I just moved here 2/26/16 and I already regret it. The weekend I moved in there was kids banging on my back door and when I didn't answer they went to my front banging and yelling for us to open the door because they just want to be friends. Last night someone had a party and they were loud and I heard someone say they were drunk and stoned and ready for tomorrow so they could get f***ed up again. I am a working single parent and I moved out here from the city to find peace. I guess I won't be getting that anytime soon. Smh. read more

I give them a 1 star I lived here for almost 2 years it was a horrible experience from the jump. The manager in the office Mandy walker told me to quit my job even when no one else in the house had an income just because I wasn't the main applicant I was forced to quit my job to have somewhere to live. She is plain rude and threatened me with the cops after I went up there and was asking questions about my lease. Then the cabinets are cut to "match" they also cut my finger and my child's hands the bedroom windows don't have screens in them. Bathroom outlets will never work and when you put in a request for maintenance they will come in and tell you nothing is wrong just to press the reset button and it will fix all the problems.....but it doesn't. Trash is a big problem as people seem to throw trash all over the complex and the people don't clean up the dog poop. We had called several times when are toilet leaked and was leaking into the downstairs living room ruining the furniture that I had bought for the place. I have found condoms thrown all over the apartment complex on the ground. And if you like to swim they only open the pool for like 2 weeks a year. And they will have you living next to people who sell drugs at all times of the night. And the police don't not care cause they already know he sells drugs.... They told me. Trash Goes from 10 dollars to 55 dollars in the last month I was living here because they have to keep sending out to rumpke and they are charging you for it when it use to be FREE cause they added more dumpsters. The kids run olive branch they take over the roads will open your car doors and even try to walk into your home. They also call each other bitches and every word in the book. The people who live here don't take care of the place or respect it. I lived next to crack heads who sold drugs out of they house and strange men standing outside when my kids are playing cause they are waiting for they drugs to be brought out to them and you can see dude shoving white rocks in a little baggie on his back porch but the office never cared.... Cops didn't care. Couldn't really live here more or less really had to stay inside from all the drama outside. The stray cats also will try to run in your home when you open the door and if you aren't careful and close your car they will jump in your car and piss in it I've seen it.... And they say 2 animals but people are walking around with 2 dogs and a cat. I had asked a gentle man to pick up his dog poop and he got so mad came at me cussing me out ripping his shirt off and punching himself in the face.... Anger issues. And his brother in law purposely tried to run my daughter over with his car and then told me that I need to ask about him before I say anything to him.... But texting and driving is illegal and he was doing it and terrified my daughter. Photos of some but not everything 1500 to deal with threats and bullshit..... definitely not worth it. read more

Trashy! Garbage and bikes and toys laying everywhere in streets. Unsupervised children destroying things.

I am not a resident of this complex and since I have multiple friends around there, I have witnessed more than enough to know I would NOT recommend this complex to anyone! Office staff is very very unprofessional and very rude to there residents! Multiple units have bug infestations and rodent problems. The dumpster is right in the front and 95% of the time it has garbage all over along with furniture laying up there that people have to throw out due to the bug infestations! Cops are there almost daily due to fights between residents, drugs, and teenagers that go around destroying things and peoples cars being broke into or vandalized! They don't properly fix things in peoples units. They will find any and every reason to throw bogus charges on there residents even if it's out of the residents control. A lot of the time what those teenagers go around doing there is where a-lot of the issues are at. Highly would not recommend! read more

