The outside of my windows are cleaned yearly too. The exercise room is kept clean and in good working condition. The pool is always inviting. And they do a great job reviewing and making changes to security as needed. The only "down side" would be the appliances are a little dated. But that is offset by so many other positives. We are so satisfied and proud to call THE VILLAS our home.

This place is an absolute disaster, and the office staff is the rudest, most unhelpful group of people I've ever had the displeasure of dealing with. Not only have they ignored every major issue I've brought up, but now they're trying to slap me with **$700 in post-move-out fees**--and I'm done staying quiet. Let's start with the filthy, disgusting mess of this complex. Tenants feed stray cats all over the place, which has brought on a **roach infestation** that management has chosen to completely ignore. My poor dogs got fleas because of this mess, and it cost me a fortune to deal with. And speaking of dogs, **NO ONE** picks up after their pets. It's revolting to walk through the community, stepping in dog crap because management doesn't do a thing about it except leave passive-aggressive notes. It gets worse. My **smoke detector was literally leaking water**, and my **AC unit froze over twice**. Did management care? Not in the slightest. I reported it, and they responded as if they were doing me a favor by even acknowledging the problem, let alone actually fixing it. The "maintenance" here is a joke. If you care about safety, don't even think about living here. My **car was broken into**, and surprise--there are **no security cameras** or any kind of security measures. Their brilliant advice? "**Lock your car**." Thanks for that useless tip, as if I hadn't already locked it. They couldn't care less about the safety of the tenants or our belongings. And then this--someone actually entered my apartment **while I was at work**, with **no maintenance request** on file. I came home to find that someone had been inside with **no explanation**. It was a clear violation of my privacy, and when I brought it up, management couldn't have been more dismissive. I've felt unsafe in my own home ever since. As if that's not bad enough, there's been a **snake infestation** around the complex, making it unsafe to walk around, even in broad daylight. And let's not forget about the **overflowing dumpsters**, a constant eyesore that adds to the overall filth and neglect here. The only thing this place seems to care about is keeping the flowers and landscaping pretty so they can trick new tenants into signing a lease. But once you're in, the nightmare begins, and the staff couldn't be ruder or more unhelpful if they tried. Do yourself a favor and **STAY FAR AWAY** from MAA Avala. I regret ever moving here, and I wouldn't wish this experience on anyone. **Save yourself the stress, the money, and the anger.**

    Safety Concern Warning for residents, Botanic Luxury Apts in Pooler, GA has been struck by…read morelightening several times and may not be grounded properly. I would give zero stars if possible. My final balance at move-out was $165.82, which I paid via Cashier's Check. The property manager, Taylor Snyder, deliberately shredded the cashier's check that I mailed certified return receipt to make the final payment. She admits. Venterra Realty sent my account to collections to attempt to collect on a bill that was paid. The collection agency, National Credit Systems, Inc. located in Marietta, GA, threatens to report my account to the credit bureaus which is fraudulent due to the fact that they are attempting to collect a debt that was paid in full. Venterra Realty sent this paid balance to collections. When I called to resolve the issue, Taylor Snyder refused to give me her name, repeatedly stating 'I am the property manager' in an aggressive manner. A different employee, Virginia, was pleasant and professional, but Taylor was antagonistic and uncooperative. I sent a formal complaint to Regional Manager Sondrah Laden on May 5, 2026. As of today July 11th, 2026, I have received no acknowledgement or response from Sondrah Laden nor Venterra Realty. Venterra Realty has ignored my attempts to resolve this fairly. This company took my payment, destroyed it, and then refused to fix their own errors, sends it to collections and refuse to communicate with me. I've sent numerous certified return receipt letters and email only to be dismissed. Avoid this Venterra Realty, the Botanic in Pooler, GA and this management company at all costs. This site has been struck by lightening numerous times and seems like it was not grounded properly, this should certainly be a safety concern for residents.The Fire Marshall had to remain on site due to the risk involved while I was a resident there.
