We attended Rooftop Cinema Club's showing of "A Few Good Men" at this location & loved the entire experience. No elevator, so expect a five-floor hike up to the roof. RCC came equipped with picnic tables, concession stand selling reasonably-priced theater goodies (although feel free to bring your own small nosh), much-needed warm blankets, cozy chairs, & most surprising of all -- headphones, so as not to disturb the neighbors. You don't have to miss a single line out of Tom Cruise's mouth because the headphones work down to the bathrooms (which were spacious & clean) two floors down (I personally wouldn't keep mine on for safety reasons, but maybe I'm just a paranoid mess!) A well-put together event, & the ambiance of the 360-degree view of surrounding BK cannot be beat. "You want the truth?! You can't handle the truth!" The truth is RCC & Office Ops make a great pair in hosting an unforgettable movie night for me & my peeps. read more

My first time coming here was on Monday and let me tell you ..it was AMAZING!!! Time Out Magazine has summer events where they will show different movies (old and new) on rooftops to give you that premier NYC experience. In the background is the New York City skyline, artificial grass on the roof along with popcorn, candy and soda (that's much cheaper than the movies lol). The movie was great, the people were great, the staff was very accommodating. The atmosphere was amazing as well and they give you headphones so that your able to hear everything clearly. All in all, I had such a good time coming here and will definitely be coming back!!!! read more

My review of OfficeOps is based on the summer rooftop movies put on by Rooftop Cinema Club, which are absolutely amazing and completely worth the money. This Brooklyn venue is in an awesome location for the screenings, only a couple blocks off the L train and about half a mile off the G line, and there are absolutely breathtaking views of the Manhattan skyline (especially during sunset). The roof has plenty of space and, specifically for the rooftop movies, there are a number of picnic type tables to hang out, a food stand for drinks and snacks (but you can bring your own alcohol and snacks to the movie here so keep that in mind!), in addition to probably 100+ lawn chair type movie seats. It's about 6 floors to walk up to get to the roof, and restrooms are on the 2nd floor. Everything is pretty clearly marked on each level so you don't get lost or have to wander around. Also, the bathrooms are decent and there are at least five stalls in for women, so almost never a line. I feel like any event here would be really cool, and I can't wait for my next chance to go back! read more

Thefts who will steal your security deposit even after you move out, leaving behind a clean and freshly painted unit in your exit. In 2020 it took them 3 months in 2020 to fix a broken kitchen sink. They neglected a water condensation pump which broke, flooding my apartment and created toxic mold. Roaches throughout the building. Lack of care and neglect due to heated legal battle with building owner vs. management company as well as dragging tenants into the battle and terrorizing dozens of tenants. Locked the fire escapes and roof on summer holidays with little care for the safety of tenants in the event of a fire. They lie and say the units are loft law protected but they are leasing illegal units with illegitimate leases. The succession rights in a loft law unit are essentially the same as in rent stabilization therefore they also illegally raised the rent more than the allotted 3.20% increase. The roof is nice but needs work. Mario the superintendent of the building is very through and hard working. Location and building is nice but units need a lot of work to be nice, a very DIY kinda space. Large amount if illegal airbnbs & short term rentals so unfortunately random people roaming the halls not just your neighbors. read more

The McKibbin Lofts were the perfect place to stay during my internship! My three friends and I were so glad we found this place.. Hannah was extremely accommodating and was so quick to help whenever we brought up an issue to her. The building is a hub of artists and young people, so it does get loud at times, but it was never really an issue. The apartment itself is HUGE and full of natural sunlight. The lofts in the bedrooms are so convenient, and the kitchen is a nice size. The only problems we really ran into here were the houseflies that got into the apartment through the main entrance (right by trash cans) and not having AC (which was our fault because we never bought a window unit). I loved this place and was so sad to move out!! read more

And in the event of rain, a contingency indoor space is just down the stairs. There is a full catalog of audio/visual equipment available for rent on-site in conjunction with the 10x16 foot projection screen. A nice place that falls short of the possibilities. As a whole, it's another overly-priced and uninspiring apartment building. Some of the people who live there are awesome; some won't even give you the time of day.--same goes for the management. You can do better. I understand that someone from OfficeOps commented on my review. I would like to point out that he is correct. I've never lived in OfficeOps, but I've been there enough to form an opinion on it. They hold events there all the time, so I'm not sure why living there is a prerequisite for an opinion. read more