I was a resident for a few years here. In that time it has been one problem after another. From roaches that they refuse to treat and will blame you and evict you over especially if you report them to Public Health, mold issues in the units, non working air/heating units, harassment over mini blinds, constant notes on doors over any infraction they can come up with, towing vehicles without notice, disposing of personal property without notice, refusal to repair or replace appliances or any issues inside, refusal to handle any resident complaints, it's not worth living here. This place does not care for its tenants except for the money they receive each month. They entice you with a model unit which other than the layout, is nothing like the unit you are given. Our unit was in deplorable shape. There were numerous patched holes throughout the unit which meant we could not hang photos without causing massive holes in the wall. The countertops were cracked and warped. One of the bathroom sink cabinets was rotted and molded. One bathroom is completely unusable due to water pressure issues. Our refrigerator did not work properly and leaked constantly despite it being noted in the move in paperwork that it needed to be replaced. The dishwasher was full of dead roaches when we moved in and we couldn't use it for 3 months. Our ceiling was bowed slightly and has water stains. This is due to a leak from the master bathroom (hence the mold issue) that also damaged the master bedroom floor. We also had roach issues before even moving furniture into the unit which they blamed us for despite us not having anything in the unit. While they are contracted with Terminix, the contract states they can only treat the kitchen and downstairs bathroom. They refused to treat the entire unit, refused to allow us to pay out of pocket for treatment, stating it was because "they wouldn't be able to know what treatments would be done." Even after reporting it to the office as stated in the lease, they will evict you for "housekeeping" issues and accuse you of not treating the unit even though the lease states you can't self treat and to notify them immediately so they can treat. They also retaliate if you report them. The heating and air units never worked properly. It was constantly hot or cold. The HVAC company they use is crooked, stating nothing is wrong and never fixing it or doing a patch job. We ended up having to obtain our own just to find out that the unit was wired up wrong. If your blinds have as much as a tiny crack, they will leave notes telling you to replace them or they will charge you $25 per blind to replace them. They will give you infractions for anything they find to use. If you sit a bag of trash outside for a few minutes they will cite you. If you place any lawn decorations outside they will cite you. If you put decals on your windows they will cite you. They also have a "good faith" clause in their lease that means they can evict you if you're caught talking bad about them while under lease. They will dispose of any personal property without notice. They have taken my children's toys out of my yard and locked them up or tossed them citing it was due to Corporate inspections. We have photos and videos of maintenance stealing bikes from the bike racks and disposing of them. Which makes no sense. This place cares more for the outward appearance instead of the inside. Management is rarely in office, except for when rent is due. The water is through a company that is affiliated with the complex. Your bill (which also includes sewage and garbage) can fluctuate from $20-$100 a month. They pretty much charge whatever they want to, forcing you to pay or be evicted. In less than 6 months they have raised the rent nearly $100, raising it $10 in a month's time without notice. With the neighbors it seems to be even worse. Children are unsupervised with them breaking into vehicles or damaging them, looking into your windows, harassing and/or abusing other kids, or stealing property. The police are here constantly for some sort of domestic situation. There is drug activity and other criminal activity going on constantly. Especially now that they are allowing college students to move in to make up for the lack of families moving into the complex. Management refuses to handle any residential complaints. The "amenities" they have here meaning the pool and workout room is disgusting.The pool (when in use) constantly has trash around it. The water is not treated properly. There are always people who aren't even residents swimming. The workout room is never cleaned and has a foul odor. The equipment is never maintained and is mostly unusable. The dumpster is always overflowing onto the parking lot and disgusting! We have photos of the piles of trash as well. I would stay away from this overpriced place. The worst place you can live in clermont county......... when we moved out maintenance told us they had 500+ work orders which is why it took them 3 weeks to get our water heater to work. Not to mention our electricity going out every week and the only reason it got fixed was because I lived with someone who worked for Duke.. the people that live there are absolutely terrible as well I watched an older man swing a bat with nails all around it at teenagers..... This place is a dump they will rent to any and everyone no matter there background as long as the county will pay there rent. they don't care they will move people into units that is half ass ready . there's mold and bugs in every unit there . The kids run wild and vandalize the place nothing is done.I was there over four years it got to the point where I had no help I was trying to do it all .it started going down hill about 2 years ago and everyone they hired wouldn't stay . DO.NOT.MOVE.HERE!!! Never in the few years that I lived here has the previous owner