I moved in on September 1st, 2024. Just today, November 19, 2025, I received this text from Kari, "I have found that there was never a security deposit billed to your account at move in. I have billed it now and we can set up a payment plan if need be. Let us know." Over a year later?! Now I have to search through my own paperwork to prove them wrong, OVER 14 MONTHS later?? It's a clear indication that they are extremely disorganized, at the very least. Messy. With nasty temperaments. I do not trust them, they are clearly no one's 'friend'. If you do rent from them, keep METICULOUS records. They WILL try to gouge you for every nickel they can steal from you. I am the new property owner of the home that Jamee's son Owen rented. I didnt really have any intention of ever writing a review or otherwise having this ever aired in public but Jamee's review was brought to my attention so I figured I would say something. On the day of my closing of my house I was asked by the sellers realtor from Oak Grove if I would be keeping any of the security deposit of the two tenants. I expressed that I was giving it all back to which multiple times the sellers agent suggested I keep a large portion. I am not a landlord just someone buying his first home I did not want any drama. I told her this and she proceeded to make a comment along the lines of "You should keep at least half it teaches them a lesson they are young and need to be taught character or how the world works". That isnt an exact quote but it contains the essence of what she said. I was naturally fairly offput by this and I mentioned it to my tenants and ensured them I would be giving back their full deposit. I want to make sure anyone who reads this understands that what she was suggesting while not very appropriate in my opinion was in no way shape or form illegal. I read through the tenant contract and the amount of stipulations in it that would result in withholding deposits were a lot. If I chose to I could have legally kept every cent of the deposit based on the contract. I dont think some of those conditions are fair but nobody forced anyone to sign it. Now that its come to this point I will explain the two star review based on my experience. My home was set to close at the end of March it was an FHA loan. The appraiser determined that there were about 12 areas that had chipped paint that needed redone to pass FHA. The sellers agent asked for a 3 week extension in order to get it done then proceeded to wait around 2 weeks to even start the work. Sort of understandable due to rainy weather although majority was indoor painting. She proceeded to contact my bank and appraiser without even letting us know when the job wasnt completed wasting everyones time. Because of this it barely was ready for the new closing day. Outside of personality I would at least expect a realtor to be competent enough to check the work done before jumping the gun bypassing the buyer and wasting the banks time. Im a first time homebuyer so maybe this is standard for the industry but all of this left a bad taste in my mouth. I probably wouldnt even look at a house represented by them again not to mention using them as an agent. read more

I had a fairly good experience renting from Oak Grove for most of my stay. I was in an apartment managed by them, but owned by someone else, for about three years. The woman who owned the apartment was very good about maintenance. The best part of the arrangement was that repairs were always prompt and well done. The reason for my low rating is that they charged $300 for cleaning the apartment and an additional $120 for carpet cleaning when I moved out, meaning they kept all of my security deposit. However, I had already cleaned the apartment METICULOUSLY, taking a very long time to make sure it was perfect. I cleaned every single drawer, corner, and cranny from top to bottom. I scrubbed the tub, the toilet, the floors, the stove, the oven, the fridge. I put a lot of time into it and was proud of it. Besides that, I had always already kept it clean during my entire stay. That apartment did not need to be cleaned AT ALL, let alone $300 worth of cleaning. I might as well have left it a pigsty. It made me feel very depressed that I had worked so hard on it. Besides the loss of money, I felt personally insulted and offended. For that reason, I would never rent from them again. read more