I've lived here for four years and see no reason to move. It's a neighborhood of mixed ethnicities and ages. The nature of life in New York is either hold on to that great deal, or move every few years like an urban vagabond; people come and go, but 57 Thames is exactly what I wanted: cost-effective, safe habitation, openness from both inhabitants, management, and the neighborhood, proximity to subway and bus routes, restaurants, shops and the like. The building was an old factory, a piece, and in a place, of old New York. The old factory floors are original, lovely scarred wood, sanded and varnished. The halls are neat and refuse is deposited into dumpsters on the 3rd floor adjacent to an extremely useful freight elevator. Twice a week, the bins are taken to street level for pickup. There are also recycling bins for metal, glass, and plastic. Exterminator services are performed along hallways and are offered free to any of the lofts, at the residents' request. I've never needed the service; never spotted a rodent either. The management has always been respectful to me, in tone and action....I'd go so far as to say I believe them to be good people, and when I encounter them outside of official duties, I find myself glad to see them. The building is advertised as an arts space, a performance space, and a living space. Events on the roof are mostly open to the neighborhood for an entry fee, and open to tenants free of charge. They are publicized in advance, with flyers on every floor. The performance artists tend to be talented, and it gives the building occupants an opportunity to meet both fellow tenants and neighborhood residents. When people move out, there's a crew with paint and cleaning apparatus in there working diligently within a day. This is important to note for prospective tenants, since it is an assurance your space will have been prepared for you. Of course these are lofts we are discussing, meaning if you want specific enclosures and such, you can deal with what's there, OR add, OR change, OR reconfigure your space...this is both the burden and great advantage of loft life. 57 Thames is a loft building in a New York loft district. If you want to reside where trends are being made, you must deal with the freedoms and bohemian notions that area engenders. I like living here enough not to have wanted to move in four years. I love the industrial aspect of the area...again, like old New York. I love my 11' ceiling and 8' high by 20' wide view of the world, showing me all of that industry every morning. It's a great place to write and it is in the epicenter of the art scene's cutting edge in New York. That's my sincere view. read more

They were very responsive with emails and maintenance requests (building was clean and well-maintained - thank you, Mario) and worked with me when my circumstances changed midway through my lease. I'm surprised at how negative some of the reviews here are. I lived in the building for one year and my experience was positive overall. My main complaint was the thinness of the walls, which I understand is typical of converted warehouse setups. We could definitely hear our neighbor, which was a big problem for me (this is what I knocked the star off for). However, you won't find more space for the price, and the neighborhood, while still gentrifying, is pretty safe in the area between Office Ops and the train. The building is well-secured (our apartment door was behind three other locked doors!) and has laundry and a MASSIVE rooftop that's basically tanning heaven in the summer. I will say that we saw one single cockroach in the whole year that we lived there, which I think is pretty impressive for an old building. Personally, I would expect to see more than that. We never experienced any sort of shady or underhanded dealings at all - they were really great to us and the building staff is awesome. Everything was totally above-board money wise and not untrustworthy at all as some other reviewers seem to insinuate. My partner and I lived in OfficeOps for over a year and a half - we really loved calling it home. The lofts have a ton of charm with big windows, high ceilings, and the view from the rooftop is one of the best in Brooklyn. As the building is a little old and industrial, you do hear some noise coming from other tenants now and then, however the building managers are great in reaching out to other tenants on your behalf. The apartments are well-maintained (and we never saw a roach or rodent)! There's a great community vibe and you're within walking distance to shops, and some really great bars and restaurants. In addition, Kevin and Hannah were always pleasant, responsive and helpful with anything we needed. They were truly accommodating during our time there. In response to the recently issued statement from the owners that they never asked us to pay for the mirror, here is part of the email that indicated such from OfficeOps when I emailed them upon move-in about the broken mirror: " Also, I spoke with Kevin about the mirror question and he signed off on you all having it removed if you would like. Obviously we don't want you to attempt it on your own, so if you want I can get quotes from a few local glass companies. I believe when the last one was done it was around $250. Once it has been removed however keep in mind that the adhesive remaining will require a wall skim coat and sanding to restore the surface to a condition that will receive paint." If they actually were going to pay for it, I highly doubt they'd give us quotes/costs/wall skimmings/restoration plans cuz what's the point of that? That is, just fix it, please. I don't want devolve into some of the other items the owner brought up, but my original post still stands. Hopefully the email snippet above indicates that I am a trustworthy person whose aim is really to provide some insight before potential tenants decide to sign up. read more

