I called these guys when I had a leak in my basement. After giving my information to the receptionist I told her that I was looking for a free estimate on repairing the issue; she told me "we don't do that, you will have to talk to my manager. I'll have him call you." No one called me but a couple guys showed up at my house. I had several estimates scheduled that day and let them take a look at my problem. They were here for about ten minutes and said there was nothing they could do. A month later I got a bill for $247.66 from this company for "loss mitigation". I have called their office to dispute this charge and every time they tell me someone will call me back and they never do. Today I received another bill from them and the only person I can get on the phone says, again, "someone will have to call you tomorrow". This seems like some sort of scam. read more

We used them when we first bought our house. We couldn't enter the premises until we closed escrow which was the day after. So the day they cleaned our carpets I only got pictures from the guy that provided the service. The picture looked like he did a great job but on the day we got the keys and saw the carpets in person, you could immediately tell he didn't service some of the rooms. The living room you could smell urine on the carpet. My kids couldn't even sleep in their rooms for days because the smell of urine was so bad. Our carpet cleaner did a way better job. They are super expensive and still made us pay them. We almost paid $600 for a shitty job . We refused to pay the $980 they originally quoted us. The only reason I used them was because they do Good Shepard Hospital and other big companies. I would never use them again or recommend them. Very disappointed!! read more

We had a terrible experience with this company. We had a small kitchen fire and needed a clean up crew asap. We were new to town and O so Kleen is who our local insurance office recommended. They were very excited to get in and clean, but we believe were more excited to receive the check from the insurance company. It took them about 2 weeks to clean with a crew of 3-6 people that were in our home each day. Our house is only 800 sq feet and the only damage was smoke damage in the kitchen. Upon our return home we were shocked to see that it looked the same as it did when we left. Filthy walls, smoke grease was still on all our dishes, appliances, windows, lamps, furniture etc. Our air ducts had to be completing re-cleaned by another company as well. All of this we were charged for and they were paid for. We also had to hire another cleaning company to come in help us clean. We received an itemized bill for structural cleaning and contents that were all cleaned. We paid all but a charge of $2,399.60 for "bric-a-brac." After calling O So Kleen to find out what that was, they did not know and said they would call us back after asking the owner what "bric-a-brac"meant. The owner said its misc items they cleaned, but could not list any specific items they cleaned of ours. If we had come home to a clean home we would not have questioned this charge. We still have not paid for "bric-a-brac" and they have harassed not only us, but are also calling our extended family using abusive language and threats. In our opinion, this company is out to make a lot of money from insurance companies and taking advantage of families in crisis. Just a warning so you don't end up going through what we are having to deal with. read more

Locally, our only choice for fire damage restoration was Oso Kleen. We had been warned by a few people about how much they charge for their services and were quick to inform them that whatever the insurance doesn't pay for we couldn't pay. The home was barely cleaned and chemical treatment they were paid for by insurance didn't get done. The ozone machine takes the smoke smell away but it too smells funky and overpowering on some things. After 2 months the ladies that cleaned our contents from our home brought them back after 6 trips back and forth caring close to 100 boxes of our home in a Mini van. The men are Apparently in charge of bringing back our furniture,beds, dressers etc . And 9 days later they still haven't. I'm sure when they do they'll only have to make 1 trip in the big rigs. Boxes all 100 of them or so clearly labeled with their logo and name are mine to keep as insurance will be handsomely charged for those. More than overwhelming especially considering I have nowhere to put anything. If there was any other choice for fire restoration cleaning locally they wouldn't be able to take advantage of insurance claims like they do. The women who cleaned the contents definitely made things sparkly clean and work hard and the other employees did as well . This company definitely makes it money thru other people's disasters and insurance claims. read more