been so inclined to offer a free month to new residents. Why, you might ask...it's simple really, this place is a hellhole and the new owners know it. Not only have their "upgrades" been exaggerated greatly but the employees they have hired are snotty, unintelligent, lazy, disrespectful, intrusive jerks. So, let me explain why.... First, the upgrades consist of playgrounds the hundreds of kids here do not play with unless they are breaking them. Any other time they are hanging out in the streets of the parking lot, not budging when they see cars approaching. Even during school hours you will find kids everywhere. They are ignorant to behaviors any other kids has because their parents are absent. Throwing rocks, baseballs, toys and other damaging in nature at neighboring vehicles. Using sidewalk chalk to write curse words all over the ground and buildings. Digging huge holes into the grass. Spying into neighboring houses. I have a new car that has scratches on it from being parked outside of my apartment one night. I do not socialize with any of my neighbors because frankly, it is nothing but drama. People are moving out constantly now, complaining loud enough for people to hear, about how terrible this place is and how it is a "ghetto". I am ashamed to admit to people where I live and feel I cannot invite friends over because their cars will be damaged or they will be hit in the head with a flying object (as I have and seen happen to several other tenants). I agree with the other posting that as soon as I can escape this place, I will. Back to the "upgrades", they sprayed a coating on countertops that required everyone to vacate their homes for the entire day. Upon returning from work my family and I couldnt stand the smell and had to leave FOR THE NIGHT at our expense bevause they didn't get to our apartment until the evening. Which left no time for the smell to disipate. I can only assume they left my front and back doors open because there was a stain on the carept that smelled of cat urine (there are a ton of stray cats here). Again, I has to have the carpets cleaned at my expense. The updated faucet in the kitchen is a joke. The detachable handle is nice but the water sprays everywhere because the sink is too small for a faucet like that. Brilliant. The blacktop they put down months ago is already cracking and potholed because it was poorly done. None of these people they are hiring for repairs are certified, they are folks in unmarked vehicles. If you need matienece to come by for anything, be prepared to wait a minimum for 2 weeks before the matter os resolved no matter how big the issue. When they finally do fix it don't be shocked to learn the situation was rigged to be "repaired". When going to the office to pay my rent the employees are always so rude and inconsiderate. Not giving credits or confusing my balance with someone that is behind on their rent. They offer no apology for their mistake and act as if you are being a jerk to them for even mentioning they are mistaken. The mailboxes are constantly being tampered with or flat out broken into. Nothing has been done about it. If you purchase anything online, it WILL be stolen of it arrives FedEx or UPS. When they place notices on the door that work will be done in your apartment, you make plans to be gone when they arrive (because no matter what they are doing they ask that no one be home while they are working), they end up not showing up and tou get another notice days later saying to vacate again. This has happened several times. There are drug dealers. It is obvious when a car pulls up, someone gets out and walks to the back of an apartment then leaves a minute later. Many times throughout the day. There are fights and arguments constantly. Solicitors are far too common. Seems like everyday someone is banging on my door wanting to sell me something. I could go on and on but I feel I got the point across. Rent anywhere else. Nothing about this place makes it enjoyable. I PROMISE you will regret living here. read more

Where do I start? The two stars are for the apartment itself, as well as the maintenance tech, Troy. The pros are as follows: -Decent next-door neighbors (we are lucky) -New appliances and modeling (we were lucky to land the "model apartment") -The maintenance team. Troy is an excellent guy who works hard, however he is always over-loaded with work from the office, so it's usually a while before he gets the chance to stop in. As for the cons of living at Olive Branch, we have experienced the following situations within the past 60 days: -Instructed to close all window blinds and keep them completely down at all times of the day. They check this every week and if a blind is chipped or broken off, they will send you an invoice for $25 per set without notice. Keep in mind, you can buy these exact sets for $3 at Wal-Mart. -Instructed not to have any outside furniture or decorations on patios (folding chairs, flowers, shovels in the winter, etc.) You are not allowed to store your bikes or toddler cars on your back porch either - they are to be stored either on the bike rack (that has been vandalized several times) or I'm assuming inside your kitchen. They have yet to