Only gave a 1 star because I could not give ZERO. I read the reviews, and though that it can't possibly be that bad. It was indeed that bad--like everyone else said in reviews. Worst landlords ever. We knew the place was old and dated when we signed the lease, but we were ok with that because of the reasonable price. The maintenance takes terribly long. There was a clogged drain in the bathroom. It took weeks for their contractor to reach out to schedule. They have the problem marked resolved in their system because we fixed it ourselves after waiting over two weeks for any response. Also, we realized the place was old and needed work, but we had to clean it from top to bottom before we could put anything inside. It was not clean! There were webs and spiders everywhere. The owner chose to sell the unit during the time we leased it. The tenants were accused of stealing the real estate signs, and our son had to waste his time trying to get security footage from neighbors to prove it wasn't him, all while taking a 19 credit course load and working 3 part time jobs. Nobody has time for the BS of oak grove. Finally, the house sold, and the new buyer took control of everything, including the security deposit. We obviously don't know what is said behind closed doors, but he told us that the realtor told him they intended to nickel and dime us on the security deposit. If you're thinking you'll be treated better, because you're a perfectly reasonable person and the realtor who showed you available units was really nice and helpful, THINK AGAIN. They're sweet as pie until the lease is signed. I also thought maybe I'm being too picky, because these are student rentals. Well, we recently signed a lease with a different landlord, and the experience is like night and day: the unit was clean when we moved in, and they're friendly and helpful. I'm giving one star only because I cannot give zero. WARNING TO ANYONE THINKING OF RENTING THROUGH OAK GROVE REALTY, I was interested in one of their properties, tried talking to their staff about it, and every single interaction I've had with them, they've been rude and condescending,--especially Tammi, the one who supposedly "works with all aspects of customer service"--and I felt like I was clearly being DISCRIMINATED AGAINST because of my Spanish name. And even though I kept saying repeatedly that I did not want to argue, that I simply wanted to ask questions about a property and discuss renting from them, Tammi kept threatening to refuse me service, and not once did she nor her associate offer to assist me with finding a new home in Indiana, PA. Then, Tammi continued being antagonistic to me via email, when I corrected her because she spelled my first and last names completely incorrectly... her response was sarcastic and more rudeness. I emailed her expressing all of these concerns and she's not only ignored it, but she cancelled my scheduled viewing and never bothered to address my concerns or offer to help me find another property.....nothing. I can completely see why this realty office has received such bad ratings and feedback here on Yelp, as well as on google, and I'm actually considering looking into legal action against them, because I truly felt completely discriminated against, illegally, and they seem to have many listings in the Indiana, PA area, which could easily translate into many people being discriminated against in the area. If I could I would give this company 0 stars. DO NOT rent from them!! I know this is college housing, but their places are not maintained. We moved in and the place was old, filthy and beat up. I rented college houses before and have never seen them as bad as their properties. I know they didn't clean, so I started wiping out cabinets and my sponge came out black! There were also things left behind it the cabinets. Furniture, doors, plumbing are in terrible condition. I highly advise against renting from these scammers. They end up taking almost all of your security deposit in the end even when the place is spotless for cleaning. As well as charging for carpet cleaning when we already paid to have it done. The carpet people even said that they needed new carpets and that there was no way to help the current state of them. They care little about their tenants and charge you for every little thing they can. They are also charging us for holes in our basement walls that were there when we moved in and never fixed. They don't accept calls for complaints because they are too neglegant to do so and they know they'd get a lot of complaints. DO NOT rent from this terrible excuse for a company. I have a good friend who lives in one of these apartment complexes and the stories I hear from her about these people are ridiculous. If you call them and say you need something fixed, they're rude and don't do anything about it. They also don't seem to want to plow their parking lots during bad snowstorms. My friend suffers from spine issues and had to shovel snow by herself. Really, it's your responsibility to keep up with your properties. But clearly this is a reflection of the way you view your tenants anyway, so I'm not surprised. read more

We left an apartment cleaner than we got it and then when we got the deposit back they charged a cleaning fee and made up other "incidentals" and lied about other issues they found. Paid for full rent for months of December and January and then they tell YOU when you have to be out and when you can return for the semester. What a bunch of BS!! Fake smiles when you sign and then rude, inappropriate, and inconsiderate care once you're stuck with them. They treat college students like children and find anyway to charge you for things while fixing them with duct tape. There are rodents in the house, water damage all over, and no bills are taken care of under them yet they get $30,000 from us for 10 months. While we pay full utilities and rent and parking were not allowed to stay over holidays and no friends or family receive parking passes. This is not a dorm service and they are taking advantage of kids and families. By the way, we have approximately one day after graduation to move out..... with a house of five girls. Good joke. Terrible housing. Oak Grove Realty somehow manages to charge top dollar for houses in the most deplorable conditions. You must call multiple times to have them fix the simplest thing(it took 4days for them to change 5 light bulbs in my apartment). When you do call to have something to fixed you can expect to be greeted by snarky/rude remarks that make it seem like it is your fault that their houses are falling apart at the seams. Of course you can always have someone come out the same day to fix something. Which oak grove is more than happy to charge through the nose for. In short, if you have to chose between living with oak grove or in a cardboard box. I would chose the box because at least that will be in better shape than their properties. read more

Scum. Talking about the apartments and the staff. Everything they have to rent is old and dirty. We moved into a disgusting apartment that had stained carpet and needed so many repairs. All of our parents complained about all the things that were broken and wrong and they didn't fix anything. They then charged a cleaning fee, which is understandable but I'm 100% convinced they just pocket the money because there is no way the place was cleaned before we moved in, like they claimed. The one staff member would just sit in her car at the top of our driveway and stare for hours...stalker much? Also, when we moved in I didn't see a mailbox so went to the office and the lady looked it up and claimed our apartment didn't have a mailbox and I needed to go to the post office and get a PO Box. Ok fine...no problem...except we did have a mail box on the side of the property that wasn't easily visible. Went back to the office to ask them to pay me for the PO Box and they said they never told me that. Why would I just randomly decide to go buy a PO Box? Poor excuse for a business and I wish you all the worst. read more

Would never rent from them again, and would recommend that no one else rent from Oak Grove Realty either. My daughter is an IUP student who made the mistake of renting from them. They refuse to fix a heating issue, and when I called to try and resolve it the ladies there were incredibly rude to me. And I am on the lease as well. The rent is very expensive, the apartment has many issues, and the employees are very rude. Their lack of customer service is appalling. read more