Clearly I'm so pissed that I had to come back and double down on my initial claims. Especially after the management made some ridiculous claims about how sophisticated they are - f'ing ridiculous. I did forget to mention in my last post one incident that I'd like to highlight. During spring, our roof was leaking and when we complained about it, the management put a giant bucket in middle of our hallway and said that's the best they could do. Not to mention all the the black suit (probably LEAD) that used to form a layer on our furniture and food items. I guess even slums would have better living conditions than this. OfficeOps is a sty and the landlord is a cheat! I lived in this place for three months and couldn't get out fast enough. Not even a week into it I had the singular pleasure of stepping on a red ripe cockroach on my way to the bathroom. Have you ever felt a cockroach burst under your barefoot? I tell you the initial give is really almost pleasant, kind of like breaking into a beef empanada until at some point you learn it's a cockroach. After that, roaches everywhere and not'a one paid rent. There's trash all over the place here in the hallways and especially on the street below your open window, in the warm months. The other tenants are also the pits. Always having idiot conversations about Nietzsche and the Life of Pi. You can hear it through the walls until the guests clear out. Then it's more crap TV and inane phone fights with lovers who can't make it down tonight because Real Estate is playing a show in Williamsburg and doesn't that mean you love music more than me? "What's more important: Art of Life?" If you want to live in and amongst trash (Oh, and lose a big chunk of your deposit because the landlord's leaky plumbing caused water damage!!!!!!!!!!!!!!!!) go ahead. Live here. By far one of the worst places to live in. Management is horrible. I've seen mice and roaches in the building. Heater stopped working in December in the brutal cold. Ceilings leaked and damaged belongings during rain/snow. Kevin and Hannah are by far crooks. read more

