Honestly, buying a house is not an easy task especially in such a competitive market as Los Angeles. I was searching for well over 6 months and worked with multiple real estate agents that didn't take the initiative to help me find a home and execute on my goals of closing something immediately (before interests went up). Searching for a home is already stressful, but to realize after the fact, the home buying process is very complicated and requires so much more work in order to close. Thank goodness for Sam! My first home purchase could have been a lot more complicated, and I am certain that if I wasn't working with Sam, it would've been a long drawn out process that would've taken forever to close (or not close at all) and require a lot more effort such as negotiating, scheduling calls with multiple parties, inspections, appraisals, loan verification, etc. I am thankful that Sam is a master at his craft and understands exactly how everything works and what he needs in order to make the best possible experience and smooth transaction for his clients. We closed in 30 days! Incredible! Simply incredible! Sam is not only a real estate broker, but also a mortgage broker which allowed me to work with one person on both the purchase and the mortgage. I got an awesome rate! Sam was super responsive, engaged, provided all the facts and details to allow me to make a decision on every aspect of the terms for both the home purchase and mortgage. It was very easy to work with Sam and he explained everything to me to ensure I understood each step of the process. Not only, Sam has a wonderful team behind him to support you throughout the entire journey! You can be well assured that you'll have people working to get you across the finish line and closing smoothly without any hiccups whatsoever. Lastly, I remember vividly looking back hindsight, being new to Los Angeles and a first time home buyer during the home inspection process I would've had to research, contact and schedule different professionals to complete the inspection. How stressful that would've been! Sam made it easy! He has his entire network and team of trusted professionals ready to help out. Going through that experience I realized and understood the true value of working with the best. Working with Sam gave me peace of mind. We were referred to Sam and from day one he was super responsive, easy to chat with and he gave us insightful advice about what to expect from the whole process. He gave us advice on what to look for at open houses and what to pay attention to when researching homes online. His input also helped us narrow down the locations we were researching and a reasonable price range we could afford based on our pre-approvals. When we started making offers, we could have easily been overwhelmed by the process and all the nuances of offers and counteroffers. We felt like Sam was truly looking out for our well-being and helped us avoid some bad situations, especially in this crazy market (2021). When we got an offer accepted, Sam was so responsive and helped us prepare everything we needed to get through escrow without a problem. He simplified complicated contract language and made us feel at ease. We even closed a few days early! Overall, we felt comfortable with Sam through the whole process. He helped us get answers to tough questions, negotiated when we needed him to, and really helped us avoid making bad decisions. He was also our agent and lender which made it a one-stop shop for us.     Got a home loan thru them. Then the loan was 'sold' to the other company - that's fine, but this…read moremarks me becoming the client of the OTHER company. Legally I am not their client anymore, I am paying my mortgage monthly to the OTHER company and so on. And suddenly Alterra starts spamming my email with some HOMEBOT commercial spam emails. I instantly respond demanding to stop spam. I write exactly this: "Can you please stop spamming me I never gave permission for spam." What does Jaime from Alterra responds? No, he does not say "Hello. Sorry for bothering you, we will never send you commercial offers/email again. Have a nice day" - NO. He just sends me a dry response about such emails not being a spam. Nothing else. No 'excuse me', no 'we won't bother you again'. The company want to educate you, dear customers and (of course) continue doing their thing. I'm asking Jaime: "I dont know what are you trying to say. I receive emails from you and i never asked for them. As far as i know even the company i am paying mortgage now to is not Alterra. So how is this not spam?" This request was just ignored. I found 'unsubscribe', clicked it. Some time passes aaaand... they continue send this Homebot trash. I write to Jaime again, demanding to stop. OF COURSE a decent company would just say 'sorry, wont happen again'. But in this case Jaime just replied that I must find the unsubscribe button and go unsubscribe. Erm.. what? :) So Alterra seems to think that they have the right to send whatever trash they want, ignore your polite emails to stop it, try to educate you that you are wrong calling such unsolicited commercial mail a 'spam', then harshly go command you to go and unsubscribe :) While this obviously did not work in my case. So if you enjoy such ignorant approach to yourself as a client - choose them. P.s. Alterra, still waiting for that obvious "Excuse us, won't happen again" email from you. thanks!

    On Jan. 17, 2022 The Northridge branch manager Jaime Tapia called me to offer his services in the…read morerefinance of my home. I was very clear when I told him that I DID NOT wanted my credit report ran, that I would provide him with the rating copy from Experian, my current bank statements and Income Tax returns. He assured me twice that he would not run the credit report. The next day, I received an alert from Experian about a mortgage company credit report ran on my accounts. I din't think it was from Alterra because the name of the company was Panorama Mortgage, I called the number provided and after a weird phone activity, the call finally was picked up by a woman, I explained my concern and she told me that my name was not on their system and that this was probably a fraud attempt. I called Jaime a few times and text him, finally he picked up my call, and asked a few questions about the number I called, the name of the company and the address of the company and finally admitted he running my credit report, then he told me that he had an approval, no appraisal, and will close by the end of February. I asked about the loan application and the Good Faith Estimate, he told me that they don't do "good faith" any more. After that, he would not answer my calls, rarely responding to my text and e-mails. On February 23, after many attempts to talk with him, he finally picked up my call and said that he almost didn't answer, he was going to a meeting and couldn't talk. Alterra and Panorama Mortgage seem to be on a quest to make as much money as they can, their target is the undocumented, the first time buyer and the people that have no experience with Real Estate. Jaime Tapia is a person without ethics, and will take advantage of everything at his reach to make as much money as he can. Loan Shark is his middle name. The fact that they don't disclose their rates and their charges is a good indication of their true intentions. they will rip you off. For some, they could be the only way to buy your first home, but it could also mean that the bank could foreclose and take your home back. THEY DON'T CARE. My name is Norberto Saldivar and hope that you would at least try with a different lender. Stay away from Jaime Tapia, wherever he goes.
