An elderly friend of mine took a predatory loan when he was in his 80's and within a few years had this company throwing him out of his home. It was very traumatic for him at this advanced age to be out of a home. They pretended to help him, while advancing the foreclosure remorselessly. These institutions are not to be trusted! This friend managed to find an assisted living facility in another city and just died in January 2023 in his mid-90's. We allowed millions to be thrown out of homes by these "financial institutions", and they will do it again if we allow them. read more

I wish I could rate zero star here. This is a horrible company. My mortgage company, gmac went bankrupt and ocwen bought them over. They screwed up on my automated withdrawal amount and applied it toward my mortgage loan incorrectly. I never had a problem with my mortgage or billing service when it was with gmac. After calling customer service to complain, the reps got the nerve to tell me he sees the correct amount debited from my checking account and he can't fix it. Then, told me to fax my checking account statement to their research dept as proof if the amount withdrawn. Wtf! If you can see that proof, why do I have to fax anything. The rep should just be able to correct this or send the info to their research dept to verify. Why do I have to make a long distance charge to fax my personal bank statement. I was happy with my mortgage rate and lenders but with this company service and screw ups, I'm going to refinance with another trusted and reputable lender. read more

My loan was sold to Ocwen, apparently in September. I didn't hear this from IndyMac until I called to check on something from my loan. By October, I still had not received anything from Ocwen, so called the number given me to inquire. Apologies given, they stated they'd send me a welcome packet. This took another few weeks, as "we don't have the capabilities to e-mail you any documents". WHAT?! Come November, I try to discuss with an agent that I was in the middle of a modification when my loan was transferred. Sigh. I have to submit again. In what world does a modification make payments go up versus down? I denied the "help". But lo and behold, after not receiving statements for another 2 months, my monthly jumped up. What?! Apparently they accepted on my behalf, even though I denied their higher-mortgage help. I have been on the phone a WHOLE HOUR, bouncing from department to department, as they place the blame on different departments who don't talk to one another, nor share electronic notes (as they've admitted that they don't keep notes of client concern calls). One manager can't handle it, as it originated in that department. This department can't do it as it now resides in that department. OH MY GOD! They also sold our loan to two different companies before buying back. I think this company is like a check cashing place with a call center. Seriously, if you're thinking about getting a loan or refi, Just go with quicken. If you look at it like this: You get a loan on a $190,000 house and over a 30 year fixed rate mortgage, you end up over 360 months paying (approx) 320,000, which is 130,000 difference. So you pay some lender around 120% past what you borrow-for them to treat you like crap. No thank you. read more

If only this review could make a difference. Nevertheless, they can only profit from the misery and loss of others. They never had nor ever will have a different business strategy. If your loan gets taken over by them, you can only pray that you never experience any problems. Once you do, they manage to find any fee, cost, or loophole to make it all but impossible to sale or foreclose. Any equity you may have built with soon become a thing of the past. Despite many programs available to them to offer options, they only opt for the one that ensures higher returns foe them and false hope for you. Despite decades of legal losses, ongoing state investigations, and billions in legal settlements for these practices, they have no fear of government intervention to shut them down. They can profit by breaking the law and only return a portion when held to any account. After a decade and hundreds of thousands in payments, a single late payment soon took the form of thousands in fees, back dated insurance, processing fees, and within 3 months nearly all my equity was gone. They may be the devil, but those who keep investing in them, have sold their sole. Your money isn't going to grow a capitalist business that benefits society, but a symbol of what has gone wrong in our country. I may be a line item on a earnings statement, but this line works hard, is human, and isn't the David for this Goliath, but I still can keep my head high, and hope that someone will one day have the right sized stone. read more

Hubzu processes everything through another Indian company (altisource). They put the wrong name on the purchase and sale agreement. This is a cash sale with no contingencies. Altisource cannot change anything without seller approval. Seller will not contact Hubzu or Altisource on a REO property. Apparently, they are all "closely associated". As an update to my initial rating and post about OCWEN, they worked with me, and helped to favorably close things out. The issues appear to have been caused during the transition of the loan from OCWEN to another institution, and during those times 'SHIFT HAPPENS'. Someone remarked that I must be making money from OCWEN. No I am not! I believe in giving credit when it is due. We now live in an America where perpetual toxicity is the norm, and many people don't bother to stop and give a fair assessment of their experiences. I am a simple born in the USA guy who was taught not to make excuses, work hard, pay your bills on time, and save your money. Worst ever. Chase sold them my loan. Rarely do I ever need to contact them, but twice now I've had issues with their online payment system not taking my payment, so I was forced to use Western Union ($7.50 for the transaction). Now they have removed the direct pay ACH option totally from their web site and you either have to use sign up for auto-debit or you have to use Western Union. It's a horrible user experience, it seems shady at best, but probably illegal. Filed a complaint with the CFPB and the BBB. A terrible company to do business with. As soon as I can get a refi, I'm dropping these people. read more

