    Been with Rylan almost a year and they are worst. They don't address livable or habitatable or…read moreplumbing issues. All they care about is rent. Office people don't return emails, and they scan calls. You don't feel valued as tenant. They just want your money. I wouldn't recommend being a renter of any of their properties.

They managed my property for 10 years…read moreand every year I promised myself that I would fire them but managed to forgive them for their non stop mistakes. Here are just a few problems i had with them. It would take them over 2 months to get my property rented whenever it was vacant. Sometimes 3 months! Simple repairs such as replacing blinds would take a month or two to complete. Especially if I requested to get another bid when I decided to not use their over priced in-house maintenance crew of 1. Getting them to reply to emails or phone calls was like pulling teeth. Not to mentioned their high turnover rate at their office, I never knew who i'd be dealing with. They forgot about paying what was due to me 3 times. Their monthly account statements never made any sense and every time I reached out to get an explanation, nobody in the office knew how to read or explain the statements to me. Thats IF I was able to get a hold of them on the phone. It was as if a 3rd grader was responsible for account statements and management. (no offense to 3rd graders). When they found out that I was selling my investment property through another brokerage they just stopped replying to me all together. I was ghosted by a company simply because I did not feel comfortable in their skills, or should I say lack of skills. Finally, I received a collection notice from the City that my utility bill was never paid. NEVER PAID! And I ended up going to collections because of them. Despite them having received multiple notices from the city that payment was overdue, they did not bother reaching out to me. I sold my property last year and I'm still dealing with shitty business practices. Ryan, you can blow it out of your a$$. Your team and company suck! I wish I can leave you zero stars but yelp only allows a one star review. THIS COMPANY IS AWEFUL!!!!!!

They are by far the WORST property management company I have employed. I have properties across the Midwest, and I will ADVISE you IF YOU ARE A PROPERTY OWNER/ INVESTOR - STAY AWAY FROM THEM. OK you have been warned. It was alway something that cost extra and was deducted from the rent.. They let my property go to sh*t all time charging and over charging me for who know what. For months I was billed for landscaping, there is no lawn at the house. Broken windows, locks, pumps, electrical... It was always something to eat away at the rent, then found out the tenant moved out after not receiving any money for months and the property manager never told me. I had to call them on it. They do not answer questions directly, it always your fault as the owner, they require you to give them a $550. Free spending account without letting you know what it is being spent on or approving the fix. When I did go to Toledo from CA to see what was going on, they never offered to meet with me. It was a TOTAL SCAM. When the tenant moved out, they hit me for $450. To "clean" out the house. When I asked for pictures of what was done, they would not provide any, I had to pay an additional $250 to build a from step handrail, $200 to install a new bathroom mirror and light (the other what half way in the shower, they never fixed an interior window that they could not get anyone come and fix because of Covid, I got it fixed in 2 days) $300 to a cleaning service to clean up the house, $1000 for a dividing fence, $500 to a lawn company to come cut the vines and over growth on the driveway. When I confronted Jim (the owner) about it he told me that was the condition of the house when I bought it a year earlier, when I asked then why I did I pay for monthly landscaping services, he had no answer and got upset at me. WARNING, don't walk RUN FROM THIESE PEOPLE! Check the before (how they had it) and after (I cleaned it up and fixed it) pictures... I can't believe these people let my house run into the ground like this. Oh yah, they said we don't really manage houses on that side of town, you may want to sell it, I will have our real estate agent call you, yah right like I would use anyone they work with. Regarding Janis response.. Of course ALWAYS AN EXCUSE.... These people are SCAMMERS, check other real reviews, all bad WE DON'T HAVE THESE ISSUES/PROBLEM WITH ANY OF OUR OTHER PROPERTY MANAGMENT COMPANIES.....
