Believe it or not I have been without AC for 5 weeks.I think it has been long enough to repair my AC, and I believe I have been more than patient. This week marks the fifth week without a working air conditioner. Despite repeated promises and follow-ups, the repair still hasn't been done. The extreme heat has made living conditions very uncomfortable, and it's affecting my health and daily life. DJCRE should understand that this is not just about the AC company's reputation it's about their own. As the property manager, they are responsible for making sure essential repairs are handled in a timely manner. Please believe the other negative reviews! This is a predatory company preying on marginalize poor people. - worst customer service ever (coming from a gen z who worked customer service for years) - horrible living conditions that are borderline illegal - they'll try to shove blame on property owners but DJCRE acts as their representation and handles all logistics so do not let up if they try to dismiss your concerns - their helpline is a company in California (diff time zone y'all!) and their own phone line keeps you in an infinite loop of "press 0 to speak with us" (I'm a gen z with a background in phone-based customer service who works in tech so believe me it's not user error lol.) - they're so rude to you no matter how nice you try to be We rented a property for a year from DJCRE that was literally a glorified doll house that had just received enough treatment prior to move-in that it didn't fall apart during the walkthrough. The floor boards beneath the ancient carpet would come loose or completely fall through--we had to watch our step. The property wasn't sealed so they came by and put little foam cutouts in the crevices which resulted in a pest problem they refused to address. For a whole year our ceiling caved in due to a leaky roof every time it rained. Each time we would call it took days to a week for service to happen and then it would just reoccur. It took seven months to get our security deposit back. If you MUST choose them (it's hard out here I get it!) make sure that when you hand back your keys you give a forwarding address, ask to be present during the walkthrough, and document all deductions. That will ensure that you're covered legally and don't receive illegitimate deductions and that you get back what you deserve (most/all of YOUR security deposit) within 30 days! read more

DJCRE - The third time our ceiling collapsed after being "fixed" - Real Estate Services Near Me - Philadelphia, Pennsylvania

Received an email from an Agent Monica Wright in regards to a property for rent. After researching the area I reached out to Ms Wright via text to request pictures of the property, I was then instructed to google the address to find pictures of the front of the house because there were no interior pictures available. Odd~ but ok I then attempted to schedule an appointment to see the property and an additional property I had found on the website. Before confirming the appointment Ms Wright asked my monthly income. I stated that it is more than 3xs the monthly rental amount and thought that would be enough to schedule a walkthrough. I was then told that would not be good enough to cover my social and send POI via text. I did not and would not ever send such information via text message and most certainly not for a property that I've never seen. That's usually not the process. Is this a new procedure because in all my years in real estate, homeownership and or renting I've never had anyone request such information for a property sight unseen... read more

If I could give 0 stars I would; stole money, property basically needed to be torn down between fleas rotting tiles and holes in the ceiling. Unprofessional all the workers are rude and have attitude. Won't fix appliances and never gets back to you. NEVER rent from them in Philadelphia. I've experienced my fair share of bad landlords but djcre is the worst experience I've ever had. My boyfriend and I lived in a rat and roach infested third floor apartment with a total of three windows. One window was blocked by an air conditioner and another was locked permanently. We mentioned to djcre that the locked window could actually be a fire hazard (we were, afterall, on the third floor above a restaurant) and kindly asked if we could at least have keys to unlock the window in an emergency. We thought this to be a reasonable request, but djcre simply ignored our emails and calls. A fire never happened but a carbon monoxide leak did! Imagine it is 3 am, we are fast asleep in bed when the fire department almost kicks our door down because the heater was setting off such high levels of carbon monoxide. They thought we could be dead!Thankfully we were safe but we were so shaken that even in 20 degree weather we slept with the window open. Djcre "fixes" the leaky heater by leaving a fan on 24/7 in our heater/laundry room. Great. After all this we still decide we should give djcre another try by moving into a different unit of theirs at the end of the rat/roach/death-trap lease. We understood that there is a 60 day notice that must be given but we thought that if we talk about it with the employees of djcre that maybe something could be worked out. We were assured by THREE djcre employees that this would be FINE, perfectly OKAY. We clearly said that if this is not okay we would NOT be going through with moving into a different property. Imagine our surprise when we are given an invoice that says DJCRE will be taking our full security deposit and charging us an additional $400 for not giving them a 60 day notice. If I could give djcre 0 stars I would. I have several friends who live all over Philadelphia that still rent and I will make sure everyone knows about this. What can I say? I would have read these reviews, believe them. It's the worst company to rent from. So, agreed to rent over the phone with FRED ( don't trust him) because I lived in California and I was moving to Philadelphia. When I got to Philly, the apartment was a mess, it was dirt as hell, no air condition (it was hot), no laundry, I found mice!! I told Fred about and he only made a joke about it. They will be friendly at they will never answer your emails or phone calls. Do yourself a favor and do not rent here, pay a little more but don't rent here. read more