Pretty obvious we are all different people all on the same page re this pest of a company. Well here's another 1 star to add to the others, filtered or not. After having a mortgage for 15+ years and always paying on time I am now subjected to what can only be described as harassment by this awful company. The phone starts ringing on the 1st of every month, repeatedly and relentlessly with an annoying automated call requesting payment. Payment is late after the 16th of every month according to the statements so what gives with the incessant calls?!? No other mortgage company I have dealt with does this. I would imagine that this will be review 14 that is filter out by yelp. It is a shame I have been a member for a long time but it appears that the Dollars have gotten in the way of neutralism. I got a call on the 2nd from the (foreign) collections agent wanting a payment. I was confused because I pay my mortgage automatically and just saw the confirmation from my bank. She wanted another payment to ensure i didn't ensure any late charges. Then she wanted to get additional information for my account - i refused. I guess this co purchased my loan last month and i have to change all my payment and account info. Thats' bad enough; and now i have to deal with the lack of customer service. read more

Ocwen purchased my loan last year and they have the worst service. Not only was the transfer very unclear, their mail looks like SPAM mail so I ignored it for two months thinking they were a fraudulent company. They do not sell their lists to advertisers BUT they do allow advertisers to pay to mail through them. I receive so much junk mail from OCWEN trying to sell me services for other companies. Some of this junk mail is very tricky and fraudulent - the type that scares people into buying things they don't really need at all because it looks official. My payments are not due until the 15th, but their online ordering system will not allow me to send payments after the 5th without adding $10 rush payment fees. I sent a check by mail that was dated the 10th but which they deposited on the 18th so I received a late payment fee. I did not realize it took a week to mail from CA to IL (where their payment processing center is) but they refused to even offer a refund (yes, it is my mistake but good customer service would at least allow me one mistake...). In general they make it very inconvenient to pay your bill after the 5th day of the month. read more

Helping lenders is and will always be secondary to their main mission. In fact they only know how to turn screws into thumbs to get people to cough up the money. 2. They started and learned all their predatory and hateful skills by buying up delinquent loans and being so nasty they were successful. These skills now have transferred to good lendees like you and me whose loans were sold to what is the housing equivalent of payday or car title loan companies... I mean, total bottom rung. 3. The company is so shady they are currently under scrutiny by the NY Superintendent of Financial Services. 4. This is what happens when a congress is so full of payouts by the banking industry that they pass no laws after the great recession... business as usual. 5. Literally, the absolute worst. Ocwen held my mortgage on a condo property for several years after GMAC disappeared to a farm where large banks go to live out their final days (Bankruptcy Farm). For the most part I didn't have too many problems, until I needed something. Yes, they were more than happy to deduct my payments on the first of each month, no problem. Never had an issue. Until I needed information on my loan. Then it became clear that this business is probably run out of someone's basement in Florida. As you can see from the other reviews, they do not have a good reputation and in fact have roots in debt collection, which is significant in that it means they are basically bottom feeders. No one ever knows the answer to anything. If they do pick up the phone you get bounced to multiple departments. Their escrow department, conveniently, does not answer calls or emails and cannot be reached. Perhaps sending a pigeon over to do my bidding? It was over a month before I got a reply regarding an escrow overpayment. They've changed their name and ownership in the last year, complicating everything internally. Customer Service is not a priority. Their website is mostly non-functional. It's really just overall a super shady joke on consumers with mortgages. God bless you if Ocwen scooped up yours in the frenzy a few years ago, or now. It's not going to be fun for you. I finally did get a check. It took forever. I'm done with them. read more

Just a dumb company. I schedule my payment based upon my bi-weekly check and sometimes it's later in the month. I've never missed a payment in 20 years of my mortgages. I pay the silly late fees if I schedule my payment too late, but after it is scheduled up until even the end of the month they will call about my payment. I also have about a 10 pound folder of documents with all my supporting evidence! Please Ocwen Customers, SAVE EVERY SINGLE DOCUMENT, KEEP TRACK OF EVERY SINGLE PAYMENT, CORRESPONDENCE, Keep track of Tax payments (check your county and city to make sure they paid on your behalf), Insurance payments too, because they're criminals and they commit Fraud! The latest steaming pile of ___ goes like this.. Ocwen finally sold my mortgage off to a decent bank (thank god) and 3 months of being Ocwen free, I get a Certified Letter, I open the letter, and it's my "SECOND NOTICE" Dated 08/03/15. Apparently my Hazard Insurance had been cancelled and I am OBLIGATED to have this insurance through their "preferred" provider., and that I owe them $1400.[Red Flag] so the following day, I receive my "First Notice" (USPS first class mail) dated 08/05/15 (make sense? no me either) so we finally call and tell Ocwen, hey, you sold our mortgage 3 months ago. and my insurance is paid, thank you very much. we owe you nothing. good riddance. Well. they disagreed with us. Not only did they disagree with us, but they provided us with a "cancellation letter" from our Insurance company (USAA) Want to hear something crazy? USAA NEVER SENT THEM A CANCELLATION LETTER -- that's right-- So we call our friends over a USAA, and they raise their own red flags. Our USAA rep called Ocwen to find out what the heck is going on and we come to find out, that OCWEN FAILED TO NOTIFY our Insurance provider that our mortgage sold to another bank. Didn't OCWEN pay out about $200Million in settlements form a class action lawsuit? what is it going to take for the FEDS to arrest the criminals and shut them down? I have no doubt USAA's legal team will find this complaint worth looking into. read more