clarify. -While taking two weeks to build a handicap accessible ramp for the trash compactor, they provided a small dumpster that couldn't hold two days worth of trash. By the third day, trash was all over the parking lot, including the road that you drive on to reach your building. -Pool is closed many times a month due to sanitary reasons (i.e., not using the correct chemicals). Our family no longer utilizes this "amenity". - 3rd grade children are left to roam in the streets past 11pm. While I am not one to judge a parent's decisions, the complex has yet to install sufficient lighting to reduce terrible accidents from happening. It is up to the management to help protect its tenants. -Staff are rude. Since moving in almost two years ago, this particular complex has seen 4 different management teams. It has since been acquired by Dominium Management. After this happened, the problems really started to roll in. Rude and incompetent staff, telling you to solve your own maintenance issues, while harping at its tenants like they are somehow higher above on the food chain. -Instructed to drop off payment for rent in the office, while taking away a drop box option. I'm not sure there are any apartment complexes that do not have this option, but they are sure to be few and far between. On the last day of the month, with the drop box option gone, somehow the entire staff were AWOL for most of the day. They proceeded to charge a late fee for many of their customers, including our neighbors. Once word got around, there was an up-rising and the management "took care of" the late fees. Seems like a way to suck extra money out of the customer if you ask me. -Regarding the blinds "rule", we were told that all blinds much match in color and STYLE. With a toddler who is curious, he enjoys looking outside or enjoying the sunshine when it's just too hot to play outside. However, because he does not know any better, his curiosity would end up "breaking" the blinds, forcing us to replace them almost every week. With this in mind, we purchased a faux wood type blind that was the same color but much sturdier. From the parking lot, you couldn't even notice that the style was any different. One day we receive an invoice for $75 for replacement of the blinds, along with a note to take the faux wood blinds down. No call, just a note left on the door. When I went to speak to the General Manager, Roger, he informed me his was a policy in the "handbook". I'm not aware of such a thing, but I proceeded to explain our intentions were not to disobey their orders, but to find a way to stop spending so much money on cheap blinds while allowing our son to look out the window of his own home. It was then that I was told, "Honestly, I didn't even notice until other people kept bringing up a home that had different style blinds. So, when I performed your inspection, I realized it was your apartment". At a loss for words, I simply walked out and replaced the blinds. My assumptions lead me to believe that with the newly acquired HUD certification for this property, management is scurrying to make sure all their ducks are in a row, without regard to any actual issues that are present. As they say, image is everything, and this is certainly true with Olive Branch Townhomes. Keep in mind, this has all happened within the past 60 days. If it wasn't for the rental agreement and breach of contract, we would have been long gone. If you ask me, this is way too many instances within two months to be considered a feasible living space. We pay our rent on time, every month without question. There has never been a police report filed for our home due to domestic violence, child abuse, drugs, noise, etc. But yes, all the reviews you read are true. I only give this place 1 star because I can't possibly give it less. Even though we are out in the country, the neighbors here make this place feel like the ghetto. The property was recently bought out and things just got worse. Their new ""upgrades"" included SPRAY PAINTING over all of the doors in the place, right over any dirt I may add, because I can see dirt clumps under the paint of the doors they returned to me, to SPRAY PAINTING over the cracks and rips in the countertops and using caulk to hide them. In total, the only new thing in my townhome is a 20 dollar faucet from lowes. Management is a joke when it comes to getting anything fixed or replaced. My ceiling in my living room has leaked since October, the upstairs hall bath's counter is cracked and chipping apart and the door is torn up, the dishwasher does not work, the roof leaks when it rains. None of this has been fixed despite many complaints both verbal and in writing. The children around here are disrespectful and rude, often walking right up to your windows and peering right in no matter the time of day ( or night, as it is not uncommon to have children who are as young as 5 up at midnight running free in the parking lot! ) My children have been assaulted to the point where I have had to get the police involved, and the parents of these children act like their children can do no wrong. Cars are vandalized and damaged by children running rampant using them as goals, ball