They violated the exclusivity clause in the LOI, actively solicited buyers during the exclusivity period (even after funding had been secured) and disregarded my express request not to meet with my lender without my presence. Cortney's conduct demonstrates a lack of integrity and trustworthiness. This was my experience and I would caution ANYONE against doing business with Cortney Sells or "The Firm".

This means that the full story is never properly communicated and everything is in limbo. I am beyond frustrated working with the "team" at the firm. They lack professionalism, follow-through, and diligence when working with clients. We have had multiple bankers advise us to proceed cautiously with The Firm Business Brokerage, and unfortunately, they are right. I cannot in my right mind recommend this experience to a friend or a foe.

Worse yet, they took $100 out of my security deposit for a "cleaning charge", despite the fact that I'm kind of picky about cleanliness and left the place even cleaner than it was when I moved in. Of course, there's no mechanism by which you can appeal or see what it was they charged you for. The main representative I dealt with, Roger, is a nice guy and seemed to be both reasonable and honest. Unfortunately, your long-term experience with Guardian won't be as nice as Roger or others may make it seem up front.

They disregard the need from everything to compassion to caring about basic human needs, especially regarding health and safety. Not to mention horrible leaking after storms (sometimes shortening out the lights in the main pathways and in the units) which also caused a lot of black mold growth -which does not get taken care of by the way-; the list can go on and on, everything from demeaning and condescending upper management, or never office management. It did not affect anyone nor did anyone complain about it. He wasn't even parked there for 5 hours and the company towed him. Not only did they tow it, they did not inform us of this so we thought it was stolen. There is not a no parking sign and now we ended up having to pay a hefty towing fee. They only care about getting money and do not care about anyone around them. The maintenance is also horrible, when I can get them to actually do what needs to be done. They were sure quick to hike the rent when they took over.

Without any initial commitment from me, they brought up my property on their computer (very quickly), discussed what some of the challenges could be, talked about the area in a very knowledgeable tone (without being condescending in any way, shape or form) and gave a workable ballpark estimate on what it would take to get an accurate survey of my property lines. I never once got the feeling I was being taken for a ride. I didn't feel talked down to - they really did their best to talk in plain English, and in the end, the price was waaaay less than the ballpark figure they gave during the initial interview. When they came out to the property, they were very respectful and very professional. While I tried to stay out of their way as they worked (took about two hours), I did want to know specifics in a couple of areas and Evan accommodated every request I had and his partner (so sorry, I forgot his name) was quick to put in a stake. I got my official results in less than a week. I can't say enough good about this company. I would highly recommend them to anyone looking for a survey.