If I could put anything lower I would. I work with the Condominium Association for one of the properties that this company is managing for the bank. I have not been able to get anyone to speak to me directly to collect the dues that are now over $2k. I understand that companies that take over for the banks during Foreclosure are doing what they can during the time before the home get's sold again. But this is ridiculous!!! First I couldn't find a number to contact anyone and when I finally did get a number, guess what I was sent to someone in INDIA!! Really how are they suppose to know anything regarding the properties here in the USA. There are no words to explain how frustrating it is, now I was finally transferred to someone in NJ, and guess what still no information!! I have been waiting on someone to tell me who I should contact, really you don't know this information already, you need to talk to your Supervisor. Wow!! Consider this a warning to all. Ocwen gives absolutely 0 consideration to their customers. To the best of my knowledge, after 100+ phone calls I made in the past 6 months, all customer service employees are stationed in India and trained to put you on hold and say "it will take 5-7 days to process this step". It's simple, they don't need to care. It's difficult for us to move mortgage companies so who cares? Experienced a devastating loss at your house? Tragedy? Ocwen can care less... you go through all the pains of getting insurance to approve your claim... then Ocwen does everything they can to keep your money until you dry out. Maybe, you'll give up? After 7 weeks of faxing documents to prove we are finishing the home-fixes: India (Ocwen): "Sorry, we understand your struggle, but we need you to be more clear on page 45 of the form and we also need a w9 from the public adjustor" Me: "Why didn't you tell me this three weeks ago when I was sending the faxes!!??" India (Ocwen): "I'm sorry sir, we sincerely apologize." Me: "You costed me another 2 weeks of $150/night with my three kids staying at a hotel until my house is finished!!!" India (Ocwen): "I do clearly see your concern, please send it over and we will process in 5-7 days." Me: "You said this to me the last three times I called! It was you, the same person!" India (Ocwen): "I do recall sir, please allow 5-7 days and we look forward to your information." Then, after we send in the w9 and fixes on fax, they want us to send over the INVOICE to our adjustor... WHY don't they tell me in the beginning? They want to keep our money in their bank for another month before releasing. LONG STORY (still going on) SHORT... Getting money from Insurance is easy... Ocwen will make it a living nightmare. 1/24/15 Our tenants moved! We are in the middle of refinancing with U.S.bank now! and the house is already rented again. We have banked with U.S.bank for over a decade, and they carry 2 of our mortgages, they will now carry all 4 of our mortgages as soon as we complete escrow. Not only are we away from Ocwen, we went down 3 points in our percentage rate, cut our loan by 9 years and are only paying $27 more a mo. on one loan, and the other loan we cut by 5 years and our payment went DOWN $3 mo. read more

I have had Ocwen for about 7 yrs,they were ok. I had my house text coated & windows put In, In the cost of $23000. to the Hero program, which they take out payments In your taxes. For the first yr, It was good, I never had to pay a cent. Then the payment went up, that was ok to Then Ocwen told me that my payment would go up $9.00, ok, when the payment came ,It went up $162.00, I called Ocwen, they told me that my account was short $3000.00 for the yr. & they would have to raise my monthly payment to $1212.14, I made 1 payment & did a refinance on my home. I posted two complaints on the BBB website and was asked by OCWEN to call their ombudsman. I called the ombudsman and she had no idea why I was calling. There was nothing in my file about this complaint, the previous BBB complaint or all the complaints I made to various supervisors. She kept putting me on hold to look things up because obviously nothing was written down. This is the costumer service you get with OCWEN. And when I told her, her company should identify themselves first before asking a home owner to do so, she said thats the way it works. So, you get a call from something that sounds like a call center from a foreign country and they won't say who they are until you tell them first. Which people obviously don't want to do because you are not supposed to identify yourself to someone who may be running a scam. Run from this company if your mortgage company sells your mortgage to them (that's how I got unlucky) and if you are just searching for a new company, do not choose OCWEN. read more

ocwen Loan Servicing Is insanely bad at what they do. My loan servicing was sold to them have no choice but to be a victim of their ineptitude. My homeowners insurance is paid through my impound account which Owen now administers. It was paid late almost to the point of my policy being canceled. They do one thing well when you try to call they are pros at giving you the runaround or just hanging up on you all together. Yelp you need to allow a 0 star rating or in Ocwen's Case a -5 star rating sounds about right. How do companies like this stay in business? read more