After several weeks of trying to work with DJ CRE, my issues were never resolved. I filed a report with the BBB asking for my money back. I was at the apartment for two months (after paying first, last, security). I spent several weeks trying to work with them to have my issues resolved, but they were not. Below is one email correspondence that I have had with DJ CRE. Hi Michelle and Fred, this email was send May 5th after I had a conversation with Fred regarding fixing items in the apartment. This message originally read on 5/5/2018 I wanted to reach out regarding the apartment at 1728. I would be willing to stay at the apartment, but would like to negotiate these terms: Written letter from exterminator that there are no longer any bedbugs present in the apartment. I found two more after I moved back in. My preference of cleaning company, I could either find the company I prefer and send them to you, or you reimburse me for the costs. I would like to see the carpet deep cleaned before I move back in. You only gave me a $65 cleaning credit, while I spent $300 to deep clean. I would like to be reimbursed for my time lost at the apartment. I have not lived there since April 20th. I was only given a 10 day rent credit, while I was out until April 20th-May 15th. I would like the oven and dishwasher installed and working. As of 6/6/18-still not fixed. If you agree to these terms, please respond accordingly and I will be happy to continue my relationship with DJ CRE. Thank you for working with me. It is unfortunate when repairs are needed in a rented property. However, it is a normal part of real estate, for renters and for property owners. Fred, is it normal for it to take over 2 months to fix an oven and a dishwasher? As of this week, the old dishwasher was still sitting in the middle of the kitchen and the new one had not been installed properly. We (DJCRE) have responded to, and worked diligently for, Ms. Hood to resolve the concerns that she has raised. While it is true that she has had several issue upon move in. She has not been ignored in ANYWAY. We indicated to her that we would make all necessary repairs, as fast as possible, (We do not have control when parts are needed and need to be ordered) and we have issued rent credits to compensate for lost rental time, and additional cleaning. Ms. Hood agreed to work with us to resolve the issues. I gave you several weeks to resolve these issues, and they were NOT resolved. Ms. Hood cannot, after discussing and agreeing to our plan, our spending monies to make corrections, change direction. It is profoundly unfair for her to decide to make this request at this time. It's unfair of me to ask that several items in the apartment that I agreed to rent (assuming everything worked properly) be fixed? As of 6/6/18, none of the original maintenance requests were ever fixed. That's over TWO months from the date of my lease. This is very unfair for me. This complaint to the BBB is an attempt to bully our company to exact an outcome she is not entitle too. I indicated to her that I/we care about our corporate reputation. This is why she has chosen to use the BBB. That said, we will ALWAYS work to make our residents happy, and strive to make the experience great. My parents took one look at my apartment and made me move out. They said I could not live there. I'm certainly entitled to my money back. Let me explain to you how things work Fred. You rent an apartment, under the pretense that what comes with the apartment is in working order. So I renting the oven, the dishwasher, and everything else in the apartment.