ZERO STARS WARNING: THIS PLACE IS A SCAM. My roommates and I signed an application with these people and put down a $3,000 security deposit, only to be informed that since our credit histories were not to their liking, we "had" to pay a second security deposit, plus first and last months' rent to move in (totaling $12,000). Backing out, they claimed, was not an option, since we signed an application that stated "in the event that we do accept your application, the security deposit is non-refundable." Standard practice. However, aside from the fact that $12,000 is an outlandish amount of money to move into a new apartment, the subsequent demands they suddenly decided to implement were also a breach of our initial contract. It was over 6 months ago that we informed them in writing that their terms were impossible for us to fulfill and that we did not want the apartment. Our $3000 has still not been refunded. I have since researched and found out that this place is one of many in Brooklyn who scam recent graduates and international newcomers into paying large sums of money with no intention of giving them the living space they offer. I lived here for 2 years. Between the countless change of roommates, Hannah and Kevin were always very accommodating and professional. The rooftop is amazing, and if you're lucky enough to be there in the summer, you'll get the experience some really cool events they have. I should have written this review months ago, but the circumstances around terminating my lease with OfficeOps in September '15 were so horrible I sort of shut it out. Point being -- I'd now like to urge anyone thinking about living in any space managed by OfficeOps NOT TO. I feel confident saying they are running a scam. I lived in 248 McKibbin for a year (OfficeOps manages a number of lofts in this building) and when I left was shocked to find that I had amassed something like $900 worth of damage fees against my security deposit return. I was shocked for two reasons: one being that I thought I had a genuinely nice professional relationship with Kevin and Hannah who run OfficeOps-- I always paid bills on time if not early, asked for very minor but necessary updates that were kindly and promptly responded to, and took great care of and had respect for our loft. The second being that I left the loft in same if not better condition than it was given to me -- campsite rule. Hopefully it goes without saying that this makes sense in this specific context: While these lofts are "interesting" spaces, they are bare bones, shanty town-ish, poorly maintained and shoddily constructed cubicles within a larger barely insulated and taped together open space. Moving in, you find other previous tenants' "unique additions" over the years as can be expected from a space that has no storage or wired lighting: improvised closets and shelving, clip lights as the primary lighting, and poems written in pencil on walls upstairs, to name a few. Anyway, these are easy fixes, but these conditions upon move-in inevitably set a precedent for how a space can be presented upon move-out. Not a palace, to say the least. Also I was never provided with an inventory checklist or condition form or offered a walkthru upon move-in, which Hannah later faulted me for not having. The really hideous issue was little to no communication regarding protocol upon my move out from Hannah (beyond their standard written form of instructions) but in fact an extremely misleading walkthru done weeks before moving out telling me "looks great, keep up what you're doing and you won't have any problem". The expectations were unbelievably and comically unclear, and if communicated at all, extremely miscommunicated. It became obvious to me afterwards that no matter what condition you leave your loft in, OfficeOps will find a way to dock you hundreds if not thousands of dollars upon terminating your lease. I've seen other people's lofts in that building -- they're terrifying -- especially in the basement. I left mine admittedly in need of a final vacuum and wiping, and did not remove some things like a butcher block island and some free standing clothing racks -- things I thought the next tenant would find useful, but was instead charged hundreds of dollars for their "removal". My co-signer on the lease had moved out a few months previous and did not want to pay an equal portion of damage fees, and Kevin decided to side with her, victimizing me. I found it only fair that a distinction be made between legitimate charges for damage that I should be responsible for versus totally invalid and unfair charges especially considering the heinous lack of communication-- a scam from the beginning that inherently leaves the leaseholder helpless and that BOTH leaseholders unfortunately fell for. In any case, I presume Kevin sided with her because her mother worked for a big bank in home retention, and OfficeOps found this out or was bullied by her. I wouldn't bring this up except for Kevin definitely turned ugly and called me on the phone and threatened me at one point in this aftermath. OfficeOps ended up providing me with a courtesy credit of a few hundred dollars, but I was still charged about 600 or 700 in damages. It was truly a stressful and majorly unpleasant experience that I don't want anyone else to have. I can only imagine countless others leaving their lease with OfficeOps have encountered this situation. wow, i'm surprised by the negative reviews given to this place - are we talking about the same building?? i have lived in the building for nearly 7 months and have been greeted with nothing but pleasantries. I moved to brooklyn from los angeles and placed a deposit on a space sight unseen. of course being 3,000 miles away, i was weary of "scams" but the staff was very communicative and did their best to assure me that dealing with them was safe (and it was). as far as the cleanliness of the building, there is no trash in the halls as stated in another review nor have i seen any mice or roaches in my apartment (perhaps this has to do with ones quality of living?). the single complaint i have had was caused by leakage due to heavy rain but i called management immediately and they were quick to address the problem. the street noise might be an issue to some but this is bushwick not brooklyn heights , go figure. read more

We've been living in the building for several months now. In that time, we've had issues, but our apt. is a great space for the money, and it is relatively quiet except when the building hosts "dance parties" on the roof, then you want to get out of town for the day. The peeps who run the building are great: professional and efficient and there is only so much that they can do with the landlord's consent. If you don't have a big budget, but you want space and are willing to compromise more sophisticated amenities, then this is a great bet. read more

Before I rented an apartment from OfficeOps in 2016, I read all the bad Yelp reviews and ignored them. Take it from me-- do not do the same. You can pay the same amount of money for an apartment with actual walls, and you'd be better off taking your chances with another landlord, who isn't a proven manipulator (as this one is). For the one year I lived in that apartment, we had both roaches and mice, including roaches STREAMING IN FROM THE ROOF. Moreover, they kept our security deposit. Kevin will no doubt respond to this comment with some complicated explanation, but let the record show that I won in small claims court and he still refused to repay me. I had to get a city marshal to force his bank to repay me (which they did). This is not the behavior of a good person who is trying to do the right thing. If you lease this apartment, you'll put up with all manner of rodents and bugs, and then at the end of the lease he will make make up a phony reason to keep your security deposit (which was done to me and clearly many others, judging from the other Yelp reviews). Best case scenario, you spend a year fighting him in small claims court. Save yourself the trouble, and the energy. Don't be fooled by the hardwood floors and giant windows and visions of some kind of artsy, NYC loft experience. They aren't worth it. Stay away. read more