bounces, etc. Neighbors here leave booze bottles on their porches/yards, and with no privacy fence it is almost inevitable that it ends up on your side of the patio, YUCK! Many of the residents treat the property like a garbage dump, just dropping their litter wherever they please. You are no longer allowed to give your home any personalized touches such as lawn flags or door ornaments, however people leave their trash all over the patios? I have lived here for almost 2 years and am looking for a new place to live as we speak. From a disrespectful and rude office staff who treat tenants as if they are not worthy of respect or any semblance of human courtesy to maintenance people who treat you like you are the problem when their lousy property needs fixing, steer clear of this place!! Edited to add : , its been three months and the roof and windows still have not been fixed, nor has the dishwasher or sagging ceiling. They also removed my husband's handcapped parking sign, saying they have adequate parking, even though we are in the middle of the building and the parking is at either end, and is used by other handicapped persons. ARE YOU KIDDING ME RIGHT NOW???? I got home from work tonight to find an eviction notice on my door for non payment of my water bill. I personally took my water check to the office and hand delivered it with my rent check at the beginning of the month to the person who signed this letter....and yes....it cleared my bank. The office was closed when I got home but you better believe I called and left a very nasty message and told her she better call me when she gets there tomorrow and that I want the name and number of her boss. Last month that same incompetent office manager put my water check through late and caused me to have a $10 late fee (which the water company took off). I'm effin done...I'm done with this place. This was the straw that broke the camels back for me. I am half tempted to just move into an apartment since I can't find a house. I will not live here any longer than possible. This place has been a joke since Dominium bought it. Do not move here. All 3 managers have been incompetent. They never do what they say they are going to do. I have to live upstairs because it's too cold to stay downstairs. I have had to take cold showers every winter in the last 3 years because 3 of us cant take showers one right after the other without the water going cold. The kids run rampant out here and do whatever they want. They play on your porch, look and yell in your window. People let their dogs crap in your yard and don't pick it up!!! Where do I begin? We moved in October 2016, thought we had found our new fresh start after a long struggle. Little did we know that this would be a hassle and miserable for my whole family. We moved in with my dishwasher being broken. it took them from October until after January 1st to replace my dishwasher. Me and my son have asthma, they wouldn't touch the AC until it was consistently warm for 4 days. That happened and they sent an AC guy out. Even he was upset at how they upkeep their units, they were dirty! Once he was able to get my unit up to par, it was still messing up... My husband and the crew there decided that I needed a new thermostat.... It took them almost 8 months to replace a thermostat. Then my carpet starts peeling back from the strip... after waiting a month, they sent out the carpet guy. He put in a patch and was told that the carpet would have to be replaced. At move out they are charging me to clean a carpet that needs replaced!!! Any work order that I have ever had to put in has taken them weeks to answer to. The staff is very unprofessional. Once we moved out we were still in charge of our unit for a week. Without any notice they entered my unit twice!!! That is illegal. They only follow the rules that save their butts. My kids were not allowed to play outside unless at the park because the neighbors complained about everything. NO ONE cleans up after their pets NOR do they leash them. My dog was almost attacked multiple times. I tell anyone and everyone to stay away! Far Far Away!!! They don't truly care for their tenants, they only care to cover their butts. If you have children...even if you do not. I would not live here if they me paid too. We thought paying more for a place would equal a better place, it is most certainly not. We moved in when they were known as Ashton pointe. We had constant problems with the neighbors, no respect for anyone around them. Never had to call a cop on a neighbor until we moved into this place, domestic disturbances are all over. Fights going on at night at the community center, Pitbulls being walked up and down the parking lot and what finally made us break our lease after 4 whole months there was a shooting about 3 townhomes up which ended up in a death, clermont co. sheriffs will still not disclose the details as it is an ongoing investigation. As a dad with 3 young children Im going to keep my family away from a place like this. There are better places out there for cheaper trust me. Nothing like coming out of your townhome that you pay 800 or so for and being greeted by police tape, sheriffs and a coroners van. Classy. read more