Been here a year and love it. First and foremost, it's a quiet building (no dance parties thank god), and most of the other tenants I've met have been sweet folks. The neighborhood lacks the green of, say, park slope, but is also much cheaper, and it's great to be so close to the L. Grocery store nearby, thrift stores, some good restaurants and bars. Hanging out on the roof is fucking awesome. Never had any problems with roaches or any of that, always found the place well-kept. The management has always been nice and helpful, too. read more

While the deposit, rent, and security can be a bit heavy, the building provides you with a lot of benefits especially if you are working from home. The 24 hour freight elevator has been a life saver and the subway stop being so close makes it easier for my clients to find my office. While, yes, I had some leaky roof problems....the building has acted very fast to remedy the issue and even payed for the water damage. I just renewed for another year here and they didn't raise the rent. The staff is always available and responds to e-mails within a day. It is very difficult to find an apartment in New York without any problems, but it is the willingness to correct such problems that makes me loyal to this building. If people are complaining of the smell or cockroaches....they need to move to another state. read more

It is a unique building and has a great roof. Would have re-signed if I didn't move out of New York. Living here has been incredible. We love the space and the area but I do wish that contacting the office was more pleasant. We were informed that we could move lofts with no additional cost and have asked to see other spaces since and seen immense push back, and seeing as how this bonus was a major reason for us signing our lease it's been cause for a lot of frustration. The landlord is awesome, and always very very helpful but contacting the office is sometimes met with annoyance and attitude (not specifically from one person however.) The space again is gorgeous and so well cared for. We also were told that we could paint our walls whatever color we wanted as long as it was returned to the standard white they provided. However upon moving in there are two HUGE murals painted on the walls, as well as the bathroom being orange and another two rooms being green. We were understanding of this and simply asked for the paint to re-paint it ourselves. We were then told that it was "a permanent part of the location and that it would require more than just painting over it." It's literally pencil stencil and hand brush paint, it would be incredibly easy to cover up. All in all the place is most certainly worth it, I just wish I didn't feel like I was a nuisance for asking to do things in our own living space. read more

How are these people still in business? In 2010, looking for my first apartment in New York after a lonely stint saving money in Asia, my friend and I applied for a 4-bedroom here, planning to find roommates once the lease was signed. As part of the application OfficeOps required that we put down an application fee and the security deposit equal to one month's rent. After reviewing the application they deemed a second deposit necessary to rent to us. Two barely employed 22-year olds coming up with the cash for two security deposits on a 4-bedroom in New York? Obviously this was not an option, which I think our unimpressive rental applications plainly showed. When we told them OfficeOps offered to accept a guarantor, but we had no guarantor who qualified. Since we could not meet the requirements we considered our application rejected. OfficeOps disagreed and claimed our security deposit to keep. This was well before the move in date mind you. A beautiful apartment. I can't imagine they had terrible trouble finding tenants. In the end we took them to small claims court and won, but they never paid up. Later they appealed but since I wasn't able to attend at court, I guess they won. I guess that means they can legally keep the thousands of dollars I earned and saved. I guess they feel pretty good about that. read more

Not entirely sure why a lot of these reviews are so negative. My partner and I lived at 57 Thames for 2 years and it was nothing short of pleasant. Hannah and Kevin were very responsive to our emails and were always quick to help us out with any repairs or requests. Seeing them in the building was like running into friends! We actually occupied 2 different units (each for 1 year of our time at OfficeOps) and both were great. For such an active building, we never had issues with noise, which is really surprising considering the location and the age of the building. There were definitely repairs to be done, but given the age of the building it was totally understandable and it never encroached on our quality of life. We are pretty clean people, and did very little clean up when vacating and we were still given our full deposit back. Like with all tennant/landlord relationships, communication is essential, and we certainly had that. We definitely would have stayed if the building allowed dogs, though we certainly understood that policy. read more

The building is pretty secure compared to others in the area, and the roof has an awesome view and is available for tenants to enjoy anytime. I have lived in Office Ops for about 4 years. I feel like the negative reviews are not considering a few key issues. A. this building is in an industrial neighborhood yes there are factory's and warehouses near by and in the AM they are loud and yes the streets are not always the cleanest. B. This is a building of Artist Lofts so yes there will be odd artist types around. I love my space I have lots of light in my artist studio and the roof is wonderful. As with any NYC building there are pests but if you are clean they are minimal. I love being close to Manhattan and having lots of galleries and things to do near by. read more
